Bikes March 16th, 2005, 09:25 PM Amezing! Love these buildings, especially the Wholesale towers! And what is the name of that building over the Renault towers? Israel looking really good, im going for a visit there in two weeks :)

Area: 109 dunams.
● There will be 495,000 square meters of offices, commerce, residence and hotel kipping.
● 390,000 square meters are designated for employment.
● There will be 40,000 square meters of hotel kipping.
● 650 residential units will be built.
● All the towers will surround a park in a size of 40 dunams with 40 renovated buildings inside it.
● Most of the towers will be in height of more than 100 meters, apparently, two among of them will be in height of 200 to 220 meters.
● The cost of the project: 400 million dollars.
● The initiator: Tel Aviv municipality and Israel Lands Authority.
● State: two among of all the tower are completed (Platinium tower and Millennium tower) and two others are under construction (The Government tower and State Comptroller tower). The construction in the area will be carried out in phases, today many works for infrastructure improving and preparing the compound for towers constructions are being made in the area.

apartments were sold by 2.75 million $ each.

● Location: near the sea, Herbert Samuel Street, close to the Textile compound.
● Initiator: Yosef Buchman.
● The towers will be built close to the Dolphinarium.
● Architect: Rotman Raz architects.
● Area: 12 dunams.
● The Dolphinarium compound will be destroyed, and instead it an open public park will be built, and the beach promenade will be expanded.
● Designation: residence, hotel kipping and commerce.
● The hotel, which will be in one of the towers, will contain about 460 rooms and an area of about 32,000 square meters.
● There will be 230 residential units.
● There will be 2,000 square meters of commerce.
● State: approved

preston scott cohen is the architect, state of the art of modern architeture, pitty this building is hiding among other buildings,and can't be seen from the main road or directly from the square.

An investment group of private buyers have announced plans for the construction of a new 40 storey tower in Park Tzameret, the city's new high-rise residential neighbourhood (some 11 towers are planed).
The tower was designed by Avraham Yaski of Yaski-Sivan Architects, who coincidently is also part of the design team for the neighbouring Yoo Tel Aviv. Manhattan Tower will include 180 luxury apartments with a large private spa complex. 150 apartments were sold 'on paper' in just three weeks, due to the prices that are reported to half those of the adjacent Yoo Towers, as the tower will be the largest and tallest tower built solely by a private buyers group in Israel.
The tower's 1000 sq.m. penthouse was sold for $3.5 million, while an 800 sq.m penthouse in Yoo Tel Aviv. was recently sold for $6.4 million. The boom in demand for luxury residential towers contrasts a continous slump in demand for office space in the city.
we will have to wait for anew and better rendering ,maybe some change in design.

Commissioned as a memorial to the slain Israeli leader, the center will include a museum focusing on Rabin's life and times, a museum of defense, an auditorium, a research institute devoted to the study of the era, a library/archive, and a Great Hall for multi-purpose use. The complex is located in northern Tel Aviv atop an abandoned wartime emergency generating station. The power station's outer wall forms a cliff-like structure overlooking the Yrkon River. Above this structure, a two-story arcade traverses east to west and opens to a roof terrace overlooking the city to the south. The Great Hall protrudes toward the south and affords dramatic views of the metropolitan region and the Mediterranean. The 'life' museum consists of a series of galleries arranged around a two-story descending spiral. Both the Great Hall and the library are roofed by a series of undulating, curved, shell-like elements, creating shade over the glazed walls and reflecting diffused light inward.

Atidim compound
● Location: northern-eastern part of Tel Aviv, closefitting to Neve-Sharet neighborhood and Ramat Hahayal neigborhood.
● The compound is developed rapidly, until recent years the region of the compound was a district of basements and factories, as opposed to the usual slowly evacuation processes in Israel and Tel Aviv, the factories and the basements are rapidly evacuated, and new building are being constructed instead of them.
● In Atidim compound, the designing of the buildings is very special and unique to the place.
● The buildings are usually 5 to 11 floors high, there is only one tower in the compound and it’s “building no.4” which situated in the most eastern part of Atidim compound, not far away from it, “Atidim tower” which will be in altitude of 29 floors and 105 meters, is being constructed in those days.
● The compound is considered as a new place, there are some attempts to turn it into a central district of entertainment.
● There is a plan to connect Atidim compound with “Geha highway”- a highway which is closefitting to Tel Aviv, there is even a plan to continue the highway and connect it to “Ayalon highway”, the road will be called “Ayalon east” , but the project is expected to have a massive resistance of the habitants in north-east quarter and because of this it may not be built.

● Purpose: residential
● There will be 1000 residential units.

● Location: the area which today the wholesale market located in, south to "the south of the Kirya" compound.
● Most of the buildings in the compound will be 10 floors high.
● Built area: 220,000 square meters.
● 100,000 square meters will be for commerce, employment, public institutions and green space.
● There will be 120,000 square meters of residence.
● There will be 1,125 residential units.
● Area: 59 dunams.
● The wholesale market will move to Keshet compound near Ben-Gurion airport.
● Architect: Jan-Paul Vidye in a cooperation with Ya'ar architects.
● A car parking for 3,500 vehicles will be built.
● State: approved.

● Four towers, two of them are in altitude of: 50 floors above the ground,185 meters (607 ft) and two others are in altitude of: 45 floors above the ground,164 meters. (538 ft)
● Location: Menachem Begin way.
● The towers will be built on the place, which today Tnuva factory is located, and also the
medicines warehouses of Klalit medical center.
● The information about the project is very abmgiuouse and unclear, the height of the towers
may change.
● Built area: 143,000 square meters.
● The cost of the project: 250 million dollars.
● Designation: commerce and offices.
● Area:43 dunams.
● Architect: Moshe Tzur.
● The initiator: Klalit medical center, Tnuva, Tel Aviv municipality and the Israel lands
administration.
● The project contains, except towers, a complex of minimum 6 floors buildings.
● A main square will be built between King Shaul, Menachem Begin way and Namir way Streets (Although,
there is a plan to build an interchange instead of the junction, it's unclear which one of the
plan will be operate).
● A subway station will be built beneath the compound in the future.
● There will be a direct entrance to the towers from Ayalon highway.
● State: approved

● There will be 800 residential units.
● Architect: Moshe Tzur.
● The towers will be built in the place which was once Ta'as factory.
● State: proposed.

Hamedina Square Project
● After the architects competition carried out – the winning plan belongs to Yaski-Sivan architects office.
● 6 towers in shape of 3 gates will be built in the square.
● Jaboutinsky street will be connected from both sides of it, beneath the square, by a tunnel.
● Apparently, a mall or a big commercial center will be included in the project in addition to the residential towers.
● A big parking will be built beneath the square.
● State: proposed.

the third AZRIELI TOWER

● The tower is part of Azrieli towers.
● The tower was supposed to be built at the same time as the triangular and the round towers, but because of a conflict with the municipality, the permission to built was not given. Not long ago, the project owner, David Azrieli compromised with the municipality, so the tower will be built soon.
● Architect: Eli Atiya, A.Yaski and Y.Sivan.
● State: The construction is on hold temporarily, but it supposed to be resumed this year.

B.S.R group annonced they are going to build aresidential tower east to the YOO project. the new tower will host 132 apartments and will rise ,at least, for 30 floors. no rendering of the tower yet.

Klalit Health fund, the largest health organisation in Israel with 3.8 million customers, 32,000 workers and an annual turnover of 4 Billion US$, has announced plans to sell
and develop some of its real estate in Tel Aviv and Ramat Gan.
The Main Headquarter's parking lot, situated between Remez Street and Arlozorov Street, is planned for a 31 storey tower with 120 apartments and 7 underground parking basements. The plan, according to Ha'aretz newspaper, has been approved by the L.P.C but has been contested in courts. Expected revenue from the lot is estimated at 15 million US$, which will go towards funding the construction of new health clinics.
Another plan proposes 3 office towers in a lot currently housing the Klalit Fund Supply center in Begin Road. The Towers will total 56,000 square meters of office space, a deal estimated at 45 million US$ in a combination deal in which 24,000 square meters will be allocated to the Klalit Fund's offices.

The Tel Aviv light railway project is getting underway. The Tel Aviv Regional Planning and Building Board has approved the Green Line, at an estimated cost of $1.8 billion. No decision has yet been made on the date for the publication of tenders.
The 21-kilometer Green Line will run from Herzliya to Rishon LeZion, and will have 32 stations. The 10-kilometer stretch within Tel Aviv will be underground. The Green Line is projected to carry 50 million passengers a year.
Only half of the project has been approved so far: the underground section along Har Zion Blvd. and Carlebach St. in Tel Aviv. The northern section of the Green Line from Carlebach St. to Herzliya, which run beneath Ibn Gvirol St. until Hayarkon St., has not yet been approved.
Opinions regarding the underground sections of the Tel Aviv light railway have been divided. Tel Aviv Mayor Ron Huldai and municipal engineer Danny Kaizer support the underground option. The Ministries of Finance and Transport oppose this, claiming it will raise the cost of the project by $300 million. The cost of building one kilometer of track aboveground is $25 million; below ground, it is $150 million.
Several months ago, NTA Metropolitan Mass Transit System published a tender for building the Red Line, running from Bat Yam to the Beilinson Medical Center campus in Petah Tikva. The $1.5 billion project is due to be completed in 2011. The train will run underneath Jerusalem Blvd. in Jaffa, to Allenby St., then to Arlozorov St., Ramat Gan and Petah Tikva.
Kaizer said the Tel Aviv municipality and environmental organization favored the underground option, which would avoid the need to isolate a ten-meter wide stretch along the city's main streets. The underground option will make Tel Aviv's streets, including Ibn Gvirol, pedestrian-friendly by widening sidewalks and establishing bicycle paths, businesses and gardens, while eliminating sources of traffic pollution.
The Israel Society for the Protection of Nature (ISPN) welcomed the courageous decision to put the Green Line underground, but regretted that the project was divided into two sections, because of an inability to agree on the route along Ibn Gvirol St. ISPN emphasized that besides the light railway plan, the Tel Aviv municipality was also building a huge underground parking garage at Rabin Square.

Finance Ministry halts Tel Aviv light railway Green Line project

Sources inform ''Globes'' that the Ministry of Finance has suspended the Tel Aviv light railway Green Line project. Ministry of Finance deputy budget director Shaul Zemach notified the Ministry of Transport director general that all work on the project would be halted until a government review of the plan. All planning and activity by NTA Metropolitan Mass Transit System, whether direct or indirect, will also be stopped.
The reason for the Ministry of Finance's decision was last week's decision by the Tel Aviv Regional Planning and Building Board to run the railway track below ground in central Tel Aviv, between Levinsky St. and the Yarkon River. The Ministries of Finance and Transport, as well as the NTA's official position, all oppose this route. The Ministries of Finance and Transport understand that an underground route would add billions of shekels to the cost of the Green Line project.
The Ministry of Finance budget division is expected to change NTA's budget following the review of the Green Line project.
Tel Aviv municipal engineer Danny Kaizer told "Globes" in response, "It seems as if the Ministry of Finance is afraid to cancel the project without first fulfilling the procedures available to it…Tel Aviv's light railway, including the Green Line, is intended to save Israel's economy huge amounts of money. I think that the Ministry of Finance ought to reverse its decision."

The Tel Aviv local planning and building commission last week approved a plan on deposit at the Regional Planning and Building Board for a 35-storey residential high-rise on the former site of the Assuta Medical Center on Jabotinsky St. in Tel Aviv.
The lot includes 24,000 sq.m. of built-up space. The plan authorizes construction of 220 apartments: 180 in the tower and 40 in the hospital building already on the site. Construction of 24,000 sq.m. of commercial space was also approved.
The developers of the project are Mirage, owned by businessman Gad Zeevi, and a company owned by Dan Goldstein and Jack (Yaki) Dunietz.
Zeevi needs cash, and therefore recently agreed to sell the Assuta site for $48 million. He received offers from three large entities, which offered an average of $45 million, provided construction of the high-rise was approved. It is believed that he will now be able to sell the site to one of the three bidders.
The plan passed its first hurdle, the local planning and building commission, but objections from many local residents are expected to be filed at the stage of deposit with the Regional Board.

Caesarea Property and Recreation (TASE: CESA), controlled by businessman Albert Nassimi, has acquired the Clock Quarter in Jaffa from the Greek Orthodox Patriarch for $6.65 million. The price amounts to $1.17 million per dunam ($4.68 million per acre). The company will build 15,400 sq.m. and renovate existing buildings for commercial purposes.
The Clock Quarter covers 10 dunam (2.5 acres).
The quarter features low Arab-style houses, and includes 100-150 year-old buildings with a built-up area of 8,000-sq.m. Protected tenants occupy 3,700 sq.m. of the space.

Israel Discount Bank (TASE: DSCT) will buy from Levinstein 13,000 sq.m. of office space on 13 floors, plus underground parking places, in an office tower at the corner of Yehuda Halevi St. and Herzl St. in Tel Aviv for NIS 200 million.
Discount Bank currently rents the space at $19 per sq.m. per month, index-linked, for the first five years of a lease, and at $19.95 per sq.m. per month for the next eight years. Annual rent amounts to $3.15 million. The sale reflects a return of 7%. As a result of the sale, Levinstein has cancelled plans to raise NIS 200 million on the Tel Aviv Stock Exchange (TASE).
Levinstein plans to build an additional 17,000 sq.m. on 17 floors above Discount Bank headquarters. This space is not included in the deal with the bank. Levinstein is investing $40 million in construction.
Levinstein is a wholly-owned subsidiary of Meshulam Levinstein Contracting and Engineering Ltd. (TASE:LEVI).

Delek Real Estate Ltd. (TASE:DLKR) last week sold a seven-dunam (1.75-acre) lot on Eilat St. in south Tel Aviv to a group of US investors for $10.6 million. Delek Real Estate bought the lot two years ago from Koor Properties Ltd. for $7 million. The lot is now being rezoned for residences.
The buyers apparently believe that they can develop the lot, building 200 housing units on it in the style characteristic of the Neve Tzedek neighborhood.
The buyers will reportedly pay $120,000 per land per apartment, after paying the betterment tax and the expropriation of land. Delek Real Estate's high asking price generated a profit of $3.6 million, which took the industry by surprise. The buyers also bought rights to buy an adjacent four-dunam (one-acre) lot from the Israel Land Administration (ILA) for $4 million.

NIS 14m Ramat Gan stadium renovation for Maccabiah Games

The Ramat Gan municipality has announced the completion of a NIS 14 million renovation project for the Ramat Gan stadium and the surrounding area for the17th Maccabiah Games. The Ramat Gan municipality provided NIS 4.6 million in financing, and the Ministry of Transport, Ayalon Highways, Yarkon River Authority, and Jewish National Fund provided the rest.
Israel Police Dan District has announced that it is ready for the opening ceremony of the 17th Maccabiah Games tomorrow. The police predict that the Ramat Gan stadium will be full for the event, and it has taken special security measures for the personalities expected to attend.
Those who remember the junkyard at the former Impulse discothèque in the access park to the stadium will not recognize the area, which has been replanted with grass, trees, shrubs, and flowers. The project also included rebuilding the streets in the area of the stadium and Ayalon Mall, and the Abba Hill St.-Ben Gurion St. intersection, the main access route to the stadium.
Free tuition for athletes who remain in Israel
7,000 athletes from 55 countries are now arriving in Israel for the Maccabiah Games. The College for Management in Rishon LeZion has announced a special program for Jewish athletes participating in the games who wish to stay on Israel, under which they will receive free tuition for one year for one of eight academic programs. The College for Management added that students could be eligible for additional aid, including rent, to help them get started in Israel.

Minrav Holdings Ltd. (TASE:MNRV) has won an Israel Railways tender for construction of two bridges for the Tel Aviv-Jerusalem line for NIS 140 million. The two 1,200-meter long, 7.4-meter wide, and 30-meter high bridges will be built near Latrun. These are the longest bridges under the Israel Railways work plan.
Minrav expects to begin work in a month and take 28 months to complete.
Minrav Engineering and Construction Ltd. has won a Hebrew University of Jerusalem and Hadassah Medical Center Ein Kerem tender for the construction of a 15,000-sq.m. biotechnology park for NIS 70 million. Minrav Projects CEO Dror Kuznietzky said the project included planning and construction of the park, as well as operating it for 25 years.
The IDF residences administration is in advanced negotiations with Minrav Projects 88 Ltd. for the purchase of a Kiryat Ono lot, zoned for 90 apartments. There are two alternative methods for the purchase. Under the first alternative, Minrav will be the contractor, and the purchase price will be $9.4 million. Under the second alternative, if a contract is signed with different contractor for construction, the purchase price will be $9.9 million.

“MKs should come together as one to prevent irreversible damage to one of Israel’s most important cultural landmarks,” says the Society for the Preservation of Historical Sites in advance of a Knesset Education Committee discussion on the future of Habima Theater in Tel Aviv.
The Habima Theater complex will mark its 50th anniversary in two years. Since the fan-shaped structure and hall were built, they have been considered a cornerstone of Israeli culture.
In recent years, the Habima management, Tel Aviv municipality, and Israel Philharmonic Orchestra have been formulating renovation plans for the Habima complex, which, if carried out, will drastically change the structure’s internal and external facades, even though the building is included in the municipality’s list of buildings slated for preservation. It is also one of the key buildings in the area that UNESCO has declared a World Heritage Site. When the Tel Aviv municipality asked UNESCO for this designation, it signed a document promising to preserve the authenticity of the entire area, including the structures in it.
The Habima renovation plan, which is unofficially estimated at almost $40 million, includes converting the main hall into a rectangular structure, raising the roof and changing its shape, converting the adjacent Helena Rubinstein house into a rehearsal hall for the Israel Philharmonic, and other changes. No official detailed renovation plan has yet been submitted to the public, which is strongly opposed by the architects association, preservation groups and thousands of cultural aficionados.

The Tel Aviv Regional Planning and Building Board has approved a plan for a visitors center at the former Hiriya garbage dump, as part of the Ayalon Park. The Bracha Foundation will finance the $3 million center.
The four-dunam (one-acre) project will include Israel’s largest environmental and recycling educational center. The center will teach about waste, recycling, and ecology, and will hold seminars on garbage recycling and creative uses of garbage and recycled materials. It will also host international conferences on recycling. The center will have an ecological water purification system using pools with water plants.
As part of the project, it was decided to renovate a historic building used to make compost, which has a unique architectural façade. The structure will include a large showroom for temporary exhibits on environmental issues. It will also serve as a terminal for tours of the site, and later as an entry gate to the Ayalon Park, which the National Planning and Building Board approved as green lungs for the central district.
20,000 people visit the site every year, and the hope is to double this number.

As expected, the deadline for submitting bids in the build, operate, transfer (BOT) tender for the Tel Aviv light railway Red Line has been postponed. The ministerial tenders committee announced today that the new deadline would be December 20, 2005. The committee thereby granted a request by the consortia in order to enable them to finish organizing themselves and submit bids.
The committee said that the Red Line would go into operation by 2012 at the latest. Ten kilometers of the 22-kilometer Red Line will go through an underground tunnel. The line begins in Petah Tikva and ends in Bat Yam. The cost of construction is estimated at over $1.5 billion.

Israel Discount Bank (TASE: DSCT) has bought 12,500 sq.m. of office space for $43.7 million from Levinstein. Discount Bank bought 14 floors, plus underground parking places, in a 31-storey office tower under construction at the corner of Yehuda Halevi St. and Herzl St. in Tel Aviv.
This deal cancels the leasing contract between the parties. Discount Bank was due to rent the 14 floors at $19 per sq.m. per month, index-linked, for the first five years, rising to $19.95 per sq.m. per month for the next eight years. Levinstein would have earned $3.15 million a year in rent, reflecting a return of 7.2%. As a result of the sale, Levinstein has cancelled plans to raise NIS 200 million on the Tel Aviv Stock Exchange (TASE). Levinstein is a subsidiary of Meshulam Levinstein Contracting and Engineering Ltd. (TASE:LEVI) controlled by CEO Shaul Lotan.

Clalit sells Tel Aviv clinic for $5.3m
Clalit Health Services is examining two sites for its Zamenhof St. clinic. It plans to sell its clinic on Haro’eh St in Ramat Gan.

After treating patients at its Zamenhof clinic in Tel Aviv for 75 years, Clalit Health Services has sold the property to a developer for $5.3 million. The Zamenhof clinic was one of Clalit’s best-known symbols. The four-storey building had 4,700 sq.m. of built-up space, including a 500-sq.m. basement. The property was recently offered for sale by tender, which attracted a great deal of interest, although only three bids were ultimately submitted. Under the Urban Building Plan, the property is zoned for public use, with 225% building rights, which are fully used.
The winner of the tender can build either a public structure, such as a college or community center, or rezone the lot for residences. The existing structure probably cannot be demolished, since it classified for preservation without severe restrictions, which means that internal structures can be changed.
Clalit is expected to vacate the clinic by the end of 2006, and possibly sooner. It is now examining two sites for two new clinics in areas with better access to public transport and parking.
Clalit also plans to sell by tender its clinic on Haro’eh St in Ramat Gan, transferring services to new sites in the city. The building is worth an estimated $3.2 million, or $900 per sq.m.
Clalit said it was negotiating with Housing and Construction Holding Co. Ltd. (Shikun u'Binui) (TASE:HUCN) subsidiary Secom Ltd. to rent 4,000 sq.m. in the BSR Towers in Bnei Brak. Clalit will probably pay $11 per sq.m. per month in a long-term lease. Secom owns the lower six floors in the 31-storey building, which has now been completed at the corner of Abba Hillel St. and Ben Gurion St.
Clalit manages over one million sq.m. of property.

The Tel Aviv Regional Planning and Building Board this week approved a 980-unit housing project on privately owned land in Ramat Gan. The plan has been stuck in the planning committees for 15 years, during which time the land was annexed by the Ramat Gan municipality.
The land, dubbed “the large triangle”, is a 235-dunam (58.75-acre) site located between Kfar Azar and Kiryat Ono. Five 24-storey high-rises with 600 apartments, 20 four-storey buildings with 200 garden or rooftop duplexes, 180 semidetached houses on 250-sq.m. lots, a 1,100-sq.m. neighborhood commercial center and a 30-dunam (7.5-acre) park are planned for the site. Proceeds from the project are estimated at several hundred million dollars.
The land is owned by 160 families, each with a 400-sq.m. lot. The project’s houses are intended for these families’ use; each house will have up to 250-sq.m. of built-up space, on two floors plus a basement. 14 other landowners own larger lots of various sizes, zoned for 800 high-density apartments.
Adv. Baruch Adler, who represents 85% of the landowners, initiated the project. He said he was now negotiating with a number of contractors on a combination deal, in which the contractor would allocate some apartments to the landowners. He said negotiations were underway with Africa-Israel Investments Ltd. (TASE:AFIL; Pink Sheets:AFIVY), Azorim Investment, Development and Construction Ltd (TASE:AZRM), Ashdar Building Co. Ltd., Delek Real Estate Ltd. (TASE:DLKR), Shikun Ovdim Ltd., Mordechai Aviv Building Industries Ltd. (TASE: AVIV), and the First-American Israel Real Estate fund (FAIRE fund).
The 180 houses approved as part of the project will be the last such neighborhood in the Tel Aviv district, following a planning decision to ban more single-family housing projects in the center of the country. The estimate price for each house in the project is over $500,000.

Ashtrom Properties Ltd. (TASE:ASPR) subsidiary Ashdar Building Co. Ltd. and Stacko (Neve Pinhas) Ltd. are now building a new development, called “The Cliff” , adjacent to the “Sea and Sand” project. "The Cliff" (Hof Hatzuk) is just 105 meters from the waterline, north of the so-called Large Lot in north Tel Aviv, near the Glilot Junction.
Occupying a 20-dunam (five-acre) lot, the project includes a complex of two 13-storey buildings with 400 75-sq.m. suites. Under a High Court of Justice ruling, the suites will be for mixed residential-hotel use. Buyers of the suites may reside in them for six months a year, but must rent them out for holidaymakers for the other six months.
National Outline Plan 13 for the Mediterranean coast, which does not permit private residential construction on beaches, applies to the project. However, the project was approved before the Coastline Protection Law came into effect. Passed in November 2004, the Coastline Protection Law bans construction, environmental damage, and unrestricted development in a 300-meter strip from the waterline. Building codes and municipal bylaws are also subject to the new law.
The Coastline Protection Law also stipulates that a special committee will examine as-yet unapproved building projects, in order to ensure that they comply with the law.
Ashdar CEO Shraga Weisman said, “We sold 98 hotel suites to foreign residents and their relatives even before marketing the project. Sales totaled $30 million, at $4,000 per sq.m. We predict that we’ll sell dozens more suites over the coming months, before we begin marketing.”

Jaffa beachfront garbage dump being removed

The first stage of the Midron Jaffa project is due to get underway in a few days. The garbage dump along Jaffa’s Yama beach will be removed within 18 months. Ezra & Bizaron Housing Co. Ltd. is overseeing the project, which will be carried out by Olenik Transportation Earthmoving & Road Construction Ltd., after winning a tender for the project. Olenik has the right to reuse the recycled waste.
Ezra & Bizaron Housing chairman Adi Hadar said the project included earthworks and removing and recycling waste. Midron Jaffa will be rehabilitated with parks, paths and bike paths, restaurants, children’s games facilities, etc.
The Tel Aviv municipality is now examining construction of an amphitheater at Midron Jaffa for the local residents.

Ortam Sahar Engineering Ltd. has won a NIS 50 million Israel Railways tender to build the Yoseftal station on the Ayalon line to west Rishon LeZion, which will run along the Holon-Bat Yam border. Construction is scheduled to take 20 months.
Minrav Holdings Ltd. (TASE:MNRV) has won a NIS 130 million tender for building the Yavne railway station and infrastructure work on the Rishon LeZion-Ashdod line. Construction will take 22 months.
Israel Railways has also published a new tender for digging two tunnels on Modi’in-Jerusalem line, after canceling its contract with Hofrei Hasharon Ltd. subsidiary Linom Ltd. last week for violating the contract. Israel Railways has foreclosed a NIS 5 million bank guarantee. The contract was worth NIS 67 million.
The NIS 1.1 billion Ben Gurion Airport-Modi’in line was scheduled to be completed in the second half of 2006. Israel Railways is expected to revise the timetable in wake of the faulty tenders.

The plan for site between Carlebach St., Hashmona’im St. and Begin Rd. includes 1,125 housing units, with an option for 1,600 units by converting commercial space for residences; 100,000 sq.m. of commercial space; and 20,000 sq.m. of public buildings.
The plan calls for four 40-storey high-rises along Begin Rd., 12-storey buildings along Carlebach St. and Hashmona’im St., and 15 dunam (3.75 acres) of open public space.
The Tel Aviv municipality owns the land, which is leased to the Wholesale Market Co. of the Tnuva group, which submitted the plan.

News: B.S.R considers second luxury tower
Tel Aviv - Yaffo: Construction of the third luxury residential tower in Park Tzameret has commenced.
Park Tzameret is planned as a prestigious residential neighbourhood with 1,747 units in 11-12 highrise towers and 6,000 square meters of commercial spaces.
B.S.R announced that in light of the success of the 40-storey tower, entirely initiated and financed through a private buyers group, it may aquire another adjacent plot and initiate a second tower in the same way.
The Tower's 5.5 dunam plot was purchased for $29 million, with B.S.R reported to have made a $4.5 million profit.
Tel Aviv's Park Tzameret will be facing competition from three luxury residential towers in neighboring Ramat Gan's Diamond Exchange District, where Elite Tower has been approved and the plot is for sale, and Gindi Towers which are currently under construction.

News: Wholesale Market Towers setback
Tel Aviv - Yaffo: Tel Aviv's Regional Planning Board has given the final second approval to
the Wholesale Market Complex (Sitonai Market Towers).
The Sitonai Market is situated on a triangular plot in South-Central Tel Aviv, owned by the Tnuva Dairy Corporation. Vacating the plot requires the relocation of the market to Mesubim Junction, Near Or Yehuda.
Or Yehuda has petitioned against the relocation, claiming the Tel Aviv Regional Masterplan has not yet been fully approved. The hearings may delay the Sitonai Project until late 2006.
The complex includes 1,125 residential units, 100,000 square meters of commerical space and 20,000 square meters of public buildings, in four 40-storey identical residential towers along Begin Street, and a 12 storey apartment complex along Karlibach Street
with 3.75 acres of public gardens.

Israel Corp. (TASE: ILCO) controlling shareholder Sammy Ofer and his wife, Aviva, are donating $20 million to the Tel Aviv Museum of Art. The donation will finance an extensive renovation of the museum. The rebuilt museum will be named after Ofer and his wife.
Reconstruction will cost an estimated $45 million. The remained of the sum will come from other contributors, and from the Tel Aviv municipality. Total donations are nearing the cost of the project, which makes it possible to begin the work. The cornerstone will be laid at the annual conference of the museum’s board of governors in early December 2005.

The Supreme Court has accepted the position of the assessor appointed to settle the dispute between private landowners, Ofer Brothers and the Israel Land Administration (ILA) concerning two of the most expensive lots in Tel Aviv. It will now be possible to build 170 housing units on Herbert Samuel St. between Nehemia St. and Daniel St. The value of the lots is especially high, following approval of National Outline Plan 13, which restricts residential seafront construction.
The project includes two buildings, one with 100 apartments and the other with 70, commercial space, a swimming pool, gym, and other facilities. Construction has been delayed for many years, due to a dispute between the landowners over design issues, and allegations of discrimination in the allocation of rights. “Globes” first revealed the affair in December 1999.
The case went to Tel Aviv Administrative Court, and eventually reached the Supreme Court, which appointed an agreed upon assessor.

Sources inform ''Globes'' that Ayalon Highways Company Ltd. is planning to add two more lanes from south to north between Kibbutz Galuyot Junction and Hashalom Junction, in order to ease rush-hour traffic. An initial estimate of the cost of the project is NIS 160 million.
The initial plan calls for two separate lanes east of the existing highway. Traffic entering Tel Aviv from the south will use these new lanes to bypass traffic and La Guardia Junction, and rejoin the rest of the highway south of Hashalom Junction. Entrance ramps will replace traffic lights on Hashalom Rd.
The project planning will cost NIS 7 million, and is scheduled to be completed toward the end of 2006, at which point Ayalon Highways Company believes a tender can be published for construction.
750,000 vehicles use the highway daily, triple its planned capacity.
Ayalon Highways Company CEO Arie Bar said, “There’s no magic trick to solving traffic problems on the Ayalon Highway. The smart thing is to combine solutions that give clear priority to public transportation, while providing an alternative for private cars. The project’s priority to enable public transport to enter Tel Aviv without getting stuck in traffic jams.”

I’m sorry I haven’t been following the Tel Aviv forum but I was wondering if anybody knows much about the status of this project. I have been in love with this building since I saw it in a book I bought a few years ago. This is one of my most favorite buildings in the world and I really hope it gets built. THX A BUNCH. :master:

Habas sells YOO apartments for over NIS 300m

Habas HZ Investments (1960) Ltd.’s (TASE:HABS) YOO project in Zameret Park in north Tel Aviv is moving forward quickly. Real estate industry source predict that construction will be completed toward the end of 2007.
The sources said Habas had sold apartments in the YOO project for over NIS 300 million. 80% of apartments in the first tower have been sold, and over half the apartments in the entire project were sold by the end of June, even though only a quarter of the project had been completed. These figures require reports on the extent of sales. Sales of apartments in the second tower are expected to begin in early 2006.
The YOO project is due to have 297 apartments in two round high-rises, one with 35 floors, and the other 39.

Half Jubilee Ltd., jointly owned by Africa-Israel Investments Ltd. (TASE:AFIL; Pink Sheets:AFIVY) and Minrav Holdings Ltd. (TASE:MNRV), have begun marketing 25,000 sq.m. of office space in the Israel Government Complex in Tel Aviv. The complex is across the street from the Azrieli Towers, at the corner of Menachem Begin Rd. and Kaplan St. Office rent in the complex is estimated at $16 per sq.m. per month, and revenue is expected to reach $5 million a year.
The 13 floors of the building that are being offered on the open market are located above the floors occupied by government offices, which are renting space at $15.60 per sq.m. per month in 20-year leases.
The Israel Government Complex in Tel Aviv has 70,000 sq.m. of office space on 36 floors, and 1,000 sq.m. of commercial space on two floors. Half Jubilee has already signed leases with several tenants for the commercial space.
“Globes” recently reported that Half Jubilee was negotiating to sell the entire building for $60 million. The negotiations failed, however, apparently because of the complexity of the deal, and the risks involved. Half Jubilee is now marking the remaining space on the open market. It is possible that buyers, especially investment institutions, will be more interested in the building if it is fully occupied.
The building includes an underground parking garage. The parking garage currently has 350 spaces built in accordance with a standard that took into account future mass transit systems, including the Tel Aviv light railway, which will pass nearby. The offices will receive the public, and traffic in the area is expected to be heavy.
Half Jubilee said it would demolish the Israel Air Force building adjacent to the Government Complex, where it will build 1,150 underground parking places, which will be added to those in the Government Complex. During the interim, which is expected to last two-three years, the government offices will be authorized to use 600 parking place in adjacent lots.

Anyway, you say 80 skyscraoers planned (40F-102F). Did I get it wrong or will there be a 102-storey tower? Details if any of you guys have them? :)

anew plan for aneighbourhood in north TA called "new manhattan" was represented to the finance ministry and to the Israel land authority.
the plan is to build doesens of skyscrapers with no hight restrictions ,which includes 30,0000 living units .on an area of 1300 dunam with the cost of some 8 billion $.
the plan was forged by group of specialists and architects for the private owners of the lots in that area. the area is occupied today by the domestic Airfield of Sde Dov ,which will be evacuated.

There will be no more postponements of the deadline for submitting bids in the Tel Aviv light railway Red Line tender, NTA Metropolitan Mass Transit System Benjamin Vaknin told “Globes”.
The deadline for the NIS 8 billion Red Line tender is now December 20, after four postponements. Vaknin said NTA was ready and had expanded the professional team for answering bidders’ questions and requests for clarifications. He said the timetable could be met, and no requests for additional postponements would be accepted; the bidders knew that they had to submit bids by the end of December. He said that meeting timetables was essential for such a complex project.
The tenders committee, headed by Ministry of Finance deputy Accountant General Haggai Miller, said participating consortia had already submitted preliminary financial and transport models. The tenders committee is expected to shortly take decision concerning the audit report by Louis Berger Group Inc. on changes to be made in the tender, including increasing state guarantees for the project. The tenders committee said no change would be made that would delay the timetable.
The original deadline for submitting bids in the Red Line tender was August 2004. It was postponed to November 2004, then to March 2005, July 2005, and finally to December 2005.
The 22-kilometer Red Line, including a 10-kilometer underground section, will run from the Petah Tikva central bus station, through Ramat Gan and Tel Aviv-Jaffa, to Bat Yam in the south.

ILA won’t extend Hazera Ayalon Park agreement

The agreement between the Israel Land Administration (ILA) and Hazera Quality Seeds with respect to land in Ayalon Park expired in mid-July, and the ILA has announced that it is unwilling to extend the agreement, which is consequently no longer valid. ILA Tel Aviv district director Yaron Bibi notified Hazera legal representative Adv. Eli Zohar of the decision.
Hazera owns 1,137 dunam (284.25 acres) of land included in the Ayalon Park plan. On July 28, 2002, the ILA and Hazera signed an authorization agreement entailing joint planning for the company’s land. The agreement authorized Hazera to promote planning procedures for the land, including preparing and changing construction plans.
Hazera planned to have part of the land it held in the park rezoned for construction of 10,000 housing units and 300 dunam (75 acres) for industry.
Bibi’s announcement said that the agreement had required Hazera to work with the planning authorities to prepare a plan according to the timetable stipulated in Resolution 611 of the ILA Council.
Bibi also said that since Hazera had not met the timetable, the ILA had no obligations stemming from the agreement. The ILA therefore stated that the agreement had expired on the stipulated date.
This position is also included in the response by the State Attorney’s Office to a petition by the Israel Union for Environmental Defense against the planning authorization granted to Hazera.

At a ceremony at the site, Rad-Bynet Real Estate will announce this week the beginning of marketing of the second of its two Or Towers in Ramat Hahayal. Marketing of the first tower has been completed.
The Or Towers project, located at the corner of Habarzel Street and Hanehoshet Street, is a continuation of the Ziv Towers project. The project covers 72,000 sq.m., including 38,000 in offices and commercial space.
The first tower was marketed mostly to high-tech companies. In a deal contracted last week, high-tech company Malcam rented offices at $14 per sq.m. per month. A 600-sq.m. Sushi Samba restaurant (the Israeli branch of a successful New York restaurant chain) is expected to open on the commercial floor of the building.
Businessman Meir Shamir rented the eleventh floor of the building, where he plans to move the offices of Mivtach Shamir Holdings (TASE: MISH), which he controls. Shamir will pay $13 per sq.m. per month. Rents in the building are in the $12-15 range, in addition to $120 per month per underground parking space.
The second building, slated for completion in mid-2006, will have 16,000 sq.m. above the 3,000 commercial floor shared by the two towers. Rad-Bynet Real Estate has entrusted marketing of the building to Maof Real Estate Advisors.
Rad-Bynet Real Estate CEO Dalit Braun said that demand for offices in Ramat Hahayal had risen in recent months, as reflected in the higher rents prevailing in the area. She added that high-tech companies planning to expand their business were responsible for the increase in demand.

The Tel Aviv Stock Exchange (TASE) announced at the end of last week that it was considering moving to a new building three years from now. The TASE needs 6,000 sq.m. of main space and 7,500 sq.m. of service space. Most of the space is for offices, a computer center, and a center with up to 1,000-sq.m. for 300 visitors.
The TASE needs eight floors with 750-1,500 sq.m. of gross space, and 150 parking places within the building. TASE management is also demanding a public parking lot nearby.
The TASE announced that the new building could either be a separate building, to be called the TASE house, or a separate wing of a larger building. A single separate building or lot with an approved Urban Building Plan (UBP), however, is preferable. The TASE will consider bids for lots, buildings adapted to its needs, and rental premises.
TASE management announced that it was not publishing a tender at this stage, but asking for information and preliminary offers, to be submitted by October 29. The TASE currently occupies a 4,000-sq.m. six-storey building at 54 Ahad Ha’am Street.

Sources inform "Globes" that the Eilat railway project has been approved as a national infrastructure project. Prime Minister Ariel Sharon and the ministers of finance and internal affairs gave the go-ahead for fast track approval by the national infrastructures committee. The initial cost of the project is estimated at NIS 6.6 billion.
The project involves a 286-kilometer railway from Beersheva to Eilat Port, by way of Dimona and Har Zin. The project has two sections. The first includes upgrading and doubling the existing 91 kilometers of railway track between Beersheva and Har Zin. The second consists of laying 165 kilometers of track from the phosphates area near Har Zin through the Arava to Eilat Port. Railway stations are planned in Dimona, Merkaz Sapir, Zofar, Paran, Hevan, Ya’alon, Lotan, Yotvata, and Tamar. Travel time from Tel Aviv to Eilat will be three hours. The line may be electrified at a later stage.

Sources inform ''Globes'' that Gemolab Real Estate has bought the Hashoftim parking lot at the corner of Ibn Gvirol St. and Shaul Hamelekh St. from Ashdar Building Co. Ltd. and Sahar Development & Investments Ltd. (TASE:SAIN-M) for $18.5 million.
Gemolab is heading a consortium of 76 investors, equal to the number of apartments to be built on the site. It will soon choose a contractor by tender for the luxury residential project. The lot is zoned for construction of a 21-storey high-rise with 76 apartments of 120-220-sq.m. each.

The Tel Aviv Regional Planning and Building Board has approved for deposit a plan for rehabilitating the Hiriya garbage dump. The plan aims at rehabilitating the Hiriya’s environment and vistas to turn it into the heart of the Ayalon Park for the residents of metropolitan Tel Aviv.
The Hiriya Plan was designed by landscape architect Peter Latz, who won an international competition for the project. Under the plan, the Ayalon River and Shapirim River will be diverted to enable a safe and stable rehabilitation of the garbage mountain. There will public parking for visitors to the Ayalon Park, providing access from the outset of its development.
The Hiriya plan will provide public access paths for climbing the garbage mountain. The paths will cross the rivers surrounding the Hiriya garbage mountain, the top of which will provide a panoramic view of Tel Aviv.

Sources inform ''Globes'' that that Dankner Investments Ltd. won a Tel Aviv municipality tender for the Bezalel market for $6 million. This was the municipality’s fourth tender for the site. Ocif Investments and Development Ltd. (TASE:OCIF) placed second, with a bid of $5.9 million.
The Tel Aviv municipality’s minimum price for the 1.35-dunam (0.375-acre) Bezalel market site was NIS 25 million, or $5.5 million. The lot is zoned for 125 apartments, plus commercial and public space.
The Urban Building Plan (UBP) for the site permits the construction of two residential buildings and accompanying service areas with a total space of 12,800 sq.m. The contractor will also build public spaces and a kindergarten at his own expense. A cinema in the basement can be converted to commercial space after paying betterment tax. The complex will also have 200 underground public parking spaces adjacent to parking for the residents.
The Tel Aviv municipality will lease the site for 99 years. The winner of the tender must build the project within three and a half years, and provide a NIS 8 million performance guarantee.

On Friday, Ocif Investments and Development Ltd. (TASE:OCIF) bought a seven-dunam (1.75-acre) lot from private parties in Tel Aviv’s Zameret Park for $20 million. The lot is zoned for a high-rise with 127 apartments. The lot is adjacent to Habas HZ Investments Ltd.’s (TASE: HABS) YOO project and BSR Engineering and Development Ltd.’s Manhattan Tower.
The Yaski & Partners architecture firm, which designed both the YOO project and Manhattan Tower, is designing the Ocif project.
In other transactions, a private party sold a lot in Zameret Park to a group of buyers organized by Canada-Israel Development Corp. for $21 million, or $140,000 per land per apartment. In addition, Habas, which owns land zoned for 550 apartments in the project, bought another lot, zoned for 130 apartments. Gazit-Globe Ltd. (TASE:GLOB) recently bought the neighborhood commercial center.

Controversial architect Ilan Pivko, the Aviv architect firm, and former Israel national football team player Itzik Zohar are organizing a consortium to bid for a two-dunam (half-acre) lot on Amichai Paglin St. in Tel Aviv’s New Ramat Aviv Gimmel neighborhood. The Israel Land Administration (ILA) is selling the land.
Many contractors will reportedly participate in the tender, because this is the last remaining lot in the area owned by the ILA. Pivko’s consortium wants to build an eight-storey high-rise with 24 apartments, including garden apartments, duplexes, and triplex penthouses. Pivko will personally design the building, and provide interior design services for the apartments to his partners.
The consortium’s managers say apartment prices in the project will be significantly lower than normal for the area. A 130-sq.m. apartment will probably cost $385,000, a 180-sq.m. duplex with an 80-sq.m. balcony will probably cost $550,000, and a 225-sq.m. triplex penthouse with a 75-sq.m. rooftop balcony will probably cost $1.5 million.
The lot is located west of the Gimmel Towers project that Ocif Investments and Development Ltd. (TASE:OCIF) is now building.

Globes Matthrew Bronfman is in advanced negotiations with Wissotzky Tea (Israel) Ltd. owner and CEO Shalom Zeidler to buy an empty 45-dunam (11.25-acre) lot in northern Lod for $12 million. Bronfman is entering Israel’s real estate business, following his interests in banking (he is a partner in the controlling interest in Israel Discount Bank (TASE: DSCT), and in retail (he is shareholder in Blue Square Israel Ltd. (NYSE: BSI; TASE: BSI) and owns the IKEA Israel franchise).
Bronfman is expected to build on a site a power center that will include a second IKEA Israel store, at an investment of $60-80 million. Bronfman has been seeking a site for a second IKEA store for several months, in order to establish a second IKEA Israel store by the end of 2008, as required under his contract with IKEA. The new store will cover 28,000 sq.m., larger than the first store. He examined located in Rishon LeZion, Ashdod and Ben Gurion Airport.
Bronfman’s decision to enter the real estate business was made when it became apparent that the IKEA Israel store at the Poleg interchange in Netanya was the key factor in the development of commerce in the area, which greatly boosted real estate prices and rent.

Sources inform ''Globes'' that the negotiations between Africa Israel Hotels Ltd. (TASE: AFHO) and Canit Hashalom Investments, to rent 14 floors in the Azrieli Square Tower in a 25-year lease for an estimated $80 million have run into difficulties. Africa-Israel Hotels is a subsidiary of Africa-Israel Investments Ltd. (TASE:AFIL; Pink Sheets:AFIVY), controlled by Lev Leviev. David Azrieli owns Canit Hashalom.
One disagreement between the parties concerns the brand of the hotel that will occupy the Square Tower. Azrieli does not want the Holiday Inn brand, which Africa-Israel Hotels operates in Israel, and insists that the latter find a more prestigious hotel chain. Marriott International Inc. (NYSE:MAR) has been mentioned, but it is unlikely to become a partner with Africa-Israel Hotels for this site, because the Square Tower lacks a convention center and ballrooms characteristic of Marriott hotels.
Another possibility is Crowne Plaza Hotels and Resorts, for which Africa-Israel Hotels owns the Israeli franchise. Azrieli is considering this option and might agree to this chain operating the hotel.
Africa-Israel Hotels is reported to have revealed recently that Azrieli had previously negotiated with Fattal Hotel Management to lease space for 20% less than Canit Hashalom is asking in its current negotiations. Those negotiations were for a 25-year lease at a total of $65 million in rent, a percentage of turnover, and $14 million in management fees. Fattal Hotel Management is owned by David Fattal, Ofer Brothers, and Israel Phoenix Assurance Ltd. (TASE:PHOE1;PHOE5) controlling shareholder Jacob Shachar.

The Tel Aviv Local Planning and Building Committee has approved a change in residential construction under the plan for a high rise at 1 Rothschild Boulevard. At the request of Habas HZ Investments (TASE: HABS) CEO Herzl Habas, the residential area has been increased at the expense of office space. Under the new plan, residential space will total 11,253 sq.m., and office space 1,849 sq.m. The building will also include 500 sq.m. of commercial space on the lower floors. Apartments will be on the upper floors, above the offices, and total building percentage will be 450%.
A 36-storey tower on a 5.7-dunam (1.425-acre) lot is planned. It was decided that space per housing unit would be at least 100 sq.m., and no housing unit would have less than 60 sq.m.
Only two weeks ago, the Planning and Building Committee approved a 21-storey office tower at 10 Rothschild Boulevard. Increased construction rights were transferred on this site from two other Tel Aviv lots. Different lots were combined to create one 5.5-dunam (1.375-acre) lot.

Bonei Hatichon Civil Engineering and Infrastructures Ltd. (TASE:BOTI) is continuing to buy residential lots in high demand areas. The company recently bought a privately owned four-dunam (one-acre) lot, near Petah Tikva’s Avnet Mall, and plans to build 101 apartments in a 25-storey high-rise on the site.
Bonei Hatichon paid $39,000 per land per apartment, not including development costs, and expects sales proceeds to total $24 million.
Bonei Hatichon is now building and marketing 98 apartments in its Lev Ganim project in Petah Tikva, and bought land for the construction of 139 apartments in Or Yehuda.

The cabinet has approved a proposal by the Prime Minister’s Office and the Ministries of the Interior and the Environment to establish a government company to develop the Ayalon Park. The decision means that management of the south Tel Aviv park will be in the hands of a public company to ensure that the land will be used only for a park, and not for real estate purposes.
Under the decision, the company will have a 12-member board: three government representatives from the Ministries of Finance, Interior, and the environment; a representative from the Israel Nature and National Parks Protection Authority; four public representatives; and four heads of local authorities.
The cabinet also decided that the Israel Land Administration (ILA) will lease the park’s land to the Ayalon Park company, and not to private tenants. After the rights are transferred, planning of the park will begin, under a seven-year lease. Once it becomes clear that the park company has carried out its missions, the ILA will extend its lease to 49 years. The cabinet decided the rights allocation will be valid so long as the land is used for a public park. If the park ceases to function, the land will revert to the ILA.
The Ayalon Park company will be authorized to set up commercial tourism ventures; contracts will be signed between the ILA and entrepreneurs.
The Ayalon Park company’s budget will come from donations. The Bracha Foundation estimates it can raise NIS 40 million over five years. An additional NIS 27 million will come from other donations, Mifal Hapayis Israel National Lottery will donate NIS 10 million, and the government committed NIS 10 million.
In addition to designing the park, the Ayalon Park company will coordinate with the Dan Region Association of Towns to develop a recycling center at the Hiriya garbage dump, and integrate it with the park, rehabilitate the Ayalon River and Shafirim River, and encourage public use of the park.
The 8,000-dunam (2,000-acre) Ayalon Park will include 650 dunam (162.5 acres) for the Hiriya site, 1,000 dunam (250 acres) in the southern area, 3,300 dunam (825 acres) occupied by various infrastructures and the Mikve Israel Agricultural School, and 3,000 dunam (750 acres) in the central park area.
