Only tower one (the leftmost tower) is the only one left, the other towers (2, 3 and 4) are gone and are replaced by the North, South, East and West Towers of Gateway Garden Heights.

anyways.. I posted this because the past days as I pass thru the Boni-EDSA tunnel, I've been noticing construction on-going on that side of Robinsons... backhoes are digging along the Boni Ave side.. which I'm not sure if it is the same building or another... this is the nearest project of Robinsons on that side so I assume its part of it...

pau_p1 March 29th, 2007, 02:47 AM just an update.. though I'm unable to take pictures of the site because have no time to stop there... but.. today a portion of it is now at the 4th level (i think).. while other sections are now probably at the ground level.... it does seem to be the North Tower going up quickly than what is shown on this thread with the render... I hope someone can post in the rendering of the North Tower...

hahah! choked yeah. i dont think there's a master plan for all these buildings. it seems that the business development group have come up with individual plans for each building. not necessarily that they all be interconencted. but somehow, the cybergate 1, 2, and 3 have been planned as a set, next to taht will be the Cybergate Grand Plaza to be located now where Apartelle used to be standing. it will serve as part residential, part office building. most probly to cater to those working there too. hmm accessible. :cheers:

the other is parking. seems no more slots were available for sale. in developments like these, would there be parking spaces for rent made available? perhaps the Robinsons Pioneer Mall will offer long term rental? :)

Are you serious? Have you received a letter from RLC about the delay? I also bought a unit here. I did hear from my agent that the project turnover date is delayed but he didn't mention any date. I was just told to wait for the letter from RLC. Supposedly, GGH turnover date is 8 days from now. Pero wala pa akong natatanggap na notice of delay. :ohno:

Anyway, I don't think the turnover date will reach 2011. In the contract, there is actually a clause which states that the grace period/delay can only be up to 8 months from the original turnover date. Since the original date is Sep 2009, robinsons land has a contractual obligation to deliver no later than May 2010.

Transfer & Misc. is roughly 4% of the TCP, Assoc dues base on Gateway Garden Ridge is 45 pesos per sqm.

Mine is at the 22nd floor. I guess that's the reason why the turnover date for my unit is Feb 2010.

we have a unit on the 20/F but until now we have not received any updates from RLC.

Our unit at the 7F was supposed to have been turned over last Dec but encountered some delay due to some additional paperwork needed (my wife and I had bought the unit when we were still single). I'm expecting we should have everything cleared by this Feb.

Thanks for the info! I just hope they turn over our unit soon. Until now, no news from them :( Even their website is showing updates only as of Jan 2010.

no news until now :(( getting really frustrated because we are planning to use it in June :( only one month left before the "grace period" stipulated in the contract ends.. whenever i ask them for updates, they just ask me to wait for the notification to arrive, it's been like that since Sept last year.. i wonder which floors have been turned over already..
but hearing some good news from unit owners like you at least gives me some hope that we will get our keys soon.. i just wish it's REALLY, REALLY soon :)

marcsman_ph April 19th, 2010, 04:10 PM Yeah it was the same thing for us. No clear turnover data until we got the actual notice. When we finally received the Notice for Turnover though, things proceeded smoothly.
I think what may be causing the delay is the scheduling of the unit viewing, since they only have 2 building engineers to accompany the owners.

There's a space for the washing machine, and the water inlet is rightfully placed at the rear, but there's no drain at the back, and actually it's at the front. Seems the only way is to raise the washing machine so the drain tube can flow to the front . . .

marcsman_ph July 1st, 2010, 01:58 PM hi, sounds like one of those special 2 bedroom layouts. I think most if not all of the x02 units be like this, to maximize the space on top of the elevator lobby. The other room is not really a bedroom but rather a multi-purpose room. I think your agent should have been more clear with the exact layout of the unit since the plans were there even before the building construction began (not really a last minute change). As you can see in the link below, the special 2 bedroom units are clearly marked in the floor plans.
Not sure what steps can be taken here, since they weren't that truthful with the actual layout of the unit that you purchased.
My 2BR unit is also smaller so I asked for the floor layout way ahead and found out that there's no bathroom in the first floor (but the bedrooms are facing outward).

another issue has come up today. my interior designer is doing measurement for the renovation works and he said floor area does not match. It is short by 5 sqm. I know there is +/- sqm clause in the contract but 5sqm? Isn't 5sqm tpo much?

It's not like the specs changed, that was I think the original spec to begin with, and the agent purposely did not mention it (or even gave the impression that it would be a regular 2 bedroom unit). I've seen those units also, and unless you can run a split type aircon there, I don't think you can really use that as a bedroom.
I'm afraid I'm a first time condo buyer also so not really sure what you can do in these matters sorry, but I think there should be some grounds to complain.
On the floor area, yep in the CTS it mentions what are the allowable changes in floor area. I think it's different depending on what type of unit (1 bedroom ata is +/- 3sqm, and 2 bedroom is +/1 5sqm). The final measured floor area should be in the Deed of Absolute Sale.
Anyway, hope somehow it all goes well. We're rushing to move in this month also.

Hi. We experienced the same problem. We have viewed the unit last week and were shocked to find out that there was just only one bathroom :( I agree with you, now that I've thought about it it wasn't really a good investment as you would still have a to do a lot of rennovation after the turnover.
marcsman_ph July 12th, 2010, 05:55 AM yeah, apparently the model 2-bedroom unit was about 60sqm I think, and for 2 bedrooms that were about 50sqm only RLC had opted not to put another bathroom in the first floor, coz apparently it would be too small. Although it would have been good if they had been upfront about this. I found out early coz I asked for the floorplan from my agent, and she didn't know until then also that there was no 2nd bathroom.
I think the units are livable already, except for the kitchen cabinets which should not be that difficult to have done, especially if you opt for modular.

He measured only the interior part. That's why we also made our own measurement. The discrepancy in size is based on as-built drawing (which include the half of the shared partition wall and whole of interior walls and columns minus our measurement we got from the inside (it is basically length x width getting the longest for both sides). It is really short of 4.3sqm.

It is misleading. On the DAS, I got approx 0.5sqm additional space, too.

For the size issue, they said an RLC engineer will be accomodating queries for that. They said they will arrange a joint measurement for validation.

I think this is the unit you are referring to..my client also owns this on the 26th floor..looks okay to them that T&B is on the 2nd level, though they decide to resell the unit at 3.5mil..

RLC has not given any update on us except that they will arrange for the aircon provisioning. We assume they will provide a ledge or mounting area and a separate outlet. I am also thinking the same, use split type on both rooms and on the first floor, if possible.

From the location, its possible but lets wait for the final deisgn of RLC regarding this but I think if this will be connected, it might over crowd the use of the pool, imagine 3 condo towers using 1 pool though in the case of Adriatico, pool are being shared by the 3 towers.

at least some of the facilities are not shared (like the multifunction room and gym). I hope RLC gets to setup the gym in GGH soon though.
gghcondo October 7th, 2010, 12:30 PM RLC finally completed the ledge for the aircon condenser last week, after 2 1/2 months. But the electrical wirings are nowhere presentable inside the unit (snaking through the wall exposed, covered only by wire moulding).
Anyone here who had their units renovated and was asked by Robinsons to sign a waiver?

well so far at least the gym in the building has been setup, and wifi hotspots are now available at the garden area, though haven't tested the speed yet

yes there is a separate drain outlet for the washing machine (which i guess is the outlet for the rest of the bathroom area, but it's infront of the area for the washing machine, not at the back along with the water inlet. I had to put in a stand so the washing machine is a couple of inches above the ground, letting the oulet hose pass underneath.

I just find it weird that for simple design like the drain outlet location, TV cable, breaker, lighting on the ceiling, there is no common sense.
We don't need to be Civil engineers to know that washing machine requires a separate drain outlet, that breaker should not be in plain sight and within easy reach by anyone.
In our case, the water will flow out of the bathroom if the water influx is strong (like when draining from WM), as our floor drain is very near the bathroom door. We can't do TV wallmount because it will cover the breaker. We requested it to be relocated, but RLC didn't approved. sigh...

Found it strange as well that in our unit, the bigger bedroom actually has only one outlet while the smaller room has two. i will actually have to add two more outlets in the kitchen also. could be better, but I guess we're just making the most out of it. On the positive side
- the staff is really friendly and helpful.
- you can really see maintenance crews doing their job (cleaning the hallway, parking area, pool) everyday
- they added wi-fi hotspots at the garden level
- gym is already setup, with shower room
for me, working in makati, the location is really great. one bus ride and I'm at work. don't even need to bring the car anymore. Forum Robinsons doesn't have a lot of stores, but convenient enough for grocery and home improvement stuff. there's also Shang anyway if you want a bit of high-end stuff.
gghcondo October 21st, 2010, 04:13 AM I hope to feel the positive vibe soon, too. We just expected so much because it is Robinsons. They boast of so many condo projects, so you kinda expect some expertise by this time. It is so disappointing to learn otherwise. It's all marketing hype.
But I have to agree, the staff are warm and friendly. The pool is a treat. Haven't seen much using it, though. Everytime we visit, no one is around the area.

I wish I could've attended our Halloween party=(...But that's great that they're already putting up the the Christmas decors up, and maybe a Christmas party will follow!...I've only seen pictures of the rooms inside GoHotels, and it looks pretty decent...Very convenient with the price if you bring your relatives over and you don't want them spending the night at your place, haha...Does the plaze have any ground level stores?...Oh how I miss it there!!

Oh, nice to have Tokyo Cafe there(heard they have good drinks and food), and same with BDO...2000PhP is OK if you're in dire need of a hotel stay, but 500PhP is a sweet deal considering it's a new hotel property...
Let me know by PMing me if you run into any problems with your place or the whole building itself...It's nice to share these things so that we know what to expect in case something comes up again...Our unit layouts are pretty much the same I think, and I think your building engineer is the same person who was working the turnover of the units at GGR...The only problem I had was a leakage underneath the sink(happened way back right after turnover) which with some sealant and tight screwing helped tightened it up...Other than that, I hope you're enjoying your unit!
marcsman_ph November 5th, 2010, 11:38 AM Yep so far it's been great, mostly coz of the location. Used to live in QC and it would take me 1-2 hours drive to get to Makati. Now it takes me around 15-30 mins by bus. No problem getting a taxi also as there's a taxi bay right across.
On the other hand, just wish that there's a master plan for the area with all these condos popping up, making the area a walkable-bikeable place (tree-lined sidewalks, bike lanes, mini-parks, etc). And with all the new projects hope the shops/restos get upgraded also.
marcsman_ph November 8th, 2010, 02:23 AM Just to add, over the weekend Meralco did some work along Pioneer. I think they're going change the electric wires to underground wiring. Power was cut off from 11pm to 4pm. Just want to say that it's nice that the building management informed all residents of this power interruption and reminded how to activate your unit's emergency power. Nice also that the GenSet worked well, powering the entire building (although I would have preferred they shut off the lights to most of the common areas and diverted more to the individual units :) Ref outlet and some lights lang ang powered ng Gen Set kasi.

You can proceed to the building admin office of Gateway Garde Heights for the permit on the construction works on your unit. There's alsi what we called Construction Bond that you need to secure also at the admin office while doing some construction works on your unit. They'll explain it to you kung para saan iyon. Regarding the supplier ng modular kitchens you can visit the nearest home depot para makapili kayo ng best that will fit it to your unit.
