Raleigh keeps getting bigger and better every year! It might rival Charlotte in another ten years. :D

I've always liked Raleigh better than Charlotte - I think the people are friendlier and less pretentious, in general. Remember that cities are more than just their skylines.

lol, speaking that RBC Plaza has 275,000 sq feet of office and 150 units, is 37 floors, and looks less massive than this building, its a little hard to believe for me.

Well even RBC has 7 floors of parking. The building still seems too massive for these specs. I think they poster probably found this on a site listed as a project for Raleigh. I can find things just as amazing for charlotte on the web that are "planned" by architectural firms. Trump Charlotte, for instance.

Raleigh, North Carolina

Located on a gateway site near Union Square, the center of downtown Raleigh, this mixed-use tower signifies the city's past and progressive future. At 39 stories, the design accommodates street level retail, below grade residential parking, above grade office parking, 200,000 square feet of commercial office, 64 residential units and separate amenity floors/roof gardens.

Beginning with the analysis of the historic nature of Raleigh's original city grid, designers developed a design concept for the project that is representative of the four parks/squares which flank the corners of Union Square. See this is why I know its not a real project. Little does a lot of spec work to heighten its image. For Instance. http://www.trumpcharlotte.com. This website is by Little Diversified Architects, the same company as the raleigh "project." Its a promotional piece. Like Trump Charlotte, this probably was a real project at some point, even though it probably isn't real anymore. They just figured, hey, since we spent all this time designing the tower, we might as well post it on our website as an example of what we can do.

Maybe it only got posted now, months (a year?) after the project was put on the shelf, because of some agreement with the developers. Again, same with Trump.

Looking closely, it makes sense that this would be planned for the SW corner of Hillsborough and Glenwood, based on the shape of the tower and the context in the renderings. This would have really stood out, but actually, I think that should be Raleigh's main focus area for development, since that's where the multimodal station and light rail station will be.

Actually I do work for Little, or rather they work for me. They were my clients before I moved to New York, I did Marketing for them, so good try. I am also very friendly with their accountant, and I have inside knowlege. It also says, "on the boards" which means its a company proposal. Its a puff piece. Thank you for posting it, its a beautiful idea, I too had not seen it.

Hate to admit it but Trump was never a real project. Real project would mean that it a fighting chance. It never had presales, it was never much more than a story bouncing around newspapers. Yes Donalds children were in town, trying to ride the hype that was charlotte in 2006,7 and 8. But thats all. They were trying to get on the biggest bubble in a century, and be the needle that burst it. I agree that this would be a wonderful project for Raleigh, I just think its a puff piece. I appologize for my strong belief.

I will say that if a company could pull together financing, construction prices are probably not going to get more affordable than they are right now. And by the time a project is finished, the economy should be moving along at a nice clip.

I think Raleigh-nc has found the joys of fatherhood.

As for the tower, a poster on 'another' site got an email reply from the little architectural firm saying the plans were real but they were inadvertantly posted on their site. He said the plans really need to be on the hush hush for this parcel ( I am assuming a secondary bid on the old reynolds site?) to come into fruition.

Take it or leave it. For now I'd rather not talk about it. :lurker:

Someone posted an email received from the design firm on Urban Planet, which indicates that this is a legit project, but is being kept under wraps for now.

Well I think that "something" is being planned for the Reynold's site. If you've noticed, the city isn't moving very fast on paving the lot for parking, or announcing plans to do anything else with that lot. Maybe they are in the midst of silently negotiating with another interested developer.

This building looks great, it'd be nice too see something like this make it too SC. But I'm not sure how it'll fit in with the neighboring buildings.

The site plan for the new SECU building at Green Square has been submitted to the city for approval. The submittal says the building will be 12 stories and 185 feet tall.

- 240,000-square-foot building would include a six-story, 177-space parking deck wrapped with a credit union branch.

- Several dozen extended-stay hotel rooms are planned for the top of the tower. But there's a chance that portion may change.

The SECU tower, integrated with the new Green Square project, will add a nice amount of density to this area of downtown. It's also great seeing some projects moving forward in this economic environment.

great aerials! my wife and i are moving there next year; we're excited. my wife lived in chapel hill and thought it was the best place in the world, however, i think we'll end up in raleigh. do you guys think raleigh is better? i've never been to north carolina, so i have no idea. it sure looks beautiful in photos though. i heard that lrt has been in the works, is that true? thanks for any info!

Chapel Hill is smaller but very nice. Raleigh, Durham and Chapel Hill are part of the same metro area. I think it depends on what you and your wife are looking for. Chapel Hill is more of a College town where as Raleigh is a fast growing city.

It makes me kind of sad to see our Raleigh Downtown development thread die like it has - but here's a little tidbit for you guys. A new 17-story public safety center is being debated tonight at City Council. Looks like a pretty nice building, and should be for $226 mil.

First I will start with whats under construction here in Downtown Raleigh.

Another building being built is the SECU (state employees credit union) and this building is going to sit 12 stories high (185ft). Along with the green square which is 4 and 5 story N.C. Museum of Natural Sciences and all LEED.

Here is a old picture. The 4 and 5 stories are topped out and the 12 story is still getting the foundation work done.

This building has the foundation built and I don't think it is canceled just delayed. The building is called the soleil center and is going to be 43 stories tall. There are chances this is going to get scaled down. Time can only tell.

Here is two more buildings that have the foundations built and underground parking built and is stalled. The taller building is 21 stories high (358ft) and the secound building is 15 stories tall (182ft). Redhat is looking into moving downtown and if redhat picks this project then they are going to have to scale it up.

Here is what is approved in Downtown Raleigh.

The edison is another project redhat is looking at if moving to downtown. The Edison is a 4 building project to fill one city block. Two of the towers are 39 stories high (575ft) and the other two towers are 29 stories high (369ft) sharing a 9 story base and I think this one is going LEED.

Another stalled and approved project is called the powerhouse plaza. This building already has the land cleared and just waiting for better times. It will stand 11 stories and going to be LEED.

Here is another building that is approved and the city of Raleigh is just looking for funding. Its called the Clarence Lightner Public Safety Center. This building is going to be the new HQ for Raleigh Police & Fire Department. This building is going to stand 17 stories high (312ft) and going to be LEED.

This project is alittle outside of downtown and is going to be built in cameron village shop center. This is a apartment building is going to be 6 or 7 floors high and house 282 units. It is scheduled to open by early 2013.

This project is getting started as I speak and its going to be a student housing complex at NC state University. Plans call for a 102-foot-tall building with 167 four-bedroom units, 40 three-bedroom units and 70 two-bedroom units. This building is going to be slightly outside of downtown and sorry I don't have a picture of this project nor find any.

With the whole redhat deciding to move downtown is in the air now. They are looking at projects in downtown or they are going to build their own tower. Red Hat has said that it plans to build a 300,000- to 400,000-square-foot building that would likely mean a tower with 20 or more stories. They were talking about inculding retail and condos so I guess we will see what happens in the future.

In cameron village they approved a 6 story apartment building. NC State is also building a student housing complex that is 10 stories at 103ft. This will be built by hillsborough st and friendy drive. The project also will include 8,235 square feet of office space, 1,520 square feet of retail space and a 787-space parking deck.

The new courthouse has topped out a couple of weeks ago. Sits as tall as the 17 story jail next door.

The New SECU building is still getting foundation work. This will be a 12 story building at the greensquare site.

impressive!

Sadly, Raleigh never met a strip shopping center it didn't like. The western Triangle (Durham, Chapel Hill, Carrboro) actually "get it" when it comes to urban design. That said, one of the best views of downtown Raleigh is from the train station. Great urban view....hopefully, they will invest the resources to make it the connections to downtown more ped friendly.

So these two are having trouble or are things starting to look more optimistic? Looks very nice.

I believe Soleil Center is dead. Not only because of the whole funding issue due to economic turmoil thingy, but there is a major soil issue at the site that wouldn't be able to accommodate a building of its size.

Edison, however, is stalled due to the lack of funding...economy bad...blah, blah. It's hard to find major tenants in this economy to help push the funding through. Crossing my fingers that Red Hat will decide to relocate downtown and become the anchor tenant of this project to help get it off the ground. That remains to be seen...

Post pics of Downtown Raleigh post storm ................ I know Shaw U had to close for the rest of the semester....windows were blown out in the student union, the tall dormitories and other buildings.... these the only pics I've seen of downtown.

ive been working downtown recently around the time of the tornadoes. i forget about this place and havent even thought of taking pictures. I think that interest in downtown has dried up just as the interest in this forum has. I recently heard that one of the newer buildings in glenwood south is having its remaining unsold units auctioned off. I think uncertainty about the economy also has something to do with it. The price of construction and materials is extremely high right now. Im just not sure anybody thinks they can make any money down there at this time.

Im a charlotte guy but I have to say that Raleigh is due these new towers. Wake county has over 900,000 people and will soon be the most populated county in NC if it isn't already. I really hope these towers get built!

A 30-year plan to bring increased bus service and three new rail lines to the Research Triangle gets off to a promising start with an election in Durham.

In 2000, North Carolina’s two largest metropolitan regions each planned big transit improvements, and each had received preliminary approval to do so from the Federal Transit Administration.The Triangle’s leaders wanted to build a diesel multiple unit-powered regional rail line connecting Durham and Raleigh while Charlotte’s elected officials planned an electric light rail line linking downtown with its southern suburbs.

Ten years later, Charlotte’s Blue Line has been up and running for almost four years, attracting higher than expected ridership. The Triangle’s efforts were flummoxed in November 2005 by an FTA ruling that the regional rail project was not cost effective, and the project was cancelled.

Yet the passage yesterday of a half-cent sales tax increase dedicated to transit in Durham County offers strong evidence that the region’s electorate is ready to invest in new public transportation options — the referendum passed with a large 60% majority in approval. Durham’s endorsement of the transit improvement program, like similar efforts in cities from Los Angeles to Denver, provides clear evidence that voters are willing and even excited to pay higher taxes in exchange for tangible improvements in transportation.* If in the U.S. Congress future funding for mobility remains tenuous at best, local level support for such policies is clear.

For the Triangle, this is the first step towards the completion of what will not only be a vast upgrade over current transit offerings in the region but also a significant improvement on the 2000 regional rail plan...

Looks like a step in the right direction. Still no plan to integrate RDU International Airport, and that just kills me. Such an easy thing to include... You'd think the business tourists that enter RDU would find the bus ride to the first train station a bit quaint.

A Triangle developer has added a high-rise apartment building to plans for the Edison, an ambitious downtown project showing signs of life after a recession-induced slumber.

The glass-and-steel tower will make a bold addition to Raleigh's skyline, Gregg Sandreuter told City Council members this morning at a Budget & Economic Development Committee meeting.

At 20 to 22 stories high, the 320-unit building will anchor a portion of the northern end of the Edison site, which will eventually encompass most of the downtown block bounded by Blount, Davis, Wilmington and Martin streets.
"It's a pretty exciting project if he can pull it off," City Manager Russell Allen told council members.

Summit Hospitality Group plans a Residence Inn by Marriott, an addition that supporters say will add much-needed hotel rooms to the city’s revitalized downtown..

Summit envisions an 11-story hotel with 140 to 154 rooms, restaurant and retail space on the first floor, a rooftop terrace and parking in a nearby city deck, according to documents submitted to the city.

The new wing of the North Carolina Museum of Natural Sciences, the Nature Research Center, has just opened recently. It looks like this is a world-class space, and it's a great addition to downtown Raleigh.

Raleigh had as high as a 43 story building get cancelled do to hard times. The Edison project was scaled down. The original plan called for two 39 Story & two 29 Story towers on one city block sharing a 8 story base.

This is pretty much not happening due to resistance from NIMBYs and the city council. They'll either break the services up into different buildings scattered around the city or build a campus for them east of downtown. :( This building would have made such a nice impact on the skyline...this is what he is talking about:

From what I've heard, the Lightner Public Safety Buillding where the old RPD headquarters stands is officially dead. I know that the Raleigh / Wake 911 Center was to move from the basement of city hall into this new building as well. I've heard that the city is looking at land on Brentwood Rd near the Iceplex thing to build a new, stand alone dispatch center. It's too bad, that new tower would have been a good addition to the skyline, but it would have also been nice to have all of the public safety HQ's in a centralized location. Oh well.
