checked out a 2+1 unit, the floorplan is very good. But when looked out from the balcony, I found that there are cracks on the horizontal walls protruding out of the building. Do you guys observe the same thing for your units?

Oh no, cracks so fast :ohno:

But the layout is good, I agree. Anyone can post the views from their apartments?

Do you guys think those cracks are structural problems to the building?

Excelsvr

Definitely not. If these were structural problems, then BCA would not have approved the TOP for Domain 21 at all.

It could be due to poor workmanship.

I am considering buying a unit at Domain 21. Shall those cracks be a major concern?

Just buy, you buy for the location, views etc. Don't let some cracks dash you hopes. I say you go for it.

I didn't observe any cracks. Guess it must be due to some paint work especially the rain and shine. I won't be worried.

Hum.... That's strange? I inspected a unit at stack 02, when I looked out from the balcony, I could see cracks on the external walls, the horizontal wall that extends out from the balcony, of at least 5 units that are below the one I went. Maybe it's a problem only to stack 02.

As I mentioned earlier, it could due to the rain and shine. So far I'm happy living there and I would say that it was better than expected. Also, it's close to city and many different routes to take to different places. Trust you will make a good decision.

Yes, I found it attractive too, and the architecture nice, but I did not have any financial means to purchase a unit back then..

I will check this out and revert to the Management - hopefully this weekend. If you care to provide more info - like from which floor to which floor you noticed the cracks; and by the way when you said horizontal walls what do you meant by that. Pardon my ignorance, I thought all walls are vertical. Only floors are horizontal. If you can noticed 5 floors down, then it must be a huge crack and may not be superficial and this is not good. You using a bino??

Woah ^^

But IMHO it should not be a structural problem, otherwise BCA would not have approved TOP.

You are right, they are not walls but floors. I think it is from 18 th downwards, for at least 5 stories. If you go out to the balcony in Stack 02, facing the canal, looking out to your right, you will see those white floors I mentioned about and the cracks on them.
I don't think they are structural problems, but more of construction quality problem.

I have reiterated this many times. If it was a structural problem then BCA wouldn't have approved the TOP at all

Hi, I still don't get you - sorry not in the same frequency I guess. You said the cracks are on the floor and it runs for 5 stories? Seriously I cannot picture a horizontal crack on the floor running 5 stories downwards.
If that happens and the crack is long enough, then the 18th floor balcony may drop onto 17th; bringing the 16th floor balcony and ......

If you were on the 18th floor, I cannot picture how you are able to see the cracks on the 17th, 16th, 15th and lastly 14th, can anyone? Not unless you go to each and every floor.

Man, this is serious!

Perhaps a picture or two will enable others to have a better and clearer picture?

Thank you.

Sorry for the confusion I've created.
What I meant was, if you stand in balcony by the rail, facing the canal, in any unit on the 12th floor and above in stack 02, you move to your right and then turn around, when you look down to your left, you will see a white floor protruding out of the building for about 1m, and the cracks on it.
Hopefully my explaination will not create further confusion. I wish I had taken some pictures of it when I inspect the unit a while back.
Anyway, I really like Domain 21, and hopefully can be neighbor of some of you guys soon, if the price negotiation go well.

Better contact the management or BCA. But Bukit Merah Sec. also has a lot of cracks, but it doesn't looks structural.

I'm at the other block and didn't observe any crack that you've mentioned. As I've mentioned before, I think you are referring to the the paint and not cracks. This is due to wear and tear. With a coat of paint, it will be just fine.

Any idea about what will happen to the abandoned construction site across the canal from Domain 21? BTW, a showroom for a project called Leonie Height or something seems to have been there forever, what's going on with it?

RafflesCity

The abandoned site has been abandoned for over a year? I believe it is a church building and the land is zoned as place of Worship.

But I noticed recently that construction seems to have resumed, either on this site or a new residential site next to it.

Just Visited PUB website and found that the ABC program for the Alexandra Canal is removed/unavailable. Just wonder if the program is still alive and the progress of it. Any idea?

That transformation is amazing!

I understand that further improvement works will be done along this stretch leading all the way up to Zion Rd food centre, so there should be cause to be optimistic.

I think the government needs to do something about people having to cross two busy roads from Kim Seng Park (which leads all the way to Kallang River) to the Zion Road canal (which leads all the way to Queenstown)...

showflat

I agree, it is not really a park connector if it doesnt connect....... the busy roads make it difficult to jog or rollerblade..

They actually are quite efficient in cleaning the canal after heavy rain storms when the trash is the most......... Compared to other cities.

Love Singapore!:tiasd:

The only activity at the abondoned church site are a few people living inside, hanging there cloths to dry!!

I wish they would do something with that building.
