According to Gulf News today, land in the area between the two new Zabeel Parks and incorporating the new Etisalat Tower to be called PARK SQUARE is being marketed by KM properties. Plots are being sold for development of towers with unlimited height. :eek2:

Dubai Metro Station and Headquarters, incorporating a Park and Ride system

1.4 million sq ft residential, commercial and entertainment development.

i asumed that this area was part of the park. doesnt the suspension bridge connect into this area.

probably about 1/2 a sqkm?

[assuming if it were a sq, the edges would be roughly a km each?

The pedestrian bridge goes from the top right hand corner of the lower Zabeel Park to
the bottom r/h corner of the upper park.

they have 40 plots ranging from 17k to 21k sqft & u can build anything above 25 floors.

but the prices are krazy AED 300 for per sq ft. buildup (similar to DIFC and more expensive than Business Bay)... and guess what only for 30 years lease and one can renew at the same price for another 30 years after that period... (that means 3 times the price of DIFC & 4 times BB = this is crazy)

also i dont understand the parking & traffic solution???

interestingly 10 plots are already sold today... i would get the master plans tomorrow... let me see if i can post them...

if we think that they would put that plot buildup price to maintenance charge it would be:
21k sqft * 200AED = 6.300.000AED
6.300.000 / 30(years) / 300(amount of apartments) = 700AED for year / 58AED for month per apartment
afterall it doesn't sound so high...

Will be good to have another cluster and its edging closer to Bur Dubai area as well
+ it makes great use of the park that no really tall towers we looking on to. At least will these as pack drop the park might get a few hours of shade as well

There is a map in todays gulf news business section. they are selling phase 2 now and they have about 40+ plots and they do mention that plots can be used for office, commercial, residence, leisure or entertainment with UNLIMITED HEIGHT!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

كشفت «كي أم بروبرتيز» العقارية لـ «البيان» عن مشروعها العقاري الذي تطوره قرب حديقة زعبيل قبالة شارع الشيخ زايد بدبي باسم «دوارالحديقة» وهو على شكل مدينة متكاملة تبلغ مساحتها الإجمالية 4. 1 مليون قدم مربع. بينما تبلغ مساحة البناء الإجمالية نحو 22 مليون قدم مربع وتصل استثماراتها الى 14 مليار درهم.


وتتكون من 40 برجا منها 30 برجا للمكاتب و10 مزدوجة الاستخدام، كما تضم المدينة أكبر موقف للسيارات في الشرق الاوسط، وتمتاز بوجود أكبر محطة لقطار دبي السريع فيها، الى جانب فندقين، ومركز للتسوق، ودار عرض سينمائي.


وقال قصي يوسف مدير عمليات «كي أم بروبرتيز» التابعة لمشاريع الرستماني التجارية ان المرحلة الأولى من المشروع بيعت خلال ساعات، مما دعا شركته الى إطلاق المرحلة الثانية أمس لتلبية طلبات المستثمرين وأغلبهم من الأجانب، وتتراوح مساحات الاراضي في المشروع الذي يتكون من 40 قطعة أرض مابين 900. 11 قدم مربع و870. 23 قدما مربعاً، بأسعار تتراوح مابين 53 و340 مليون درهم.


وتنص عقود البيع على أن تملك أي قطعة أرض في المشروع يستمر لمدة 35 سنة قابلة للتجديد، ويعطي العقد للمالك بتجديد أو إلغاء ذلك العقد، ويؤكد يوسف أن عوائد الاستثمار في المشروع يتراوح ما بين 25 الى 50 في المئة.


وأشار إلى أن مشروع Park Square أو «دوار الحديقة» سيساهم بتخفيف أزمة المرور والنقل من خلال خدمة «أركن سيارتك واستقل المترو» وهي الأولى من نوعها في المنطقة، حيث سيكون بمقدور الجميع ترك سياراتهم في مواقف خاصة تتسع لـ 21 ألف سيارة، ليستقلوا المترو الى مطار دبي خلال 11 دقيقة، أو التوجه الى جبل علي خلال 14 دقيقة.


وتبلغ تكلفة تشييد تلك المواقف نحو مليار ونصف المليار درهم، وتتكون من 21 الف موقف منها 9205 مخصصة لرواد مركز التسوق. وأوضح يوسف أن شركة Dimension «أبعاد» تتولى تصميم مشروع Park Square وفق مواصفات عالمية، تراعي خصوصية الهوية الثقافية المحلية وإطلالة المشروع على شارع الشيخ زايد وموقعه الى جانب حديقة زعبيل.


التي تعد أكبر حدائق دبي، حيث ستشكل الأبراج ال40 قوسا جماليا في قلب المشروع بإرتفاعات مختلفة تتراوح ما بين 25 طابقا الى 90 طابقا، ويتوسطها مركز تجاري ضخم تبلغ مساحته مليون قدم مربع، وتزينه قبة زجاجية تلتف حولها الابراج، ويضم مراكز تجارية لأشهر الماركات العالمية وسلسلة مطاعم، ومراكز ترفيه.


وأوضح يوسف بأن الموقع الحيوي للمشروع وقربه من حديقة زعبيل والمركز التجاري وأبراج الامارات الى جانب وجود مركز وإدارة مترو دبي فيه والطلب الكبير على المكاتب التجارية في دبي وتحديداً في شارع الشيخ زايد دفع بالشركة الى تخصيص النسبة الاعلى من المشروع للمكاتب التجارية، لكن ذلك لم يمنع من التخطيط ليضم مركز تسوق ضخم وفنادق ومراكز ترفيه.

Chinamex and Nakheel have heavely advertized the Dragon Mart in China, especially Shanghai and Beijin.

They do advertise in Germany. What do you think was the VOW documentary on Saturday, or the other two they had on VOX Tours last month?

their is a lot of ads in a numner of U.K news paper, but I remember when I was in berlin for the ITB their was a German magazine concentrating on Dubai real-estat but of course I doubt it is a magazine you will find in supermarkets.

KM Properties project sold out to global and local investors

Staff Report

Dubai: UAE-based developer KM Properties said its Park Square project has been sold out to global and local investors.
The projected return on capital employed for each investor was no less than 200 per cent, it said in a statement.

The project was successfully promoted to the public two month ago.

The company is now finalising a design for another project on Shaikh Zayed Road next to the new leisure and retail centre, Ibn Battuta Mall, the statement said.

The size of the plot is about 3 million square feet and it will be divided into smaller plots to suit investors who are targeting low risk investment and financial return of at least 60 per cent, the statement said.

Just thought I'd bring back this thread because it seems to be the worst affected project by the new airport restrictions. It's not only the 666m tall one that's a problem though because they claim they've sold plots for towers up to 90 floors high! Also don't this company have another project like this in the planning? Maybe they could build their supertall there.
So after all these mega-projects released by developers over the last months, it looks like reality has come back to bite them in the ass! :(

KM Trading's Park Square experiences high demand

KM Properties has claimed it has received high demand for Park Square, an office tower situated at Park Square, close to the World Trade Centre and Dubai's financial district.

According to KM Properties, investors who have so far invested Dh100 million in the property are expected to make an annual return of 16.6 per cent. This, says KMP, is because of its location "perfect to meet the needs of local, national and international business concerns." The site also marks a junction of the new Dubai metro.

Commenting on the project Qusai Yousuf, operations manager, said: "We have received a lot of positive interest from local and international companies since the announcement of this project at the City-scape exhibition. Turner Construction International, one of the world's largest construction companies, has secured office space in the office tower.

Construction for Park Lane Tower is expected to commence in early 2006 and be completed by 2008. Office sizes start from 526 square feet and onwards, to fully meet the needs of a range of businesses.

^^ Most propably this project has been cancelled, or minimum postponed for years. The aerea was boarded before, now the boarding has been removed.

one could also say organized and space orientated ;)

i actually like this bulky feeling with the large inner open space. a pity of course the supertall is now indeed gone (will it be built in BB maybe?) but we supposed so.

on the other hand it looks a bit boring (of course you could also say simple) but this might be a random concept.

however again, they look like all glass which is always fantastic.
