KUALA LUMPUR: Another prime piece of land in the Kuala Lumpur city centre (KLCC) area is on the market, this time believed to be going for RM2,100 to RM2,200 psf.

Sources told theedgeproperty.com that the 0.75-acre freehold tract on Jalan Kia Peng, said to be owned by a local, has already been issued with the development order for a luxurious condominium project.

There has been at least three land transactions reported in the KLCC area over the past six months. The latest was, it has been reported, a 1.6-acre parcel located next to Wisma Hong Leong on Jalan Perak that changed hands at RM2,200 psf.

The seller was reportedly a Kuok family company. The market is rife with talk that the Kuok family may be looking at disposing their pockets of prime land to re-invest in Singapore and Hong Kong.

Last December, Ireka Corp bought an almost one-acre tract from members of the Kuok family, also on Jalan Kia Peng, for RM87 million or about RM2,000 psf. The land is where the Top Hat Restaurant once sat.

A month earlier, in November, Dijaya Corp Bhd acquired the 1.28-acre Bok House site on Jalan Ampang for about RM2,200 psf.

KLCC (Holdings) Sdn Bhd (KLCCH) and QD Asia Pacific Ltd will jointly embark on two proposed new mixed commercial developments within the vicinity of the Kuala Lumpur City Centre, where the Petronas Twin Towers is located.

KLCCH and QD Asia Pacific will each have a 50 per cent equity stake in both joint ventures, both entities said in a joint statement.

Two joint venture agreements were signed today between KLCCH and QD Asia Pacific witnessed by Prime Minister Datuk Seri Najib Tun Razak and his Qatari counterpart, Sheikh Hamad Jassim.

The statement said the proposed developments were expected to be completed in 2015.

Under the terms of the agreements, the partners will embark on the proposed developments of Lot185 and Lot167/K, which are part of KLCCH's Development Master Plan for KLCC, into a mixed commercial hub comprising office, hotel, and retail space with a net lettable area of two million square feet.

KLCCH is a wholly-owned subsidiary of Petronas while QD Asia Pacific is a wholly-owned subsidiary of Qatari Diar Real Estate Investment Company, an investment arm of Qatar Investment Authority.

"We welcome and look forward to working with Qatari Diar on this investment and the joint venture in KLCC.

"The proposed developments mark another significant milestone in the development of KLCC, adding to its vibrancy as "a city within a city"," said President and Chief Executive Officer of Petronas Datuk Shamsul Azhar Abbas.

"We are excited and look forward to participating through this significant project in the development of Kuala Lumpur City Centre as part of our investment expansion strategy.

"We believe the project will also strengthen the relations between both countries," said Qatar Diar’s Chief Executive Officer and Managing Director Ghanim Al Saad.

KSL to launch high-end Ampang condo project

SEGAMAT: KSL Holding Bhd plans to launch its high-end condominium project in Ampang in the first or second quarter of next year.

Executive director Ku Hwa Seng said the company was now working on the details of the project and was hoping to submit its plans to the relevant authorities soon.

He said it planned to build a 10-storey building on its land in Jalan Madge off Jalan U-Thant. The condominium block will comprise 50 units, each with a built-up area of between 334.45 sq m and 464.51 sq m with its own private lift.

“The indicative selling prices start from RM3mil to RM5mil per unit and the project has a gross development value of RM200mil,” he told StarBiz recently.
It would take two years to complete the project, expected to be named D’Embassy, in view of several foreign embassies being located within the vicinity, Ku said, adding that the company was confident that the project would attract interest from the rich, businessmen and expatriates due to its good location in the Golden Triangle area.

“We can also benefit from the spill-over effect of the KLCC and the redevelopment projects in certain parts of Kuala Lumpur.”

The project will be KSL’s second outside Johor for the Johor-based developer. The first is in Klang.

Phase one of the Klang project would be launched toward the end of the year with 100 units of mixed residential units comprising double-storey link cluster, semi-detached and bungalows priced from RM500,000 each, he said.

With the company taking bigger steps out of Johor, Ku said it would be looking for more land in the Klang Valley for future projects.

He said after the Klang Valley, the company would probably go north to Penang as demand for houses, especially high-rise living, in the land-scarce state was good.

For the financial year ended Dec 31, 2009 (FY09), KSL recorded net profit of RM91.38mil on revenue of RM186.17mil compared with RM90.50mil and RM216.24mil respectively in FY08.

^^ U-Thant area,pretty hard for them to construct skyscrapers or tall buildings at that area cause that area are mostly filled with suburbs and embassies,if im not mistaken there is height restrictions over there.

Scheduled for launch in the middle of next year, the RM106 million freehold town villas and condominium project on a 1.4-acre plot in U-Thant will see the development of 22 condo units and six town villas.
The condo units will have built-ups of 1,800 to 2,500 sq ft, while the town villas will have built-ups of 5,500 sq ft. This project, Tiah says, is to brand TA Global as a niche developer.

“It is going to be a very high-end project … We want to make a name for ourselves and that’s why only a select few will own the units. It is in a diplomatic enclave with good schools, and renting out a property there is not a problem,” she notes.

Tiah adds that the 3-storey condominium block will have a linear pool and rooftop garden, while each of the four-level town villas will have a private pool and lift. The condos will be priced from RM3 million to RM4 million, while the town villas will be from RM7 million.

I'd like more ambitious designs...and no repetitive, clone like buildings...there are tons of 'Pavilion' look alike comin up and Putrajaya domes..bla bla freakin blah! All the new ones that are comin up has no originality, one looks like Bank of China, yang satu cam CIMB, none (with exception of one or two) holds their own. The only project that Im dying to materialise is Kenny Hill projects and how's that comin along?? all the hoopla and none takin shape? Lot C is sleek and handsome, Felda building is aiight but all these we have seen somewhere else around the world..

kenny hills project is a long long way from becoming a reality.... there's not much super-luxury demand in kl right now besides the 38mil penthouse in klcc

Can't imagine how the skyline in nazrey's latest pix will look like, when Lot C has topped up in a couple of years time. 268m is no midget building, that's for sure, as it will be the next tallest skyscraper after the PTT and Tm Tower! :)

Also, it's nice to see the height of skyscrapers along Ampang Road starting to breach the 200m mark. We've got Troika's tallest tower already higher than the 198m Citibank, and not forgetting Lot C as well as the Felda and NAZA Towers. And if the IB Tower has come up, that will be a nice and true skyscraper cluster in KL! :D

Amphill bullish on Ampang condo project

AMPHILL Development Sdn Bhd will launch a boutique residential project worth RM200 million within Ampang’s embassy row in Kuala Lumpur by early next year.

The 0.44ha project will feature luxury condominiums, each with average built-up of 4,000 sq ft.

Amphill founder Poh Pai Kong is bullish on sales as he is targeting international investors and well-heeled local owner-occupiers.

Poh said because of this positioning, the design, finishes, fittings, management and after-sales service would be “tip-top”.
A team of top-notch consultants are working on the design details.

“I’ve asked them to keep 50 per cent or more of the land open. I have an idea of who my purchasers would be and what the project will become,” he said in an interview with Business Times recently.

“The selling price would be within market expectations for a project of this high quality. We have the financing in place to undertake it,” he said.

Poh said the yet-to-be-named project is slated to be green-rated (Gold Plus level) by Singapore’s Green Mark and Malaysia’s Green Building Index.

Photo Voltaic (PV) panels and rain water harvesting will be standard features, besides green label household fittings and appliances and smart home systems to minimise energy and water usage. Other add-ons will be sunpipes to harness and channel sunlight into covered areas.

Poh is a 33-year veteran in the property industry. He retired as group managing director of Dijaya Corp Bhd and Tropicana Golf & Country Resort Bhd in 2007 and is credited with turning Tropicana into a top brand in the country.

He also set up and led the joint venture with PKNS and developed a neighbouring 400-acre land into the popular Sri Selangor Golf Course and Damansara Indah Resort Homes (now Tropicana Indah).

Poh is currently a national council member of Rehda (real estate and housing developers’ association) and has been one of its longest-serving members since 1980.

He is also an adviser to a public-listed diversified group.
He founded Amphill with his golfing partner. This is his first private investment.

Oh finally i am glad to hear that they painting wisma cosway its about time!Idi the kodak theatre in reality is not very big!!!Its design in such a way to make it look huge on tv:lol:The Life center from day one sesat max on such a prime location is just one of the buildings that i have no reason to go unless when tgif was there.

Updates from today.

Grand Hyatt KLCC: Is nearing its T/O stage, now the skylobby construction is visible where you can see the upper floors are slightly rounded at the edge.

Lot C: Progressing as usual, the 2nd tier (triangular section) is now much more visible even from the ground level and from the KLCC Park

Felda Tower: Progressing as usual but cladding's seems not.

The Troika: Everything nearly done except on the tallest block the tower crane is still on it.

Impiana Annexe Tower Extension: Progressing very well and now they are starting to construct the pedestrian overhead bridge from the convention center connecting to the new hotel tower.

Menara Tabung Haji: Cladding and paintings at the back seems completed and similar with the front.

Glomac Tower: Progressing very well with more claddings being placed but can't confirm whether its already T/O.

Four Seasons Center: Still the same but with much promising new hoardings around it.

Regent Residences At Avenue K: Clogged as usual. :ohno:

DNP Towers By Jean Nouveal: Looks like work has stopped and by seeing the construction board infront of it, it has gone through a redesign, no longer looking like a forest-covered building and now looks even more common and conventional. :ohno:

Hopefully will be taking pics tomorrow. :)

Bukit Kiara Properties to venture outside of its traditional market

BOUTIQUE developer Bukit Kiara Properties Sdn Bhd is looking to expand its brand of niche residential projects out of its traditional market of Mont'Kiara to other parts of the Klang Valley.

Group managing director N.K. Tong says the company is in an advanced stage of planning for two new projects in Persiaran Madge and Jalan Tun Razak in Kuala Lumpur. Subject to approvals, one of the projects is earmarked for launch in the third quarter of this year and the other in 2012.

The project in Persiaran Madge will comprise 19 spaciously-designed residences on a 5-storey block with built-up area of 3,500 to 6,500 sq ft. They will be priced from RM3.8mil or about RM3,500 per sq ft.

The Jalan Tun Razak project will have 160 fully-furnished service suites in a 20-storey block. The 750-sq-ft to 3,000-sq-ft units will be priced from RM1.2mil or RM1,500 per sq ft.

Tong says besides niche high-rise projects, Bukit Kiara Properties will also be looking for land of 50 to 100 acres to build landed residences in gated communities.

“We may consider setting up joint ventures with landowners for such developments,” he says in an interview with StarBizWeek.

Since its establishment in 2000, the ISO-certified company has finished two projects in Mont'Kiara Aman Kiara and Hijauan Kiara.

Completed in July 2004, Aman Kiara was the first development in the country to feature strata-titled bungalows and condovillas. Aman Kiara was handed over to purchasers nine months ahead of schedule.

Tong says the company's second project, Hijauan Kiara was completed in early 2008. It was the first condominium project in Mont'Kiara to feature a private lift lobby concept.

In fact, the unique name of Mont'Kiara, which is today synonymous with exclusive upmarket condominiums, was coined by Tong. The residential enclave turns out to be a big hit among the modern upper-echelon of the local community and the expatriates.

Tong works closely with his father, Datuk Alan Tong who is the group chairman of Bukit Kiara Properties. Alan, the founder of the Sunrise group, is dubbed the “Condominium King of Malaysia”.

The father-and-son team is focused on improving the living standards of homebuyers by providing a good form of lifestyle living with ample facilities and security and property management.

“We believe the relationship with our customers begin with the handing over of keys to their properties. Principally, our business is based on the core values of quality, innovation, caring and integrity. We do not rush through our projects and take about a year to launch a new phase or project,” Tong adds.

Bukit Kiara Properties also goes the extra mile to ensure each of its projects has the stamp of individuality and offers first-of-its-kind features.

In its latest development, the VERVE Suites series which comprises four condominium blocks in the western enclave of Mont'Kiara, the company takes great effort to offer fully-furnished designer suites with four different interior design themes in each tower.

The four towers Viva, Vibe, Vogue and Vox have a total gross development value (GDV) of RM592mil.

Each tower has its own unique sky lounge concept Vertigo, Hypercubes, Gardens of Concentrico and Versilica Sky Beach. The residents of VERVE Suites get to share the use of facilities of all four towers.

Viva and Vibe Towers have been fully sold while 95% of the 255 units in Vogue Tower has been taken up. The final tower, Vox, is 80% sold.

Tong says that by 2014, when the entire VERVE Suites development is completed, there will be a total of 100,000 sq ft of recreational facilities and four sky lounges. There will also be 87,000 sq ft of gross retail space for lease. Recreational amenities provided include swimming pools, BBQ areas, children's playground, reading pavilions, reflexology paths and landscaped podiums.

The VERVE Suites is also setting new industry benchmark in terms of quality. The Vibe Tower has recently emerged as one of the highest CONQUAS (Construction Quality Assessment System) scorers for fully-furnished serviced apartments in Malaysia.

The project obtained a score of 82.2, the highest ever for a high-rise project in the country. The overall CONQUAS score is derived from the sum of 10 categories internal floor, wall, ceiling, door, window, other fittings, roofing, external wall, external works, and mechanical and engineering works.

At the end of 2009, the Viva tower obtained a CONQUAS score of 79.4.

Tong says although CONQUAS assessment is not a requirement to be fulfilled by local developers, Bukit Kiara Properties adopts the stringent quality monitoring system introduced by the Building and Construction Authority of Singapore in all its projects to fulfil its commitment to build quality homes.

“We believe that it is important for our projects to undergo this international quality assessment. After all, quality workmanship of a project is important as it enhances the value of the properties,” he adds.

In line with the company's quality drive, a group of site supervisors, contractors and consultants will attend CONQUAS training each year to understand the quality aspects of property development. The company also implements the CONQUAS scheme to reward or penalise its contractors.

Each year, Bukit Kiara Properties pays special bonuses to its contractors who meet the high-quality CONQUAS standards required of its projects.

“This special bonus has been initiated since the company's inception in 2000 to promote quality workmanship,” Tong says.

KUALA LUMPUR: Malaysian Resources Corporation Bhd (MRCB) plans to develop a premium high-rise residential project with a gross development value (GDV) of RM300 million at Jalan Kia Peng.

The group had acquired the one-acre leasehold land parcel in the city centre on Jan 7, it said in a statement on Thursday, Feb 17.

"Although the land status is leasehold, but due to its prime location and scarcity of land at this posh area as well as its proximity to numerous world-class facilities and amenities — namely the Petronas Twin Towers, KLCC Suria Shopping Cente and other prime office towers — it would make this new development ideal for luxury residences," said MRCB chief executive officer Datuk Mohamed Razeek Hussain.

The project is expected to be developed over a three-year period.

The group's property division, MRCB Land Sdn Bhd, currently has over RM5 billion worth of property development and an order book of RM1.8 billion for its engineering and construction divisions.

Its projects are in Kuala Lumpur, Selangor, Penang, Pahang, Perak, Negeri Sembilan, Johor, Sarawak, Sabah and Melbourne, Australia.

Tradewinds plans to demolish Crowne Plaza Mutiara Hotel and Kompleks Antarabangsa to make way for a new property project.

Tradewinds Corp Bhd (4804), controlled by businessman Tan Sri Syed Mokhtar Al-Bukhary, plans to demolish two of its prized assets in Kuala Lumpur to make way for a "multi-billion-ringgit" mixed commercial development.

This means that the Crowne Plaza Mutiara Hotel and Kompleks Antarabangsa, both located on Jalan Sultan Ismail, will make way for a new property project.

Chairman Tan Sri Megat Najmuddin Megat Khas said the plan is in the advanced concept stage and could take more than a year to start. However, the development order for the site plan is already out.

"We have a very precious piece of land. The hotel together with Kompleks Antarabangsa is on a 2.43ha land," Megat Najmuddin told Business Times in a phone interview.

Tradewinds, he said, is looking at the possibility of building an office, retail and residence component on the land to provide the group with a recurring income stream.

On how high it would be or would it be just a single tower, he said it will be "something soaring".

Megat Najmuddin added that the cost of construction would be in the tune of "billions" of ringgit.

Based on Tradewinds's latest annual report, the hotel is 38 years old, while Kompleks Antarabangsa is 30 years old.

Crowne Plaza Mutiara is a 35-storey hotel with 565 rooms while Kompleks Antarabangsa is a 21-storey office building with five-split level car parks. As at December 31 2009, the net book value of the office building is RM159.83 million.

In April last year, Tradewinds's 85.1 per cent unit, Tradewinds Hotels & Resorts Sdn Bhd, entered an agreement to sell Crowne Plaza to Symbolic Supreme Sdn Bhd for RM384 million. Tradewinds owns 100 per cent of Symbolic Supreme. The transfer is to facilitate the development.

Based on recent land deals in Kuala Lumpur, the building together with the land may now be worth some RM1.5 billion.

The Crowne Plaza is managed by the InterContinental Hotels Group (IHG). It is understood that IHG may still have eight years remaining under the management contract.

Prior to IHG's management of the hotel, Tradewinds managed the hotel on its own for a short period under the name Mutiara KL.

The hotel first opened as the Kuala Lumpur Hilton.

Tradewinds also owns Hotel Istana, which is located a stone's throw away from Crowne Plaza and Hilton Petaling Jaya and Hilton Kuching.

Other properties under the group include Menara Tun Razak on Jalan Raja Laut, Kuala Lumpur.

just see how shanghai manage their skyline by put the tallest together-jin mao,sifc,shanghai tower and pearl orient..so the tourist doesnt need to take train from klc to matrade,then to menara warisan..i think kl center will better then shanghai pudong,if they put tower together because we have park in the middle of it....

THERE will be pressure on owners of old office building in the Klang Valley as they will be forced to refurbish or redevelop their properties to keep tenants.

Landlords of aging buildings will face a threat with 17.1 million sq ft of new office space coming into the market by 2013, said CH Williams Talhar & Wong Sdn Bhd managing director Foo Gee Jen.

To face off competition, Foo said, the landlords will have to consider installing green features and modern facilities to flow with the current trend.

"The only way forward is to demolish the buildings and rebuild," Foo said yesterday in Kuala Lumpur, at the launch of the company's 2011 property market outlook report.

Old buildings in Kuala Lumpur that will be demolished to make way for new projects include Kompleks Antarabangsa and Crowne Plaza Mutiara Hotel on Jalan Sultan Ismail, and Wisma Angkasa Raya on Jalan Ampang. Bangunan MAS, meanwhile, will be upgraded.

Foo said it would cost landlords some RM250 per sq ft (psf)to build a new tower and about RM150 psf to refurbish an old building, of more than 25 years.

"With a fresh look and new facilities, they can raise their rental rates," he said.

Currently, a building more than 10 years old is tenanted at around RM5.00 psf while less than that is going for RM6.00 to RM6.20 psf. For the new office supply, the asking price is RM7.00 to RM7.50 psf, Foo said.

On the new supply, Foo said there could be a challenge by the building owners to fill up the space but it may be overcome if the entry point projects (EPP) under the Economic Transformation Programme (ETP) are implemented yearly.

Foo said with the EPP and ETP, more multi-national companies (MNCs) are expected to relocate here. :cheers:

"There is strong interest from MNCs from the US and Europe involved in oil & gas, pharmaceuticals and information technology," Foo said.

He said the ETP and EPP will also strengthen the market for residential properties, retail and hotels.

"The landed residential segment will remain the most active this year while we expect moderate growth for the rest of the sectors," Foo said.

Sapura Resources Bhd has entered into a joint venture agreement with KLCC (Holdings) Sdn Bhd for the development of land measuring 7,605 square metres adjacent to the KLCC Convention Centre.

Under the agreement, Sapura Resources would purchase 51 per cent stake in the joint venture vehicle, Impian Bebas Sdn Bhd, for RM110.678 million cash from KLCC Holdings which would continue to hold the remaining 49 per cent.

"The proposed joint venture is still subject to, amongst others, approval being obtained from the board of directors of Sapura Resources," the company said in a filing to Bursa Malaysia today.

It said the project would include a premier office tower, a convention centre or exhibition hall and a retail podium.

Funding for the project would be by way of equity by the parties into Impian Bebas in the agreed proportions and the external funding to be obtained by Impian Bebas.

"In the event such external funding is not obtained by Impian Bebas, or such funding or financing are obtained but are insufficient, the financial requirements of Impian Bebas shall be met by way of advances from the parties in the agreed proportions or such other fund raising methods as the Board of Impian Bebas deems fit," Sapura Resources said. -- Bernama

Yes there are going to use some part office as new hq if i'm not mistaken because once sapuracrest merged with kencana they will move as new single entity probably to the new kencana office so the other sapura will be more independent from each other from now on i guess.
