Prospek Apartemen SOHO



Konsep small office home office (SOHO) ditawarkan sebagai jalan ke luar mengatasi kemacetan di jalanan sehingga dapat bekerja di kantor dengan lebih efisien. Hari demi hari kebutuhan pada hunian semakin meningkat. Kawasan hunian dan apartemen pun bertumbuhan dengan subur.

Selama ini apartemen, yang ditujukan ke pembeli berkantong tebal karena harga unitnya ratusan juta rupiah dan bahkan miliaran rupiah, semata difungsikan sebagai tempat tinggal. Kini seiring dengan perkembangan zaman dan tuntutan kebutuhan masyarakat modern, apartemen juga bisa difungsikan sebagai kantor (office). Konsep ini dikenal dengan sebutan small office home office (SOHO).

Konsep SOHO, yang menggabungkan fungsi apartemen sebagai tempat hunian dan kantor, merupakan jawaban atas tuntutan kebutuhan para pebisnis yang menginginkan kemudahan dalam menjalankan bisnis dengan cepat dan efisien. Dengan model ini para pebisnis tidak perlu menghabiskan waktu berjam-jam di jalan untuk menuju kantor. Apalagi bila terjadi kemacetan, sekian jam waktunya akan terbuang sia-sia.

Di apartemen SOHO, pebisnis bisa langsung memulai aktivitas bisnisnya dari tempat tinggal yang sekaligus berfungsi sebagai kantor. Mereka bisa hemat waktu, dan tentu saja efisiensi tinggi. Di sejumlah kota besar dunia seperti New York, Los Angeles, London, dan Beijing konsep SOHO ini sudah lama diterapkan. Negara tetangga Singapura baru saja menciptakan SOHO, yang merupakan bagian dari proyek prestisius Far East Organization (FEO), Central. Karena itu proyek yang dikembangkan oleh pengembang properti swasta terbesar di Singapura itu dinamai SOHO Central.

Di Indonesia apartemen berkonsep SOHO ini mulai dikembangkan. Konsep SOHO pertama di negeri ini digarap oleh PT Duta Anggada Realty (PT DAR) di Jakarta. Proyek prestisius itu dinamai SOHO Citylofts, yang berlokasi di kawasan segitiga emas, tepatnya di Jalan KH Mas Mansyur, Jakarta Pusat, di atas lahan seluas 1,2 hektar.

Apartemen berlantai 40 itu sudah mulai dikerjakan Januari lalu. Pembangunannya diharapkan bisa selesai pada Maret 2007. Menurut Senior Marketing Manager PT Duta Anggada Realty Fery Halim kepada Republika, apartemen berkonsep SOHO ini memang sengaja dibangun di kawasan central business district (CBD).

Selain di Amerika Serikat konsep SOHO dapat dengan mudah dijumpai di Eropa dan Australia. ''Di negara-negara itu konsep SOHO sudah lama diterapkan. Kalau kita pergi ke toko buku di sana dan membeli enam buku, maka semuanya bercerita tentang lofts, yaitu tempat yang split level atau dua lantai. Konsep SOHO sudah mendunia namun di Indonesia proyek ini baru yang pertama kali,'' katanya.

Split level
Fery mengungkapkan, apartemen SOHO memang harus dibangun di kawasan CBD. Ada tiga alasan yang mendasarinya. Pertama, masalah waktu. Di kota-kota besar, masalah kemacetan lalu lintas menjadi hambatan tersendiri. Untuk sampai di kantor paling tidak dibutuhkan waktu sekitar 1-2 jam. Ketika pulang kantor hal yang sama juga dialami. ''Kalau sehari 3-4 jam hilang, berapa jam yang hilang dalam seminggu? Sebulan? Fisik juga akan menurun. Karena terjebak macet, sampai kantor kondisi fisik menurun dan hanya tinggal 70 persen,'' lanjutnya.

Alasan kedua adalah gaya hidup. Kalau tempat tinggal menyatu dengan kantor, maka ketika orang-orang lain terjebak macet yang tinggal di apartemen SOHO bisa melakukan aktivitas lain yang menyenangkan seperti berenang, fitness, spa, dan sebagainya. Setelah itu mereka baru mengerjakan tugas-tugas kantor di tempat itu juga. ''Karena itu, kami juga menyediakan fasilitas fitness, renang, spa, dan sebagainya,'' ungkap Fery.

Alasan berikutnya, papar Fery, pada masa kini semuanya serba elektronik. Seseorang tidak perlu lagi melakukan kunjungan fisik ke suatu tempat tapi cukup dengan mengirim e-mail. Makanya laptop sebagai sarana komunikasi bisa dibawa ke mana-mana.

Dengan pertimbangan itu pihaknya membangun apartemen dengan konsep SOHO karena tuntutan kebutuhan dan gaya hidup masyarakat saat ini. ''Di kawasan itu, kami satu-satunya gedung yang paling tinggi dengan 40 lantai. Satu unit apartemen terdiri atas dua lantai (split level). Jadi, bisa untuk kantor, apartemen, atau mix use, di mana lantai atas untuk kantor, bawah untuk apartemen.'' Dengan apartemen demikian pebisnis bisa efisiensi waktu 24 jam. ''Tidak ada waktu yang terbuang percuma karena macet,'' terang Fery.

Harus pebisnis
Sementara itu Senior Associate Director Markets Group PT Procon Indah, yang bergerak di bidang bisnis manajemen properti, Aswin Widjanarko mengatakan, ide apartemen SOHO ini bagus karena orang tidak memerlukan dua tempat untuk tempat tinggal dan kantor. Namun, yang tinggal di situ haruslah para pebisnis sehingga mereka saling mengetahui dan memahami aktivitas masing-masing.

''Kalau tidak semua pebisnis, bisa jadi ada yang terganggu dengan aktivitas bisnis penghuni lainnya. Padahal orang tinggal di apartemen kan ingin tidak terganggu, nyaman, dan punya privasi,'' katanya. Di Singapura, kata Aswin, apartemen berkonsep SOHO ini bisa diterima dengan baik oleh masyarakat bisnis. Di samping lokasinya memang strategis, masyarakat Singapura juga sudah membutuhkan apartemen yang sekaligus sebagai kantor. ''Di Indonesia, kalau yang pertama ini bisa sukses dijalankan, saya yakin ke depan akan cukup bagus prospeknya. Orang akan lebih tertarik untuk membeli apartemen berkonsep SOHO,'' ujarnya.

Sudah Terjual 150 Unit

Apartemen berkonsep SOHO yang dinamai Citylofts ini ditargetkan rampung pada Maret 2007. Cityloft setingga 40 lantai ini dilengkapi dengan kolam renang, fitness center, spa, dan sejumlah sarana lainnya. Total unit yang akan dibangun 442. Setiap lantai terdiri atas 26 unit.

Ada enam tipe unit yang ditawarkan. Yakni, tipe standar yang luasnya 80-100 meter persegi dan tipe besar berukuran 130 meter persegi dan 160 meter persegi. Sampai saat ini sudah terjual 150 unit dengan harga mulai dari Rp 600 juta sampai Rp 1,3 miliar. Cara pembayaran bisa dicicil, atau lewat kredit pemilikan apartemen (KPA).

''Apartemen Citylofts merupakan yang pertama kali dibangun di Jakarta. Saya yakin prospeknya bagus karena baru diluncurkan September lalu sekarang sudah terjual 150 unit. Pada 2005 ini diharapkan semua unit bisa terjual,'' ungkap Fery Halim, senior marketing manager PT Duta Anggada Realty, pengembang yang juga membangun gedung perkantoran seperti Hayam Wuruk Plaza, Chaze Plaza, Great River, Bapindo Plaza.

Banyak Diminati dan Prospek Bagus

Meski tergolong baru, apartemen berkonsep small office home office (SOHO) seperti Apartemen Citylofts yang dibangun PT Duta Anggada Realty ternyata banyak diminati oleh masyarakat. Selain lokasinya yang strategis, masyarakat, terutama kalangan pebisnis, memang menginginkan tempat hunian yang bisa berfungsi sebagai kantor untuk menjalankan usaha bisnisnya.

Suyatno, bagian pemasaran Ray White Pluit yang menangani pemasaran Apartemen Citylofts kepada Republika menuturkan, pihaknya banyak mengantar orang-orang yang ingin melihat dari dekat konsep apartemen SOHO ini di show unit yang terletak di Plaza Bappindo, Jalan Jenderal Sudirman, Jakarta. Setelah melihat, kebanyakan mereka tertarik untuk membelinya.

''Minatnya lumayan besar. Ketika mereka melihat show unit-nya, umumnya tertarik untuk membeli,'' katanya. Suyatno menambahkan, daya tarik utama Citylofts adalah lokasinya yang strategis. Yaitu, di kawasan bisnis terpadu Sudirman (Sudirman Central Business District). Selain itu, pasar juga melihat sisi kepraktisan apartemen ini. Sebab, dengan berfungsi sebagai tempat tinggal sekaligus kantor, maka akan memudahkan pekerjaan.

''Menurut saya, prospeknya cukup bagus. Tidak hanya orang Indonesia yang tertarik, orang asing yang ada di Jakarta juga tertarik,'' lanjutnya. Aswin Widjanarko, senior associate director markets group PT Procon Indah yang bergerak di bidang bisnis manajemen properti, menyatakan, kalau konsep SOHO ini benar-benar dijalankan, prospeknya memang cukup bagus.

Hanya saja, Aswin menekankan, perlu aturan yang tegas tentang bentuk usaha apa saja yang bisa berkantor di apartemen. Ini penting agar tidak mengganggu penghuni yang lain. Niat orang untuk tinggal di apartemen karena ingin mendapatkan kenyamanan, ketenangan, privasi, dan keamanan yang terjamin. ''Jangan sampai kantor jasa perkreditan juga buka di sini sehingga orang akan berbondong-bondong datang ke sana. Ini kan bisa mengganggu penghuni yang lain,'' ujar Aswin.

Aswin menambahkan, kalau usaha kecil-kecil yang pegawainya sekitar lima orang mungkin bisa buka kantor di sini. Tapi, kalau biro jasa sebaiknya tidak karena bisa menyebabkan suasana kaca. ''Secara prinsip konsepnya bagus. Hanya saja, dibutuhkan pengaturan pengoperasian yang tegas,'' tutur Aswin.

That's Menara Sahid..... Supposed to be an apartment building when it was abandoned in 98. I am familiar with the construction as I used to work in Mid PlazaII. I remembered seeing the mock-up of the building in Sahid Jaya hotel then. It was quite a good looking tower but not too tall.

As far as I know, there was supposed to be two projects ...1 is Menara Sahid which is an office building, the other one is Sahid Perdana which is supposed to be hotel/apartment. Sahid Perdana was supposed to be the taller one, 60 floors I think, whereas Menara Sahid is around 35 floors only.

The progress is really slow.

Citylofts beroperasi akhir tahun ini

JAKARTA: PT Duta Anggada Realty Tbk merencanakan pengoperasian proyek soho Citylofts Sudirman di Mas Mansyur, Jakarta Pusat paling lambat Desember tahun ini, menyusul mulai dilakukannya serah terima kunci dengan konsumen.

CityLofts Sudirman dikembangkan sebanyak 466 unit dengan model dua lantai di bangunan induk setinggi 28 lantai yang diperkirakan menelan investasi Rp100 miliar hingga Rp200 miliar.

Manajer Pemasaran Duta Anggada Helen Hamzah, kemarin, mengatakan serah terima unit soho sudah dilakukan sejak akhir Agustus dengan rencana beroperasi secara penuh mulai akhir tahun ini. (Bisnis/irs)

You do know that those people are waiting for the buy-out.....land prices in that area is premium....sandwiched between 2 hotels (Shangri-La and Intercontinental as well as easy access without having to go through 3 - in - 1.

The question is if the buy-out does happen, what will happen to Warung Uni? That place has delicious sop sapi....Maybe Warung Uni can move to City Lofts mall...:lol:

Yes, this surrounding area looks completely "urban" now...,

Citylofts units are special, with additional indoor balcony in each unit (2 floors inside-but looks only 1 floor outside), so it can be functioned as office and residential together in one single unit.... btw I know that since I got one customer there who needs supplies of wooden furniture products for both her office and apartment in one unit she bought.
