iI have it, on bad authority, that the houses are now so close together that there is not room for any trees due to the underground services....I hope that is not true :bash:

Dubai: Construction work on two exclusive developments on Dubai's Palm Jumeirah including a luxury hotel where all 250 rooms face the sea started today.

The Kempinski Palm Jumeirah Residence and the Emerald Palace Kemp-inski Hotel form part of the luxury Palms Project, a man made Palm tree shaped island off the coast of the city which is visible from space.

Dubai-based property developers Emerald Palace has teamed up with International hotel group Kempinski Hotels for the two projects. Kempinski will manage both properties for a period of 15 years.

Private beach

The Kempinski Palm Jumeirah Residence hotel and spa is a seven-storey boutique development set on the Palm Jumeirah Crescent, spread over a total land area of over 1m square feet with a 500 metre stretch of private beach. The project encompasses 200 one, two, three and four bedroom apartments ranging from 165 square metres to 1,300 square metres.

The launch of the two projects is to be the first of many exclusive developments, revealed Wessel Witthuh of the Emerald Palace Group.

"We were looking to partner with a hotel group to manage the projects, so that we can be confident that the facilities and services provided to residents will be truly world-class. Kempinski is a leader in the hotel industry, and brings with it experience in managing luxury hotels and residential projects. Their unique expertise will add considerable value to both The Kempinski Palm Jumeirah Residence and the Emerald Palace Kemp-inski Hotel," Witthuh added.

Facilities

Targeted at high-end residents, The Kempinski Palm Jumeirah Residence will provide a host of facilities, including private terraces and balconies, excellent recreational facilities, beautifully landscaped gardens, shopping arcade, secured parking and exclusive access to the private beach as well as the swimming and aquamarine facilities provided by the Emerald Palace Kempinski Hotel.

The Emerald Palace Kempinski Hotel, on the other hand, will be distinguished by its unique setting and world-class facilities.

hi! im a student of architecture in pakistan. im conducting my thesis on 'resort developmet on the palm jumeirah crescent'. im goin to plan & deisgn one for my thesis ( of course its not goin to implemented). ive been reading this forum for quite some time & thot mayb some1 of u cud help me in finding the ' bylaws for building construction on the palm jumeirah'. i have contacted nakheel as well but as u all know tht they keep all their information very confidential.
which other department/ministry can i contact to obtain at least the 'building construction & design by laws for jumeirah beach'. the by laws should be for commercial ventures like hotels & resorts & for the coastal area of dubai.

Emerald Palace Group said on Wednesday that none of its customers had defaulted on payments for units at its Kempinski Hotel Residences Palm Jumeirah project in Dubai.

Company chiefs said the zero defaults were a "reflection of our customers' confidence in the project, in Palm Jumeirah and in the long term potential of Dubai".

The comments came as the company delivered its 100th unit to owners of the luxury development, on which work began in 2007, consists of 244 units, including a mix of high-end suites, residences, penthouses and royal villas and a 500-metre private beach.

Handovers to customers began in January and are expected to be completed by April, the company added in a statement.

James Wilson, managing director of Emerald Palace Group, said: "We have forged ahead towards completion of our project, with an unwavering focus on quality. Through the life of the project, we have had zero defaults, a reflection of our customers' confidence in the project, in Palm Jumeirah and in the long term potential of Dubai."

He also said that the project had seen "very few" units being sold on by the original investor.

Marwan Al Qamzi, group managing director of Nakheel, the Palm Jumeirah master developer, added: "We are delighted to see the progress made by Emerald Palace Group, as the first foreign-owned developer to start delivering residences on Palm Jumeirah."

This, it claims, will make it the first foreign developer to complete a project on Palm Jumeirah.

So far, 100 out of 244 units have been handed over to owners.

Last Updated: March 17. 2010 9:14PM UAE / March 17. 2010 5:14PM GMT The latest lavish homes on Dubai’s Palm Jumeirah are being handed over to residents following the completion of the Kempinski Hotel Residences, adding to a surplus of high-end apartments in the emirate.

Emerald Palace, a leading Dubai-based Ukrainian property developer, will complete the handover of residential property at the development by the end of next month. But the opening of the adjoining Emerald Palace Kempinski, a 250-room hotel, will be delayed by almost two years.

More than 240 residential units were sold as part of the US$500 million (Dh1.83 billion) project at the peak of Dubai’s property boom between 2007 and 2008, when a beach-front villa on Nakheel’s Palm Jumeirah could fetch about Dh16m.

While many other developers of off-plan projects have struggled to collect payments from buyers, James Wilson, the managing director of Emerald Palace Group and a former chief executive of Nakheel, said there had been “zero” defaults among customers, whose homes were now valued at between Dh3,500 and Dh5,000 per square foot.

This was partly due to the Kempinski Rental Programme, in which investors who intend to use their properties for only a few weeks a year can rent them through Kempinski for the rest of the year while taking 75 per cent of the profit. Mr Wilson said about 90 per cent of buyers had opted for the rental scheme.

“That’s our success, it’s all end-users,” he said.

Last week I made a visit to the hotel and I must say, it´s one of the finest hotels in Dubai with a favorite location an a sensational view. The new opening date should be June 2011.

Kempinski Hotels has said it has delayed by two years a project in Dubai, even as it expands elsewhere in the Middle East because the market has become oversupplied, Bloomberg has reported. A 253-room development on Dubai's palm tree-shaped artificial island will remain a "shell" for the time being, with the opening pushed back until 2013, Ulrich Eckhardt, president of the Middle East and Africa division said. Kempinski plans to open nine properties in the next three years in Abu Dhabi, Bahrain, Saudi Arabia, Oman, Lebanon, Syria and Egypt. The company will open 82 luxury serviced apartments and 10 villas on Palm Jumeirah in June.

The fourth luxury beachfront hotel has opened on the crescent of the Palm Jumeirah in Dubai; the Kempinski Hotel & Residences Palm Jumeirah.

Developed by EPG Hotels and Resorts and managed by European hotel chain Kempinski, the new hotel consists of 244 suites, penthouses and villas varying in size between 112m² and 894m².

It joins the recently opened One&Only The Palm and Jumeirah Zabeel Saray on the west end of the crescent of the Palm Jumeirah, and Atlantis The Palm located at the crescent's centre.

Facilities at the Kempinski include a 500-metre beach, a 1200m² outdoor swimming pool, a gym and spa, a kids’ club and playground, Italian restaurant, a beach bar and grill, and a cigar bar.

Hotel general manager Burkhard Wolter said: “Kempinski was one of the first hotel groups to announce a property on Palm Jumeirah. We’ve built an impressive portfolio in the region over the past 14 years and we’re proud that Kempinski Hotel & Residences Palm Jumeirah will offer something distinct in Dubai’s luxury travel and residential market — unmatched space and privacy in an iconic location, complemented by Kempinski’s five-star service and signature European style”.

The hotel has been designed by Godwin Austen Johnson and features custom-made furniture hand-crafted by the Italian company Francesco Molon.

It is Kempinski's first beachfront property in Dubai and the company's fourth hotel in the UAE.

I am confused. One article says that the hotel is delayed by two years, another article says that the hotel just opened. Please explain.

This is the Kempinski residences, which is right next to the hotel. If you read carefully, the article just talks about suites, penthouses and villas. I believe, these were all bought individually by private investors and are being managed and rented like serviced apartments/villas by Kempinski. The hotel next door just sits there as a shell, waiting for better times.

ok. I understood, the serviced apartments are open but the hotel is not there yet. Nevertheless, the property looks very, very nice. Maybe the best I have seen in Dubai. If the serivice is as good as the landscaping and the interior, this place will be a huge success.

The local Emerald Palace Group is preparing to invite contractors to bid for the contract to complete the construction of its Kempinski Palm Jumeirah Residences and Hotel in Dubai. The main construction contract was awarded in 2007, but work later stalled.

So, there is information, that they have some problems with gouverment or something like that. That is why the 2 stage is on hold.

I forgot about Taj Exotica you are right, that means crescent projects currently on hold are:
- Emerald Palace Residences
- Dusit Emirates Saray
- Taj Exotica

The hotel has turned out to be really nice, let's keep on hoping they restart here too and complete the residences as well!

By the way the title should be changed to:
