The proposed development on Dubai International Financial Centre
(DIFC Plot CP-06)
will be a mixed development with 61,300 sqm of Gross Floor Area, and over a million square feet of gross building area.
The massing of the project will consist of two towers linked by a tubular glass sky bridge. Both almost identical towers will sit on a four-storey podium and a four-storey basement. The podium will comply with the master plan for DIFC in that it will be physically attached to the neighboring plot as well as the retail mall. Below ground, the basements are intended to allow links to the central services, parking and services along the central spine of DIFC.
The elliptical plan profile will allow the shape of the towers to appear different depending on the angle at which the development is viewed from. The sky bridge will also be a distinct feature both from within and beyond the development.
The Towers and Sky Bridge
The two towers are elliptical in plan profile and identical in height. Both towers, each twenty seven-storeys high, will be commercial offices. Piercing the two towers at the 18th floor is the glass tubular sky bridge, which will house a commercial club.
The Podium
The podium and basement will contain the retail component and parking for the entire development. This parking will be able to accommodate four hundred cars.
Part of the podium abutting the retail spine is designed as terraces that will allow light, air and greenery into the retail elements. This will allow opportunities to enliven the retail experience with waterfalls, landscaped features, natural light and outdoor activities such as al fresco dining.
Conclusion
The sensuous and aerodynamic curves of the tower will complement yet distinguish itself from the hard edge buildings increasingly common in the competitive Dubai Skyline. The sculptural profile of the elliptical towers, the sky bridge, and the distinct angles of tower tops will allow the development to define its presence and identity while adding and complementing Dubai's already impressive skyline and cityscape.

CPG Consultants and the Emirates Financial Towers L.L.C. have inked a contract for the Emirates Financial Towers, a mixed development project within the Dubai International Financial Centre (DIFC). This project is being undertaken by Dr Timothy Seow, one of the best-known Singaporean architects who was conferred an honorary doctorate by the Oxford Brookes University in 1988 for his work internationally. Dr Seow joined the CPG family in September 2003 and now heads the CPG-timothy seow studio (CPG-tss), a division of CPG Consultants.
In addition to architectural design, CPG Consultants will also provide quantity surveying and interior design services for this development located within the “Wall Street” of Dubai. When completed in 2008, it will be an iconic structure that stands alongside other buildings designed by renowned architects.
This prestigious development will consist of two towers of identical height and elliptic in plan. A futuristic glass tube, suspended 85m above the ground between the twin towers, will house an exclusive commercial club which will overlook the panoramic view of the Dubai cityscape and the Gulf. Sharjah-based investor Emirates International Holding and Dubai-based property developer Mag Group are investing $122.5m in a joint venture to develop a twin towers complex called Emirates Financial Towers in the Dubai International Financial centre, reported Gulf News. JV company Emirates Financial Towers LLC will oversee the sale and development of the project which has commercial, residential and retail space.

DIFC gets Dh450m freehold towers

Emirates International Holding, a Sharjah-based investor, and MAG Group, a Dubai-based property developer, will invest Dh450 million in a freehold development at the Dubai International Financial Centre.
Emirates Financial Towers will be one of the largest freehold projects at the Dubai International Financial Centre (DIFC), which is being developed to become the region's largest financial hub.
The project's backers have created a 50:50 joint venture, Emirates Financial Towers LLC, to oversee the sale and development of the project.
"The DIFC authorities are going to hand over the plot to us by September this year, when we will began the site works," a project representative said.
The twin towers of the complex will offer commercial, residential and retail space.
Designed by Dr Timothy Seow of CPG, a Singapore-based developer, the towers will have a distinct elliptical profile with a glass façade.
It will be developed on a 8,700-square-metre plot and will have a built-up area of about 660,000 square feet.
Commercial sales of office units, priced about Dh1,700 per square feet, started on Sunday, the representative said.
"The DIFC is fast emerging as the world's leading financial centre and Emirates Financial Towers is definitely going to be part of the rapid growth and development within the financial hub," said Reza Jaffar, managing director of Emirates Financial Towers.
Investment bankers, brokerage companies, financial service providers and private equity companies will be courted as potential buyers of office space in the completed towers.
The complex will provide tenants with amenities including a 24-hour security system, high-speed lifts, car parks and a sky bridge.
"Through the use of the latest technology and quality products, we have designed the Emirates Financial Towers to help our tenants perform within pleasant, functional surroundings. With the prominent project to be completed in early 2008, we are already seeing huge demand from financial institutions and expect to be fully occupied soon," Jaffar said.

The total height of the building is approximately 132m, with two 26-storey towers on a 4 storey podium = 30 storeys in total. However, figures may still change as an additional floor may be added to the podium due to increased parking requirements

Emirates Financial Towers (EFT) has announced that they have awarded Robotic Systems the rights to develop a high-tech parking facility that will be one of the first of its kind within the Middle East. This system is planned to contain 1,200 fully automated parking spaces and will be the largest of its kind worldwide.
Designed by US firm Robotic Parking Systems, patrons of the EFT will have at their service a technological marvel that takes the problem of parking out of their hands and into the hands of computers.
“Within classical terms, the Emirates Financial Towers is by all means a futuristic building in both look and design.' said Mr. Hani Abu Auida, EFT Chief Executive Officer. “With this technology, an individual will not need to drive through the garage to find a parking space. You simply drive your car into one of the multiple entry exit stations and leave your car to be picked up by the computerized machines (Robots) that will park it inside the building on a shelving system."
He added: "This is true premium valet parking for everyday use, using state of the art technology instead, leaving your car safe from break-ins and accidents or dents and scratches that are usually the risk of parking in large car parks".
The Robotic System utilized in EFT addresses the growing parking problem in the UAE by providing more than twice the number of parking spaces compared to a conventional car park in the same space.
Speaking of the new system, Mr. Royce Monteverdi of Robotic Systems said, “The Robotic Parking system is environmentally friendly and shows the dedication we have in helping the environment since it eliminates exorbitant high volume of emissions produced by vehicles inside a car park, while circulating when trying to find a space inside the garage. It is an active contribution to combat the effects of Global Warming and I welcome and appreciate the visions of EFT”.
"The state of the art amenities that we will be offering, coupled with the unique architectural design of the Emirates Financial Towers, is an illustrative example of how progressive the UAE is, and an example of the intrepid advancement taking place in this part of the Middle East." concluded Mr. Hani Abu Auida.
Based in the DIFC, the ultra-modern Emirates Financial Towers is planned to be a mix-use building that presents Grade-a office space, in a contemporary and ground-breaking design.
