I've been checking out prices of condos in Navi Mumbai on sites like 99acres.com etc. with an eyen buying 2 units in the next year or so. I'm seeing prices of 4000 to 10000 per sq ft. I'm curious though... can anything decent be really bought for 5000 or 6000? As an NRI who's lived in the US for the last 30 years I would only be interested in a multi story along Palm Beach or in a NRI type complex... for obvious reasons. Any advice? Seawoods? Anything newer than Seawoods that you would recommend? What about Uran? I'd love to hear input from locals. Gracias!

Uran could possibly develop as per plans by the state government into middle class housing and it may just take as long for it to mature... also it may not be quite as attractive as Seawoods... you shud be looking at Seawoods, Kharghar or Panvel in order of affordability... however at your own risk...

Also keep in mind the rental yeild in navi mumbai is poor as a ratio to the price of the flat purchased.

A three-bedroom apartment on Palm Beach Road,often called the Queens Necklace of Navi Mumbai,can cost upwards of Rs 1 crore.The chief ministers admission threatens to expose the web of malfeasance that besets the real estate sector in the satellite city.
Earlier this year,the Navi Mumbai Municipal Corporation (NMMC) had found 23 high-rises on Palm Beach Road in violation of floor space index (FSI) norms.It ordered their developers to either regularize the illegal additions,such as extra floors,or demolish them.Heeding the warning,a few builders made a handful of corrections;the rest did not.The NMMC,however,is yet to raze the remaining unauthorized extensions.

Perkins+Will's latest project for Reliance Group is the Convention and Learning Center (CLC). This facility will serve as the initial threshold for the planned 1,000 visitors a day to the DAKC (Dhirubhai Ambani Knowledge Center) campus, as well as fulfill the conferencing and training needs of the 30,000 employees that will eventually be on campus. The 32,000 square meter facility will contain a 1,200-seat auditorium, conferencing and management training center and the corporate customer experience center.

The client stressed the need for a focal entry experience for the DAKC campus that would present an image consistent with Reliance's premier status in India. The approach was to create a light-filled glazed central spine with individual pavilions relating to each of the major business functions. This gives the diverse and important functions the notion of their own identity without compromising the continuity of the whole.
Though the building's primary requirements were related to integrated functional and identity demands, sustainability had a strong influence on the massing, orientation and design direction. The major cladding materials of white crystallized glass and insulated metal panels were selected for their sustainable aspects and their high albedo, thus complementing their aesthetics, durability and maintainability.

An international competition-winning design by Stephen Coates of aCTa international, the 340,000 sq m organic hybrid mega-structure ‘Taloje’ represents a departure from the normal high density residential development in Asia typified by identical towers aligned according to set back requirements resulting in deep oppressive canyons with little or no views either in or out of the central space thereby isolating the development from its surroundings.

Covering an area of 6.75 hectare, 3,400 apartments are housed in 20 separate but abutting towers linked horizontally by multi-storey habitable bridge connectors. All structure, services and access to apartments on the bridge connectors is horizontal allowing huge landscaped apertures to be created at lower and middle levels affording framed vistas of the stunning Khargahr Hills to the west from the deepest part of the site.

Basic towers are arranged around 2 central courtyards. Each tower is comprised of a mix of 1, 2 and 3 bed apartments, arranged vertically according to size. These levels are reflected in the 3 strata levels. The habitable bridges at the intermediate level are accessed from vertical connectors at the junctions with the towers. These connections are enhanced with more intimate gardens and will become natural places for informal chance meetings of immediate neighbours. Together with the roof top gardens, and the central courtyard gardens, Taloje will have a hierarchy of spaces and places that connects different groups of neighbours horizontally and vertically. The whole composition is eased into the flat landscape with legs of low rise blocks stretching out into the surroundings as if to anchor the form like the roots of a tree. Phase 1 is to be launched before the end of 2010. Edifice Architects based in Mumbai are providing local support.

Re: above, sorry to 'downscale' an 'upscale' type project;
after listening to Mumbai slum redevelopment ideas,
this is exactly what comes t mind. Basically, slum dwellers
are seeking more than what was due but also co-operative/co-
dependent (in a good way) community!
Community is the operative word. This type of super-structure
is very good for slum rehab re: community networks retention.
The key might be shared communal spaces re: self employment
with the housing component (small apt.'s ) as add on's to the
shared communal community spaces.
Adapting said model and structure also frees up the rest of the
area for pure-play commercial or mixed use development integrating,
rather than isolating the slum communities in the area. A politically
expedient idea for developers to consider. After all slum dwellers are
illegal occupants of public property. When the public agenda already
stands hijacked by the politico-goonda-builder nexus by way of slum
settlements on public land, the onus of now freeing up the land is
primarily with the developers. Politicos have done the damage;
got the votes and publicity mileage long ago, they don't care to fix the
problem nor do they care for the public good. Rather, maintaining their
slum vote bank would be priority except that everyone wants re-
development so they are under pressure.
This is where projects like the above come in.
Sorry this is some high level $#|t, it covers really complex
inter-connected, Mumbai localised and sophisticated imperatives,
simple minds pls. to excuse ;)

Vicky007 January 16th, 2012, 08:20 PM The Zee group had won this project in partnership with the a steel making group.Both the partners have since lost interest in this project and have not fulfilled their committments. I expect this project to be re-bid though Indiabulls was making noise about them getting the project being the second highest bidders.

Since 2007, Global Finance House has spent $1 billion in buying 1,250 acre land for Mumbai Economic Development Zone.
Gulf Finance House BSC (GFH), the Bahrain-based Islamic investment bank which announced plans for $10 billion development projects in Mumbai, has now tied up with real estate developer Wadhwa Group to build a township in its place. In 2007, GFH had announced plans to set up Energy City Navi Mumbai (ECNM) and Mumbai IT & Telecom City (MITTIC) projects near Panvel in Mumbai.
“GFH and Wadhwa will together develop integrated homes, affordable housing, hotels and malls on the two sites, which hold a strategic location on the outskirts of Mumbai,” GFH said in a statement. A Bloomberg report stated that while GFH had spent $1 billion in buying 1,250 acre of land and getting permits, Wadhwa Group will invest another $1 billion for project development.
GFH had raised $630 million for Energy City India from its clients through a private placement that was oversubscribed back in 2007. The firm had also added plans for telecom city, software city and entertainment city with the entire development being called Mumbai Economic Development Zone. In July, 2008, its subsidiary Khaleeji Commercial Bank announced plans to raise $430 million for Global Logistix Navi Mumbai Investment Company to develop a 400 acre integrated logistics site in Navi Mumbai.
A DNA report said that 10 million square feet out of the envisaged total development area of 80-90 million square feet will be given to GFH as a part of this transaction. The rest will be with the Wadhwa group who can either lease or sell the built-up area.
“Our first priority is completion of our existing projects and exiting our investors. During this year, we are planning and targeting a number of exits and some key developments. Our initial plan to subdivide the Mumbai land and sell to sub-developers at early stage was difficult to achieve due to market changes post-financial crises. We recognised this and revised our strategy in partnership with Wadhwa to develop the project in phases and complete units for direct sale,” said Esam Yousif Janahi, executive chairman of GFH.
