SITIAWAN-based Yu Neh Huat Bhd's presence in the Klang Valley property market will be further strengthened when the group makes Kuala Lumpur its corporate headquarters by 2008.

Steering the group's plans is executive chairman Datuk Dr Yu Kuan Chon who sees the Klang Valley as the country’s fastest growing market, and the place to be for a developer.

According to Dr Yu, it has become “quite necessary” for developers to have a presence in this robust market, especially Kuala Lumpur, in order to join the league of the reputable and leading property boys.

“It is not enough to be the market leader in your home ground although that is a good start for most companies. Beyond those start-up years, if the ambition is to grow bigger in the property game, then the place to be is Kuala Lumpur,” he told StarBiz in an interview.

Having projects in the right addresses and within the vicinity of other high profile developments, especially in the Kuala Lumpur inner city, is an advantage being sought by developers these days. Projects situated in these locations have the power to raise the profile and reputation of these companies.

Maintaining a high profile certainly bodes well for the bottomlines of these companies as most of these projects with good addresses can provide very comfortable margins.

Yu Neh Huat's efforts to become KL-focused will pay off handsomely for the group when it sees its revenue and earnings surge in the next six years.

Dr Yu said the group's three projects in Kuala Lumpur - 163 Residence, Wisma YNH and Radiant Kiara - would contribute to 80% of group earnings from financial years ending Dec 31, 2006 to 2012.

Presently, all the group's earnings are contributed by Yu Neh Huat's traditional markets in Sitiawan and Ipoh. The group's bread-and-butter project, Bandar Manjung Point, located on 1,000 acres in the Sitiawan-Sri Manjung-Lumpur corridor, will feature 20,000 affordable homes and commercial properties for a total gross development value (GDV) of RM1.5bil.

About 500 units with sale value of RM100mil are expected to be launched a year. The project, which took off more than 15 years ago, will take another 20 years to complete.

The other ongoing projects are commercial developments in Ipoh - Medan Ipoh and Medan Bercham.

Last year, the three projects in Perak brought in sales of RM110mil and they will continue to register monthly sales of RM300,000 and regular cashflow to the group. Yu Neh Huat's three Kuala Lumpur projects are set to bring in sales.

Marking the group's debut in Kuala Lumpur is 163 Residence in Jalan Perak. With an average price tag of RM800 per sq ft, 163 Residence (comprising 310 serviced residences in a 55-storey block, a retail podium and a 14-storey office block) will yield a total GDV of RM218mil. Since the launch of the serviced residences in February, sales of between 60% and 70% have been achieved. The fully furnished residences with built-up of 450 to 2,500 sq ft are priced from RM800 to RM1,000 per sq ft for a GDV of RM80mil.


Dr Yu said buyers who leased back their units to the company, to be operated as serviced residences by a reputable hospitality group, would be able to reap guaranteed rate of return of 8% per annum for two years. The office block will be sold en-bloc to a corporate buyer.

Yu said the group's Kuala Lumpur developments would have a mix of 70% commercial and 30% residential components in view of their well-sought after addresses.

Two other projects in the pipeline are a condominium development, Radiant Kiara in Mont'Kiara, and a commercial- cum-serviced residences in Jalan Sultan Ismail, with the proposed name of Wisma YNH for the office block and 168 Residence for the serviced suites

Supported by their Kuala Lumpur inner city addresses, both 163 Residence and Menara YNH have the advantage of high visibility and limited supply, which will drive demand for these properties.

Radiant Mont'Kiara, scheduled for launch at the end of the year, will feature 238 condominiums of 1,800 to 2,100 sq ft. The homes will be priced from RM330 per sq ft. Construction is scheduled to kick off next month for completion in 2008.

WHILE the annual net earnings projection for Yu Neh Huat Bhd has stated figures of between RM23mil and RM25mil for the financial years ending Dec 31 between 2004 and 2006, the property group has maintained an impressive record in its quarterly performance since being listed on the main board of Bursa Malaysia on Dec 9, 2003.

The quarterly net profit figures that came in so far have surpassed the forecasts made in the prospectus by more than 60% on an annualised basis.

With the line-up of more interesting projects in Kuala Lumpur, the group is set to see better times ahead where profit generation is concerned. Yu Neh Huat has also scored points by moving up in ranking in terms of market capitalisation.

The group’s market capitalisation of RM500mil has placed it in the top 20 among listed property groups, reflecting its achievement and potential ahead.

At an average price of RM1.30 a share, Yu Neh Huat's 350 million shares translate to a market capitalisation of RM500mil.

Analysts are confident that Yu Neh Huat's projects and proactive management bode well for the group's earnings, going forward.

A senior analyst with a foreign brokerage said the counter's shares have strong upside potential, given the low price to earnings multiple of eight times.

The group can look forward to a quantum leap in earnings growth these two years as the consensus estimates for its revenue have been projected at RM160mil for the current financial year ending Dec 31 and RM230mil in FY 2006. For FY 2004, it registered net profit of RM38.3mil on revenue of RM114.97mil.

Yu Neh Huat has a strong institutional presence with 60% of its shares being held by institutional shareholders.

It has successfully placed out 65 million shares to approved bumiputra shareholders and the remaining 20 million shares were granted approval recently and will be issued soon.

The group’s land bank profile - that comprises 800 acres in Sitiawan, 50 acres in Ipoh, six acres in Teluk Intan and seven acres in Kuala Lumpur - provides the flexibility for it to serve different market segments through a range of diversified product offerings.

Over these two years, Yu Neh Huat has lined up project launches worth RM1.3bil to RM1.5bil, mainly made up of the Kuala Lumpur projects. This will be the first time projects outside its traditional markets of Sitiawan and Ipoh will be contributing to the group’s bottomline.

Despite being much smaller, the Kuala Lumpur projects, given their high margin, will be the main profit earners, going forward.

Yu Neh Huat believes in doing everything in-house from project designing, construction, sales and marketing to property management.

This model has worked very well for the group as it has translated into the high margin of between 40% and 50% for its projects.

According to Yu Neh Huat executive chairman Datuk Dr Yu Kuan Chon, being self-sufficient would certainly contribute positively to the group’s earnings potential through economies of scale and more efficient cost control.


The lack of supply and improved demand for Grade A office space in the Kuala Lumpur inner city are factors that bode well for the launch of group’s projects in the city.

Besides the good addresses, the two commercial-cum-serviced residences projects also have the advantage of high visibility. 163 Residence Kuala Lumpur is located beside Wisma Hong Leong in Jalan Perak while Wisma YNH is across Concorde Hotel in Jalan Sultan Ismail.

Wisma YNH and 168 Residence have been earmarked for launch in the middle of next year. The 3-acre site in Jalan Sultan Ismail was acquired from Danaharta two months ago for RM63mil. The three-phase project will be completed in six years.

Talks are underway with a few parties to sell the office block en-bloc at an indicative price of RM320mil.

The above rendering lumped all 3 buildings together. The centre one is 163 Residence while the two towers flanking it (linked by a podium) is Wisma YNH and 168 Residence ;)

Based on perspective viewing......163 Residence should be taller :)

Although I love the gorgeous Wisma Hong Leong but I always think that is a waste of space. First the location is kinda bad for such a magnificent building....okay....maybe HL can't help it but at least they could make it taller since it is on a prime land. Not to say they aren't rich enuf ma :ohno:

With such a rich owner and a good location ...there should be a skyscraper there! :cry:

NO need to crack your haed on this ...it is just an artist impression and it shouldn't make sense :D They are just combining the buildings there for fun (or to impress people) I guess :D

Anyway there is a very narrow strip of land across the road from The Concorde (where a Chinese restaurant and Mofaz Exoticar is). I seriously doubt that land could hold such a structure....actually I think the piece of land behind Concorde is a better candidate. But then again who knows leh.......maybe they are cutting into the foothill of Bukit Nanas :?

Yeah....I just happen to check the real estate map I got from a property fair a while ago and the piece of land next to Caltex and Mofaz is actually quite big. The front facing Jalan Sultan Ismail might not be as big but the back extend all the way until Lorong P Ramlee.......to be precise - opposite Wisma Atrium :eek:

The frontage is very small but the back portion is huge. So do not underestimate the size as the land as almost as large as the UBN Complex (Shangri-La Hotel) land ;)

No ....the forest reserved only start on one side (the side facing Mofaz) which the entire direct back portion is YNH's land till it faces Lrg P Ramlee ;)

This piece of land consist of a partial slope and a big part of it is flat. It is currently a carpark (entry and exit from Lorong P Ramlee) ;)

YNH is building a serviced apartment — 163 Residence — on Jalan Perak in the KL city centre area. "All I am concerned about is to achieve good sales for the project. As for the issues related to detailing of the units, quality standards and reaching out to the right target market, I have engaged professionals to handle these aspects; when you pay, you get the best consultants to take care of these issues for you," Yu believes.
Is YNH breaking new ground since it has been concentrating on basic landed homes all this while? "No" is Yu's response, citing his experience in building resort condos in Lumut. Yu & Sons Sdn Bhd, a wholly owned subsidiary of YNH, is the main contractor for the group's projects in the Klang Valley.
"I believe for 163 Residence, we have an advantage, based on our RM780 psf and RM980 psf pricing. We soft-launched the units in October 2004, and nearly 60% of the 310 units have been sold. I don't intend to have an official launch, I don't really believe in doing too much advertising. My personal opinion is that people don't really come to buy during launches. If the location is good, the buyers will come," he enthuses.
To attract buyers, the developer is offering guaranteed rental return of 8% per annum for two years. The fully furnished units are mostly sized between 400 and 500 sq ft. "We will be doing it similar to the Ascott, where fully furnished will mean right down to providing the spoons and forks," he says. A show unit is expected to be unveiled next month.
Apart from the 28-storey serviced apartment tower, there will also be a 14-level office block on the same 1-acre plot with a total space of 35,400 sq ft. Yu hopes to sell this to an en-bloc purchaser, for not less than RM23 million (about RM650 psf). There will also be 15 retail lots in the serviced apartment block, which will be sold at RM1,500 to RM1,800 psf.

Yu is planning an office block and two blocks of serviced apartments for the company's three-acre tract on Jalan Sultan Ismail, strategically located beside the Shangri-la Hotel and opposite Concorde Hotel. I am wrong.......168 Residence had two towers so that rendering are supposed to be YNH's Jalan Sultan Ismail's cluster which comprises of Wisma YNH and the two towers of 168 Residence ;)

YNH Property Bhd is banking on its three Kuala Lumpur projects to drive its earnings growth and build up its name among the ranks of reputable property developers.

The projects are important for the Sitiawan-based property group to make a name for itself in the Klang Valley. For the past 23 years, YNH only undertakes development in Perak, especially within the Sri Manjung district and Ipoh.

Its maiden project in Kuala Lumpur - Lot 163 Suites in Jalan Perak, launched in March, has so far achieved more than 75% sales.

Comprising 26 levels of furnished service suites, two levels of retail podium and a 14-storey office tower, the freehold commercial project would take three years to complete. The office tower is for en-bloc sale.

The 310 service apartments of between 450 and 3,000 sq ft are priced from RM800 to RM1,000 per sq ft (psf). Studio units comprise 60% to 70% of the total units while penthouses only number two units.

The apartments are fully furnished and buyers are offered 8% guaranteed rate of return (GRR) for the first two years.

YNH executive chairman Datuk Dr Yu Kuan Chon said the group was encouraged by the good sales for its maiden Kuala Lumpur project.

The company has lined up two other projects - Menara YNH along Jalan Sultan Ismail and Radiant Kiara in Mont’Kiara - for launch next year.

Yu is excited over Menara YNH's prominent frontage along Jalan Sultan Ismail.

“Since the project site was hoarded up, there have been many enquiries. It is set to become another landmark in Kuala Lumpur,” he said.

Menara YNH comprises a Grade A office block, two service apartment blocks and a 50,000 sq ft retail arcade for a gross development value (GDV) of RM880mil.

Construction of Menara YNH would start end of next year and would take five years to complete.

The 800 fully furnished service apartments of 450 to 4,500 sq ft are priced from RM800 to RM1,000 psf. Buyers who leased back their units to the company would be offered 8% per annum GRR.

The office building with net lettable area of 450,000 sq ft would be sold en-bloc. The asking price is believed to be in the range of RM600 per sq ft.

Institutional investors, including multinational companies and insurance companies, have shown interest and negotiations are expected to be finalised in the next three months.

'With many of the office buildings in the city's Golden Triangle, especially Grade A buildings, almost fully occupied, we are confident the launch will be most timely.

'The service apartments, with price tags from RM350,000, will be able to meet the needs of the young professional group who like the convenience of city living,” Yu added.

Scheduled for launch in the first quarter of next year would be the 238-unit Radiant Kiarahigh-end condominiums with full facilities. It will take three years to complete. The units with built-up of 1,700 to 2,100 sq ft are priced around RM330 psf.

The three-acre project, opposite the Garden International School in Mont’Kiara, would yield a GDV of RM140mil.

Kim Eng Securities, in a recent report, said the three ongoing projects in Kuala Lumpur augured well for YNH earnings potential with annual earnings per share (EPS) growth of 10% to 15% anticipated for FY 2005 and 2006.

In the first nine months of the current financial year (FY) ended Sept 30, projects in Perak including Medan Sitiawan and Manjung Point contributed to 80% of group earnings.

In financial year (FY) ending Dec 31, 2006, Kuala Lumpur projects would contribute 80% to group earnings with the balance from Perak projects. For the first three quarters ended Sept 30, there were unbilled sales of RM300mil that would contribute to earnings over the next one to two years.

Yeah it makes no sense to clear that beautiful forest just to build this complex. Better tear down the Grand Hyatt accross the street and build it there. :bash:

Actually the land is not gonna be part of the Bukit Nenas Forest Reserve. It just borders it and although there are a number of large trees there, it is not a lot......in fact that piece of land is a carpark now ;) So no harm done as it is actually designated commercial land :)

Actually KL TOwer are built in the middle & at the peak of Bukit Nenas so this Menara YNH project is just beside it. Lot 163 is far from it but not Menara YNH ;)

:) i like this project, Its been a while i think this land has 3 different owner in the last few years!Location perfect almost last super prime lot on jalan sultan ismail.
Emmm hard rock across the road :cheers: It would be interesting if there is a mall!Would it share the same fate like the weld!Suspect this building would not have basement parking its just to expansive to dig!I remember there used to big huge wooden building up the hill if i am not mistaken it was the original federal institute original campus!my only hope that they would not try to cramp 3 towers on it! :bsh:

PETALING JAYA: Perak-based developer YNH Property Bhd reported a 28% rise in net profit to RM16.9mil for the first quarter ended March 31.

The company said the earnings were derived mainly from its projects in Perak. Commercial properties at its Manjung Point township received ¡§overwhelming response¡¨.

¡§In view of the good take-up rate received from purchasers (in various projects), the board is confident the earnings of the group will grow,¡¨ it added.

In an outline of the group's projects in Kuala Lumpur, YNH said the Lot 163 Suites condominium project was soft launched in the third quarter last year.

Other projects to be offered soon are the Radiant Kiara condominium at Mont Kiara and Menara YNH near the Shangri-La Hotel. Radiant Kiara has a gross development value (GDV) of RM140mil while Menara YNH has a GDV of RM880mil.

Analysts have for some time noted the group's high profit margins at its projects in Perak and its major shift to Kuala Lumpur through the acquisition of land.

The first-quarter earnings met the forecast of AmResearch, which said in a results preview note yesterday morning that earnings from Lot 163 Suites would be more apparent in the second half of the year, as construction progresses.

The brokerage forecasts YNH to achieve a net profit of RM78.3mil for the full year and a 42% rise in earnings per share to 22.3 sen. That values the company's shares at a price/earnings (PE) ratio of 5.5 times based on a price of RM1.22.

AmResearch said it continued to like YNH for its low PE, high compounded annual growth rate and attractive dividend yield of 9%.

YNH executive chairman Datuk Dr Yu Kuan Chon said the Kuala Lumpur projects would start to contribute to group earnings in the third and fourth quarters. That will mainly come from its Lot 163 Suites condominium.

In the first quarter, the bulk of revenue came from the flagship Bandar Manjung Point project, located about five minutes' drive from the Lumut naval base.

There was still development land of about 800 acres in that township and the market ¡§can easily absorb 50 acres a year¡¨, he told StarBiz yesterday over the telephone.

As for the group's high profit margins, Yu said it was partly due to low land cost and partly to the fact that ¡§we do everything in-house from A to Z.¡¨

The management applies for land conversion and sub-division, supervises construction, buys raw materials in bulk direct from factories and the group owns the required lorries and heavy equipment.

AmResearch pointed out that YNH had one of the highest earnings before interest, tax, depreciation and amortisation (ebitda) among property companies under its coverage. YNH's ebitda margin is expected to be 39.8% this year, second only to IOI Properties Bhd's 50.2%.

PERAK-based YNH Property Bhd plans to sell its yet-to-be-constructed RM800 million Menara YNH in Kuala Lumpur to a foreign institutional fund manager.
YNH executive chairman Datuk Dr Yu Kuan Chon said the property developer and the unidentified fund manager will jointly build the 39-storey single-block commercial tower on YNH’s 1.2ha freehold land beside the Shangri-La Hotel at Jalan Sultan Ismail.


Construction of Menara YNH with a built-up area of some 800,000 sq ft is scheduled to start next year and will be completed within five years.


Upon completion, the tower will be sold to the buyer who will in turn inject the commercial property into a real estate investment trust.


“The buyer is a reputable foreign institutional fund manager which is one of the biggest in Asia.


“We are in the final stage of negotiations and we hope to sign an agreement in a few months,” Dr Yu told Business Times in Kuala Lumpur rec ently.


A memorandum of understanding would precede the actual agreement, he added.


YNH which was listed on Bursa Malaysia in 2003 under its former name Yu Neh Huat Bhd, began as a plantation entity in 1982 before venturing into property deve lopment.


The group’s real estate business took off in 1987 within Perak’s Sitiawan, Manjung and Lumut corridor where the group’s RM3.12 billion “Bandar Manjung Point” township sits.


Started some 15 years ago, the project, dubbed the comp any ’s “bread and butter”, still has some 400ha of freehold unused portions capable of supporting another RM2.3 billion worth of properties for the next 20 years.


YNH’s other jobs in Perak include a RM145 million commercial centre on a 12.4ha leasehold tract near the Jaya Jusco shopping centre in Ipoh.


The property developer’s landbank in the Klang Valley, meanwhile, is about 7.6ha with a potential property sales value of RM2.2 billion over the next 15 years.


Its other jobs in Kuala Lumpur include the RM218 million “Lot 163 Suites” mixed high-rise project on a 0.4ha freehold site at Jalan Perak, and the RM130 million “Cerian Kiara” or “Radiant Kiara” condominiums on a 1.2ha freehold entity within the Mont Kiara enc lave.


“I am not buying anymore land as the land value in the Klang Valley is very high now. My landbank in KL can last for another 15 years,” Dr Yu said.


Going forward, he said YNH plans to build upmarket condominiums on the comp any ’s three existing sites in the Klang Valley.


These include a 0.8 ha leasehold tract behind the Renaissance Kuala Lumpur Hotel near Jalan Sultan Ismail, besides two other freehold entities measuring some 4ha within the Sri Hartamas area.


Dr Yu also said YNH aims to pay at least 30 per cent of the group’s net profit as dividends to shareholders.

Singapore property heavyweight CapitaLand will team up with Malaysia’s YNH Property to develop the proposed commercial complex next to the Shangri-La Hotel in Jalan Sultan Ismail, just 400 metres from the KLCC shopping centre and iconic Petronas Twin Towers.

Expected to begin work in the second half of next year, the proposed Menara YNH will have a net lettable area of about 1.1 million square feet, with 10% devoted to retail and food and beverage outlets. The property value could touch RM1 billion when completed, based on a selling price of RM900 per square foot, writes Pauline Ng.

CapitaLand is no stranger to Malaysia. Its Malaysian associate UM Land had teamed up with Malaysian Resources Corp Bhd and Ireka Corp.

A recent purchase of prime land opposite the KLCC Twin Towers for RM1,000 sq ft by local developer Glomac has excited Malaysian real estate circles. Office rents have risen 8% to 10% and the office sector ‘is hot’, says Deutsche Bank.

In the past year, commercial properties have gained momentum in terms of rental yield and capital value, and office buildings with good infrastructure and accessibility have tended to appreciate fastest. Quality commercial buildings in Jalan Sultan Ismail, such as IMC and Menara Prudential, rent for an average about RM7 per sq ft per month.

In the past, prospective buyers of high-rise office buildings in Malaysia were owneroccupiers, but this has changed since the revision of real estate investment trust (Reit) guidelines. Because of the scarcity of good commercial real estate, Reit promoters keep a keen eye out for prime commercial buildings that can be readily injected into a Reit.

FOLLOWING a failed initial attempt with a foreign partner to develop prime land in Kuala Lumpur, YNH Property Bhd is now courting other suitors to kickstart its commercial job, possibly within three months.
YNH may solicit bids from potential parties to jointly build the estimated RM1 billion YNH Tower on a 1.2ha freehold site near Shangri-La Hotel along Jalan Sultan Ismail in Kuala Lumpur.


Construction of the tower, to comprise office and retail space, is still subject to authorities' consent. Upon completion, the building will be sold en bloc, company officials said.


"We may call for a tender and it involves reputable parties from New York, Singapore and Australia," YNH chief financial officer Y.M. Chan told Busines Times yesterday.


"We plan to increase YNH Tower's selling price from RM1 billion to RM1.2 billion because of strong demand," Chan added.


He did not reveal who the likely suitors of YNH are, only indicating that the joint-venture structure may involve more than two parties.


Winners of the tender process will be selected based on the price the respective parties are willing to pay for the land under the collaboration.


According to Twins Realty principal Wincent Saw, the estimated 131,000 sq ft could be worth, on average, between RM800 and RM1,000 a sq ft, or at least RM104.8 million.


Perak's YNH and Singapore's CapitaLand Ltd in December 2006 signed a memorandum of understanding (MOU) to jointly develop the site on a 60 and 40 per cent equity basis respectively.


Construction of the building, initially valued at some RM800 million, was originally scheduled to start in the middle of 2007, and due for completion by end-2011.


The venture was, however, terminated in June 2007 as certain conditions under the MOU could not be fulfilled, YNH told Bursa Malaysia.


YNH's first half-to-June 2007 net profit rose by a quarter to RM43.3 million, or 12.06 sen a share, while revenue climbed 32 per cent to RM126.2 million.

PETALING JAYA: Property player YNH Property Bhd yesterday signed a memorandum of understanding with Frasers Hospitality Pte Ltd to manage its Lot 163 service suites in Jalan Perak, Kuala Lumpur.

YNH chief financial officer YM Chan said it expected to finalise an agreement with Frasers Hospitality within the next two to three weeks, where the latter had the option to extend the contract for up to 10 years.

He added that the two companies would work together based on a profit sharing arrangement, the ratio of which had yet to be determined.

Fraser Hospitality is the hospitality arm of Frasers Centrepoint Ltd, a wholly-owned subsidiary of Fraser and Neave Ltd.

It provides consultancy and other services related to Gold Standard residences in key cities, spanning the Asia-Pacific region, Europe and the Middle East.

Fraser Hospitality to manage YNH project

PENANG: YNH Property Bhd has engaged Fraser Hospitality Pte Ltd, a wholly-owned subsidiary of Fraser & Neave Ltd, to manage its RM300mil Lot 163 Suites project at Jalan Perak, Kuala Lumpur.

Fraser Hospitality is an international branded serviced residence management company providing consultancy and other services in relation to Gold Standard residences in key gateway cities of the world.

YNH corporate services head Daniel Chan said a memorandum of understanding was signed with Fraser Hospitality last month.

The five-year contract would start at end-2008 upon completion of the 217-unit project, which is 95% sold to date, he said, adding that most of the buyers were keen to let Fraser Hospitality manage and lease their properties

“Under our profit sharing agreement with Fraser Hospitality, it will get 3% of the annual gross operating revenue from rentals, which is about RM20mil a year.

“Fraser Hospitality will also get an incentive fee, which is 4% of the yearly gross operating revenue for the first year. The incentive fee will increase to 5% of the yearly gross operating revenue in the second year and 7% in the third,” he told StarBiz.

Chan added that there was an option to renew the contract for another five years.

Chan said the capital value of Lot 163 Suites, previously named 163 Residence, had appreciated between 30% and 40% since their launch in 2005.

“When they were first launched, the selling price was about RM800 per sq ft. It is now between RM1,000 and RM1,200 per sq ft,” he said.

On the group’s RM1.2bil Menara YNH project, Chan said the local authorities had last month approved the construction of the iconic 35-storey office tower, Menara YNH , in Jalan Sultan Ismail.

“Negotiations are progressing well and we will soon enter a second round of meetings with the prospective joint-venture partners.

“They are very keen to undertake the development of Menara YNH as soon as possible in view of the lack of premium commercial spaces in Kuala Lumpur. We intend to start construction work for the tower by end-2007,” he said.

I believe YNH is not like Empire dat kinda of company... but hey they're listed, has public shareholders and furthermore best under 1bil company by Forbes u know!!! The company is also considered by many an upcoming bright star on our exchange.

Since they're not so big in comparison with other bigger players, its ability to build a 40+storey right in the heart of KLCC is already something to be applauded!

SINGAPORE, 30 July 2008 – Frasers Hospitality Pte Ltd (Frasers), the hospitality arm of property group Frasers Centrepoint Limited, announced today that it has signed agreements to provide technical and advisory services for a Gold-Standard serviced residence project in the heart of Kuala Lumpur, Malaysia.

Fraser Place Kuala Lumpur, slated for completion in a year, will be a young vibrant hub for expatriates, located in the “golden triangle” of the Malaysian capital, where most international banks, oil and gas companies and multinationals are based. It will be within walking distance of the Petronas Twin Towers (KLCC) and Pavilion KL, the city’s largest retail mall.

Located at Lot 163 at Jalan Perak, Fraser Place Kuala Lumpur is owned by MYX-listed YNH Property Bhd, and will be part of a mixed development. The project comprises an office tower and a second tower with 217 studios, one-bedroom, two-bedroom and penthouse serviced residences.

The agreements were signed between Frasers and Kar Sin Bhd, a wholly-owned subsidiary of YNH. Executive Chairman of YNH, Dato’ Dr Yu Kuan Chon said the choice of the "Fraser" brand was in line with the company’s philosophy of quality developments. “We are very happy to work together with Frasers Hospitality which will enhance our property’s value, image and reputation. Fraser Place Kuala Lumpur, which will be open to guests in the third quarter of 2009, will set a new standard for Malaysia’s extended stay segment. Every apartment has a separate bedroom, a fully-equipped kitchen complete with cooking implements, cutlery dishwasher as well as washer-dryer for clothes. Also, guests can make use of its all-day dining outlet, meeting and function rooms, fitness centre as well as playground and playroom for children.

“Fraser Place offers fully-fitted luxury apartments with five-star-hotel-type service,” explains Frasers’ Chief Executive Officer, Mr Choe Peng Sum. “It is ideal for expatriates working in Malaysia on medium term projects, as it provides comfort, all-day-dining and even facilities to meet the needs of accompanying spouses and families. Fraser Place KL is scheduled for completion soon, while Ceriaan Kiara will be ready by end-2009.

Yep...DBKL should not approve such projects, especially in the city center. At the very least, they should have some sort of aesthetics guidelines to steer penny-pinching developers into hiring talented architects. It seems that these cookie-cutter designs are all over KL. Just look at Mont Kiara and Hartamas areas...AWFUL!!!

YNH unit to manage Fraser Residence

YNH Property Bhd’s wholly-owned unit, Kar Sin Bhd (KSB), has entered into an agreement to manage a 446- unit service apartment known as Fraser Residence Kuala Lumpur.

The deal was with Frasers Hospitality Pte Ltd, the hospitality arm of Frasers Centrepoint Ltd, a wholly-owned unit of Fraser and Neave Ltd.

Fraser Residence Kuala Lumpur, part of a mixed development project with a gross development value of RM550 million, is expected to be completed in the third quarter of 2009.

YNH’s serviced residences to be managed by Fraser & Neave

GEORGE TOWN: YNH Property Bhd rebranded a month ago its RM350mil 163 Seviced Suites project as the five-star Fraser Place Kuala Lumpur to be managed by Frasers Hospitality Pte Ltd, the hospitality arm of the Fraser & Neave Group.

Fraser Hospitality manages four and five-star serviced residences equipped with hotel facilties worldwide under its prestigious Fraser Place, Fraser Residence, Fraser Suites, and Fraser Resort brand names.

Fraser Place Kuala Lumpur is scheduled to commence operations and grand opening in November 2009.

“We brought in Fraser Hospitality to manage because this will enhance returns and add value to our investors from the rentals of the serviced suites,’’ YNH corporate services head Daniel Chan told StarBiz.

“We estimated that for the location – Jalan Perak – where the project is located, which is five minutes from the KLCC shopping complex, the yield generated from rental is between 6% and 10% per year based on the purchase price of the units.

“Fraser Place Kuala Lumpur will be one of the higher-yield generating properties based on the purchase price of the units, which ranges from RM600,000 to RM2mil,” he said.

Chan said Fraser Place Kuala Lumpur was sold out, leaving only about RM80mil in unbilled sales to be recognised.

YNH started selling the project back in late 2005, and completed the sales only recently.

“The investors, both local and foreign, have agreed to lease their properties back to us, as they realised that they could generate higher returns through Fraser Hospitality management,” he said.

Fraser Place KL offers 217 rooms, comprising studios with one and two bedrooms and luxurious penthouses, with built-up areas ranging from 450 to 4,000 sq ft.

Chan said the group had also engaged Fraser Hospitality to manage its 446-unit serviced residence development to be known as Fraser Residence Kuala Lumpur, off Jalan Sultan Ismail, next to Renaissance Hotel.

The RM550mil project, comprising two 30-storey towers with one and two-bedroom serviced apartments, features a sky gymnasium, infinity lap pool, whirlpool and sauna.

“It is scheduled for completion in four years,” Chan said.

On the group’s 95-acre land in Genting Highlands, he said YNH planned to develop residential cum commercial projects with an estimated gross sales value of RM2bil.

On the group’s other projects, Chan said YNH had recently achieved sales of RM300mil for Menara YNH’s retail podium, which measures 180,000 sq ft.

“The offer from Kuwait Finance House to take up 50% of the office space in Menara YNH is expected to be finalised this year,” he said.

On the Kiara 163 project, located next to Plaza Mont Kiara, Chan said the group had achieved sales of RM200mil for the commercial component measuring 480,000 sq ft.

“We will launch the residential component, comprising serviced apartments, soon as there are a lot of enquiries from the local and overseas market,” he added.

Frasers Place Kuala Lumpur opens

KUALA LUMPUR: Frasers Hospitality, a premier serviced apartment provider and a branch of Frasers Centerpoint Limited, has made its debut in Malaysia through Fraser Place Kuala Lumpur.

Dubbed a gold standard serviced residence – said to be the first of its kind in Malaysia - Fraser Place Kuala Lumpur is located on Jalan Perak in the city’s Golden Triangle and within walking distance from the iconic Petronas Twin Towers.

The 30-storey serviced residences comprises 216 furnished studios, 1- and 2-bedroom units, business centric-SOHO units and penthouses. Residents also have access to the infinity sky pool, sauna and steam room with a hot and cold dip pool, gym and a fitness centre, said Frasers Hospitality in a statement on Dec 30.

Frasers Place Kuala Lumpur started operating from Dec 1; the official opening has been slated for first quarter 2010. Between Dec 1 and Jan 31, 2010, the daily rates start from RM270 and monthly rates from RM6,000.

Fraser Place expects occupancy to pick up

KUALA LUMPUR: Fraser Place Kuala Lumpur, a newly completed luxury serviced apartment project, expects its room occupancy to increase to 65 per cent as business travel picks up this year.

"The economy is sort of stabilising, with corporate travellers coming back to Malaysia for business," said Fraser Place General Manager, Shirley Lai.

"The apartment concept appeals to a growing segment of the corporate market in Malaysia. Businessmen who arrive for an extended stay, want the flexibility of a serviced residence concept, with all the luxury of a private residence," she added.

Fraser Place Kuala Lumpur's soft opening was on Dec 1 last year. "It has a 22 per cent occupancy rate at the moment," said Lai in an interview.Touted as the country's first ever Gold Standard Service Residence it comprises 216 studios, one-and-two bedroom serviced residences as well as penthouses. It is expected to be fully ready with all facilities in April this year.

Most of the guests who stay at the apartments are expatriates from the United States, Australia and the South East Asian region. Located in the Golden Triangle, Fraser Place Kuala Lumpur is also within walking distance of the Petronas Twin Towers.

Designed for short and extended stays, the serviced residence facilities includes, an infinity sky pool for its guests.

Managed by Frasers Hospitality Pte Ltd, a Singapore based company, every apartment has a separate bedroom, a fully-equipped kitchen complete with cooking implements, cutlery, dishwasher as well as washer-dryer for clothes.

The company is also looking at its second mixed development property, namely the Fraser Residence in Kuala Lumpur. The ground breaking is expected to be in the second quarter of this year and completion by 2011-2012.

The Fraser brand already has a presence in Beijing, London, Paris, Seoul, Singapore, Sydney, Tokyo and Hong Kong.-- Bernama

Meanwhile, Kiara 163 in Mont’Kiara with a GDV of RM1.2 billion will comprise a 23-storey office block with 300 units of SoHos, two 42-storey serviced-apartment blocks with 564 units and a 3-storey retail podium of 300,000 sq ft of net lettable area (NLA).

The retail podium has been sold to a group comprising foreign and local investors for RM200 million while a preview of the serviced apartments is expected to take place in 4Q, says Chan.

He says the group sees potential in replicating the formula of offering established branded serviced residences as Mont’Kiara is suitably located for business and corporate travellers — it is connected to the Golden Triangle by the Penchala Link, Sprint Highway and Jalan Duta.

Moreover, he views the serviced apartments as a different proposition for investors in the area, which is well known for its condominiums. “We are looking at working with parties similar to Frasers Hospitality,” he says. Prices will be between RM500,000 and RM600,000 per unit for sizes ranging from 650 to 1,300 sq ft. Yields are tentatively pegged at below 8%, adds Chan.
On Kiara 163’s SoHos, Chan says 60% of the units have been taken up since a preview in June. The units have built-ups of 600 to 1,000 sq ft and are priced at RM800 psf.

KUALA LUMPUR: YNH Property Bhd foresees flat property sales growth in the current fiscal year in the absence of new launches during the period.

Head of corporate services Daniel Chan said the developer expects to sell about RM1 billion worth of properties from existing projects for its FY12 ending Dec 31, which is almost similar to what it achieved a year ago.

“Sales are there and we will see profit in the next four to five years. However, the biggest catalyst is the RM2.1 billion Menara YNH in Jalan Sultan Ismail, Kuala Lumpur.

“If we can sell the tower en bloc, our sales will jump,” Chan told The Edge Financial Daily in a recent interview.

YNH’s existing mixed developments include the RM600 million Fraser Residence off Jalan Sultan Ismail and Jalan Ampang, and the RM1 billion Kiara 163 in Mont’Kiara. The developer is also undertaking residential and commercial projects within some 1,000 acres (400ha) in Manjung, Perak.

YNH launched around RM5 billion worth of properties in FY11 and raked in RM1 billion in sales during the year. The company sold RM450 million worth of properties in Fraser Residence and raked in RM300 million from Kiara 163, said Chan. In Manjung, he said YNH had secured sales of about RM250 million.

While YNH has not lined up any launches for FY12, Chan said the company intends to unveil its mixed development on a 95-acre tract in Genting Highlands next year. Besides the commercial and retail portions, the estimated RM3 billion project will include condominiums and bungalows.

Menara YNH will be closely watched as this development is seen as a major catalyst for YNH’s bottom line growth. The project has been delayed several times since 2006, as deals by two prospective buyers were terminated.

According to Chan, the developer which plans to sell Menara YNH en bloc, is talking to potential local and foreign buyers to acquire the commercial tower. He declined to specify the buyers, only indicating that they included foreign businessmen with deep pockets.

“These foreign tycoons are major real estate investors,” Chan said. He indicated that Menara YNH, by virtue of its strategic location, had attracted market interest and that YNH is not in a rush to sell the property as it hopes to secure the highest price.

“We will consider if the price is good,” Chan said, without specifying the timeframe when the deal would be finalised.

YNH had originally tied up with Singapore property giant CapitaLand Ltd on the project. The two companies signed an MoU in December 2006 to jointly develop Menara YNH on a 60:40 basis. Construction was originally slated to begin in mid-2007 with completion by end-2011. But in June 2007, the MoU was terminated.

In January 2008, YNH announced that it would sell half of the Menara YNH project to Kuwait Finance House (KFH) for RM920 million. The sale involved an area of 750,000 sq ft at RM1,230 psf, which at that time set a new high as it was about 10% higher than the record price commanded by the 36-storey Glomac Tower nearby.

KFH was supposed to take up half the building with the rest to be sold to other buyers. YNH was to rake in RM1.84 billion in total proceeds from selling the entire project. But the KFH sale fell through due to the global financial crisis. In December 2009, KFH informed YNH that it would not proceed with the formalisation of the sale and purchase agreement.

YNH’s net profit for the nine months ended Sept 30 fell 14% to RM40.22 million from RM46.55 million a year earlier while revenue dropped 26% to RM158.02 million from RM213.97 million before. Its net profit was curbed by higher tax expenses, according to notes accompanying its latest financials.

As at Sept 30, YNH had cash of RM17.47 million versus debts of RM265.07 million, translating into a net debt of RM247.6 million or net gearing of 0.3 times.

Its latest reported net assets per share stood at RM1.92. YNH shares closed at RM1.85 last Friday.

YNH, listed on Bursa Malaysia in 2003 under its former name Yu Neh Huat Bhd, began as a plantation entity in 1982 before venturing into property development.

The group’s real estate business took off in 1987 within Perak’s Sitiawan, Manjung and Lumut corridor where the group’s flagship Bandar Manjung Point township sits.
