The project comprise a complete residential district overlooking the Holy Haram in Makka from the East direction. It consists of several hotels of 3, 4 and 5 star ratings, residential towers, commercial areas, restaurants and prayer areas. Public services such as: power station, sewage treatment plant, medical care, telephone and post, municipality, police, civil defence and other facilities. Also, it has vast open spaces and gardens, pedestrian walkways, and access to the Haram is provided via stairs, elevators, escalators, inclinators and vertical platform lifts. The project has a complete network of internal roads and ring roads in addition to car parks and bus stations. The total built-up area is 970,000 sq.m The preliminary design was done in 2002. Construction cost is estimated at SR 3 billion.

The Jabal Khandama project for permanent and temporary residencies is expected to accommodate some 240,000 people. The project will be connected to the Holy Mosque with pedestrian passes, and will be connected to two major highways.

It will also include a multi-story car park that can accommodate some 2,000 vehicles, and public transportation stations.

MAKKAH, 20 November 2005 -- The first phase of Jabal Khandama real estate project in Makkah will be launched shortly as the promoters said 85 plots of land in the area, located near the Grand Mosque, were now ready for sale.


Businessman Abdul Rahman Faqeeh, main developer of the project, said construction plans for Khandama were prepared in cooperation with the Makkah Development Authority. An auction will be held on Dec. 21 for the sales of the plots and Faqeeh expected a large turnout of investors. The first phase will cover 137,000 square meters of land with 91 plots. Plans have been made for the construction of hotels, shopping centers, restaurants and furnished apartments in Khandama. Substantial areas have also been earmarked for prayer places for both men and women and for car parks.


He said six plots would be set aside for hospitals and offices of police, civil defense, traffic, municipality and the Red Crescent Society. There will be parking spaces for 7,000 cars and 56 buses and prayer place for 40,000 worshippers. The first phase of the project will see construction of 7,458 rooms to accommodate pilgrims. Tarek Faqeeh, supervisor of the project, said Khandama would attract investments worth more than SR6 billion. "We have made use of the expertise of international companies to prepare plans and designs of the project," he told the press conference. The project would require SR400 million for infrastructure.


Last November, Custodian of the Two Holy Mosques King Abdullah, while he was crown prince, launched six major projects in Makkah, including the SR12 billion Jabal Omar residential towers. Spread over an area of 230,000 square meters, the Jabal Omar project includes five-star hotels, commercial centers and prayer facilities for 200,000 worshippers.

They are building skyscrapers, buildings and residences over rocks in the mountain?

That will be very expensive and will require a lot of dynamite.
I am sure that the cost and technique isn't a problem here with petro-dollars flowing.

Actually the only way of making it better is by building a metro reaching out all of mecca that way it would stop anarchy.

Nice photos! Certainly there was something to do in that area. That road close to Haraam looks horrible now. I´ve been working in one of the proposals so i hope that it succeeds. Greetings from Spain!

Objective

The Jabal Khandama Development Company, represented by Sheikh Abdul Rahman Abdul Qader Fakieh, is a subsidiary of the Fakieh Group, a well-known real estate developer in Saudi-Arabia and specifically in Makkah. The Group has committed itself to fulfill the prospects of developing Jabal Khandama, one of the largest urban projects in Makkah after the Haram Extension Project.

Due to the constantly rising influx of pilgrims, the City of Makkah is in a dynamic state of change. The Jabal Khandama Development Project is to be seen in context of this far-reaching redevelopment of Central Makkah, which includes the expansion of the praying platform surrounding the Holy Mosque, massive infrastructure investments, and large-scale high-density development projects serving the pilgrims.

The aim of Jabal Khandama Development Project is to access Khandama mountain through the engineering and construction of a new transportation network and to prepare land for building. Apart from site development, the current stage of the project entails land subdivision and master planning.

Location

The importance of the Jabal Khandama Development site arises from its prominent location on hill ranges with a direct view axis and access to the Haram and the Ka’bah – the holiest place in Islam – which is located in the Holy Mosque’s central courtyard.

International Competition

In 2006 Jabal Khandama Development Company ran an international urban design and architecture competition managed by [phase eins].

The competition was organized as a limited, international, two-stage project competition with 10 invited participants. The competitors were asked to come up with an exceptional and high-quality urban design scheme that fulfills the uniqueness of the Holy place while complying with complex architectural, technical, economic and legal project requirements.

Ateliers Lion, a renowned French urban design firm, in collaboration with Dagher & Hanna Architects and Abdul Halim Jabr (both Beirut, Lebanon) won the competition with their compelling design scheme. It will be the basis for the development of a licensable master plan.

Urban design

The urban design of Ateliers Lion is dominated by a clear horizontal structure based on a dense base and a field of towers above, 20 floors high in average. The quarter is made accessible by two main roads, an upper and lower "corniche". The scheme also provides a powerful pedestrian solution based on actual movement, merging the pedestrian flows and leading to an "urban landing", a gallery framing and at the same time enlarging the central prayer plaza, as well as overlooking the Holy Mosque.

Program

The development area will host approx. 90,000 inhabitants, about 24,000 of those are counted as permanent residents. According to its location near the Haram, this mixed-use development will – apart from permanent residences – predominantly provide accommodation and services for pilgrims, with a mixture of hotels, seasonal residences, prayer spaces and commercial areas.

Jury assessment
"The project shows a fine urban grain, with building blocks sensitive to the scale of the urban fabric surrounding the competition site. The overall urban figure respects and follows site topography, but is not enslaved by it. Comparable to entry 8001 [first prize], the concept successfully aims at creating a city rather than a collection of individual objects, albeit with a weaker spatial structure.

The coherent pedestrian walkway system, including the pedestrian arteries, are felicitous conceptually, although not successfully implemented throughout the site. E.g. the central artery is awkwardly connected to the main escalators to Haram, and its view to Haram is blocked by the Al-Waqf 2 project. The pedestrian connection across the 2nd ring road in the northeast part of the site is considered to be a commendable aspect of the walkway system.

Closely connected to the pedestrian circulation, the project shows a distinctive approach to open space, including a clear definition of different open space categories. However, the spatial connection between the individual public spaces is not sufficiently developed.

Finally, the bus terminal is seen as well-placed within the scheme and as easily accessible from the main access point at the 2nd ring road."
