Daman Asset Management, a leading investment firm in the GCC region, today announced 'The Buildings by Daman' Project, an AED1.6-billion (USD 450 million) real estate development in the Dubai International Financial Centre (DIFC).

The announcement follows the acquisition by Daman of a 220,000 square foot plot of land in the DIFC following an open tender process during 2004.
The project is being financed by a US $ 100 million private equity real estate fund structured along internationally recognized lines. This unique ownership structure, along with the overall project finance model which includes non-recourse debt and re-invested project revenue, provide investors with the opportunity to participate in a major development through a special purpose structure.
The Fund will provide the equity component of the development funds for the project, which will also be funded with a significant debt component as well as re-invested project revenue.
'Real estate developments in Dubai have traditionally been funded by single owners that have invested a great deal of equity in a single project and secured financing by collateralizing assets beyond the scope of the project. In this project, Daman is bringing a globally recognized methodology in project finance to Dubai,' said Mr. Shehab M. Gargash, Managing Director, Daman.
The US $ 100 million investment was placed successfully with investors in units of $ 5 million and was successfully closed by December 30, 2004. 40% of the capital was raised from international investors and Daman has taken a 5% stake in the project.
'Investors recognized our innovative approach and the Fund was fully subscribed almost immediately,' said Mr. Gargash. 'The concept is new to the region and attracted top tier investors from around the world including select financial institutions and high net worth individuals. We expect to begin distributing dividends as early as 2008.'
The Buildings by Daman
A major mixed use development project, The Buildings by Daman will cover more than 1.6 million square feet of built up area including freehold apartments, offices, a luxury hotel and retail space.
The Fund is structured as a special purpose company that was registered in the DIFC in September, 2004. The vehicle, Daman Real Estate Capital Partners Limited, has a Board of Directors that represents investors in the Project and oversees Daman's performance as the Manager of the Project. The establishment of Daman ReCap in DIFC adds another layer of transparency to the Project, given the internationally recognized corporate governance framework that is codified in the financial centre's legal structure.
Investment returns are expected to come from both operating income generated by the lease and management of the completed properties and capital gains upon the sale of specific interests in the property.
'We have structured the investment opportunity to operate from the investor's point of view very much like any fund. Investors will contribute equity, and will benefit from dividend income as the project begins to generate cash flows and capital gains as exits take place,' said Mr. Gargash.
Architect Appointed; Planning in an advanced stage
Daman also announced that US architectural firm Perkins and Will has been appointed as the Design Architect for the project. The firm, established in 1935, is one of the world's largest architectural firms, and has completed projects in 49 US states and 43 countries around the world. It has fifteen offices throughout the United States and internationally, and is a past recipient of the American Institute of Architects (AIA) Firm of The Year Award.
UAE-based Multi-Property Development, a development management organization whose principals have over 30 years combined experience in UAE and international real estate development management, have been appointed as Development Managers. The Concept Design for the project has been completed, and detailed design is scheduled for completion by June 1, 2005. Ground-breaking is scheduled for December, 2005.
Project will generate value from vision of DIFC
The Project will generate value out of the unique vision of the DIFC as a world-class financial centre, which is anticipated to result in a steadily increasing demand for office, residential retail and leisure real estate within the DIFC. Several features governing the regulation of business establishments and persons within the DIFC will create further incentives for its development, including a 50 year tax-free treatment to be extended to establishments and persons of any nationality, as well as the ability to lease, transfer, and grant security interests, including mortgages, over property, unrestricted transfer of capital and profits from DIFC to other parts of the world and other benefits derived from its status as a legislatively-declared free-zone. DIFC's location in downtown Dubai and plans to include a metro station in DIFC that will be operational by 2009 are also features that will add value to the Project.
'We are confident that location in the DIFC adds significant value to the project, because of strongly codified freehold rights, tax exemption commitments and other free zone features, and, most of all, the strong track record of the Government of Dubai in providing the infrastructure for the private sector to flourish,' said Mr. Gargash.

Dubai: The Dubai-based investment firm, Daman Asset Management, has embarked on a $450 million (Dh1.65 billion) real estate development called The Buildings by Daman, in Dubai International Financial Centre (DIFC).
"Real estate developments in Dubai have traditionally been funded by single owners who have invested a great deal of equity in a single project and secured financing by collateralising assets beyond the scope of the project," said Shehab M. Gargash, managing director of Daman, at a press conference.
The Buildings by Daman will cover more than 1.6 million square feet of built-up area including freehold apartments, offices, a five-star 100-room hotel and retail space. The project will have an office tower.
The Buildings by Daman is being financed by a $100 million (Dh367 million) private equity real estate fund structured as a special purpose vehicle (SPV) and was registered in DIFC in September 2004. While the $100 million will act as equity, the remaining $350 million (Dh1.2 billion) needed for the project will be raised through a combination of borrowings from banks and reinvestment from the project's revenue.

Yes, I think there must be a design brief for all buildings in DIFC as they all have a similar theme. (Park Towers excepted)

A unique single property fund has been set up to finance the construction of a US $450 million (AED1.6 billion) tower project in Dubai.
Investment firm Daman Asset Management believes that the move will pave the way for more similarly structured deals in
the region.
Daman has already raised $100 million from a group of 14 private investors — each contributing $5 million
This will provide the equity component of the development funds for the project, which will also include a significant debt component.
According to Daman, negotiations are currently underway with several international banks to secure a loan of $250 to $325 million for the project.
Daman managing director, Shehab M. Gargash, said: “Real estate developments in Dubai have traditionally been funded by single owners that have invested a great deal of equity in a single project, and secured financing by collateralising assets beyond the scope of the project.

Designed by US-based architect Percy and Will, the building will be a major mixed-use development project that will offer more than 160 000m2 of built-up area, including freehold apartments, offices, a luxury hotel and retail space.
The building will be made up of two main sections: A lower rise office building forming a T-shaped configuration, with a taller, 58-storey, 205 m-high residential and hotel building.
Contactors working on the project are expected to break ground in December 2005 and are scheduled to complete the building in early 2008. Multi-Property Development is project manager.
Partner Andrew Butter said that the packaging strategy has yet to be decided, but separate enabling works and piling
contracts will be let before a main contract is let to a grade A
contractor for the completion of the superstructure.
The announcement follows the acquisition by Daman of a
22 000 m2 plot of land in DIFC’s Park Avenue district following an open tendering process in March 2004.

Dubai: Daman Real Estate Capital Partners, a company promoted by Dubai-based Daman Securities to undertake property ventures, has awarded a $5.1 million contract to US firm Hill International to manage construction of two towers at the Dubai International Financial Centre.
The work includes managing design and construction of The Buildings towers, which are expected to be completed by the end of 2008.
"This is the second contract we have awarded for The Buildings. We have now started the prequalification process for the main contract. Tenders will be issued in August," Daman's project manager Munjid Al Alami told Gulf News.
Swissboring got the first contract worth Dh49 million for the enabling work in April. It hopes to finish its work in January 2007.
The Buildings, designed by Perkins & Will, is a $450-million residential and office complex. It comprises a 64-storey residential, hotel and serviced apartment tower and a 14-storey office and retail tower.

Prequalified companies have been invited to bid by 17 October for the main construction package on the estimated $450 million Buildings by Daman project in Dubai International Financial Centre (DIFC). The prequalifiers include the local/Lebanese Arabian Construction Company, the local Arabtec Construction, the local/Australian Nasa Multiplex and Saudi Oger.
The contract calls for the construction of a mixed-use residential and commercial complex consisting of two towers: a 64-storey residential, hotel and serviced apartment tower; and a 14-storey office and retail tower. Surrounded by gardens and water features, the two buildings will have a total built-up area of 285,000 square metres.
US-based Hill International is the project manager, Perkins & Will, also of the US, is the architect. Daman Real Estate Capital Partners, part of Daman Asset Management is the client. The project is the latest in DIFC to go to bid. In June Peremba Construction (PECD) was awarded the estimated AED 400 million ($109 million) main construction package on a twin-tower development for the local real estate developer Al-Fattan Properties. In January the French/local joint venture (JV) of Bouygues Batiment International and Target Engineering Construction Company was awarded the estimated AED 1,000 ($275 million) main contract for the Ritz Carlton hotel for local developer Union Properties.

Bidders for the contract include Lebanon’s Arabian Construction Company, the local Arabtec Construction, the local/Australian Nasa Multiplex and Saudi Oger. Bids are due to be submitted on 12 November for the next construction package on the development, covering the structures.

Novelty architecture might grab the headlines, but functional building design is the quality buyers increasingly look for, according to property services leader Asteco.

General amenities include a mosque and day care, and there are sky lobbies on upper floors. There are eight apartment configurations in all, including duplex designs, and apartments are priced from around AED1,900,000.
Knowles said: 'Apartment floor space has been priced according to use, as in international markets, so balcony space is cheaper than space in the living areas. The office floors have been designed with the same common sense, so there are high ceilings for better sight lines, raised-floor modular cabling for superior IT connectivity, floor-vented ACs for maximum circulation, and column-free floor plans to make the best use of space.'
Knowles said: 'The Buildings' commercial space is ideal for large trading floors, and the 50,000 square feet available on each floor is five times the average floor space of typical offices on Dubai's Sheikh Zayed Road. Dubai: Construction firm Oger Dubai, a subsidiary of Lebanon's Hariri family-owned Saudi Oger group, has received the main contract for a Dh1.6 billion project at the Dubai International Financial Centre (DIFC).
The contract for The Buildings, a mixed-use development, is worth more than Dh1 billion, Oger Dubai general manager Mohammad Fakhouri said.
Oger Dubai, which began operations in the country in 2005, now has a total of four construction projects with a combined value of Dh3.5 billion. These include two towers in Business Bay and work at Emirates University in Al Ain.
The 235-metre high The Buildings tower will have offices, residential apartments, retail space and a luxury hotel.
Investor group
"We have sold more than 90 per cent of the offices and residences. The hotel has been bought by an investor group," said Shehab Gargash, chief executive officer of Daman Investments.
The Buildings is owned by Daman Real Estate Capital Partners Limited, an entity representing a group of 14 investors led by Daman.
Being developed on a 220,000-square foot plot of land, the project was launched in December 2005. It is due for completion in early 2009.
The development is being financed through a combination of equity, debt and cash received through bookings, Gargash said.
Daman will borrow up to $150 million (Dh550 million) from banks.
"We are in final talks with some banks for the loan," he added.
Gargash said the investors have come together through a "very sophisticated agreement" and the financial engineering model will be used for launching new real estate ventures both in the UAE and abroad.
"Some of the projects under consideration are outside the UAE," he said.
Asked if profit margins of real estate developers were falling due to escalating construction costs, Gargash said higher sales revenues had made up for the cost increases.

Salem75 December 18th, 2008, 12:48 PM I think this is one of the best project in DIFC in terms of quality in terms of finishing the project by the look of how they work 24 hours and looking at progress it will be completed by begining of 2010 max. the reason is they have a contract with roosewood hotel so they need to handover the tower by end of 2009 for decoration.

was jsut thinking the same, but they are still going up above the small building so I was thinking that the jointing would be done with steel structure, but it seems like the side of the tall one does not have many openings on the concrete so I am kind of confused, hope they stick to the plan, that was fairly great
(any one able to take closeups of the side of the high tower facing the smaller/rising tower (on top of the low building) thanx:)

Daman Investments has appointed Al Habtoor Leighton Group as the main contractor for its large-scale development ‘The Buildings’, at the Dubai International Financial Centre (DIFC).
The project, which includes a 225m-high, 60-floor residential and commercial complex, encompassing freehold apartments, offices, luxury hotel rooms, community areas and retail space (with 148,644.8m2 of GFA) is one of Daman’s most prestigious developments this year.
Located in the heart of DIFC precinct, the structure will be built on 20,438.6m2 plot of land which Daman won through a tender in 2004.
Daman’s managing director Shehab Gargash said: “As announced at the end of January, we have bid the work on the building and have gone through a rigorous process of tender, evaluation and finally, the appointment of Al Habtoor Leighton Group as our new main contractor.
“We are extremely pleased to be working with a group of their quality and track record here in the UAE. We all look forward to rapid completion.”
For the commercial offices, the Dubai-based developer has announced plans for a unique floor layout which will yield around five times the commercial floor space of the average footprint for Sheikh Zayed Road properties.
Meanwhile, the residential apartments will be geared towards user convenience, with temperature control units in every room and pre-delivered recessed lighting with individual lighting controls, in each apartment.
Speaking about the appointment, Al Habtoor Leighton’s group chairman Riad Tawfiq Al Sadek said: “We are very happy to have been appointed as the new main contractor on this prestigious project."
"This is a landmark location, a superb design and we are sure the building will be a new icon on the Dubai skyline. We are looking forward to a smooth takeover and start of operations.”

I just checked it DS. 50 floors now.
Do you know if it's gone up? I don't think it would have as I only saw workers on the smaller tower on Saturday.

unfortunately i have never seen a clear pic of the floor count, but it seems the core box stays at around 50fl for months now. :dunno:

Leighton Holdings Ltd says it has finalised a $220 million contract with United Arab Emirates financial group Daman Investments to complete its landmark "Buildings by Daman" project at Dubai International Financial Centre.
The Al Habtoor Leighton Group, 45 per cent owned by Leighton, will take over work on the project after Daman terminated its contract with Saudi real estate developer Oger Dubai in January, Leighton said.
Daman announced in May it had chosen Al Habtoor as the new contractor, which includes a 20 storey office block, a 60 storey hotel and a 60 storey apartment block, with an intricate steel inter-connection amongst the towers.
Leighton says the project is due for completion by December 2011.
Al Habtoor Leighton Group chief executive Laurie Voyer said the contract highlighted the company's ongoing commitment to the Dubai market.
"While there has been an adjustment to the Dubai building market, there are still a number of prospects for us with clients who value quality and creative delivery mechanisms," Mr Voyer said in a statement on Wednesday.
"Our reputation in Dubai is second to none and we have a proven track record in delivering high quality buildings across the Emirate.
"Dubai remains part of the Group's ongoing growth plans."

Daman Investments has reached the top of construction for The Buildings by Daman, its AED1.6 billion mixed use development in the Dubai International Financial Centre.
“We are proud to celebrate this important moment in the life of our project with the topping up of The Buildings by Daman, the development of which has continued steadily and is now nearing our initial phased handover stage beginning in 2011 with the office tower,” Shehab Gargash, managing director of Daman Investments.
The 224-metre high Buildings by Daman is a 65-floor high rise, built on 220,000-square foot plot of land in the heart of the DIFC, Dubai's commercial business district. A mixed-use residential and commercial complex, it includes freehold apartments, offices, a luxury hotel and retail space, encompassing 3.3 million square feet of built up area, and is being constructed by Al Habtoor Leighton.
Laurie Voyer, managing director of Al Habtoor Leighton, attended the topping off ceremony.
The Buildings have so far required more than 448 m3 of special concrete mix pumped up 224 metres above the ground and poured across a roof plate area of 1,410 m2, bringing the overall concrete quantity poured into the building, inclusive of the roof slab, up to 20,527 m3.
Gargash added that the topping off coincided with the completion of both Tower B and the Office Tower superstructures.
The project is financed by a US $100 million private equity real estate fund, structured as Daman Real Estate Capital Partners Limited, a special purpose company.
The overall project finance model which includes non-recourse debt and re-invested project revenue, provides investors with the opportunity to participate in a major development through a specifically developed structure.

A long-delayed Rosewood luxury hotel at Dubai International Financial Centre (DIFC) is going ahead after its original New York developer bailed on the project, according to the hotel operator.
The hotel is part of a $435.6m mixed-use development at DIFC by Daman Investments. The original developer was JMJ Hospitality of the US. The planned opening was 2009; this is now scheduled for mid-2013.
