Estar to focus on projects in Bangkok

The listed-developer Eastern Star Real Estate Plc has shifted the location of it projects from Rayong to Bangkok with the launch of five residential developments worth a combined 5.18 billion baht, according to managing director Sahat Tantikun.

He said the business expansion was being supported by the company's new investor, the Sunrise Group, which is comprised of Sunrise Equity Co Ltd, Bangkok Broadcasting & TV Co Ltd and GL Assets Co Ltd.

The group has gradually consolidated its holding in Estar shares and now controls 54.23% of the company's shares. The major shareholder of the Sunrise Group is Krit Rattanarak, who is also a major shareholder of Bank of Ayudhya.

``Our business will be geared up as the new investors are financially strong and have connections with banks. Their experience can also be useful to us,'' Mr Sahat said.

Mr Sahat said the company planned to build up the Star Estate brand for the development of middle-to high-end residential projects.

Eastern Star is also looking to enter the low-end market to increase product variety but those projects would be developed under a different brand name.

The new projects include two condominiums located on a three-rai site on Rama III and on a four-rai area on Narathiwas Road.

The Star Estate @ Rama III, with 277 units priced between 1.9-8 million baht, will have a soft opening in May. Construction of the project is now 30-40% complete and is slated to be finished by the second quarter of 2006.

The construction of the Narathiwas project will begin this month. The first phase, worth 1.53 billion baht, will have a total of 211 units priced between four and 23 million baht.

Another project planned is a luxury housing development comprised of 57 units on a 24-rai site in Soi Pattanakarn 69. Eight units are scheduled to be complete by June and sales will begin in August. The costs of the units will be from from 16 million to 27 million baht.

Estar also plans to launch phase two of the Narathiwas project worth 508 million baht and a single-house project on Onnuj Road by next year.

ESTAR shares closed on Friday at 0.50 baht, down 0.02 satang, in trade worth 1.95 million baht.

Estar to blitz market with launch of 4 new projects

Eastern Star Real Estate Plc (Estar), a residential and commercial developer in the Eastern Seaboard area, said it will penetrate the single detach housing and condominium market by launching four new projects worth about four billion baht totally.

Estar’s managing director William Cheng said the company will launch four new residential projects in Bangkok worth four billion baht totally under the brand The Star Estate.

They are Star@Rama, a 19-storey condominium worth 970 million baht, which will be launched June 26, the Star Estate@Narathiwat, a 20-storey condominium worth 1.5 billion baht, the Star Estate@Phattanakan, a single detached housing project worth 1.05 billion baht and the Star Estate@Onnut, a single detached housing project worth 1.1 billion baht.

The company had appointed Bouygues Thai, Ritta and Star Block Group Plc as contractors for the projects and DTZ Debenham as the sales manager for all of the projects.

Cheng said the company expected to realise revenue from the condominium projects in the next two years and from the single detached housing projects in the next year.

Currently, the company operates a single detached housing project worth 150-200 million baht, called Vintage Home, at Rayong.

He added the residential market especially in Bangkok and the suburbs had a positive trend while the company will focus on developing projects in good locations.

Estar shares yesterday closed unchanged at 0.54 baht.

Thank you for the photos na ka. I feel that the location is quite ok, while the price is reasonable.
They have built in pantry, closets for every bedroom, shower boxes. I just wonder why water heater is not included.

การเปิดตัว “ต้นสน พร้อพเพอร์ตี้” นับเป็นความเคลื่อนไหวแรกในปีนี้ของ “รัตนรักษ์” ที่เกี่ยวข้องกับธุรกิจอสังหาริมทรัพย์ หรืออาจกล่าวได้ว่าเป็น “จิ๊กซอว์” ตัวแรกของปีนี้กับการเริ่มต้นสร้างอาณาจักรธุรกิจอสังหาริมทรัพย์ของตระกูล “รัตนรักษ์”

หลังจากนั้นไม่นาน มีอีกหนึ่งความเคลื่อนไหวที่น่าสนใจไม่แพ้กัน คือ การประกาศเปลี่ยนวัตถุประสงค์ทางธุรกิจของบริษัท มีเดีย ออฟ มีเดียส์ จำกัด (มหาชน) หรือ MEDIAS จากธุรกิจสื่อบันเทิงสู่ธุรกิจพัฒนาอสังหาริมทรัพย์ ซึ่งคาดว่าจะเปลี่ยนหมวดการซื้อขายหุ้นมีเดียส์ด้วย โดยบริษัทดังกล่าวเป็นอีกหนึ่งธุรกิจของกลุ่มรัตนรักษ์ที่ถือหุ้นอยู่ในนามบริษัท กรุงเทพโทรทัศน์และวิทยุ จำกัด ซึ่งเดิมเคยเป็นผู้ถือหุ้นใหญ่ในมีเดียส์ด้วยสัดส่วน 73.73% และผู้ถือหุ้นอื่นๆ 26.27%

แต่ปัจจุบัน “มีเดีย ออฟ มีเดียส์” ได้มีมติอนุมัติให้บริษัทซื้อและ รับโอนกิจการทั้งหมดจากบริษัทแกรนด์ คาแนล จำกัด บริษัทพัฒนาอสังหาฯ ซึ่งถือหุ้นโดยบริษัทเจริญกฤษ เอ็นเตอร์ไพร้ส์ บริษัทเบ็ล พาร์ค เรสซิเด้นท์ นายเจตรศิริ บุญดีเจริญ และนางสาวรมณี บุญดีเจริญ ส่งผลให้กลุ่มเจริญกฤษ เอ็นเตอร์ไพร้ส์ เข้ามาเป็นผู้ถือหุ้นใหญ่ของ “มีเดีย ออฟ มีเดียส์” ในสัดส่วน 52.33% ขณะที่กลุ่มรัตนรักษ์จะถือหุ้น 39.28% และผู้ถือหุ้นอื่นๆ 8.39 %

“หลังการทำรายการครั้งนี้ธุรกิจอสังหาฯ ทั้งหมดของกลุ่มเจริญกฤษจะเข้าดำเนินการภายใต้บริษัทมีเดีย ออฟ มีเดียส์ จำกัด (มหาชน)” นายโยธิน บุญเจริญดี ประธานกรรมการกลุ่มเจริญกฤษ กล่าวภายหลังการประกาศเป็นผู้ถือหุ้นใหญ่ในมีเดียส์

นั่นหมายถึง “มีเดีย ออฟ มีเดียส์” จะเป็นอีกหนึ่ง “จิ๊กซอว์” ในการลุยตลาดอสังหาฯ ของกลุ่มรัตนรักษ์ ซึ่งแม้ว่าจะเป็นบริษัทที่ไม่เคยพัฒนาอสังหาฯ มาก่อน แต่ความเป็น “บริษัทมหาชน” ของมีเดียออฟ มีเดียส์ ก็ก่อให้เกิดความได้เปรียบไม่น้อย

สำหรับความเคลื่อนไหวล่าสุดในช่วงโค้งท้ายปี 2552 นี้ “เอ็มดี” คนใหม่ล่าสุดของบริษัท อีสเทอร์นสตาร์ เรียล เอสเตท จำกัด (มหาชน) “รัตนชัย ผาตินาวิน” ได้ออกมาประกาศแผนการลงทุนอย่างต่อเนื่อง และเป็นการกลับมารุกตลาดอสังหาฯ อีกครั้ง หลังจากเงียบหายไปนานถึง 4 ปี

นายรัตนชัย ผาตินาวิน กรรมการผู้จัดการ บริษัท อีสเทอร์น สตาร์ เรียล เอสเตท จำกัด (มหาชน) เปิดเผยว่า หลังจากนี้บริษัทฯ วางแผนพัฒนาโครงการใหม่ต่อเนื่อง โดยตั้งเป้าภายใน 3 ปีจะมีโครงการใหม่ประมาณ 20-25 โครงการ รวมมูลค่าไม่น้อยกว่า 2 หมื่นล้านบาท แบ่งสัดส่วนเป็นคอนโดมิเนียม 80% และแนวราบ 20%

พร้อมกันนี้ ยังเป้าหมายยอดขายในช่วง 3 ปีนับจากนี้ โดยเริ่มจากในปี 2553 ตั้งเป้ายอดขายไว้ที่ 1,680 ล้านบาท ปี 2554 ตั้งเป้ายอดขายไว้ที่ 2,500 – 2,600 ล้านบาท และปี 255 ตั้งเป้ายอดขายไว้ที่ 4,000 ล้านบาท ซึ่งเป้าหมายยอดขายสูงสุดของบริษัทฯ จะอยู่ที่ 4,000 – 5,000 ล้านบาทต่อปี ขณะที่ในปี 2552 คาดว่ายอดขายจะอยู่ที่ 800 ล้านบาท ต่ำกว่าเป้าหมายที่ตั้งไว้เล็กน้อย

นายรัตนชัย กล่าวว่า ก่อนหน้านี้ อีสเทอร์น สตาร์อยู่ระหว่างการปรับโครงสร้างภายในองค์กร เมื่อแล้วเสร็จจึงพร้อมกลับมาลงทุนอีกครั้ง โดยแม้ว่าตระกูลรัตนรักษ์ หัวเรือใหญ่ของอีสเทอร์น สตาร์จะลงทุนในธุรกิจอสังหาริมทรัพย์ผ่านหลายบริษัท แต่การดำเนินการของแต่ละบริษัทฯ ย่อมมีสิทธิ์ขาดในการบริหารงานอย่างเต็มที่ สามารถกำหนดนโยบาย และทิศทางของตัวเองได้ ไม่จำกัดว่าบริษัทนี้ควรลงทุนในอสังหาฯ ประเภทนี้ หรือบริษัทไหนควรลงทุนในอสังหาฯ ประเภทใด ขึ้นอยู่กับการพิจารณาของคณะกรรมการในบริษัทนั้นๆ ซึ่งเบื้องต้น อีสเทอร์น สตาร์จะเน้นการพัฒนาคอนโดมิเนียมและบ้านเดี่ยวระดับกลางถึงบน


ขายที่ดิน 600 ไร่ดึงกระแสเงินสด

สำหรับเม็ดเงินในการลงทุนโครงการต่างๆ นายรัตนชัย กล่าวว่า จะมาจาก 3 ส่วนด้วยกัน คือ 1. เงินสดหมุนเวียนในปัจจุบัน จำนวน 630 ล้านบาท 2. ยอดขายรอรับรู้รายได้ มูลค่า 1,000 ล้านบาท 3. การขายที่ดิน 600 ไร่ที่จังหวัดระยอง ซึ่งก่อนหน้าที่จะเกิดวิกฤติทางการเงินโลก ได้อยู่ระหว่างเจรจากับนักลงทุนผู้สนใจ แต่ต้องชะลอออกไปด้วยเหตุผลดังกล่าว แต่เชื่อว่าขณะนี้สถานการณ์ปรับตัวดีขึ้น ก็พร้อมที่จะเจรจาอีกครั้ง

ด้านการเปิดตัวโครงการใหม่ในปี 2553 นี้จะเปิดตัวโครงการใหม่ด้วยกัน 4 โครงการ แบ่งเป็น คอนโดมิเนียม 3 โครงการและบ้านเดี่ยว 1 โครงการบนทำเลอ่อนนุช พื้นที่ 35 ไร่ ซึ่งอยู่ระหว่างการวางแนวคิดของโครงการ รวมถึงแบรนด์ในการทำตลาดให้กับโครงการนี้ด้วย

โดยจะประเดิมเปิดตัว 2 โครงการแรกในเดือนก.พ. 2553 ประกอบด้วย สตาร์ เอสเตท รัชดาภิเษก ใกล้แยกรัชวิภา และสตาร์ เอสเตท บนถนนนราธิวาสราชนครินทร์ ขณะนี้อยู่ระหว่างทำรางานผลกระทบสิ่งแวดล้อม และยื่นขอใบอนุญาตก่อสร้าง พร้อมกับเปิดให้ลูกค้าลงชื่อแสดงความสนใจไว้ หากได้รับใบอนุญาตก่อสร้างก็จะเปิดการขายทันที และวัดจากตัวเลขผู้แสดงความสนใจรวมกว่า 300 คนจากทั้ง 2 โครงการ คาดว่าในช่วงเปิดตัวจะสามารถสร้างยอดขายได้ถึง 60%

โครงการคอนโดมิเนียม สตาร์ เอสเตท รัชดาภิเษก (ใกล้แยกรัชวิภา) อาคารสูง 32 ชั้นจำนวน 322 ยูนิต พื้นที่โครงการกว่า 3 ไร่ มูลค่าโครงการ 1,100 ล้านบาท มีขนาดห้อง 3 ขนาด คือ แบบสตูดิโอ แบบ 1 ห้องนอน และแบบ 2 ห้องนอน ราคาเริ่มต้น 1.79 ล้านบาท ส่วนโครงการคอนโดมิเนียม สตาร์ เอสเตท นราธิวาสราชนครินทร์ คอนโดมิเนียมหรูวิวแม่น้ำเจ้าพระยา อาคารสูง 37 ชั้นจำนวน 294 ยูนิต มูลค่าโครงการ 1,400 ล้านบาท มีห้อง 2 แบบคือ แบบ 1 ห้องนอน และแบบ 2 ห้องนอน

จากปัจจุบันบริษัทฯ มีโครงการที่อยู่ระหว่างการขายเพียง 2 โครงการเท่านั้น ประกอบด้วย โครงการเดอะ สตาร์ เอสเตท นราธิวาส เหลือขายประมาณ 10 % และโครงการบ้านเดี่ยว 3 ชั้น เดอะ สตาร์ เอสเตท พัฒนาการ 69 มียอดขายโครงการประมาณ 50 % ส่วนโครงการ สตาร์ เอสเตท พระราม 3 ได้ขายหมดไปแล้ว

ด้านโครงการในจังหวัดระยองปัจจุบันมีโครงการที่เปิดดำเนินการ 8 แห่ง เป็นบ้านเดี่ยวมี 4 แห่ง คือ โครงการแฮมเล็ท 1 โครงการสินทวีการ์เด้น 2 โครงการวินเทจ โฮม วิลเลจ และโครงการวินเทจ โฮม วิลเลจ 2 โครงการอาคารพาณิชย์สตาร์ ทาวน์ เซ็นเตอร์ และโครงการ สตาร์ ทาวน์ เฮ้าส์ มีโครงการอพาร์ทเมนท์ และบ้านเดี่ยวให้เช่า บริหารงานโดยซี สตาร์ พร็อพเพอร์ตี้ส์ (Sea StarProperties) และสนามกอล์ฟ อีสเทอร์น สตาร์ คันทรี คลับ แอนด์ รีสอร์ท เป็นสนามกอล์ฟขนาด 18หลุม
