Greg June 20th, 2005, 02:14 PM IMPIANA Hotels and Resorts, a hotel management firm, is in talks to buy a substantial stake in KLCC Holdings Bhd’s soon-to-be-opened RM200 million Impiana@KLCC hotel.
Impiana, which will be managing the 520-room hotel, is seeking to acquire up to a quarter of it, which was previously named Holiday Inn On The Park.
“Petronas was looking for a hotel management company that would take up equity. We have signed a management agreement and we are now negotiating to take up equity in it,” Impiana Hotels chairman Datuk Seri Farouk Abdullah said.
“The hotel is targeted at the hip and the young. A modern four-star-style hotel. Because of the location we will do very well,” Farouk said.
Impiana@KLCC is expecting an average occupancy of 60 per cent at an average room rate of RM200 in the first year of operation.
“We will initially open up 350 rooms and if business is good, we will open the remaining rooms,” Farouk said.
He expects the hotel to post a gross operating profit margin after the second year at 15 per cent to 20 per cent.
“Depending on the loan situation. After the fourth or fifth year our gross profit should be around the mid-40 per cent,” he said.
The hotel will use hi-tech equipment to attract customers. For example, it will install an interaction system linking the rooms and Kuala Lumpur Convention Centre so that people can attend meetings without having to leave the hotel rooms.

Nope...the parking lot you saw in the pic above belonged to KLCC. The Four Seasons Ctr gonna be located on the carpark adjescent to Wisma Central and opposite Menara Maxis ;)

VENUS Assets Sdn Bhd, a company controlled by tycoon Ong Beng Seng, will submit a development order application for its planned RM1 billion mixed development project in Kuala Lumpur, people familiar with the matter said yesterday.
The Venus project, known as Four Seasons Centre Kuala Lumpur, will be built on the existing open air carpark spread over 2.6 acres, situated between Menara Maxis and Wisma Central.
Venus Assets had acquired the land from Intan Sdn Bhd, a privately held company controlled by the family of the late billionaire Tan Sri Khoo Teck Puat, for RM90 million in cash in October 2003.
The project will comprise the six-star Four Seasons Hotel and service apartment with retail shopping area covering 750,000 sq ft, and a 70-storey Four Seasons Condominium which will have 173 super luxury units.
Mail Money was told that prices have not been fixed yet but will be in excess of RM1,000 per sq ft.
Venus Assets is waiting for the building plans to be approved. This is expected to be finalised in the current quarter, Mail Money was told.
The company, however, hasn’t decided if it is going to undertake the construction job itself or to appoint a turnkey contractor.
The 59-year-old, Perak-born Ong controls Hotel Properties Ltd, a company listed on the Singapore Stock Exchange, which has hotel, property and retail investments worldwide.
His 70 per cent investment in Venus Assets is believed to be private in nature. His partner in the company is Sultan Sharafuddin Idris Shah of Selangor.

DIVERSIFIED Lion Group, whose businesses include property development, hopes to further raise its profile in the local real estate scene with the group’s “One Residency” high-rise residential project in Kuala Lumpur.
Sitting on a 0.9ha at Jalan Nagasari, off Jalan Raja Chulan, the project involves the construction of two residential towers — the North and South Towers with 16 and 30 levels respectively.
Both towers will house a total of 426 residential units, comprising 116 small-office home-office (Soho) and 305 apartment lots, besides five penthouses, Lion Group property division general manager of marketing and sales Yap Chan Mei said.
“Through our market research, we perceived a gap in the market which we believe will be filled by the Soho concept. We are targeting young professionals and entrepreneurs who are looking to be close to the action, both for work and from a lifestyle point of view.
“Architecturally, One Residency will definitely take its place as one of the landmarks in the city’s central business district.
All the units come with contemporary aesthetic designs that cater to modern lifestyles,” Yap said in a statement.
The Soho units will have built-up areas of between 586 sq ft and 615 sq ft while the apartment lots will come with floor areas ranging from 700 sq ft to 1,893 sq ft. The penthouses, meanwhile, have built-ups from 3,386 sq ft to 4,023 sq ft.
A key selling point of the project, Yap said, is its location, which is situated near a monorail station, besides being close to popular spots in the city.
The group, which co-owns the 50-storey Citibank Tower in Kuala Lumpur, has also undertaken real estate development jobs in Singapore and China.
Apart from property-based operations, Lion also manufacturers steel, besides being involved in the retail business under its “Parkson” chain of stores here and overseas.

In what is set to become a bustling cluster of highrise, high-end condominiums, one developer competing for sales in the Kuala Lumpur City Centre area aims to create an oasis with stone, water, wood and sky as key elements in the design of its project.
And the builder, TTDI Development Sdn Bhd, expects good response to the 123 units, called Platinum Park Residences (PPR) - the confidence stemming from research that shows “park-front properties all over the world command premium values”.
A subsidiary of the Naza Group, TTDI will mark its entrance into the premier property market “sometime this year” with the development valued at RM1 billion taking shape off Jalan Stonor, in the heart of KL’s Golden Triangle and close to the Petronas Twin Towers.
The project will feature a twin-tower condominium (the PPR), a block of serviced apartments and two office towers, to be built on the 4.8-acre freehold plot.
The RM420 million PPR will boast unit sizes of between 2,091sq ft and 10,404sq ft, indicatively priced from RM851psf. The smallest will have two-plus-one bedrooms while the six-plus-one-bedroom penthouse will come with a roof garden, private lift and swimming pool.
According to the developer, a significant portion of the land will be utilised to create “a natural haven of soothing, flowing water and lush tropical greenery”.
Among PPR’s key features will be 12ft ceiling heights; a three-level sky deck with space for a gym; a celestial lounge; the Cirrus reading room; a Zen garden; and infinity pools with a view of the KL skyline.
Every unit will be equipped with a community wireless broadband that includes high-speed Internet connectivity and separate bandwidth as well as a community portal that can be used for concierge services and community telephony.
Residents can be assured of privacy, with only three units per floor, which will be enhanced by a smart home system, card access system, 24-hour security patrol as well as CCTV camera surveillance in all strategic areas.
Other facilities include a multi-purpose hall, spa, business centre, meeting rooms and dedicated storage areas.
To maintain the facilities, TTDI has indicated a monthly service charge of RM0.35psf.
Each unit will be allocated two covered car-parking bays and will come with built-ins such as kitchen cabinets and wardrobe in all bedroom, while appliances will include a fridge, washer, dryer and air-conditioning.
In terms of accessibility, PPR can be assessed from Jalan Tun Razak, Jalan Ampang or Jalan Pinang, with the Putra Light Rail Transit and KL Monorail providing alternative modes of transportation.

In case the passenger hoist breakdown, its back to basic. Climb the steps n in many circumtances, staircase may not reach to the current top level. These men hv to use workers' safety staircase which is usually 1.5ft wide.

Tourists and visitors to the KLCC Park walking on the City Strips Installation, part of the Urbanscapes Art Programme.
THE Petronas Twin Towers were not the focus of attention for visitors to the Kuala Lumpur City Centre (KLCC) in the past four days.
Rather, the eyes of visitors and tourists to the KLCC Park fell on colourful strips decorating the fountain area.
The City Strips Installation at KLCC Park was part of the Urbanscapes Art Programme organised by the MTDC Multimedia Academy in collaboration with Galeri Petronas.
The strips were placed in a manner closely reflecting the splendour of the Petronas Twin Towers and the vibrancy of the KLCC area.
Brought to Malaysia by Motorola, City Strips is a unique art installation designed to capture the imagination and bring cityscapes to life through the innovative use of colour. Viewed from the top, the strips generate a form of optical illusion.
The Urbanscapes Art Prog- ramme is aimed at increasing artistic awareness by exhibiting diverse historical and cultural background of Malaysia.
The one-year programme sponsored by Motorola will include art competitions and street art contests organised by the MTDC Multimedia Academy in collaboration with Galeri Petronas.
City Strips was first launched in Bryant Park, New York, in May, followed by stops in Chicago; Singapore; Glasgow, Scotland; Xi An, China: Hamburg, Germany; and in Kuala Lumpur from Aug 4 to 8.
Its next stop will be Mexico City, Mexico, and finally, Florianopolis, Brazil.

This ambitious proposal for a vast mixed-use complex includes a hotel, office space, a shopping center, and residential units in a landscaped park in Kuala Lumpur; the project was to have been built by a private-public partnership linking a consortium of private developers with Malaysian federal and Kuala Lumpur municipal agencies. The design’s four principal volumes are knit together by a sky-lit six-story atrium concourse that houses the shopping center. Beneath a vaulted roof, the concourse wraps around three sides of the square central volume, a 22-story hotel with its own central column-free covered atrium. Three towers – 40, 55, and 75 stories tall – are aligned with the corners of the hotel and linked to it via bridges and the unifying concourse. The two taller ones, connected at their 40th floors by a dramatic eight-story-tall glass-walled bridge, contain over 120,000 square meters of office space. The third tower houses 300 luxury residences.

Actually, what was the original height for the twins? Because i heard originally, it is shorter than what it is now (452 m)...

THE tunnel at the KLCC LRT station is a favourite haunt for beggars – a sad state of affairs especially in the vicinity of Kuala Lumpur’s ultramodern landmark, the Petronas Twin Towers.
During StarMetro’s visit to the area on Dec 30, a wheelchair-bound man with deformed arms and legs had parked himself at the station’s entrance.
The man, who appeared to be begging for money, said he was at the KLCC station only on Mondays, Tuesdays and Fridays.
Not far from him, a blind man with a walking stick stood greeting the incoming crowd, consisting of both tourists and Malaysians.
And a busker was there too, making his presence felt by singing and playing his guitar. In front of him was an opened guitar case to catch coins or ringgit notes from members of the public who appreciated his music.

The man, who introduced himself as Boy, said he busked at the station daily.
He added that he had seen up to six beggars there at any one time, among them handicapped people and foreign women with babies.
Boy said he would begin his musical stints by singing the national anthem because he was proud to be Malaysian.
KLCC Urus Harta manager Mustafa Awang said the beggars at the LRT station were damaging the country’s image.
He said the tunnel used to belong to Kuala Lumpur City Hall but KLCC Urus Harta took it over on Jan 1 in conjunction with Visit Malaysia Year 2007.
“The tunnel was initially under City Hall’s jurisdiction because it is a public area,” he explained.
He said KLCC Urus Harta had decided to take over the tunnel because it felt that it could provide better services for the area.
The takeover is a result of a two-year negotiation with City Hall.
Mustafa said the effort to take over the tunnel was made due to complaints from the public.
Currently, the security guards at the tunnel are only in charge of the KLCC LRT station.
Pamin, a security guard from Nepal, said he did not have the power to remove the beggars.
After KLCC Urus Harta’s takeover however, beggars found lurking at the tunnel will be asked to go away.
Security guards working in three shifts are now allocated for the area.
Up to two security guards are stationed at the tunnel for 24 hours every day.
The beggars will be given up to two weeks to evacuate, failing which enforcement officers from City Hall and the Welfare Services Department will remove them from the area.
Cleaners have also been to deployed to clean up the area.
“All maintenance costs at the area will be borne by KLCC Urus Harta,” Mustafa added.

It's probably 350m to the roof. The spire is considered to be part of the overall structure.:)

I was trying to say that the actual designed height is 350+, but not the actual height of the PTT that currently hold the title of the tallest twin towers in the world....The official height of PTT is 452m, measured from ground floor to the top of the spires....:)

Nissan_FUGA January 12th, 2007, 09:31 AM In the show "Man Made Marvels" on Discovery Channel, it mention the height of PTT before the spire was 379 m, after the spire was added, eventually, the height became 452 m.....so, the spire should be about 73 m...
