HINES ANNOUNCES FIRST DEVELOPMENT IN MONTERREY, MEXICO

(MONTERREY, MEXICO) — Hines, the international real estate firm, announced today that it has partnered with the Zorrilla McLellan family to develop a signature mixed-use development named Punto Central, in the heart of San Pedro Garza Garcia, a desirable residential and commercial suburb of Monterrey in northeastern Mexico. The landmark development will be located on a 17-acre (seven-hectare) site. It is the first project to be funded through the recently formed HCM Holdings LP, which is a venture between Hines and its investment partner, the California Public Employees' Retirement System (CalPERS).

“This land has been in our family for three generations. Hines understood the importance of this project and our dream to create a community that blended seamlessly with the surrounding landscape and community,” said Sandra Zorrilla McLellan. “We took our time to select the appropriate partner, and are certain that the Punto Central development will exceed all of our expectations.”

Duda Paine Architects, LLC of Durham, North Carolina, is currently designing the master plan for Punto Central. Agustin Landa Vétiz of Landa-García-Landa is the local project architect. The project will be built in five phases comprised of condominium units, specialty retail and garden office space. The first phase will include 80 condominium units ranging from 2,200 square feet to 4,300 square feet (200 square meters to 400 square meters). Construction will begin in the second quarter of this year, and completion of the first phase is expected in April 2007.

Punto Central will include walking/jogging paths, a manmade lake and extensive landscaping that will cover more than 35% of the site. Tenants, residents and visitors will enjoy dramatic views of the surrounding mountains, including the Sierra Madre, Cerro de la Silla, Cerro de las Mitras and the Huasteca.

Monterrey – located 280 miles south of San Antonio, TX, and 580 miles from Mexico City – is considered to be the industrial capital of Mexico and is home to major domestic and foreign corporations.

YA HABÍA UN PROYECTO DE AGUSTIN LANDA, QUE ESTABA EN EL SITIO DE EVVISUAL.COM, PERO OBVIAMENTE YA LO QUITARON Y NI AL CASO PONERLO AQUI DADO QUE SE QUEDARON MUY CORTOS A LO QUE VA A SER... SE ACUERDAN? ERA AQUELLA TORRESITA COMO DE 12 PISOS BLANCA CON EDIFICIOS DE 2 O TRES PISOS A SU ALREDEDOR....

NO PUEDO ESPERAR A VER LOS PRIMEROS RENDERS DEL PROYECTO...

Muy buen proyecto, espero que el diseño sea espectacular, estoy casi seguro por el mercado al que está dirigido el desarrollo.

Hines, la firma inmobiliaria internacional, anunció ayer una sociedad con la familia Zorrilla McLellan, de Monterrey, para desarrollar un megaproyecto en San Pedro, llamado Punto Central.

Lyman Daniels, vicepresidente y director general para México de Hines, destacó que es su primer proyecto en Monterrey, aunque en México tienen más de 11 años operando.

Abundó que es además su primer proyecto fondeado por HCM Holdings LP, una colaboración entre Hines y su socio inversor, CalPERS.

Por política de la empresa, no se reveló el monto de la inversión.

Con oficinas en 69 ciudades de Estados Unidos y 12 países alrededor del mundo y bienes valuados por más de 11 mil millones de dólares, Hines es una de las organizaciones inmobiliarias mas grandes del mundo.

Daniels destacó que ya están trabajando en el diseño del proyecto, el cual deberá estar listo en dos meses.

"Estamos viendo un diseño que no cause conflicto con lo que ya existe, era algo muy importante que hicimos con nuestros socios, pero también en la necesidad de tener áreas residenciales de calidad para los residentes del área", añadió.

El terreno de 7 hectáreas se ubica detrás de las oficinas de Vitro, por Ricardo Margáin y Avenida Roble, frente al Club Campestre.

Detalló que el proyecto arranca en el segundo trimestre y consta de cinco fases, la primera de ellas concluye en abril del 2007 y contempla los primeros 80 departamentos de 220 a 370 metros cuadrados y parte de área comercial.

El resto incluirá vivienda, comercio especializado y oficinas tipo jardín.

"Punto Central ofrecerá un lago artificial, pistas de caminata y grandes áreas verdes que cubrirán mas del 35 por ciento del predio.

A través de un comunicado, Sandra Zorrilla McLellan refirió que el predio ha estado en la familia por tres generaciones.

"Hines entendió la importancia de este proyecto y nuestro sueño de crear una comunidad que se integrará perfectamente con el entorno y la comunidad misma de San Pedro".

heyyy...yo soy jasinto diaz.y pues esta padrisimo el proyecto y yo que lo veo de cerca me doy cuenta q la construcion va avansando a paso aselerado. con los estudios que he echo, este projecto tiene mucho pensamiento de tras, incluyendo investigacion y plantamiento de ideas mayas y aztecas. Tambien incluye datos historicos. Esta muy padre el desarolloo! animo chicoss!!
