Koreans made to feel at home in their village in Karawaci

In the day time, they are virtually deserted but when night falls, the shops and restaurants in Tangerang's Lippo Karawaci complex are almost full to capacity, and mostly with Koreans.

Located to the right of the road as it approaches Karawaci tollgate, the area is officially called the Karawaci Office Park, but local people call it kampung Korea, or the Korean village.

"I am waiting for my Japanese business partners. I invited them here after work," said a Korean businessman who identified himself only as Kim when The Jakarta Post met him in front of a Korean restaurant in the village recently.

Kim said he often invited his business partners to come to the Korean village, which he explained is a one-stop entertainment venue.

"We invite them here because we can offer not only dinner, but also other things," he added.

The Korean village serves all the needs of Koreans living nearby, ranging from restaurants to entertainment establishments -- providing various services such as karaoke lounges, spas, saunas and massages. The names of many of these establishments are written in Korean characters.

Kim said he visited the village once a week on average, mostly for dinner, but sometimes, he also visited karaoke lounges to sing Korean songs or enjoyed a spa bath in one of the sauna centers.

"Sometimes, I also visit here with my wife and two of my daughters for dinner or sing Korean songs on the weekend," said the 35-year old Korean businessman, whose office is in Serang regency, Banten province.

In addition to restaurants and entertainment centers, there are also drug stores, a self-service mini market and a kindergarten, as well as a library. The library's collection is mostly made up of Korean comic books.

According to some visitors and also security guards, restaurants do the best business, followed by the karaoke lounges.

There are two kinds of karaoke -- those serving individuals and those catering to the needs of families.

"Most of our visitors are Korean families. Therefore, our rooms are packed with parents and children on the weekend," said Dewi, an employee of a karaoke lounge in the village.

According to Dewi, fees for using the Karaoke room range from Rp 60,000 to Rp 80,000 per hour, depending on the size. Most Karaoke lounges open from 11 a.m. to 11 p.m.

Private karaoke rooms cost a little more at around Rp 200,000 per night, starting from 6 p.m. to 1 a.m. On the weekend, the fee increases to Rp 250,000.

"Each room is designed for two clients, but it can accommodate six people," said another karaoke lounge employee.

Despite its Korean flavor, this Korean village has non-Korean tenants, including a Chinese restaurant and a Minang (West Sumatran) restaurant. Also, there are local bank branches.

Nevertheless, Koreans dominate this area, occupying around 80 percent of some 600 three-story shop-houses in the village.

Spokeswoman of PT Lippo Karawaci Marilyn Fransisca said her company did not design the Karawaci Office Park as a Korean village.

Nevertheless, the area attracted more Koreans than businesspeople of other nationalities, mostly due to the number of Korean firms operating around Karawaci, such as Serang, Cilegon and even Tangerang -- all in Banten.

Also, thousands of Koreans live in Lippo Karawaci -- both in houses and apartments. So, if you are interested in trying Korean food or karaoke, do as the Koreans do and head to the Korean village in Karawaci.

Well organized, clean, harmony, balance, nice/modern design buildings and have at least two very tall towers (Amartapura 55 storeys and menara Matahari 41 storeys). A rare view from a city in Indonesia (excl.Jakarta)

....sayangnya lokasi kota baru ini terlalu dekat dengan Jakarta, kalau tidak..... I imagined & dreamed of Indonesia new capital city.... or thats gonna be "Indonesia's Putra Jaya" :) :)

that'll be costly. early 90's governement had a plan to move the capital city from Jakarta to Bojong. It was a quite village between Jakarta and Bogor. A lot of speculation purchased lands with low price hoping it'll dible-triple-quadraple once plan materialized. But, heck, we're hit by the crisis and forced to scrap the plan.

By the way to consider Lippo Karawaci is not a bad idea at all. It's not far from Jakarta, from airport and infrastructure is relatively good. And Lippo group will be happy with this I believe since it'll carry thier name.

Note: The steady influx of migrants into Jakarta has been partly blamed for poor public services in the capital. To solve the problem, some experts have suggested slowing down migration through the development of neighboring areas. The following is the first in a series of articles on fast-developing areas that have provided jobs for migrants.

One thing that is true of most developers is that they have imagination and foresight, aside from their business-oriented nature.

In just over a decade, PT Lippo Karawaci has turned what it claimed to be 460 hectares of unproductive rice fields into a new self-sustaining town that homes 8,000 families and provides jobs for more than 45,000 people.

"It was not the first place you would think of to build a top-class city," said Lippo Karawaci urban planner Gordon G. Benton. "But, if you want to be ahead of the game you have to create a location, create a product, which means you create a dream."

Their vision has become a reality with the development of a new city with almost 40,000 residents living in more than 9,000 houses and apartment units.

"We are what they call a kota mandiri (self-sustaining town) in the sense that we provide everything -- schools, hospitals, mall, markets -- from the beginning," Benton said.

The city adjacent to the Jakarta-Merak toll road has expanded -- occupying 1,233 hectares of land -- since the first stage of its development in January 1993. Some 30 percent of the land has been allotted for commercial activities, which according to Benton "are designed for the regency, not the city alone."

With all of its residential units sold, the value of the land has soared from US$142 (Rp 300,000) per square meter in 1993 to $246 (Rp 2.4 million) in 2004.

"Property values have increased, in rupiah rate, by 20 percent every year, year on year, for the last twelve years, in dollars it's 5.12 percent," Benton said.

Divided into three areas -- West, Central and North Lippo Karawaci -- the city boasts facilities that include an internationally recognized hospital, school and university as well as office towers.

Among the office towers is Menara Matahari, which serves as the headquarters of local department store chain Matahari.

"The raison d'etre of any town and urban set up is not houses or hospitals, it's jobs," he stressed.

"We provide some 6,000 jobs in our Supermal alone, while 27 percent of our population works in the area, including domestic workers," Benton explained the demography of the city.

"What is happening in the town is the creation of job opportunities," he said.

While the jobs available in the mall are predominantly taken by Tangerang residents, according to Benton, only some 17 percent of Karawaci's population works in Jakarta. However with barely an empty seat on the city's Jakarta-bound shuttle buses that number could be higher.

Benton said the great thing about the private sector assuming responsibility for an urban set up was that it took a total risk, which included setting up macro-infrastructure.

"Maybe we will not do it again, but it was a way to get a head start," he jokingly said, adding that the company's expenditure for the first 40 months of the project had been $20 million a month.

Benton said Lippo Karawaci was the only city with potable water, which the company provides by buying the water from the government and treating it in its own plant.

"The residents take it straight from our purification system at pressure," he said.

With an investment of $20 million, the town management is able to provide waste processing centers and a sewerage system instead of individual home septic tanks.

Earlier this year, Lippo's Town Development Management (TMD) company admitted it was disposing of household and hospital waste into Sabi River, but insisted that the waste had been treated and was environmentally safe.

All of the facilities do not come cheap for the residents. "They pay 15 percent more than PAM Jaya's (rates), because the quality is better," Benton said.

He said residents were also charged monthly fees ranging from Rp 30,000 to over Rp 1 million depending on the taxable value of their property, which covers water and sewage processing, garbage collection, street cleaning, tree pruning and landscape maintenance.

The management aims to accommodate residents' needs through a biannual census. "We have a 24-hour complaint desk that receives 1,000 calls a week," he added.

Lippo Karawaci is committed to seeing the project through.

"We are now renting 500 hectares of land, if we want to see that appreciate in value we cannot go anywhere," he said. "We have to maintain the city." (003)

Ah cool. I spend tonight browsing google earth for all the places I visited over the years. I managed to find the place I stayed in Tangerang back in 1995. It was like looking for a needle in a haystack but I think I found it.

All I had was the knowledge it was in Tangerang somewhere and a bit of memory from the surroundings.

Back in 1995 there were a lot, really a lot less buildings in that neighbourhood, most was forest / bushes.

I think what you refer to UPH outdoor cafes is... Benton Junction? Yes it has rows of pleasant public cafes.... anyway it situated just right outside UPH:)

Pusat Pengobatan Kanker Siloam Hospitals Diharapkan Raih Akreditasi JCI Pada 2008

Jakarta (ANTARA News) - Siloam Hospitals Semanggi yang menurut rencana selesai dibangun dan beroperasi pada Desember 2008 sebagai pusat pengobatan penyakit kanker diharapkan menjadi rumah sakit pertama di Indonesia yang mampu meraih akreditasi internasional prestisius dari lembaga akreditasi Amerika Serikat, Joint Commission International (JCI),

Gedung rumah sakit yang akan berjuluk "Building of Hope" (Gedung Harapan) itu akan menjadi rumah sakit spesialis setinggi 29 lantai dengan 210 tempat tidur, dimana MRCCC tergabung di dalamnya dan berlokasi dekat Hotel Aston Sudirman dan Plaza Semanggi di pusat Jakarta.

Total luas dari rumah sakit baru ini adalah 53.000 meter persegi. Rumah sakit itu bersama MRCCC akan menjadi pusat pengobatan penyakit kanker pertama milik swasta dengan peralatan yang lengkap untuk menangani berbagai macam jenis kanker.

I saw the whole Masterplan of UPH (Pelita Harapan University) when completed in Business Indonesia magazine... lastweek (sept'07)

It's outstanding... with 5-6 towers (10-30 storey) additions to the existing UPH towers. what a great university!

in my point of view... UPH is one of only few univs./institutes in Indonesia whose facilities are considered the best, especially the library :)

v-NI..aku ga bilang UPH jelek. Saat ini, UPH secara kualitas masi dibawah universitas2 lain baik negri maupun swasta yang ada di Indonesia.

Tapi in term of Facility UPH nomor wahid di Indonesia, mengingat UPH adalah salah satu pencetus digital campus di Asia.. :)

Jangan dianggap terlalu jauh perkataan g. :) Saat ini emang UPH sedang tahap membangun kredibilitas dan unjuk gigi di Dunia Pendidikan Indonesia.

Dan g percaya, someday later, UPH bakal menjadi pemain regional dengan segudang fasilitas yang dimilikinya. ;)

Fasilitas memang bukan ukuran bagus tidaknya suatu University..tapi UPH cuma butuh waktu untuk itu.. :)

Tapi...

kalau bicara saat ini, lulusan UPH memang belum masuk daftar 10 lulusan universitas paling dicari... :D silakan cari di majalah2 tentang survei ini... :)

and in term of IT, survei2 dan persepsi orang ( bukan cuma gue seorang ) masi lebih mengatakan bahwa BiNus & ITB adalah leading IT University... :)


G ga nganggep UPH RENDAH .. g juga kalo ga ketrima beasiswa, S2 mo ngambil Int'l Business Class di UPH. at that time, UPH will be much better than now :)

Yup2, pas kemarin kan ada Alumni Gathering en Gala Concert, jadi sekalian ambil2 foto di UPH dan sekitarnya... :)

Lippo Luncurkan "Elysium Garden" untuk Menengah Atas


Jakarta (ANTARA News) - Pengembang perumahan Lippo Cikarang, meluncurkan produk terbarunya, yakni klaster ("cluster"/kantong hunian) Elysium Garden yang diperuntukkan bagi konsumen menengah ke atas.

"Kami optimistis dengan produk terbaru ini karena animo pembeli terlihat sangat besar pada peluncuran kali ini. Kami menargetkan dapat meraih nilai penjualan dari klaster ini sebesar Rp50 miliar hingga akhir tahun 2008," kata General Manager Marketing Lippo Cikarang Endang Sutrisna kepada wartawan pada saat peluncuran produk tersebut di Lippo Cikarang, Jawa Barat, Sabtu.

Menurut dia, klaster tersebut menawarkan berbagai keunggulan yang diyakini dapat menarik hati konsumen karena telah terintegrasi dengan berbagai fasilitas umum (fasum), fasilitas sosial (fasos) serta infrastruktur yang sudah ada di lingkungan perumahan Lippo Cikarang.

Klaster Elysium Garden yang diluncurkan tersebut ke tengah pasar untuk tahap pertama sebanyak 168 unit dari total keseluruhan 381 unit rumah dengan total luas lahan 12,6 hektare. Harga termurah ditawarkan Rp254 juta untuk tipe Eliana (53/140) hingga termahal tipe Essence (114/260) seharga Rp935 juta.

"Proyek konstruksi untuk 168 unit ini akan dimulai September 2008 dan selesai serta penyerahan kunci ditargetkan November 2009," kata Endang.

Dikatakan bahwa klaster Elysium Garden merupakan tahapan pertama dari produk prestisius Lippo Cikarang yang diberi nama "The Elysium Residence" dengan total 3.500 unit rumah seluas 126 hektare.

"Menurut rencana, seluruh proyek pembangunan `The Elysium Residence` dapat selesai dalam tempo 3-4 tahun ke depan," kata Endang.

Heritage building in Tangerang rescued by private home buyer

Two heritage houses at Karawaci, Tangerang, on the verge of being demolished have been bought by a private citizen, escaping their final blow.

But whether the complex remains open to the public still remains to be seen.

The land where the houses sit has not been bought, so the building will be restored at another location. The time-line for restoration has not been fixed because a relocation site has not been purchased yet.

The houses were partly dismantled by the house contractors, who sold the ruins to antique traders when the purchase was made.

"The dismantlement of the houses stopped Dec. 16 and will continue mid-January. The parts will be stored at a warehouse in Bekasi (West Java) until then," Andipo Wiratama, a member of a volunteer group Citizens Care for Heritage Buildings (Walibatu) told The Jakarta Post over the weekend.

The houses will be dismantled in January according to standard procedures to prepare for resembling at the new site chosen by the owner. This requires a detailed, scaled floor plan and the establishment of a common coding system for the different parts.

The buyer, who refused to be identified, bought the buildings, but not the land. He said he would try to retrieve the sold items.

"The houses are now in the new buyer's hands. We are unsure if he will really rebuild the houses," Andipo said.

"We wanted to keep the houses at their original location, but we could not strike a deal with the seller and the buyer. From our point of view, we failed."

The group found out about the demolition last month and alerted architects, historians, the media and the Tangerang administration.

Although the group received support from the public, the Tangerang administration did not respond to the petition they submitted last month.

Budi Lim, an architect who cares about heritage buildings, said the deal was a necessary compromise.

"It was the best to keep the houses at their original place, but it was very hard to do, time was pressing," he said.

He said he had been in contact with the new owner, who seemed determined to rebuild the house at similar location, preferably in the same neighborhood.

Budi, who was involved in the preservation of the National Archive Museum and the revitalization of the Old Town, will be involved in the recording and dismantling process.

"The house will be restored using the same construction technique with many of the old materials, such as the bricks and roof tiles. If more materials are needed, we will find parts from the same era so they will be similar," he said.

"Of course we will install modern electrical wiring and safety measures to the house," he added.

He said restoration was possible, just like what was done to restore the 300-year-old National Archives Building in Central Jakarta, which won the UNESCO Award of Excellence.

Experts will conduct archaeological, social and historical studies as part of the preservation effort.

"I don't know where the funding will come from, but these steps must be taken. Conservation is not only about buildings, but about the whole environment. We need to study the history of the area and potential impacts," he said.

"We have to have certain value and ethics *in carrying out preservation efforts*.

"It is not romanticism, but a responsibility to future generations."

Yup betul NaNdA! ...kebradaan lahan luas milik UPH di tengah2 Kota dengan masterplan "wah" nya justru mendukung penataan skyline masa depan kota Lippo Karawaci menjadi semakin lebih baik dan teratur.... setelah terbangun semua tower2 baru UPH, nantinya akan dengan cantik mengisi celah2 kosong diantara Menara Matahari dan Amartapura.

Soalnya skyline Karawaci yang aku lihat hari ini itu cuman kurang lebih sama aja dengan skyline Karawaci yang aku lihat di tahun 1999 dulu :p~ ...

^^ Come on, Karawaci tahun 99 sudah ada bangunan2 kampus UPH kayak sekarang Mas?? :ohno: Wonk saya yang baru aktif ke Karawaci sejak tahun 2003 aja ngerasa banyak banget perubahan skyline di sana tahun 2009 ini, esp. di area UPH-nya (lagian saya udah bilang kan itu gambar cuma future UPH, bukan karawaci as a whole)

Semua pembangunan sesuai gambar itu sedang in-progress.. 2000 belasan kali baru pada selesai, UPH bangun gedung2nya sesuai fakultas2 yang sebidang sih. Update terakhir pernah saya bilang yg lagi dibangun itu 4 gedung untuk UPH Center of Science and Technology (Fak. Teknologi Industri, Fak. Ilmu Komputer, Fak. Sains dan Matematika, Fak. Desain dan Teknik Perencanaan)

^^K14N betul sekali, UPH banyak sekali perubahan... selain gedung2 baru kampus, juga skrg ada Aston Urbana apartments.

...tapi mgkin yg dimaksud rilham2new, bangunan2 baru di UPH tsb tidak terlalu tinggi (msh dibawah 20 lantai) jadi tidak banyak mengubah skyline Lippo Karawaci keseluruhan, mengingat tower2 jangkung seperti Amartapura dan Menara Matahari sudah dibangun awal dan sudah berdiri th 1999.

kalo training dikarawaci nginepnya di apartemen di Menara Matahari atau Golf something (deketnya Menara Matahari)..banyak anak UPH juga yang tinggal disitu...ada tempat beli ice cream juga di menara matahari , deket pintu masuk ke apartemen..apa tuh namanya ya...mayan juga tuh ice cream :p

Lippo Karawaci garap pasar sekunder apartemen

JAKARTA (Bisnis.com): PT Lippo Karawaci Tbk, pengembang superblok Kemang Village, menggandeng enam broker properti untuk menampung penjualan apartemen di pasar sekunder.

Direktur Lippo Karawaci Jopy Rusli mengatakan banyak konsumen dari kalangan konsumen akhir yang berminat membeli unit apartemen tetapi kehabisan stok.

Mereka akhirnya membeli unit di pasar sekunder yang sudah dikuasai para investor.

"Persediaan unit yang berlokasi strategis, mempunyai pemandangan bagus sudah habis, padahal masih banyak konsumen penghuni yang mencari, apalagi menjelang serah terima," katanya di Jakarta, hari ini.

Di sisi lain, kata Jopy, pembeli dari investor yang sudah membeli terlebih dahulu berniat menjual pada tahun ini.

Lippo Karawaci membentuk tim Kemang Village Official Realtor yang terdiri dari enam broker properti untuk mengakomodasi pemilik apartemen yang berniat menjual kembali.

Keenam agen properti itu adalah Ray White Kebayoran Baru, Century 21 Pertiwi, Thomas Mitra, ABIE Property, Focus Realty, dan Orange Tee.

Jopy menambahkan penunjukan broker itu juga untuk menghindari persaingan tidak sehat dan menjaga tren kenaikan harga apartemen di pasar sekunder. Saat ini harga yang dipasarkan berkisar antara Rp2 miliar hingga Rp 3,5 miliar per unit.

"Bisa saja harga sekundernya lebih tinggi dari pasar primer yang belum laku, jika lokasinya strategis," ujarnya.

Kemang Village merupakan proyek superblok bernilai investasi Rp1,2 triliun di kawasan Jakarta Selatan.

Di kawasan itu kini tengah dibangun empat menara apartemen yang terdiri atas 900 unit dari rencana tujuh menara yang akan dibangun di atas lahan seluas 15,5 hektare.

Keempat menara itu ditargetkan rampung pada 2010. Jopy mengklaim sekitar 70% unit yang ditawarkan sudah terjual, dan separuhnya dibeli investor untuk dijual kembali kepada pembeli untuk dihuni. (faa/er)

Mendagri Resmikan Kota Tangerang Selatan

Liputan6.com, Serang: Menteri Dalam Negeri Mardiyanto, Sabtu (24/1) siang, meresmikan Kota Tangerang Selatan sebagai daerah otonom baru di Provinsi Banten. Peresmian yang dilakukan di Aula Setda Provinsi Banten dihadiri Gubernur dan Wakil Gubernur Banten serta Wakil Bupati Tangerang Rano Karno.

Peresmian ditandai dengan penekanan tombol sirine serta pembukaan layar peta wilayah Kota Tangerang Selatan. Lalu dilanjutkan dengan penandatanganan prasasti peresmian Kota Tangerang Selatan. Mendagri juga melantik H.M Sholeh sebagai pejabat Wali Kota Tangerang Selatan. Kepala Dinas Bina Marga dan Tata Ruang Provinsi Banten itu akan menjabat selama setahun guna mempersiapkan perangkat serta dasar Pemerintahan Kota Tangerang Selatan//

Kota Tangerang Selatan merupakan pecahan dari Kabupaten Tangerang dengan jumlah penduduk lebih dari satu jiwa. Memiliki luas 153 kilometer persegi, Kota Tangerang Selatan terdiri atas tujuh kecamatan. Yakni kecamatan Serpong, Serpong utara, Ciputat, Ciputat Timur, Pamulang, Setu, dan Pondok Aren.

JAKARTA (Bisnis.com): Setelah sukses meluncurkan 84 unit rumah tahap pertama produk Ivory Garden, pada 30 Januari lalu sebanyak 123 unit tahap kedua kembali diluncurkan oleh Lippo Cikarang karena tahap pertama menuai sukses, sold-out.

Di atas lahan seluas 6,2 ha kluster Ivory Garden dengan jumlah rumah 207 unit ini semakin meramaikan kluster yang sudah dibangun dan kini bahkan menambah jumlah unit rumah menuju angka 10.000 unit.

Rumah bergaya moderen tropikal yang dihadirkan oleh Lippo Cikarang ini ditawarkan dengan harga berkisar Rp.356 juta dengan tiga ukuran yaitu 55/140, 65/160 dan 85/180 dengan tipe-tipe yang tetap 'trend' seperti Evette, Ilona, Irvin.

Endang Sutrisna, General Manager Marketing & Business Development PT Lippo Cikarang Tbk, dalam siaran persnya mengatakan bahwa permintaan akan hunian dari tahun ke tahun terus meningkat.

JAKARTA (bisnis.com): PT Jababeka Tbk mencanangkan Kota Jababeka sebagai Taman Eden untuk melengkapi Botanic Gardens yang selama ini berperan sebagai paru-paru kota dan sarana olah raga bagi penghuni daerah yang terletak di Cikarang, Jawa Barat tersebut.


Taman Eden, kata Eka Budianta, Direktur Proyek Jababeka Botanic Gardens, merupakan konsep kota sebagai komunitas manusia yang memiliki kualitas hidup yang utuh, serta merupakan jawaban dari persoalan ekologi.

Luas areal yang disediakan untuk Taman Eden Jababeka ini, katanya, sekitar 100 hektare yang tersebar di tujuh klaster. Sejak 2007, ujar dia, sudah ditanami sedikitnya 300 jenis pohon tua yang bisa hidup sampai usia di atas 300 tahun yang jumlahnya mencapai ribuan pohon.

"Kami ingin menjadikan Kota Jababeka sebagai wilayah healthy living, dengan kebun raya yang rimbun dan lengkap jenis pohonnya," ujarnya di Jakarta, hari ini.

Untuk membiayai penanaman dan perawatan pohon-pohon tersebut, katanya, Jababeka menyediakan anggaran sedikitnya Rp600 juta per tahun. “Untuk pohonnya sendiri banyak mendapat sumbangan dari berbagai instansi, seperti Kementerian Kehutanan, dan lainnya. Untuk menjaga kelestarian lingkungan, masyarakat sekitar juga diwajibkan menanam pohon di halaman rumahnya,” kata Eka.

Sistem penghijauan di lingkungan kawasan industri tersebut, kata Eka, adalah dengan menanam pohon yang sama di klaster dan di rumah warga, masing-masing satu batang pohon. “Ada pohon yang berbuah dan bisa dijual, ada pohon hias dan lainnya. Sehingga hasilnya bisa membantu pembiayaan perawatan pohon,” tambahnya.

Klaster-klaster yang rimbun tersebut, ujarnya, bisa dipakai untuk berbagai acara outdoor, seperti camping, olah raga dan lainnya. “Bahkan di salah satu klaster pada Sabtu 27 Maret mendatang kami akan menyelenggarakan seminar tentang kesehatan jasmani dan rohani,” ujarnya.(er)

Coba usul ke om Momod bang Andre. Atau bang Andre buatin threadnya Tangerang - City and District Pictures, saya juga punya foto-foto kota Tangerang.

Biar lebih afdol, judul thread ini ja yang diubah......kan ngga semua orang pernah ke Lippo Karawaci, dan mungkin ada juga forumers yang ngga tau sama sekali :laugh:
