The Metropolitan

"Opened in October 2003, The Metropolitan is a striking modernist and trendy hotel that is making big waves in Bangkok. Everything about the hotel is modern, from the architecture, décor, design and right down to the concept of the service ? there is a certain upbeat funkiness that one might associate with may be a new dance club or hip restaurant. For starters there are no stiff uniforms and white gloves for the bell boys, instead, a cool looking dude totally comfy and relaxed in black cargo pants and shirt comes up to greet me at the entrance. The lobby is fairly big with contemporary jazzy music in the background and the minimalist décor is intentional - less is more. Not everyone can get away with zesty orange carpet with subtle orange recess lighting but the bold room corridors look perfectly welcoming. The rooms on the other hand are more sophisticated and brighten with city views. Luxury comes with a combination of rich textiles from the wood grains of the dark teak wood furniture and floor boards to delicate weave of the raw silk bed cover and the smooth sand stone tiles of the bathroom. Apart from the compact size of City View rooms they are still well equipped and will still suit the single traveler well. The Penthouse Suite is fabulous and doesn't feel at all like a hotel room but a loft like apartment. The Glow restaurant has more of a casual relaxed café style ambiance while the Cyan is a tad classier. There's a very nice health club with gym and yoga classes to stay in shape and some pampering at the swanky Spa. Service throughout is very friendly and welcoming and the city center location is pretty easy to get around. So if you?re in the mood for different groovy kind of hotel experience the Metropolitan undoubtedly will be a prime choice."

Natural Park group closes deal for six-star riverside hotel

KRISSANA PARNSOON

Amid doubts over its finances, Natural Park Plc has closed a deal with the Treasury Department to develop a six-star hotel on a prime plot on the east bank of the Chao Phraya River, which now houses the 115-year-old Customs House.
The consortium of N-Park, Amanresorts Services and Silverlink Holdings Limited yesterday signed a 30-year agreement to develop and manage the boutique hotel on a five-rai plot on Charoen Krung Road for 30 years.

The group paid a total of 128.3 million baht in cash to the department, of which 125 million baht was a front-end fee and 3.3 million baht the first-year rent. It also placed a letter of guarantee worth 43.58 million baht as collateral. The department will receive a total of 1.47 billion baht from the concession.

Sermsin Samalapa, the president and chief executive of N-Park, said this was the first step to show that the consortium was seriously committed to the hotel development. The three parties helped contribute the guaranteed money.

``Many banks are showing interests to provide us a syndicated loan to finance the hotel development. We are in talks with them, negotiating for the best repayment terms and interest rates,'' he claimed.

However, the shareholding structure of the group has not been concluded yet.

Mr Sermsin said N-Park would decide whether it would sell an 18.75% stake in Finansa Plc to raise more funds over the next two weeks.

Treasury Department chief Wisudhi Srisuphan said he was not worried about N-Park's cash-flow problems. In the worst case, the department already had a lot of cash and collateral from the consortium.

The N-Park-Amanresorts consortium will spend 152.8 million baht to move and provide new accommodation for officials who now stay on the Treasury Department's land.

Called the Aman Resort Bangkok, the development will cost one billion baht including the preservation of three heritage buildings, construction of a four-storey hotel building and a five-storey back-office building, and new accommodation for officials.

The luxury hotel with only 33 rooms is expected to open around the end of 2007. Applying for permission from related government agencies will take about six months and construction two years.

The average room rate will be about $800 per night and the project will break even in 10 years. Revenues from hotel rooms are projected at 220 million baht in the first year and 260 million baht in the second year.
Greg Sirois, executive director of Amanresorts, said participating in the Aman Resort Bangkok project would complete the investment picture for the group.

``We can't miss Bangkok because it's one of the great leisure destinations. We believe we can bring our customers, who are jet-setters, Hollywood stars, sports icons or business billionaires, to try new experiences at Aman Resort Bangkok,'' he said.

N-Park shares closed yesterday on the Stock Exchange of Thailand at one baht, down seven satang, in trade worth 254 million baht.

Wow!
I'm automatically sceptic about hotels that claim to be six or seven stars. But this does sound quite good and it will be interesting to see how it will come out.

The other luxury hotels around there might need some added competition to stay on top.

Erawan to open two new hotels

SUJINTANA HEMTASILPA

With the focus now on hotels and resorts, The Erawan Group, formerly Amarin Plaza, yesterday announced a 1.3-billion-baht investment in two hotel projects and signed a 30-year management contract for the two properties with Marriott International Inc.

The partnership with Marriott International, a leading US-based international hotel-management chain, will result in the introduction of two new hotel brands under the Marriott umbrella in Thailand, The Courtyard and The Renaissance, according to Kasama Punyagupta, president and chief executive officer.

The total investment will come from the company's cash flow and loans from local financial institutions, which will lift the company's current debt-to-equity ratio up to 1.3 from 1.0 now, said Mr Kasama.

The first project, named Courtyard by Marriott Bangkok, is located off Rajdamri Road in Bangkok, just behind the Four Seasons Hotel. The Erawan Group is spending one billion baht transforming its Park Lane Mansion serviced apartment into a 316-room four-star hotel, targeting business travellers. It is expected to be operational in the second quarter of 2007.

In the second project, the group has spent 300 million baht acquiring all shares of the two-year-old five-star Buriraya Resort and Spa on Koh Samui from Singapore-based Amanzen Co. The hotel is now under renovation and has been renamed the Renaissance Koh Samui Resort and Spa. It is positioned as a five-star deluxe hotel. Renaissance is Marriott's global brand for luxurious boutique-de{AAC}cor hotels with the highest growth rate.

On completion, Renaissance will be the second global hotel brand on the resort island after Le Méridien, he said.

Ed Hubennette, vice-president for Asia and South Pacific of Marriott International, said both the Renaissance and Courtyard brands had a promising future in Thailand.

As the Thai economy continues to grow, the demand for four-star accommodation for business travellers will grow rapidly in the country's provincial areas. This will enable its Courtyard brand in particular to expand rapidly, said Mr Hubennette.

"Before, the company has been involved in a variety of real estate-development businesses. From now on, we will focus on hotel and resort development with an ambition to become a leader in this business within the next three years," he said.

Amarin Plaza officially changed its name to The Erawan Group Plc on June 15.

Besides the two new properties, The Erawan Group is a 74% shareholder of the five-star Grand Hyatt Erawan Bangkok hotel and the sole owner of the JW Marriott Bangkok, another five-star hotel. Its non-hotel businesses include the Amarin Plaza, Erawan Bangkok and Ploenchit Center.

Right now, hotel business contributes more than 80% to the group's revenue, while retail business accounts for almost 20%, according to Mr Kasama.

In the next three years, when the operations of the two new hotels are well established, he anticipated the revenue contribution from the retail business to drop to less than 10%, while its total revenue could increase by 30% from the projected 800 million baht this year.

Erawan Group shares (ERAWAN) in the Stock Exchange of Thailand yesterday closed at 1.78 baht, down two satang, in trade worth 187,000 baht

Guess Baiyoke is the most "GRAND" hotel in Thailand right?

The hotel in Baiyoke tower probably has the "grandest" views over the city of Bangkok, but the hotel itself is NOT grand (mid-level at best).

The "Grande" hotels in Bangkok are probably as follows (in no particular order):

Peninsula,
Four Seasons,
Shangri-La,
Oriental,
Dusit Thani,
Grand Hyatt Erawan,
Sukhothai,
Metropolitan,
Intercontinental,
Plaza Athenee,
Swissotel Nailert Park/Raffles,
Sheraton Grande,
Royal Orchid Sheraton,
Bangkok Marriott Riverside,
Banyan Tree,
Pan Pacific,
Conrad,
JW Marriott,
Imperial Queen's Park
Westin
(coming soon, Hilton Riverside, Ritz-Carlton, Renaissance, LeMeridien Silom, another Marriott, Kempenski Siam Paragon, Central World, Regent, Crown Plaza and Sofitel Sukhumvit)

(PLUS many many other very good hotels above Baiyoke hotel in quality) :)
like Sofitel Central Ladprao, Siam City, Amari Watergate, Amari Atrium, Swissotel Concorde, Novotel Lotus, Novotel Siam Square, Landmark, Rembrandt, Pratumwan Princess, Holiday Inn President, Holiday Inn Silom, Arnoma Swiss, Montien, Narai, Sofitel Silom, Triple Two, Evergreen etc.)

even quality serviced apartments in Bangkok as follows are higher in quality than Baiyoke hotel:
Mayfair Marriott, Somerset Suwan, Natural Ville, Langsuan Urbana/Fraser, all Centerpoint locations, Cape House, Chateau de Bangkok, Meritus Suites, Siri Sathorn, Saladaeng Colonnade, Pantip Court, Park Suan Plu, Ascott Sathorn, Emporium Suites, President Park etc.

cool............!!

Just a clarification.....its not a new Erawan Hotel.....it is a new "Renaissance Hotel" on Lamai Bay, Koh Samui and a new "Courtyard Bangkok Hotel" in Soi Mahadlekluang 1 (behind the Four Seasons Bangkok Hotel) :)

Erawan Group plc (previously named "Amarin Group plc") owns the hotels, but they will be managed and branded by "Renaissance" and "Courtyard" (which are sister companies in the Marriott International group of companies).

Ritz-Carlton Hotels, Renaissance Hotels, JW Marriott Hotels, Marriott Hotels and Courtyard Hotels are all companies in the Marriott group. Ritz-Carlton is most luxury brother in the family and Courtyard is the most economical sister :)
