Sridhar November 23rd, 2004, 06:54 AM Seems like Hafeez Contractor is having a field day in Thane! :) I can see much of the neo-classical designs that Contractor employed in Powai's Hiranandani Gardens being used in Thane. Also a bit of art-deco style.
Whether Thane looks like Mumbai or not, it will certainly start looking like Powai's Hiranandani Gardens! :) Too much of Hafeez Contractor is also not good. We need some more variety in Mumbai.
Suncity November 23rd, 2004, 07:05 AM I am sure other architects are also having a great time. Unfortunately they are not upto the mark when it comes to maintaining nice informative websites. So we are short on their side of the story.

BTW did you notice all those strange names - Fiona, Alcina..looks like not only the looks, but our moneybags also want phoren names for their buildings. Jatashankar Apartments are a no no. Cape View Terraces would sell better. (I guess that's across much of the world).

Whatever the situation, these buggers control the real estate market in Mumbai....their hand is in every pie, and yet one doesn't read much about them in the press. Heck this is the case with the whole of the construction industry. These blokes buy lands worth thousands of crores of rupees, and no magazine does a profile on them... :bash:

The Rahejas also own Outlook magazine. Maybe they should do a feature on themselves. They really do control a lot of real estate stakes especially in Mumbai. And don't forget the several luxury hotels they own in the city.

The eastern part of Thane, near the creek, is undeveloped so far, in spite of being closer to rail and road routes than the well-developed western part
Dr P S Rana, chairman and managing director of the Housing and Urban Development Corporation (HUDCO), is lobbying the Maharashtra government to approve an ambitious Thane Creek Project.
It’s part of his plan to create self-contained townships along linear rail corridors of Thane, which, although on the fringes of a big city like Mumbai, is well connected to the mainland via a rail and road network.
“The idea is to create townships close to a metropolis, with good connectivity to the main city. The township would be complete not just in terms of infrastructure, but will have enough economic opportunity for people living there,” says Dr Rana.
“The objective is to arrest migration into a mega city by creating jobs and a quality lifestyle in areas around it. This will also lead to in-situ urbanisation of select locations.”
The site he has chosen in Maharashtra for his corridor project happens to be around the Thane creek, which can be accessed from the Mumbai-Panvel road (Y V Chavan Road), the Mulund and Airoli railway stations, as well as from the Mulund-Airoli road.
It would involve enormous reclamation of the slat pans around the Thane creek that extend right up to the west of Navi Mumbai. The entire area, fringed by the sea, has salt pans where no development has taken place, and is virtually free from encroachment too.
“The site admeasures 5,500 hectares and can be developed as an excellent seafront of the range, magnitude and elegance of the Baltimore waterfront, the Sydney Harbour, the Barcelona Waterfront or Battery Park in Manhattan,” claims Dr Rana.
“Along with establishing commercial and residential complexes, the emphasis would be on creating a waterfront that Thane can be proud of.”
HUDCO has chosen the site on the basis of its proximity to both Navi Mumbai as well as the northern suburbs of Mumbai. The existing infrastructure would help them develop a multi-nodal transport system.
The proposal includes constructing a residential-cum-business city on the land surrounding the Thane creek. “It will actually be a city within the city,” says Dr Rana, “supported by several roads and a rail network that would link it to the Mumbai mainland.”
The southwest anchor of this proposed city, designated to be about 850 hectares, would have a transport node for luxury liners and boats, and will include recreation facilities like golf courses, stadia, play courts, gyms, clubs, and sports complexes.
In the northwest expanse, sprawled over 2,500 hectares, the key components would include waterfront recreation, entertainment and amusement zones like bowling alleys, restaurants and multiplexes, resorts, malls and food plazas.
The key feature of the project is to develop about 500 hectares of the city as an economic zone, in the northwest expanse, where knowledge-based and ‘clean’ industries would be encouraged.
“The emphasis will be on emerging sectors like tourism, entertainment, electronics, IT and financial services,” says Dr Rane.
“For instance, we could encourage setting up of entertainment companies, event management and public relations ventures, financial services companies and BPOs in this economic zone.” HUDCO also proposes to build a retaining wall and a promenade along the sea front.
The Thane Creek City, as the multi-crore project is called right now, would be connected to Bhandup and Navi Mumbai by bus services and a rail network. In fact, the proposal includes construction of four corridors with a road and rail based transport system, which would circle the entire complex.
HUDCO also plans to convert the Thane creek into a fresh water lake, to meet the water supply needs of the new city.
“Right now, all the rain water drains out into the sea. If we can find a way to store this rain water within the creek, we would have a fresh water lake. If we put a barrage and segregate the creek from the sea, I think that’s possible. A couple of small dams should do the trick, and you will actually have a lake spread over 3,000 hectares,” says Rana, who claims he got the idea while flying over the creek, on his way in and out of Mumbai. Of course, this would require a huge de-silting process.
Dr Rana estimates that the project would need about Rs 50,000 crore as initial investment. “But once this project is completed, I am sure other coastal areas like Nhava Sheva and towards Gateway of India will get enough impetus to develop,” he adds.
Most of the development in Thane has been on the western end. The eastern part presents an opportunity for development where 5,000 to 10,000 hectares of land can be created, feels Niranjan Hiranandani, MD, Hiranandani Construction.
“It would be easy to convert the creek into a fresh water lake, since there is little tidal activity on that side. Very little filling will be required, and since there is a creek, there is no direct sea hitting it.” Besides townships, developers claim that the land can be used for rehabilitating slum dwellers or people living in dilapidated buildings across Mumbai.
Mukesh Patel, MD, Neelkanth Group, agrees that the project is ambitious, but will need a major push from the government’s end to go through.
“Dr Rana’s idea is very clear, and it is a very practical project. Even the details are well thought out. It will be easier to provide infrastructure, since Thane West is already well developed, and the eastern end falls on the rail and road network that connects Mumbai.”
The hurdles
The site is designated as a protected area under the Coastal Regulation Zone (CRZ) guidelines. To construct an entire city around the Thane creek, almost 4,000 hectares of salt land will have to be reclaimed and built on, a proposition that Mumbai environmentalists are protesting against.
Salt pans are environmentally fragile, argues Narayan Rathod, convener of Green Thane, an NGO lobbying against the repealing of CRZ and hawking of land under salt pans.
“Development costs of such land would be extremely high. Moreover, the project would require large-scale reclamation. I think there should be a case by case study in which each coastal plot is examined separately, to find out its effects on the city.”
Many environmentalist groups feel that after the recent tsunami disaster, which wrecked havoc across Asia killing lakhs, the Indian government would be very reluctant to repeal the CRZ and allow development in such ecologically sensitive zones.
Under the CRZ, no development is possible up to 500 metres from the high-tide line of the sea. The tsunami disaster reveals that wherever there have been natural buffers against the killer waves – like mangroves or coral reefs – the destruction has been less.
But as Hiranandani says, “If you are going to talk about CRZ, then there will be no development in Mumbai. Mumbai falls in an earthquake zone, and it’s a risk we all take when we decide to live here.”
Patel has a more practical solution: “The idea is to protect erosion around the coast. So, while clearing this proposal, maybe the government can make it mandatory that the development authority plants a thick forest zone or even creates some kind of green belt within a few metres of the sea, to prevent erosion, and leave the rest for development.”
The next step
HUDCO is in talks with the Mumbai Metropolitan Regional Development Authority and Maharashtra’s urban development ministry to study the project and grant approval. The project also requires the union environment ministry’s approval, since it falls in within the CRZ region, and will need reclamation and development in a no-development zone.

Second, the environmental lobby is sure to protest loudly even if the finances are taken care of. This could be a reality in 10 to 20 years. I think the idea will catch on; Mumbai needs to be decongested and this would be part of the solution.
But for now, no Thane creek development.

Hmm.. I'll take your word for it over the money bit. You're right... I can see private investors eager to invest in the area; especially since land is so limited in and around Mumbai.
As to the issue of environment vs. development, I say, develop Thane but MAKE SURE there is a sufficient amount of greenery in the city. And the mangroves and salt basins.. well, I'm no geographer/environmentalist. I'll have to believe them when they say that it's beneficial to leave them there. However, I still think that the environmental lobby will make it hard for them to develop the area. But if they get approval, then they must go for it. The green belt/forest issue MUST be resolved however.. so it'll be a win-win solution for both the environmental lobby and the development advocates.
Let's just watch and wait... and see what comes out of this. I'm a bit skeptical still.. I'll believe it when I see renders and construction. :D

Well, the site doesn't have it all, the ad in the morning paper showed some amazing renders of many other towers not listed on the site. All of them are 12/17/19 storeys.
Hey, this project of Raheja Gardens has been going on since 2004. Has it been completed? All the other projects, Hiranandani at Ghodbunder, Neelkanth etc are progressing rapidly.

It is a water tank that is taking shape, and it is being built at a certain height for water pressure, which is why you see those concrete columns .
It is most likely a part of the rainwater harvesting project in Hiranandani.
Most residential projects in Thane are mandated by the civic body to develop such sustainable initiatives because of the spike in demand for water in recent times.

yup
the only issue is that people are using that as a walk way to get to the station which is slowing down the Buses. Also private buses seem to be using it whcih slows down BEST and TMC buses.
they have marked the area for the SATIS to extend all the way to Meenatai Thakarey Chowk. (ie can see markings on the road)and friends told me engineers are meeting and marking many places on Sundays. Also plans are in place to also extend it all the way to Kapurbaudi junction.
So Satis will virtually be a BRTS of sorts
with stops at
-Kapurbawdi junction
-Majiwade junction
-Meenatai thakarey chowk
-Talao Pali (chintamani area)
-Thane station
so the back bone of bus travel in Thane (well Thane west atleast) will be set to serve the city very well.
You can feel the effects of it as well. When travelling through the city to the station etc the average speed has shot up due to the heavily buses having their own route. Vehicles easily do about 30-40 km per hour even in morning rush hour.
Good project-executed very well- worth the wait. Thumbs up TMC

problem is very small....just that govt wont implement....solution...
put some cctv in satis area...caught them on camera,,,, SLAP them hard on face....specially in front of whole crowed.... i m sure he is never goin to litter anywhere in world..... put some LCD on station area....announce winner...every hour ......capture hard slapped face expression..... n show on LCD....around the whole mumbai.....

hmm i dont travel much via the buses. But the ones I used about 2-3 months ago were not installed.
the route was Station to Vrindavan housing society

I dont thinks so, at least in near future. But yes we need it,, as only one road connecting to station,,,, lots of people moving to GB road, so if they start monorail, its going to develop rapidly, means more than current speed...and it will help thane(mumbai too) do decongest.
Currently people use ST(dangerous, horrible), TMT and BEST for same, but again its road transport...slow,,,traffic,,,etc etc... so having monorail, will attract lots people living from congested areas
