After the Burj Dubai, Dubai is in line to have the world's second tallest tower as well. A new alliance between KM Properties and another local business group will construct a 140-storey structure that would lay claim to the No. 2 matle.
Details of the height of the proposed tower have not been revealed, nor the idendity of the local business group. What is known is that it will come up near Shaikh Zayed Road on Park Square, which, is a master development from K.M. Properties.
"There are many other competing tower developments in Dubai which are all aiming for the second tallest tower record," says Mohammed Haddad, Chief Executive Officer and Group Director of K.M. Properties. "The actual height of the tower will be finalised closer to the completion of the project."
This is the same strategy that Emaar is using for Burj Dubai as well. What is known is that it will eventually soar to over 700 metres, but the height will be finalised only as the project enters the home stretch. The Park Square project will cover 1.4 milion square feet. It represents one of the 20 add plots offered on 35-year concessions along the route of the planned Dubai Metro Rail project.
Apart from the one designed for it's own signature tower, K.M. Properties has been selling plots on the Park Square to private investors.
Eventually, the master development should see investments of DH14 billion, including cost of the land, plus those routed through it during the first phase itself.

If i think about impressive skylines i think about New York.
New York is still the city with the most buildings over 200m.
And don`t forget Shanghai. The population of this city grows every year with the amount of the Dubai population.
But in some years Dubai will have not the largest skyline but the most impressive.
Okay to the topic. They should build it now. The Buisness Bay Tower should be build now, too.
Al Burj. There is no time to wait, let`s build it now :D
Nobody tell the high and in the end Burj Dubai will be the second tallest and KM tower the tallest because no one know the high of the other tower :D

this obviously means the plot is 1.4m sqft or the whole park square project with some 40 plots covers an area of 1.4m sqft (which seems to be very unlikely)
they're not talking about the floor space!

malec July 30th, 2005, 07:07 PM This just came to mind when reading that KM properties have proposed this tower somewhere else too. In the original article it says they're aiming for 2nd tallest. What is actually the point of that. I mean, Nakheel says Al Burj will be one of the tallest in the world but we definitely know of a possibility it'll beat Burj Dubai.
I'm just wondering why do they want to be 2nd best. Who wants that? Maybe it'll get recognition anyway by being the tallest hotel in the world. :)

Property developers Bonyan International Investment Group will invest Dh4.4 billion ($1.2 billion) to build the world's tallest hotel tower in Dubai Park Square Tower, officials said.
The height of the tower, to be located near the Trade Centre junction, has not been disclosed, but the officials revealed it could exceed 150 floors. But all that may change as the project takes final shape, they added.
A group of UAE-based investors National Investments Company, Al Ayaan Group of Companies, Feasibility Group, as well as prominent Omani and Qatari investors are behind Bonyan which has been rebranded from Dar International for Development (DAR).
Construction of the mammoth project, which will also be the world's second-tallest tower planned so far, is expected to start in six months and be completed by 2010.
The project is being developed in partnership with KM Properties, part of Al Rostamani Enterprises.
The company has yet to appoint an architectural firm to fine-tune the concept.
Tariq Ramadan, Bonyan's group general manager, told Gulf News, "We will appoint a consortium of local and international architects for the project, probably through a design competition. Following the detailed design, we will float tenders for the project.
"The tower will have serviced apartments and a shopping and entertainment arcade. However, all are in raw concept form. We will fine-tune them in the coming months taking views of future partners and tenants to offer the best solutions to their needs and adjust the design in accordance with their requirements."

Bonyan International Investment Group, formerly DAR Consultants, has revealed plans to launch the world’s tallest hotel, adding another jewel to the impressive skyline of Dubai.
Once completed, Park Square Tower – a Dh4.4 billion ($1.97 billion) property – will move into the Guinness Book of World Records for being the tallest hotel tower and second highest tower across the globe reaching a height of 666 m.
“Centrally located in the prime business district and right close to Dubai’s upcoming Metro Station, the Park Square Tower – featuring 150 floors and 3,600 rooms – is scheduled for completion in 2010. A one-stop destination for entertainment, fine-dining experience, shopping and leisure facilities, this tower and the whole Park Square area will offer tourists and business travellers alike the best in luxury and comfort,” Bonyan group general manager Tariq Ramadan points out.
The Park Square Tower will soon be launched in partnership with KM Properties, a part of Al Rostamani Enterprises.
Though currently planned to be built as a complex comprising a series of hotels and furnished hotel apartments, which will be available for sale, the company says it is open to discuss opportunities with investors and hotel operators and could even consider having multi-franchise hotels in the same tower.
The company is also involved with several other projects such as the Furniture City, the International Real Estate Centre, Lagoon Plaza and Rose Rotana Suites.

Floor area of park square will be around 13,000 m2 , and a minnimum height of 660 meters , number of floors not decided it (depends on design and usage, if it will be more than one hotel or simply one huge hotel) and it also depends on the already eager investors who are willing to invest in such a project

Anyways if this is built it'll be the thinnest tower in the world. Don't know if it's even possible since it's so thin. If you take it as having 130 or 140 floors then each floor has an area of 100m2. Now lets take an extreme example and let the core diameter equal 2/3 of the tower diameter (this is a massive core and will increase the overall thickness). The diameter ends up just over 15m :eek: That's impossible, that's a ratio of 44:1 :hahaha:.
Burj Dubai has a total floor space of 500000m2 just for comparrison and that's a thin tower.

Now, that's for a cylindrical tower but if you were to turn this into a cone with the same amount of floorspace then the diameter at the bottom would be about 26m. The ratio is now 25:1 :hahaha:

I'm pretty sure Al Burj will get built but don't think it'll top burj dubai (at least I hope so, burj dubai deserves WTB status way more). I'm still not sure bout this one. Chances are higher than before but still wonder about those height restrictions. I want this to get built but not higher than 660m since then it would do a good job of creating balance between burj dubai and the rest. It would be burj dubai's little brother :D

Don't think it's space per floor since that would make the tower at least 130m wide. Maybe he forgot a zero or something and it's 130,000m2. If that's the case the base is around 70m wide for a cone shaped tower. That seems right to me anyway. In either case, the tower'll be thin so 10:1 should be expected.

You have no idea how low it was that plane before making the turn almost over the roof of Capital Towers and gaining altitude again. I would say he was as low as 350 meters above ground.

First of all they are sure they are gonna build it and it will be all hotel. It will be built in its original location (PS) or if not it will be built in AD. The problem with the PS plot is that it is rather small for the supertall

so, only park square is affected and not festival city and other projects :dunno:
