View Full Version : "K" & "D" towers in Klaipeda

These are the first highrises of the boom in Klaipeda :D

"K" will be a office tower, "D" - residential. It was sayd that the height of them will be the same but from the renderings we see that it isn`t so. The "K" tower should be 70m tall, "D" maybe 60-65m. The floorspace will be 6000m2 each of the towers.
This project is worth 15mln. euros and it shoul be finished by the end of this year.

I spent a few days in Palanga and one day in Klaipeda so after back in Ldn I'll prepare a big photo thread including K&D construction update from yet unseen angles ;)
Klaipeda looks amazing, can't do anything but love this city :okay:

The towers are just 12,000m2, so it`s more than 1,000 euros for m2, thats realy enough in Klaipeda ;)
Between, they started to build a big crane, because the old one is already too short.

Between in the photos that John took three days ago from those above, the K tower was 1fl. lower, so they added a floor in three days, i hope that this tower wont collapse :D

Just noticed that in Panorama Plaza they make concrete works for one floor step by step and wait several days, doing other things.

These towers in Klaipeda should be using some another technology.

These towers in Klaipeda should be using some another technology.

Thing is we are short on construction workers here, so they just try to do everything as quickly as possible :) I don't know is it true, but friend of mine (he works for construction company) told me so.

They are using some sort of special material (i don't know what :)), so they can build very quickly, and this material can be used only if temperature is > +7, so they just try to finish main works until deep autumn.

It`s concrete mixed with glue :D
All the construction company`s are short of workers, so maybe its the only solution, because other works are waiting too ;)

When concrete is being made there are some "ingredients" mixed in. With the help of it concrete hardens faster than usual. Anyway, floors can be built faster but supports which hold floors untill they hardens should still stay - as we see in photos, those supports stand not only at the last floor.

If you knew Lithuanian you could learn something in our Lithuanian forum since we have (had?) some proffesionals there.

As far as I remember usually/normally one floor is fully being built during two weeks. "Fully" - I mean that it will not need any supports.

That's all I can tell from what I learned in Lithuanian forum. ;)

Btw, as long as that top floor is being supported, you can't really say it's already built. :)

Easily. Construction without permit is fined by a symbolic fine only, thus the companies win time against the funny-sized money amounts ;)

Hm, why do you think so? It's just a stupid law about those fines and businessmen use it for saving time, thus I don't see anything thirdworldish here. Another thing is that approving project is a very long process that don't match with economic growth and everybody, so are officers, understand that and don't want to interrupt here (with exclusions, of course).

Hehe, don't think that you can build any building you want without tendering of detail project. AFAIK the project tendering must be under progress to start the building without permit and not risking that the building would be demolished. ET was also started before approval and was approved in progress of construction. If not that, we could still see ET rising today.

And regulations.. If you can overcome it or pay fines, why not? :D

You can build whatever you want without permit. Nobody will demolish it afterward. You will just pay simbolic 1000 LTL (about 300 EUR) fine, thats it :)

Only architecture specialists will moan how cities views are disturbed

It may but has it ever done that? Or will it ever make? Someone was right about third world order here, I guess. It could'n happen in any western country I think. Let's hope sooner or later this will happen here in Lithuania. ;)

Western countries have stable economies and thus can have long project tendering and higher penalties for violating the laws. If the laws wasn't violated here, the investment would be late for 2-3 years and think if it would be good for our economy :| Comparing the order with 3rd world country doesn't sound serious either.

Of course, this is not 3rd world problem only (what is 3rd world today???) Comparing LT to 3rd world is... khm, ridiculous.
But I see this as serious problem. Riga got through this fight during the construction of "Saules akmens" and some other smaller buildings around 2002 - 2003. "Saules akmens" turned out to be success, some other buildings - not. Latvian province is getting through this stage now, when several buildings, started without permits, are demolished now. Let's hope that since now it is not possible to start digging before getting permits in Latvia.
There are several problems with such "building before permit":
- this attitude does not help to build a state which is based on legally based equality. Businessman who break the law, get more benefits comparing to the ones who comply with law.
- with such attitudes you can forget about modern city planning. Good process is: a) planning the ideal country/city as the citizens want it. For whole countries this hasn't been done in Baltics, but I think that this hasn't been done elsewhere too. But for the cities this is done, involving as many people as possible; b) planning separate districts basing on conclusions from A part, involving the best minds of the country or even world - if the district is important for whole country, involving the public in any case; c) planning the separate buildings basing on conclusions of A and B. Again - if the area is important for the whole country, you should make architecture tenders and involve public, if less important - responsible authorities do the work.
All of this can take several years, but it is worth it.
- most important problem - public opinion. "Greedy investors" can push through some highrises in the "black" way. If they are lucky - public would be happy with this and ask for more. But most likely such fast process will create problems - low quality of planning, architecture and angry public shouting - nobody asked us before building these cripples! Then after the elections the next City Council will ban anything what's higher than grass and you can forget about new highrises for the next decades.

To my mind - construction of highrises is damn important thing. You are getting landmark buildings, which will form the image about your city internationally. It is OK to wait for two - three years, if you get beautiful, well placed buildings. But you get a big problem if you build something enormous - but of medium quality, located just somewhere, where it was possible to get land.

Hope, all of this does not refer to these two buildings. Symbolic letters K and D (KlaipeDa) represent one of the current tendencies in architecture, using large-scale symbolism - that' s very interesting. I can not judge about their location and how they are going to fit in with the surroundings. Have to visit the city myself.
Only - it's a pitty that Klaipeda did not make proper highrise district. Now it looks that the wishes of diverse investors prevail over the central city planning - this might end up with rather chaotic, dispersed skyline.
Klaipeda is destined to be successful city - the harbour will not disappear, it will serve increasingly rich 3,4 mio country and even more, if Lithuania will manage to be in better terms with eastern neighbours than the other Baltic states. There is physically no place for other large harbour in Lithuania outside Klaipeda metropolitan area. There is absolutely no need for crazy speeds in Klaipeda, the city can regulate the construction or even stop it if there is needed time for thorough planning - like Riga did some years ago in Centre.

To my mind - starting construction without all permits is very bad sign.

I agree with that!

But I can't deny that the same happens here, although in a much smaller scale. The area I grew up in, around Kristiansand, has a nice coastline, wich is a very popular place to spend vacations. It is especially popular among rich people from Oslo area, wich buy small pieces of land there for incredible sums. We have a saying: "Det er lettere å få tilgivelse enn tilatelse"("It's easier to get forgiveness than permission"), and that is certainly the case around there. Many build new houses on their land without a permit, and ofcourse it doesn't get torn down. This is quite tragic for our coastline, because it is much beloved and used by the public, but ever more closed off for regular local people:(

i saw on the news two days ago, that Vilnius court ordered to demolish some kind of a new building built near town hall (built in inner yard maybe?) and they said that probably another newly built building also in oldtown will have the same fate

This symbolism is very interesting part of contemporary architecture. Would be interesting to collect such pieces of architecture in one thread. Examples from Riga would be:
- rebuilding of School No.3 (some schools still keep the Soviet time numbering) into something what looks like a pile of books;
- proposal for Contemporary Art Museum looking like a giant fish (heroe of legend about Riga);
- VEF Central offices in 1970ies - one of serious proposals was giant highrise letters VEF to be located along the Brivibas Street. Engineers then said that it is not possible technically...

I believe a while back one of the Danish forumers presented such an alphabet - spell it project for Vejle on Jylland's Baltic coast. I believe the entire city name was to be spelled out in tallish red brick.

Do any of you Dansk friends remember, and if so could you please tell us what became of it? :)

hmm... closeup it doesnt look too good (boarder elements, and those lines... eww), but its still early to say, a broader pic gives more justice i reckon! Anyway.... this must be the first time brick is used on a skyscraper facade! It is brick, isnt it?

If there are 21 floors technically, then count so. Usually in advertisement prospects they write the number of habitable floors, but in reality there always are 1 - 3 floors more.

The developer is "Palangos statyba", fairly unknown company by lithuanian standarts...
Unfortunately I couldn`t find any information who is the architect...

I really like the 'K' & 'D' towers. Great to see something a bit different & unconvenvential but not so exaggerated as to be absurd. I am impressed.

Will certainly be a 'landmark' for Klaipeda.

Wow, cool and unusual shaped buildings, I love the rusty material, it almost looks like wood. It fits so well with the surroundings. Too bad we dont see projects from N. Europe in the main Europe section.

What about the L, A, I, P, E, and A towers?

The Baltics have alot of cool architecture. In Klaipeda alone, there are many cool new highrises.
