Seef Properties, the leading property development and management company in Bahrain, has unveiled the image of Seef Mall's West Wing Expansion.
The ambitious project is scheduled for completion by the beginning of next year.
Seef Mall's West Expansion commenced last year with the appointment of local consultants Hisham AbdulRahman Jaffer (HAJ) Consultancy responsible for the quantity surveying and project management of the multi-million dollar venture.
The nearly $40 million expansion is set to increase Seef Mall's capacity by over one third of its current size, bringing the total Gross Lettable Area to approximately 75,000 square metres.
"Seef Properties' positive move towards the Seef Mall Expansion came as a result of extensive market research, excellent sales track record witnessed by the mall over the past couple of years and our projected growth in demand," said Seef Properties leasing and merchandising manager Khalid Fadhul.
"Our findings revealed the expansion would inevitably meet the customer demands for additional shopping choice while satisfying the retailers who are eager to setup their operations in the Seef Mall premises."
The additional 22,000 square metres of space will house two floors filled with an extensive retail mix consisting of new fashion brands, Multimedia stores, sports outlets and a variety of new coffee shops and restaurants to complement the expansion.
Seef Properties has also signed up with new tenants some of whom include internationally renowned brand names associated with quality in product standards such as Kenneth Cole Unisex Fashion, Coccinelle ladies bags, Enzo Angilioni Ladies Footwear, Aldo Accessories, Strand Bags, Paul Frank Industries character driven concept.
"Seef Properties has been committed to providing its Seef Mall visitors with the ultimate shopping experience through its extensive choice in fashion, technology, entertainment and dining outlets," said Fadhul.
"We have therefore ensured that the new expansion supports our on-going strategy of spoiling our customers for choice by introducing a variety of new brands into the market to suit everyone's taste," says Fadhul.
Seef Mall, the most visited shopping and leisure destination in Bahrain, covers over 100,000m².
The mall currently offers customers a selection of 220 retail shops of various international brands, a 16 screen multiplex cinema and more than 40 restaurants and coffee shops, which combined, offer seating for approximately over 2,000 people.
For shopper's convenience, the mall provides a 650-vehicle multi storey covered car park with air-conditioned entrances leading to all the mall's main shopping floors, with a further 2,250 car parking spaces surrounding the mall.

Bahraini Spirit April 5th, 2005, 07:30 PM That I don't know, am sure they'll open it from Shoe City downstairs, somewhere around there and somewhere behind the cinema, although I can't clearly see how that'll happen. Again, this is planned out so they've taken into account all of these things.

I'll be sure to take pictures once significant construction begins.

Qatar4Ever April 18th, 2005, 09:52 AM I was there this weekend. You can see the whole place is cornered off and I took a look inside, the just started putting in all the material and orginzing all the steal and stuff. So im guessing they'll break ground within this week.

It's good this thing will break ground soon, this should look really nice when completed. Seef Mall really needed to expand and I think this will serve the purpose quite good.

The lenght of both malls (city Centre and seef mall) is about 500 meters
but seef is much thinner than the later.... much thinner ,,,,,

Qatar4Ever August 11th, 2005, 07:03 AM Nice project indeed. Its a good thing they are building a new car park building to go along with the expansion.
My friend and I were wondering the other day what made seef so succesful and made alaali and other large malls around the region such a failure. I think the reason was seef had a better study of a mall should be. Instead of going ahead and building one huge mall that will end with only half of the places rented out, they built on stages. And upon the success of every stage or phase of the mall's development, they studied and expansion and built it. This what makes seef one of the more popular and probably one of the most profitable malls in the region.
B-Patriot August 11th, 2005, 11:24 AM 7aram 3alaik, i wouldn't call Al Aali Mall a failure...not anymore at least....Plus i think Seef got lucky from the start and then probably started doing what u talked about...planning and stuff....
The 19 story tower was not part of the original design i think, right....So more office spaces!!!
How many stories is the old seef tower? Will they be the same height!?
Just curious how they compare...
Bahraini Spirit August 11th, 2005, 05:05 PM Seef tower (shamil tower as it's also known) is 17 stories. There was a 35 storey or so hotel proposed but that changed and they built the office.
The problem with Al A'ali is that the rents were toooo expensive and Seef was cheaper, that's why it's better, although Al A'ali was billed to be better.

The agreement was signed between the Seef Properties’ Chief Executive Officer, Paul de Nicola, and Chief Operating Officer of Fraser Serviced Residences, Choe Peng Sum. Singapore’s Minister of Transport, Yeo Cheow Tong and Chairman of the board of directors of Seef Properties, Waleed Abdullah Hamad Al Zamil were also present during the signing ceremony.
“The construction work on the ground and first floor of the 20-strorey building that consists of expansion of Seef Mall, car park is on the third floor, and other facilities is under way,” said de Nicola. “The actual construction of the 91 service apartments, that will begin from the sixth floor onwards will commence in January 2006 and will conclude in January 2007. This property, to be operational by April 2007, will be located above the popular Seef Mall’s new west expansion, offering unparalleled convenience to the residents.”
“The Fraser Suites project, is owned and developed by the Seef Properties and will be managed by Fraser. The idea of Fraser Suites, that will have single and two bedroom apartments came as long term stay is more common in such facilities. Seef Properties wanted to set a new benchmark in branded service apartment operations in Bahrain,” said de Nicola. “Fraser came up clearly as the partner of choice with its vision of a purpose-built service residence made to Fraser specifications and international gold standard. We are also captured by the very distinct lifestyle offering that Fraser brings to the table that will differentiate the project from others in Bahrain.”

Adel April 20th, 2006, 10:42 AM Hi, it's my first post. Does anybody know if they own the big land north of the new expansion? Also I have a feeling that when City Center opens and Toys R Us move there, Seef Mall may expand from that side near Chillis too.

Krispy Kreme doughnuts, the world-famous American doughnut chain, announced the opening of its first outlet in the Kingdom. Located at the upper level of Seef Mall the outlet will open its door for business on the first day of Eid Al Fitr. This was announced at a Press conference.
Jim Rogers, Vice President of International Marketing for Krispy Kreme, attended the event alongside its operating partners in Bahrain, Sherif Nasser, General Manager of Americana, Bahrain.
As part of the promotional plan, Krispy Kreme will celebrate the opening by giving the first 25 customers through the doors free doughnuts for one year and the following 25 customers will get free doughnuts for 6 months. Moreover, local DJ, Krazy Kevin will be brought in to entertain the crowds. Prior to the official opening of the store, Krispy Kreme gave away 90000 pieces of fresh doughnuts for people at shopping malls, society clubs and offices. The promotional period started on September 18 and was held till September 27.
Sheirf Nasser said: “We are happy and proud to have this famous doughnut chain in Bahrain. Seef Mall will be an ideal place for such a brand, which will guarantee high number of people visiting and an immediate success for the store and for Americana itself.”

فخرو: مشروع فندقي تجاري في السيف بـ120 مليون دينار في 2009

قال رئيس مجلس إدارة شركة عقارات السيف عبدالرحمن فخرو إن الشركة تجري مباحثات مع بنك الإسكان بهدف تطوير الأرض المحاذية لمجمع سار، متوقعاً في الوقت نفسه البدء في تنفيذ مشروع فندقي تجاري سكني في منطقة السيف بكلفة 120 مليون دينار العام المقبل.
وأوضح فخرو في اتصال مع ''الوقت''، أن الموعد المحدد لتسلم برج الشقق الفندقية ''فريزر السيف'' والذي بلغت كلفته نحو 8 ملايين دينار في منتصف نوفمبر/تشرين الأول المقبل، بعد أن كان من المقرر تسليمه في سبتمبر/أيلول.
وكان فخرو ذكر في حديث سابق أن دارسة الجدوى تتوقع أن يحقق المشروع عائداً استثمارياً مباشراً يصل إلى 12%، كما أنه سيساهم في زيادة نشاط المجمع التجاري، مشيراً إلى أن برج الشقق الذي يضم 91 شقة سيراعي التعاليم الإسلامية.
وأوضح أن الشركة في سباق مع الزمن لتنفيذ وتطوير موقع مجمع سار، مشيراً إلى وجود اجتماعات مشتركة مع بنك الإسكان تتعلق بتنفيذ المشروع وهو عبارة عن مجمع تجاري يضم مجموعة من الخدمات على الأرض المملوكة للبنك والمحاذية لمجمع سينما سار المملوك لشركة عقارات السيف، مع احتفاظ البنك بملكيته للأرض.
وعن الكلفة المتوقعة وموعد بدء التنفيذ قال ''إن الدراسات لازالت مستمرة ولم يتم تحديد الكلفة بعد، متوقعاً البدء في تنفيذه مع نهاية العام المقبل''.
كما بين أن الشركة تدرس حالياً إنشاء مشروع تصل كلفته إلى 120 مليون دينار في منطقة السيف على الأرض التي يقام عليها حالياً ''تويز آر أص''، مشيراً إلى أن المشروع الذي سيقام على عدة مراحل سيكون سكنيا وتجاريا متصلا مع مجمع السيف إضافة إلى فندق 5 نجوم. ولفت إلى وجود محادثات مع إحدى الشركات لتنفيذ المشروع.
من جانب آخر وحول اقتراب موعد افتتاح ''البحرين سيتي سنتر'' رسميا وتأثيره على مجمع السيف قال فخرو ''إن المجمعين التجاريين - السيف وسيتي سنتر - سيكمل كل منهما الآخر''، مشيراً إلى أن المنطقة قادرة على استيعاب المزيد من المجمعات التجارية وهو ما يدل عليه نسبة الإشغال في المجمعات التجارية (السيف، ستي سنتر، الدانة، مارينا مول، ومجمع البحرين) رغم كونها تقع في منطقة واحدة.
وفيما إذا خرجت عدد من المحال التجارية من السيف إلى ستي سنتر قال فعلياً لم يخرج أحد، مستدركاً أحد المحال التجارية الكبرى انتقل إلى ''ستي سنتر'' بهدف الحصول على مساحة أكبر وهو يستأجر طابقين من المجمع، ولكن الوكيل له طلب استمرار تأجير المساحة بهدف دخول وكالات تجارية جديدة تابعة له

Well i guess we'll find out sooner or later when the actual source (seef mall) release something officially..

A big skating rink with a huge LCD screen surrounded by three levels of shopping stores with wide corridors and an upscale food court like the one in Emirates Mall with another huge LCD screen. A mini indoor carting arena, bowling ally, a hypermarket, a huge furniture store similar to Ikea Dubai, and a link to the Aali mall with shops on both sides. Also a five star hotel and a 70 Floor business tower with a grandiose entrance to the new mall. :banana::banana:
How much will that cost? :)

أعلنت شركة عقارات السيف أمس عن إطلاق عدد من المشاريع في العام الحالي بكلفة 33.7 مليون دينار منها تشييد جسر للمشاة يربط بين مجمع السيف ومجمع "البحرين مول" بقيمة مليون دينار.
كما وتتضمن حزمة المشاريع توسعة مجمع مدينة عيسى بكلفة 2.7 مليون دينار وتطوير مجمع سار بالشراكة مع وزارة الإسكان بـ30 مليون دينار وافتتاح برج السيف نهاية أبريل المقبل.
كما وأعلنت عن تأجيل مشروع توسعة شمال السيف الذي تصل كلفته إلى 120 مليون دينار إلى العام المقبل وتأجيل إقامة مجمع في الحد وتطوير أرض بمنطقة السنابس. ومشروع "الرفاع فيوز" كما وزّعت 4.6 مليون دينار أرباحاً نقدية على مساهميها.
وقال رئيس مجلس إدارة شركة عقارات السيف عبدالرحمن فخرو إن الشركة ستبني جسراً للمشاة فوق طريق الشيخ خليفة بكلفة مليون دينار خلال الربع الأخير من 2009.
وأضاف فخرو على هامش الجمعية العمومية أمس "تطلق (السيف) شركة مقفلة الأسبوع المقبل لمتابعة أعمال بناء الجسر الذي يربط بين مجمع السيف التجاري ومجمع البحرين"، لافتاً إلى طرح مناقصات بهذا الخصوص بعد الإعلان عن تأسيس الشركة مباشرة.
وأعلن فخرو عن طرح مناقصة أوائل الشهر المقبل لتوسعة مجمع مدينة عيسى العام الجاري، بكلفة 2.7 مليون دينار وينتهي العمل به خلال العام 2010.
وبيّن أن شركة "عقارات السيف" تقوم الآن بالخطوات النهائية مع وزارة الإسكان للإعلان عن الشراكة في مايو المقبل لمشروع مجمع سار المكون من محلات تجارية ودور للسينما إضافة إلى مواقف سيارات وتبلغ كلفة المجمع قرابة 30 مليون دينار وتتحملها مناصفة الشركة ووزارة الإسكان.
وأعلن فخرو عن افتتاح برج السيف للشقق الفندقية المدمج "فريزر سويتس السيف البحرين" فئة 5 نجوم بنهاية أبريل المقبل وتبلغ كلفة مشروع برج الشقق الفندقية 11 مليون دينار ويضم 91 شقة فندقية وتديره شركة فريز سويتس، إذ كان من المقرر أن تفتتح العام الماضي لافتاً إلى أنه سيتم قريباً افتتاح موقف السيارات متعدد الطوابق يتسع لـ500 سيارة ليكمل موقف السيارات الحالي بسعة 650 سيارة.
وكشف فخرو عن تأجيل الشركة مشروع بقيمة 120 مليون دينار لـ"التوسعة الشمالية" لمجمع السيف (محلات تجارية وفندق) إلى مطلع العام 2010 وتأجيل فكرة إقامة مجمع في جنوب جزر أمواج بالحد وتطوير أرض بمنطقة السنابس كان من المقرر أن يقام مجمع جديد عليها، مشيراً إلى أن التفاوض مع مشروع "الرفاع فيوز" لبناء مجمع تجاري بالمشروع لم يصل إلى اتفاق حتى الآن.
وفي سياق ذي صلة أكد فخرو أن الشركة تتمتع بسيولة كافية وأنها ليست بحاجة لرفع رأسمالها البالغ 46 مليون دينار عبر إصدار أسهم منحة وأنها تستثمر حالياً دون التفكير في الاقتراض.
وعن تأثير الأزمة المالية على نتائج الأرباح قال فخرو "إن العالم شهد أزمة مالية أثرت سلباً على كافة القطاعات الاقتصادية بنسب متفاوتة وهو ما انعكس على نتائج الشركة المالية التي تكبدت 7 ملايين دينار بسبب انخفاض القيمة العادية غير المحققة للاستثمارات العقارية في 2008".
وأوضح أن أرباح الاستثمارات العقارية غير المحققة بلغت في 2008 ما قيمته 7.2 مليون دينار بعد أن كانت 14.6 مليون دينار متراجعة بنسبة 51%. مشيراً إلى ارتفاع إجمالي حقوق المساهمين والمطلوبات من 93.7 مليون دينار في 2007 إلى 106.6 ملايين دينار في 2008 أي بما نسبته 13.8%. كما حققت الشركة ارتفاعاً في النتائج التشغيلية بنسبة 4.5% حيث بلغت 8.35 مليون دينار بعد أن كانت 8.1 مليون دينار في 2007.
ولفت فخرو إلى أن إدارة شركة عقارات السيف وضعت الخطوات والإجراءات اللازمة لمواجهة تحديات الأزمة متوقعاً أن تعود الأعمال التجارية إلى ما كانت عليه بشكل تدريجي مع حلول نهاية العام الجاري.
وأكد استمرار إشغال محلات مجمع السيف بنسبة 100% معتبراً أن المملكة مازالت بحاجة إلى مزيد من المجمعات التجارية لسد احتياجات البحرين منتقداً في الوقت ذاته وجود عدد من المجمعات في مساحة لا تتعدى كيلومتر مربع مما يتسبب في زحام مروري وزيادة الضغط على المنطقة وهو ما اعتبره "سوء تخطيط" على حد وصفة. مؤكداً أن مجمع السيف يتمتع بمكانة لدى المستهلك وأن التراجع على عمليات الشراء هو جراء الأزمة المالية مقدراً التراجع بين 10% و15%.
وأشار إلى أن الشركة تسعى لطرح عروض ترويجية وخطط تسويقية لجلب الزوار والمتسوقين، كما إن الشركة في طور عملية تجديد وتحسين البنية الداخلية والخارجية للمجمع.

MANAMA: In spite of the problems faced in the property market last year, Seef Properties still managed to post a healthy operating profit of BD7.86 million ($20.84m) for the year.
"This represents a mild reduction of 5.6 per cent over the last year, and given the economic situation that the region has sailed through in the last year, we believe that these levels of operating results are acceptable," said chairman Abdulrahman Fakhro.
Property rental income reduced marginally from BD9.18m in 2008 to BD9.04m last year.
"This is caused by strategic changes adopted by several regional retailers who have relocated their operations out of Bahrain," said Mr Fakhro.
"The year 2009 witnessed a series of austerity measures brought in by many entities that included review of ongoing projects and reduced spending on advertising and publicity.
"Most businesses have now been adopting a very cautious approach in offering new commitments.
"Such steps that were expected in an economic scenario witnessed globally, have certainly impacted the operations and performance of most retail facilities.
"The property market is still in a stage of correction," he added.
"As an obvious outcome of the changes in the valuations, the company's investment property has been impacted by recognition of unrealised fair-value adjustment of BD809,330 in 2009.
The fair-value gains recognised during 2008 was BD7.19m," he added.
The net profit stood at BD7.05m compared with BD15.72m in 2008. The basic earnings per share last year were 15 fils per share compared with 34 fils at end-2008.
The board is recommending a dividend payment of five fils per share subject to approval by shareholders at the annual general assembly.
During the year, the wholly-owned subsidiary Fraser Suites Seef commenced its commercial operations, offering high-class fully-furnished serviced apartments in the newly opened Tower block which is part of the Seef Mall.
A new multi-storey car park with a capacity of 550 vehicles was also opened to the public last year.
Additional passenger lifts have been added to the old multi-storey car park.
This year, Seef Mall is set to undergo an internal renovation that will enhance the ambience and will provide a better shopping experience to the visitors.
"The company looks forward to a sustained growth and stability in the economy with a strong hope and belief that all economic sectors will return to a more realistic and credible levels," Mr Fakhro said.
B-Patriot March 4th, 2010, 12:12 AM I heard a lot of shops were closing down in the 'new' part of seef, where Fire of Brazil, and PAUL are... That part of the mall is not doing particularly well, especially after the City Centre opened..
Adel March 19th, 2010, 07:58 PM ^^ Yes correct, I counted around 15 shops closed a couple of months ago, apparently one Imarati company which rented 7 shops in the new extention closed shop in Bahrain and Saudi and retreated back to Dubai because of lack of buisness. Also the big electronics shop on the second floor closed plus the Austrailian ice cream parlour which wasn't doing well from the start.
I was there last week and some shops had the leased sign on. A gourmet super market will open in September and a new noodle shop will open soon. The Brazilian resturat has reopened and Lina's sandwich and Vivel transferred from the Diplomatic area to Seef Mall. I guess Seef mall managment are doing somthing right to attract buisnesses again, does anybody here know how they're doing it? have they decreased rents or what?

وحول مشروعات الشركة في الفترة القادمة.. قال فخرو إنه تم إلغاء مشروع التوسعة الشمالية للمجمع بسبب الظروف التي مر بها الشريك الاستثماري نتيجة لتبعات الأزمة الاقتصادية العالمية وانسحابه من تمويل المشروع، فيما تم الانسحاب أيضا من مشروع الجسر المزمع عقده بين مجمعي السيف وجيان بعرض شارع الملك فيصل بحيث يحتوي هذا الجسر على عدد من المحلات التجارية والمقاهي بطول الجسر.. وذلك بسبب الكلفة الكبيرة للمشروع التي تجاوزت الميزانية المرصودة له في وقت سابق.
في المقابل توالي الشركة مشروعاتها التطويرية للمجمع وسيتم البدء في تحديثه بالكامل وعمل واجهة جديدة وتطوير الإضاءة والديكور الداخلي بكلفة إجمالية نحو 2.5 مليون دينار.. كما سيتم تنفيذ عدد من المشروعات الجديدة في سار وغيرها.
وقال فخرو إن نسبة الامتلاء في برج (فريزر سويتس) الذي افتتح الأسبوع الماضي رسميا مرتفعة للغاية في الفترة الأخيرة نتيجة لتواؤمه مع رغبات العائلات الخليجية التي تقبل على الإقامة به بشكل كبير لقربه من المنطقة التجارية الأهم في البحرين.. وأوضح أنه إذا سار على معدل إشغال 60% في المتوسط فسيتم تحصيل عوائد الاستثمار فيه خلال 6 سنوات فقط.. والجدير بالذكر أن المشروع ملك للشركة بالكامل وبلغت قيمة الاستثمارات فيه نحو 11 مليون دينار بحريني
