btw.... can others confirm that the dimension of the current show unit is of the jelatek not the havanna??? i do think they have remodelled and re build the show unit upstair with plaster wall and plywood to have the similar dimensions of the havanna.... i think that is what normal show unit do right? have similar dimension as the actual unit right?????

need to make measurement to do some planning for the apt and gonna get some budget ready for the kitchen cabinets so i need the measurements to get a quote....

actually i have a meeting in a clients office....
so after the meeting i went to seri maya la... hehehe....
there i was having fun with my measuring tape...
apparently the unit's size and measurements are quite precise.
it is similar to the dimensions in my S&P.
i can do a more accurate planning from now....

FYI,
the ceiling height is 288cm approx.
the bedroom windows are 50cm from the floor. <-- too low to put a table in front of it
the space for bath tub is only 146cm a very tight sqeeze dont know if i can find a tub that will fit that space.

ok more info....
there are no gym in havanna, we have to share the same gym
the havanna swim pool might only be ready when savannah is ready.
because in my s&p it never mention of the havanna's gym and swim pool.
apparently we all have to share the same swim pool and gym!!!
ouch.... it will look more like a public pool laa like this.....
one more thing, 70% of havanna has been sold <-- stil slowwww....
why dont anyone realise that its a good bargain... or at the very least to me it is! hehhehe....

That is weird. So, the show unit is exactly the same size as your Havanna then?

yupe its very very similar but i think i'll put +/- 5cm in all dimensions for errors.
my unit has the same size but, my balcony is bigger since i am on the 3rd floor.

but if that is true...then the size of the 2nd n 3rd bedroom will be small..don't you think so. Is the measurement of the bedroom is the same with your in the SnP????

Who told you that there is no gym for Havanna?
I was told that gym facililty for Havanna will be located in level 21 by the sales person. Hmm...information keep changing every single time as well...

The gym in Jelatak will not be able to accomodate the whole Mayan population. Beside...I don't think your access card will be able to be use in Jelatek right? as it is located inside of the building itself..

There sure are lots of things to consider for those of you who have bought/are in the process of buying/are considering buying one of the new KL conominiums! :eek:

in my S&P agreement it never mention any gym in the havanna block!!!

yes the 2nd and 3rd bedroom is small infact smaller than my BALCONY! hehehe....

they did paint a pretty picture saying there are a gym in havanna and a few swim pools
but the fact in my s&p no mention of new specific havanna facilities. :sleepy:

gym I am not too sure.. but the pool...it should be in but is the matter of time.. I guess it would be only after the final phase of havana.

either way is not in our SnP so we cant argue.

Wow pool gonna be ready when Savannah is up? that will be atleast another 6 - 9 months.

the actual size of the unit will be +- 5% of the SnP size, that is what i was told. when the unit is ready, they will remeasure and recalculate and do a proper handover document. is that what happen to Jelatek and Lanai?

so fast 21st floor, think by next month they will drawdown more$ from my bank, got to pay more interest soon :eek2:

What? No gym & swim pool for Havana? I dont think so lah. Existing gym & pool at Jelatek & Lanai not that big enough.

If Im not mistaken, a bigger pool will be built in an area some where btw Havanah & Savanah, same goes with the gym. :?

the pool for havanna will sure get one.... its just a matter of time....
it might not be ready when we get our havana keys...
one more thing... the gym.
as of now i am quite sure that we have to share gym.
the sale people keep on telling me that the gym in jelatek is super huge.
so errr now kinda likely we'll be sharing that one...
unless so many people bought the savannah and the then they might consider to build another gym.... again... might.

What else did you managed to do yesterday. Apart from measuring the unit. Hmmm..but the bedroom is really really small then if your measurement indeed turn out to be true. I will be dissapointed la like that :(

Did you talk to the sales person? Is it Mei or Li San? Any other news coming up that we should know?

Hmmm...what I did today was to make a photocopy of Havanna layout unit n made some measurement of my own. Havanna size against Jelatek.

given the error of +- 5%, I came to a conclusion that :

1. inner side of lanai is the same with Jelatek. Only the outer side of Lanai will make it bigger.
2. master bathroom, bathroom number 2 area, the saperated shower n toilet is the same
3. kitchen size is almost the same
4. corridor leading to bedroom is the same
5. Havanna yard area is a bit smaller.
6. Havanna 2nd bedroom is smaller than Jelatek 2nd bedroom.
7. Without any doubt the living n dining aread is longer than Jelatek, but the dining hall is only wider by +/- 50 metres.

Hmmm...I am so free today I guess :lol:

typical havanna is 1325 sg ft
a difference of err.... 1325 - 1147 = 178 sq ft = 16.5 sq meters
how big is that ah?
it about 4m X 4m area.... very small difference i think....
but the difference in price i hugeeeeeeeeeee...............!!!!!

Went to Maya again.. yes they heard us well.. the swimming pool lights finally working. The disposal bin well located at basement level near the post box area. Question :- anyone knows how frequent will kondo service do the disposal for the bins located there? I hope it will be done daily and clean it as well... or else it will be smelly bins.. :runaway:

I think it will be on alternate days, based of what my friend told me. He stays in Belimbing Height. Another Tan n Tan development which served by Kondoservice. The bin area is extra extra clean n no smell at all.. ;)

Cause the booking for Savanna is all for the unit facing Kampung Warisan n the 1786 sg feet that face Jalan Jelatek.

made by grohe, excellent stuff.... but the cost of that one wall mounted shower head is RM1000 yes 1 thousand ringgit.... and that is when its on sale!!!
hehehehe just for one shower head!

madness but i think it could be worth the investment....
taking shower in the rain... hehehe... they have these in hilton kl sentral...
i really love them... but cost a bomb!

hey guys, where to get best price for lightings and fan? ANyone seen any fan that is lying on the floor instead of sitting on it. Those modern type. Do let me know...

Has anybody received the notice frm MPAJ?

I received a notice frm MPAJ today (its dated 9/5/05 - Pos Malaysia is so efficient nowaday...) & I hve to pay assesment fee/quit rent (not so sure which is which) for RM528/year. I personally think its quite high, can we still make objection on this? The lnotice stated that we hve 14 days frm the date of notice to file the objection, but I doubt it would be entertained.

Any comments on this matter?

Ya rate is with effect frm 1/7 (paybale every 6 month if Im not mistaken) but can we still request for reduction of the rate? There's a clause in the notice for the rate payer to appeal for the reduction but as I mentioned before I doubt lah it woulkd be entertained...

that is for 3 piece. Rm 13.00 each. btw any brand do u recommend? I am new.. they said 3 months warranty. so i guess I can used till 3 months + 1 day :PPP

most people go for joven as you know is cheap, and btw it is hidden up there. I will put one in the master bedroom bathroom but not the other. reason.. there aren't any hot water piping ready for the second bathroom.


I calculated the cost if want to do the lighting for the whole house.. excuse me READ carefully ha... only LIGHTING .. is about rm2400.00

I have asked Mr. C who is a land valuer from TAN&TAN. He told that is for assesment fee (cukai pintu) which is from MPAJ. He also said that is a fair value and reason out by ... if you divided the (nilai tahunan) to 12 months .. it will be Rm10,440.00 divided by 12 months = Rm870 monthly. Ok, then he asked ... do you think you will be able to rent out at that value? More rite?? "I am speachless" .. he think is fair .. he mentioned again.


So anyone still wants to object now?

i've never paid cukai pintu before and i think that expensive la.... never thought the gov will ask that much yearly!? ouch....

danny the floor light is nice laaa very good value...
the energy saving florecent bulbs are priced like that la... so i think rm13 a piece is ok la it will last a long time.... just that it will take some time so them to achieve full brightness...

Well.....I've bought a RM30 energy saving bulb before and it gives me better colour rendering (which is very important) and it lasted very long. Yea...it cost twice the amt of money you pay for the normal ones but this one lasts twice as long as well. Anyway I wouldn't recommend all of your bulbs to use those xpensive ones.....just use em for those heavy duty lighting like those that you MUST switch em on everynite or something ;)

most people go for joven as you know is cheap, and btw it is hidden up there. I will put one in the master bedroom bathroom but not the other. reason.. there aren't any hot water piping ready for the second bathroom.

I have asked Mr. C who is a land valuer from TAN&TAN. He told that is for assesment fee (cukai pintu) which is from MPAJ. He also said that is a fair value and reason out by ... if you divided the (nilai tahunan) to 12 months .. it will be Rm10,440.00 divided by 12 months = Rm870 monthly. Ok, then he asked ... do you think you will be able to rent out at that value? More rite?? "I am speachless" .. he think is fair .. he mentioned again.


So anyone still wants to object now?

I tot I mentioned this in the last thread? :?

Anyway I would recommend anyone whom had the intention (future or current) of installing a waste disposal to ask the cabinet people to add a power-point just below the sink. Cos the waste disposal comes with a wire with a 2-pin plug head. ;)

Here's the picture of Teka's waste disposal which I took at my show-kitchen. I did not plug the unit because my show-kitchen do not have running water ;)

Oh and one more thing......I am not too sure if you guys wanted to do this but it is advisable to install an additional phone-point next to where your TV set are. That is because in the future there would be video-on-demand or any interactive services either from ASTRO (heard this since 1996) or other pay-TV operators such as the upcoming MiTV or Fine TV.

Dun hold me reliable should technology changes cos most of the current technology require a phone line for uplink :D BTW I mad mine added when I renovate my house in 1998......guess I am too ahead of my time hehehehe :lol: Anyway a minor installation such as this would solved the messy wires and rewiring in the future should you require em ;)

Actually installing it is kinda simple (easier than fixing a pipe) as the instructions to install it is provided. SO no excuse for the kitchen cabinet people or the plumber for not knowing it :D

urgh.... what a rip off!!! just because of that one solid block of black italian marble?? it could very well be a normal cement block, that would definitely do the trick, and reduce the price considerably....

any one has seen a cheaper version of these lamps around?

Hi guys, nice to know so many neighbour already even before moving in. My unit is K1-05-05, the fifth floor, facing pool. I can see the swimming pool on my right if I look down from the balcony, err... lanai hehee... Gotta get use to the "mayan" language..
The flooring is parquet, not timber strip. I thought only Savanna has that, all other comes in parquet. The living & dining is in normal tiles, looks quite simple...

We inspected the premise last Tuesday, must say that we are impressed with the workmanship of Tan&Tan. Except one thing, there are leaking on the toilet above resulting in the wet ceiling on our kitchen. Have told the management & they promise to rectify it. But I am a little worried. If they dont do a good plumbing job, after we move in, this could occur again. Anyone knows if it will still be under warranty if we do some renovation on the toilet?

The warranty normally valid for 18mths frm date of hand over of keys. So in case U still hve that leaking problem later on you can still report it to the management. However I'm not sure how our reno work on the plumbing would affect the warranty.

We have 2 rooms below, actually one of it is quite small. 2 rooms above with another small store room above. THere are actually 3 lanai, 1 below & 2 above. I thought it was one too many. Could make use of the space for other thing besides lanai. Anyway, the reason we bought this place was both of us was enthrilled with the concept of the master bedroom. If you come around next time, I can show it to you.

Only 2 bathroom, one below, & the other is attached with master bedroom.

Unlikely. Because after they recticy the issue n so happen the leaking do happen again, the onus will be on the contractor that rennovate your bathroom in the first place. this will be the argument from the management. Did you asked them if the warranty still applicable after rennovation?

Wahlow RM40k... that is awesome... :) Last night we went to the unit for a swim again.. yes the jacuzzi is working as well .. it is because one of the tenant in level 17 sound the management,... we have a nice water massage there :bleh: then also tried the gym.. wah low.. the gym itself have 6 cassette type of aircond unit huh i thought do we really need that much.. and another thing.. when they have put up the broad band sales banner over the basement lift lobby and is from Micro Lynx .. it stated RM80 /1mb , per month.. huh.. i thought somebody said Rm55 for 1 mb? uhh guess that is too much ?? Can we do a join boycott?

Wahlow RM40k... that is awesome... :) Last night we went to the unit for a swim again.. yes the jacuzzi is working as well .. it is because one of the tenant in level 17 sound the management,... we have a nice water massage there :bleh: then also tried the gym.. wah low.. the gym itself have 6 cassette type of aircond unit huh i thought do we really need that much.. and another thing.. when they have put up the broad band sales banner over the basement lift lobby and is from Micro Lynx .. it stated RM80 /1mb , per month.. huh.. i thought somebody said Rm55 for 1 mb? uhh guess that is too much ?? Can we do a join boycott?

That is one oversize aircond. N 6 unit for that size of gym :eek2:

We inspected the premise last Tuesday, must say that we are impressed with the workmanship of Tan&Tan. Except one thing, there are leaking on the toilet above resulting in the wet ceiling on our kitchen. Have told the management & they promise to rectify it. But I am a little worried. If they dont do a good plumbing job, after we move in, this could occur again. Anyone knows if it will still be under warranty if we do some renovation on the toilet?

i think you should install the additional fan hooks for all your bedrooms, at least that will give you have the option to install fans in the future. i took that package offered by the developer to install the additional fan hooks.

Yes, that's main reason I choose it. And don't have to worry if there is any future development to obstruct your view.

Still have some minor renovation work to do. To move in will very much depend on the Astro reception. Anyway after May 26 should be alright where the football season is off.

Since they are going to build another high rise tower on the existing showroom area..maybe they will be another similar one to the land next to the supposed to be retail area, just to balance the existing Jelatek 1 n 2. Can it be?

I do not think there is a plan for high rise project at the moment.
The retail area would be around three storey. The land adjacent to the retail area is suppose to be common area for resident to meet visitors.

When i think back, I hope they spend more on greenery side, have more garden n recreation land instead of another concrete block.

Cause when I had my walk couple of days back, there is indeed more concrete n cement rather than greenish n soothing area. Cosy environment will be a plus :D

i bought the havanna unit facing the mindef apts. but my unit is on the 3rd floor (which is actually the 2nd floor because ground floor is called the 1st floor). i think it will still be below the hill facing the mindef block. the mindef apt stands on higher ground compared to the havanna. i dont care much of the view (cannot really afford to pay for the view :bash: ) but i hope it quiet back here..... i hope.... :)

glad to hear some good comments on the good workmanship. actually Tan&Tan reputation is hard to beat. and idont think they will mess up Seri Maya eventhough is their first "so called medium cost development"

raymond, glah your unit is nice. since you got penthouse... why dont you get the residential committee started with zahir and the rest. atleast agroup of you make some Voice. :) i mention you got penthouse coz your investment is higher, so i assume you would like your opinion heard

maybe will go order the Lshape sofa from Lorenzo during their midyear sale.
then can start looking at the build in cabinets, plan to drop by Kian Kitchen & Furniture (ttdi or next to bengals jln jelatek). Once this 2 settle, then i go look for lightings & toilet stuff.

BTW, any idea how is the toilet sink like? can someone take a phone? i want to change to a nice bowl (maybe glass)

Next on my list is the electrical items (Washing, fridge, owen, cooker, aircorn etc)

think i will spread it out over a year. some on cash, some on 0% installment, then wont be so pain :)

as far as the SnP is 18months, but once you renovate.... is hard to tell.

i suggest you delay your reno for atleast 1 week. on the tap and let it run for 10 min each time... and seee how. you can also try a 30min just to be sure

SIGH :bash: .... iagree on the penthouse parking. they should really give us more parking. many other development gets 2 parking for normal unit and 3 parking for penthouse.

really hope the residence dont mess up the parking space. but cant help it that there may not be enough space. Which funny family in KL that can buy a RM 280k unit but only got 1 car (unless he invest in his 1 and only Ferrari)

lucky i bought a tandem park ... still cost me a bomb :bash:

my unit is facing that direction. but more towards Kampung warisan. Unit 9 looks direct into Mindef, unit 10 looks into Kampung warisan. but either way can still see when i go out to the lanai.

hopefully the view wont be too bad as im on 22nd floor :)

SIGH :bash: .... iagree on the penthouse parking. they should really give us more parking. many other development gets 2 parking for normal unit and 3 parking for penthouse.

really hope the residence dont mess up the parking space. but cant help it that there may not be enough space. Which funny family in KL that can buy a RM 280k unit but only got 1 car (unless he invest in his 1 and only Ferrari)

lucky i bought a tandem park ... still cost me a bomb :bash:

lucky u! i never knew that i could buy the tandem parking space. i could save me tonnes of money. i bought the another park space which is quite far from havanna's lift, no choice!

i been looking around with my fiancee, planning and debating what to get. but wont really start purchasing atleast until next year after CNY. collect some angpow first.

maybe will go order the Lshape sofa from Lorenzo during their midyear sale.
then can start looking at the build in cabinets, plan to drop by Kian Kitchen & Furniture (ttdi or next to bengals jln jelatek). Once this 2 settle, then i go look for lightings & toilet stuff.

BTW, any idea how is the toilet sink like? can someone take a phone? i want to change to a nice bowl (maybe glass)

Next on my list is the electrical items (Washing, fridge, owen, cooker, aircorn etc)

think i will spread it out over a year. some on cash, some on 0% installment, then wont be so pain :)

Who else's unit is facing the MINDEF apartments ? I wonder how bad will it be...

MINDFEF apartment is still under construction..So it is hard to tell how bad it will be. Maybe it is not as bad as one have in their mind at the moment, only due to the close proximity of it.

Your fiancee must be so lucky ;) The distance is not that far, but Jalan Jelatek is damn pack with car in the morning. Always a slow moving. Nightmare.

If you do have the time, just drop by the show room n pretend to be a potential buyer. You will notice that all Havanna unit : Unit 1,2,3,13 n 14 sold out already. That was long time ago, when they lauch Havanna for sale.

Unit 4,5,6,7 : only the upper part, which is 22 floor n above is fully sold cause the view below it will definitely going to be block by the low cost apartment. So your lanai view will be the aparment n their parking lot. At least IMHO the lower floor have some consolidation as they can see the garden in front of them, especially Unit 6 n 7, the garden n another Lanai block in front. The gap here, the middle level floor are all unsold for the time being.

Then the MINDEF apartment that is currently undergoing construction : making it hard for 9,10,11 n 12 to be fully marketable for developer. This whole chuck of block, the trend that I see so far, it all the unit on the upper deck n lower deck are fully sold..the middle one is facing the issue.

Back to the KLCC view. : I bet none of the purchaser ever drop by n see the construction of Havanna like me lar. I passed that site n when there practically every day, well since I stayed in Setiawangsa...there is another block of low cost apartment popping up. Remember the low cost apartment that already block the view of Unit 4,5,6 n 7? Next to it is the MINDEF aparment, but next to it there is another construction taking place.

I assume you went to the low cost apartment already n it will be on your left side of the entrance. As the other construction is a definite sure on a higher ground, I better after the construction complete, it will block the whole KLCC view. I dont think the penthouse unit of Havanna that facing that side will be able to see KLCC actually. It will be block by this new on the top of the hill low cost apartment..

Same goes to Savanna. During the pre selling period, I can see that unit facing inside Maya, Jalan Jelatek Kampung Warisan view is the one been sold n booked, but not the other view which is MINDEF apartment view.

So, I don't think you have anything to lose :D

Well..that is my 2 cent opinion. Have a look around that area n you know what I mean. ;)

for the grohe movario 5 showet set refer to my previous reply.

the movario 5 hand shower set is very flexible and the movario5 shower head can do so many style of sprays.... but it looks like your normal shower laa...

the freehander on the other hand look good very modern looking and has some great functions too... minimalist design, less clutter, easier to clean and good for small showers... and suits me better than the movario5 actually.

by the way both are multiple award winners.... both are great stuffs la.

my unit is facing that direction. but more towards Kampung warisan. Unit 9 looks direct into Mindef, unit 10 looks into Kampung warisan. but either way can still see when i go out to the lanai.

hopefully the view wont be too bad as im on 22nd floor :)

I dun think Seri Maya would be as green as Kampung Warisan because of the density and design. Kampung Warisan are designed as a green haven from the very initial concept and I remember when Kampung Warisan is first completed, it is already very green already thanks to replanting of mature plants and also early planting of some others (during construction).

ANyway I am sure Seri Maya might be as green as let say.....Desa Kudalari given T&T impeccable talent in greening its properties. But I dun bet that it would match that of Kampung Warisan ;)

i called MPAJ last time, they say i should estimate the assestment fee to be the 1 month rental of a empty unit. so he told me Seri Maya can expect about 1k to 1.6k

quick rent is much cheaper. am i right ? someone confirm

That is the plan. cause i wont be driving, i work near Masjid Jamek. so LRT. abit funny if i drop my fiancee at GEmall then uturn back to the LRT. :weirdo:

so most likely i will walk to LRT, and she drive. i dont want her to walk. But if we can leave bout same time, then she drop me at LRT and she go work :)

is next to bengals. u can see it when your car is park at the traffic light. just look left. is just before the traffic light.

anyway that is just one of the cabinet shop i found. others like Maxim or Sliderdrobe very expensive. got few others cant remember their name.
anyway you guys got reconmendation for kitchen &walldrobe?

i actually went there like almost 10times before i finnaly sign. went to the low cost block too (just to have a look from the carpark). but i had a good look at their master plan. my unit 10, is actually facing direct to kampung warisan. Unlike unit 9 that look into Mindef aprtm.

but im also crosing my finger that my 22nd floor is high enough to get some nice view. if anything i will be looking at the top floor or Mindef roof. so is stilll okay.

if really bad then i shall have some nice indoor plants around my lanai to block the view. BTW, any idea if we can put up some permanent shield at the lanai? i was thinking to have a wooden shield (with holes inbetween) bout 1 feet high, at the top of my lanai ceiling. then can hang some puts on it.
but if they dont let, then i just put more hanging pots to block the sun

hehehe.... i didnt say anything about banging table. but from all that i hear, KondoService is among the best management company. so we dont have to worry too much.

but it would be good to get the managment committee running. just a comman place for everyone. Not just for complain, but also good things like go buy Ghore stuff together (adam organise) or go get Teka stuff from szechoong. hahahaha
