Macau SJM will invest 6.2 billion HKD on building an entertainment center. The project includes two towers with hotel, office, apartment, shopping and entertainment centers. It will becomes the landmark of Macau once the project completed. Construction begin within 12 months and estimate completed in 2009.
SJM has already began with the other three projects in Macau - New Lisboa Hotel, 16 Po and the Fisherman Wharf.
This project is design by Paul Andreu.
澳門博彩股份有限公司昨宣布,為配合澳門未來發展的需要,把澳門打造成為亞洲區的旅遊娛樂休閒中心,投資六十二億港元,計畫於新口岸外港碼頭側,興建一座名為OCEANUS大型綜合中心,集酒店、商住、購物和娛樂於一身,成為澳門的地標,並為遊客及居民提供多元化的服務。該項目正待政府批地,預期在今年內動工,二○○九年竣工。
澳博現已在澳門進行三項大型工程,包括新葡京、內港十六浦主題公園和漁人碼頭,昨日行政總裁何鴻燊又公布,打算耗資六十二億港元,在外港碼頭側興建一座面向大海的大型綜合中心。項目佔地四萬七千平方米,由東望洋山延伸至外港碼頭,由外港碼頭伸展至八佰伴及回力場一帶,需要填海達二萬六千平方米。建成後,綜合中心將會包括多元化服務,集合酒店、服務式住宅、購物、賭場、寫字樓、消閒娛樂等於一身,希望可以吸引本地居民及外國遊客。
何鴻燊表示,這個項目耗資非常龐大,單計建築費已達六十二億元,稍後還要與澳門政府商討地價的問題,他們希望項目會成為澳門的地標,配合澳門國際化、都市化及現代化的發展。他亦有信心,要向銀行融資絕對沒問題,「我們會與工務局商量,因為主要要填海。至於新八佰伴方面補地價的問題,其實都是我們的,即是左袋入右袋,無咩所謂。」
項目名為OCEANUS,由法國著名建築師保羅安德魯(Paul Andreu)設計,北京國家大劇院正是出自他筆下。這個綜合大型中心將分三個部分,由一個長形的主體建築、一個兩層高建築物和一個一百八十米高的獨立大樓組成。
保羅安德魯表示,這個項目非常具挑戰性,有許多外圍因素需要協調,例如如何在興建時不影響區內的交通,及成為地標之餘,又不破壞其他建築物的外圍景觀。為了不影響賽車跑道,主體建築會是架空設計,讓跑道依舊在下面通過。
澳博已向澳門政府提交計畫概念書,政府初步表示支持,稍後他們會陸續提交詳細的計畫書。另外,他們現時已諮詢多個部門,如港務局、環保和賽車方面的意見,正等待政府批地。
要興建這個大型綜合中心,需要清拆現址的八佰伴和回力場。澳博現時已買下南灣十二段的位置,但要待二十個月,才可把八佰伴搬過去,而OCEANUS又預計可在十二個月內動工,中間相差八個月,是一個大問題,希望可以盡早配合。
保羅安德魯亦表示,綜合中心建成後,將可以帶旺鄰近建築。
保羅安德魯表示,第一期工程預計在一年內動工,他希望整個工程能順利在二○○九年完成。何鴻燊亦表示,希望項目能配合港珠澳大橋的落成。
SeeMacau May 4th, 2005, 08:05 AM Renowned French architect Paul Andreu on Tuesday unveiled his latest work on the blueprint of a multi-functional commercial block in China's Macao Special Administrative Region (SAR).
Entrusted by casino tycoon Stanley Ho, Andreau put forward the concept of "Oceanus" in his plan to build a commercial, residential, shopping, entertainment and recreational complex at the Outer Harbor area in the gaming city.
The architect famous for his projects of the National Grand Theater in Beijing and the Pudong Airport in Shanghai, was commissioned to transform the image and skyline of Macao through his design in the 775 million US dollars project.
The idea of "Oceanus" comes from the location of the project, which seats at the coastal entrance of Macao.
The project covering approximately 47,000 square meters will include a reclamation area of 25,868 square meters. The main elongated building spanning into the sea is a monolithic structureraised off the street levels creating generous traffic and pedestrian spaces at ground level.
The building houses a luxury hotel of about 600 rooms, suites and serviced apartments. The building with an extended part linking to the Macao Ferry Terminal Building also has casino and entertainment spaces and a large shopping center.
Stanley Ho, Managing Director of SJM, said the vast area covered, the many facilities offered and the considerable amount invested in this project, complicated by other factors such as transportation and environmental concerns, imply that SJM is not aiming at immediate rewards, but at the future overall developmentof Macao, with focus on the urbanization, modernization and internationalization of the City.
SJM is the only gaming concessionaire rooted in Macao with the other two held by American and Hong Kong contenders. The Oceanus Complex has been considered SJM's brandname project launched in response to the gaming market competition in Macao.

SeeMacau May 7th, 2005, 04:12 AM Macau casino kingpin Stanley Ho unveiled Tuesday plans for what will be the gambling haven's largest casino, the Oceanus, a colossal downtown entertainment complex covering three city blocks.
The casino, which will replace the aging Jai Alai in the heart of the former Portuguese enclave, is expected to cost some 6.2 billion Hong Kong dollars ($790 million) and be completed in 2009.
It will feature a 600-room hotel and a 41-story apartment tower, as well as the city's largest commercial and retail center.
"We had to conceive a building that could become a landmark, with a strong symbolic appearance that shows not only the dynamism of a fast-changing Macau but also continuity from the past," architect Paul Andreu told reporters.
Andreu, the designer of the controversial egg-shaped National Grand Theatre in the Chinese capital Beijing, said he wanted the casino to be the first thing passengers arriving at the nearby ferry pier saw.
"People leaving Macau will look back with some regret," he added.
Oceanus will be Ho's 15th casino in the city, cementing his position in the downtown area.
The complex will link with the ferry pier, which he owns and plans to redesign, and will abut his under-construction Fisherman's Wharf leisure complex and extend into the harbor.
The combined complexes will practically encircle Sands Macau, the first American-owned casino to open in the enclave and whose arrival last May spearheaded a renaissance in the once ailing gaming sector, which last year earned some five billion US dollars, a shade short of that earned in Las Vegas.
Another two American gaming companies are building casinos in the Chinese territory, taking advantage of foreign operator rules that were relaxed three years ago, robbing Ho of a gambling monopoly he'd had for more than 40 years.
The sudden growth of casino business in Macau has been driven by a huge increase in the number of mainland Chinese visitors to the city, who accounted for 80 percent of the 17 million arrivals last year.
SeeMacau May 7th, 2005, 04:15 AM MACAU, China (Reuters) -- Gaming tycoon Stanley Ho has unveiled plans to build a HK$6.2 billion ($795 million) entertainment and residential development in Macau, the latest in a spree of big-ticket investments earmarked for the booming former Portuguese colony.
The 83-year-old Ho, who's 40-year Macau gaming monopoly lapsed in 2002, said he plans to build his "Oceanus" project, covering 47,000 square meters, partly on reclaimed land.
Macau is in the throes of an investment boom, fueled by a relaxation on visa rules that make it easier for many mainland Chinese to visit. The city of about 465,000 people an hour's boat ride from Hong Kong lured 16.7 million visitors last year, up 40 percent from 2003.
In March, U.S. gaming magnate Sheldon Adelson, who heads the Las Vegas Sands Corp. , announced plans for a strip of casinos, hotels and shopping malls costing up to $15 billion.
Ho told a news conference at his Lisboa Casino-Hotel complex that his project would be launched within a year and was scheduled to be completed in 2009. The project is being undertaken by Ho's casino company Sociedade de Jogos de Macau (SJM) in conjunction with two of his other Macau firms.
The project, to be designed by French architect Paul Andreu, includes hotel, residential, commercial and casino facilities.
The HK$6.2 billion price tag excludes the land cost.
