actually, it is the other side of Oakwoods construction, the contruction progress is in the right side... (not taken in the pic), i take the pic three days ago...
next week i will post the whole construction of oakwood...

here is the vacant land for proposed saidah international hospital, with green 'pagar seng' in the site, and i noticed they add 'new pagar seng' next to it... (mysterious project, could it be integrated with the hospital?, if so, why they divide the vacant land with new 'pagar seng'?)

Proyek PT Genta rampung akhir 2006

JAKARTA: PT Gentamulia Infra menargetkan akhir tahun ini bisa menyelesaikan pembangunan proyek gedung perkantoran The East di kawasan mega Kuningan dengan investasi Rp500 miliar.
PT Gentamulia disebut-sebut sebagai perusahaan afiliasi dari salah satu pengembang dari Hong Kong yang banyak menggarap proyek properti di China.

Direktur PT Gentamulia Eric Harjono mengatakan proyek The East dibangun setinggi 40 lantai dengan luas kotor ruang mencapai 77.000 m2 dan luas ruang dijual mencapai 45.000 m2.

Dia menuturkan proyek ini mulai dibangun sejak Oktober tahun lalu melanjutkan pengembangan yang sudah ada (existing) sebelumnya.

Menara The East diketahui merupakan proyek lama yang terhenti, yaitu Menara Orienta yang diambil alih Genta melalui lelang aset BPPN beberapa tahun lalu untuk dikembangkan kembali.

"Proyek ini cukup strategis karena berada di kawasan Mega Kuningan dengan luas lahan mencapai 0,83 hektare. Kami harapkan gedung ini sudah bisa beroperasi mulai awal tahun depan," katanya di Jakarta, akhir pekan lalu.

Dalam melanjutkan proyek ini, tambahnya, pihaknya menghabiskan dana sekitar Rp500 miliar yang terdiri dari investasi lahan sekitar Rp150 miliar dan konstruksi Rp320 miliar.

Proyek ini digarap kontraktor, PT Adhi Karya dengan kolaborasi arsitek yaitu Jurong Consultans dan PT Wiratman & Associates.

Proyek ini sendiri dikembangkan Genta dengan peruntukan sekitar 22.000 m2 dijual strata title, 22.908 m2 disewakan, dan 1.0885 m2 untuk properti penthouse.

Genta mengembangkan proyek Teh East untuk segmen pasar premium dengan kisaran harga jual US$1.500-US$1.700 per m2.

Eric mengatakan proyek ini merupakan perkantoran pertama yang memiliki properti strata title di kawasan Mega Kuningan dengan status Hak Guna Bangunan selama 40 tahun.

Dalam kesempatan yang sama, Ali Tranghanda, dari Indonesia Property Watch, mengatakan perkembangan kawasan Mega Kuningan paling cepat dibandingkan dengan kawasan superblok yang lain.

Hal ini, lanjutnya, ditunjukkan dengan pertumbuhan sejumlah properti baru di kawasan itu yang berkembang sangat cepat.

"Sebagai kawasan superblok termasuk paling lengkap dibandingkan dengan kawasan lain karena di sini sudah ada properti hunian, perkantoran, dan komersial. Untuk komersialnya walau tidak di dalam Mega Kuningan langsung tapi linear dengan kawasan ini," katanya.

yes, it's on-hold...but no one knows when it's gonna be constructed though. could be next year, 5 years from now, 10 years from now.....

tapi jujur aja, ini gedung dengan Design terbaik se INDONESIA :)

saya kira yaah gedung the orienta is badly designed. Core area nya terlalu sempit. The floor plate is not very efficient. The depth of the floorplate is very shallow. Dari luar ajah keliatan bagus. But if u guys understand commercial buildings, this one of the worst in jkt I believe. One more thing, the Building use on the surface carparks. Very ugly. I guess the developer wants to save some money. Because basement carparks cost more money to build.

But it nice looking:D
