dave8721 May 26th, 2005, 11:36 PM Alright guys, I've been busy. I tried to make a list of every project Proposed, Under Construction, or recently completed in Miami-Dade County. No small undertaking. I have 307 projects on here so far. As you can see I have floor counts for most buildings but I am missing heights for most buildings under 300 feet or so. I guess various cities don't care about heights as much for buildings that short. Enjoy and let me know if you see anything missing or know of heights that I do not have :)
Specifically does anyone know the height (in feet) of Carbonnel or BOR II? Or the Jade Beaches? Or Paramount Beach?

I think the city and county should do more to lure more big Companies away from other cities like most cities around the country are always doing...

dave8721 May 27th, 2005, 09:33 PM I edited the list to add 8 more projects from the Bal Harbour/Surfside area that I had forgot. The total is now up to 315.
About Dupont, the City only gave the height of the complex not of the individual buildings. If anyone knows the height of the shorter one let me know. The same is true of Capitol Towers, one is obviously taller than the other but as of now the City lists both as 805ft.

dave8721 July 12th, 2005, 09:00 PM When they went before the planning board last week SMA only topped out at 649 feet. Who knows if that included the spire or not or if the spire is no longer to be included. At least they still had Citi Centre at 808 feet.

speaking of vacations im on my way to london this evening so ill try to post a thread (if i ever figure out how) of anything noteworthy. Ill also be doing a lot of holland germany and prague so have fun in sofla gang ill be back in a month but ill log in every now and then. :dance2:

I'd like to see some office towers in that mix too, the South Florida area still has a very tiny economy for a region its size - it'd be nice to see some more companies moving here.
Build some of these buildings + improve public transportation and we might just have a city on our hands... :) Can't wait
jzquince69 July 14th, 2005, 12:37 AM Not that I'm an economist or anything, but I thought that between the banking on Brickell, the cargo coming in at MIA and Ports of Miami and Everglades, and the hospitals and clinics and retail and mfg and education facilities and class 'A' office parks and industrial parks dotting the tri-county area, that Sofla has a healthy economy, not to mention the construction industry down there as of late. As well as tourism...

I mean, did God just snap His fingers one day and say "wala, there's 1,300 skyscrapers now"? No, Chicago has gone thru several building booms: late '60's, late '80's, & now, with a few scattered scrapers in the '70's, early '80's, and '90's.
And I followed their late '80's boom closely and the talk at the time was how the hell were they going to lease all that new space, since there was a high vacancy rate already in existing bldgs.

My take is that they Lynx guys (Beach House, Bal Harbour) have their hands full and had the drawings and permits started to sell the downtown Lynx project to another investor. So far, I haven't heard of a bigger fool coming along to buy that landlocked mixed use project.
But, you are right, it sure looks pretty!

1)Marquis is UNDER CONSTRUCTION. There has been foundation work the past month and a half and there was an official groundbreaking ceremony this weeek according to a newspaper article.
2) Infinity I is UNDER CONSTRUCTION. It had a groundbreaking eremony ;ast month and the site is now very active with construction.
3) Platnim on the bay is UNDER CONSTRUCTION. (Emporis is my only sourse for this one)
4) JAde beach os UNDER CONSTRUCTION according to news articles and Emporis
5) Onyx 2 is UNDER CONSTRUCTION, or at the very least I have confirmed news or extensive prep work at the site.
6) Brickell on the River II is UNDER CONSTRUCTION. I myself have seen construction pics posted on forums
7)500 Brickell is UNDER CONSTRUCTION. There is foundation work at the site
8) Axis 1 &2 is UNDER CONSTRUCTION. I have seen UC pics and Emporis has it listed as UC
9) Ice is UNDER Construction ( my only source for this one is Emporis)
10) Four Midtown is UNDER CONSTRUCTION (EMoporis)

archifreese December 16th, 2005, 04:37 AM canyon ranch has several floors in south tower, facades in middle and groundwork on north (largest) tower. also next to it the hotel (forgot its name) is beggining to clear out for the renovation and tower addition.

It's a great list. I see a few surprises and mistakes on the list as well.
1) The list has Midtown 3 & 4 as proposed. I think both of these towers are now UC.
2) The List has Ice 2 listed as proposed. I thought construction began already and the name is now element.
30) Platinum by the Bay is not on the list
Some other surprises are it has Soleil, Paramount Bay and Epic (Dupoint)listed as UC. Can anyone confirm these towers began construction?????
And last, Emporis now has infinity II listed as UC. Is that a mistake?????

Very often the sales center people are even less knowledgable than a Realtor with experience. A Realtor that really knows what he is doing will make 4-6% on a sale for a developer, where the "sales center girl" will make .6%. Granted, business just walks into the sales center, but the knowledgable Realtors will get smart and make 10 times as much and have the weekends off!! :) That is unless the project is extraordinarily special (Roark hedges here in anticipation of an earth shattering future announcement).

Tangent evidence of evil on Earth, thats what the FAA is. And Paul..yeah it does look like a deformed rabit lol. Im sorry but other than the height I cant deal with the ears. I look at it and think..hey, my son made that same building with legos the other night. Make it one tower on top and that would fix it for me. I do like how tall it is though.
Paul305 June 1st, 2006, 10:05 PM A photo, released by Miami 21 (Edit: tried to post it but it didn't work), shows a little trapezoid near Brickell Key where the height appears to be unrestricted. I know this hasn't been approved yet but maybe it will be in time for 600 Brickell. I kind of find it ironic that Miami 21 may give us our only chance at having a supertall. They seem to be all about height restrictions.
Anyways, since MIA's runways all face either north or south of 600 Brickell, there is no reason to limit its height; planes will never have to fly over it. Plus, you'd have to be a pretty stupid pilot to crash into a 900' tall bunny. All you have to do is rotate 90 degrees like an X-wing from Star Wars and slip between the two towers on the top of the building. :jk:

June 1st, 2006, 11:46 PM sorry to burst anyones bubble, but empire world towers have a better shot at being built than does 600 brickell #2 and #3, its a 2 phase project beginning with a the smaller office tower in the foreground, a few years later the developers will reanalyze the office/ hotel/condo market inorder to see if the scond phase should be built, the second phase includes the 900footers and the design is still up in the air, the maximum height could up to 900 feet but could also change from two large towers to 3 smaller towers.

The thing is miami has a lot of long ramps and lanes that merge into the lane over a long period of time so the lights may hinder more than they help outside of rush hours. maybe im wrong who knows...

Yeah, the traffic lights. Sorry your getting those. They are suppose to keep traffic flowing more orderly. My problem with them is (one of those that is) that people who live closest to the core have to deal with them more. In the Twin Cities they down have them out in the far flung suburbs (and the Twin Cities is a poster child to urban sprawl). Aside from that they are often ignored. I usually would get to a light and if no one is there either go through it or pace myself to hit it on green and never stop. In rush hour its a nightmare as you have to sit there for a long time to get into stop and go traffic. I am not a commuter, and never will be. I would rather drive a hundred miles a day in the country than 20 miles a day in Minneapolis traffic. They suck Chuck, thats all I can say, and I dont see anything useful about them.

The good thing about this is that it lets me sort and spit things out in any order I want such as the city, the date constructed, the address...etc.

So it looks like things are becoming a little less decentralized.

What do you mean more and more delayed? The Orange line as they call it is in the planning stages as we speak. The Miami streetcar is taking longer than expected but on it's way. The more promising aspect of all this is the development of dowtown and the Metrorail corridor. Yes traffic will get worse, but more and more people will be living in walkable, transit oriented communties.

My office is directly adjacent to the Icon Brickell lot and I hope they do something soon because it gets backed up pretty badly there, especially just north of the bridge near where the Dupont Plaza was, and with these three Met buildings coming up, well it's not going to be pretty I think.

In the past 2 days the Herald reported on the crisis that many companies are facing due to their inability to find affordable insurance, and in some cases even any insurance at all. I don't mean to be disrespectful but some people on this board (actually, many people) appear to have almost a childlike glee in seeing all these buildings going up because it will make our skyline pretty but don't consider other issues. What good will it do to Miami to have all these amazing buildings if the streets on which they are located are clogged or businesses can't afford to rent space in them because the insurance will be exorbitant?

Yes that's true, but look how many years its taken for the Orange Line to finally JUST get in on planning stages. The Metrorail has been neglected for years and these lines could have been built years ago, and traffic probably would be at least a little bit better here in Miami. My point is that the general citizen in Miami doesn't put public transportation as a big deal and prefers to drive, and it's saddening when you read articles like the one in the Miami Herald back in June about how people are against the new line. That's what I don't understand, because it's like they don't see the traffic here. But it is fortunate that we are atleast getting SOMEWHERE with our Metrorail and streetcar, but more priority should be put on Miami's public transport, and please speed it up!

The entire point of building buldings like that downtown is that the residents would not have to drive to work and contribute to delays in suburbanites god-given right to drive into downtown. Building many housing units near employment centers means shorter trips and less traffic. Far better than building West Kendall IMO.

Until I find a better solution to our transportation woes I will continue to express nothing but childlike glee towards the building up of downtown. I am a big fan of projects within walking distance of existing mass transit systems because they are the only immediate solution to our transportation prtoblems. You can't really hope for expressway style streets in the middle of downtown, they're bound to be slow. I honestly don't care if the streets downtown clog up because it makes it easier for me to cross the street. If you dont like the traffic, try taking some form of mass transit, otherwise you just contribute to the problem.

Its actually been in planning since 1995...sad that they dont expect to have paid users until 2014...nearly 20 years from its inception

Trust me, of the 500 units in any of those given buildings, there will not be 500 cars. And if there are 300 cars, they aren't going to be used very much. And of those 300 cars, don't worry about more than 3 a day riding on the Dolphin Expressway let alone on a weekday.
More likely, people that have been using the congested highways to get to the Financial District and the Central Business District will realize that a 45 minute commute each way equals 30 hours a month in a car...or 360 hours a year...
360 hours a year is equivalant to 9 forty hour work weeks in a car, not getting paid. Not only are they not getting paid, they are probably paying $300 a month for a car payment + mainenance of the car + gas.
Density takes cars off of the road. If you don't believe me, take a look at South Beach, one of the most dense areas in the United States. Less then 50% of the people that live here own cars.
Manhattan is the densest, they certainly don't have one car for every apartment there.
Miami Transportation may not serve the suburbs as well as it might, but it definitley serves the Brickell/CBD/Urban corp office buildings very well, now (and it is been a long time coming) residential buildings on the transporation lines are falling into place.

If we revised that new skyscraper list to include only 40+ skyscrapers within 4 blocks walk of a Metromover or Metrorail station, the number would be pretty close to "all of them". That is no coincidence.

I'm absolutely thrilled with the one block walk that I take from my apartment to my office. That is no coincidence.

Yes...and all the planning in the world doesn't mean a thing if the Feds don't guarantee to pay for at LEAST half the cost of any extensions. Without it, those plans remain on paper forever because no community can afford it by themselves.
Maybe I'm mistaken, but I don't seem to recall any Federal guarantees for anything beyond the extension to Dolphin Stadium and (I think) to the Intermodal Center.
The other Metrorail extensions exist only as a hypothetical "wish list," doesn't it?

Great. So 2014 is a maybe if we're lucky dream date for the metrorail. That's so pathetic. Are we the only metropolitan area that is so lagging in public transportation, I know there's Houston and Dallas but atleast they're getting somewhere! We on the other hand, have to wait decades to get our's to just start planning.
This is sad, it's apparent we need a solution to traffic and I will not put up with double decking our highways, that only makes more traffic, more acceptable. I bet that if you were to ask people around Miami what they'd prefer, the majority would say expanding the highways. You have to admit it, people in S. Florida just love their cars, and they don't want to dare take public transportation, and that needs to change. Like I've said a million times, we need to put more priority on our public transport and pray that the Feds give us money to pay for the expansion.

Agreed with EVERYTHING you wrote but, realistically, Metrorail is not gonna expand to level we'd all like to see...at least not before we're all retirees.
It's always had a negative perception down there (for the most part) and without overwhelming public support for expansion there is ZERO chance the Feds will pony up the money needed for it.
Plus, we all need to remember that a LOT of other cities are gunning for those same precious Federal dollars for transit expansion. Growing metro areas expanding just like South Florida.
Miami's needs aren't necessarily at the the top of the agenda, depending on who's doing the arguing (and let's be honest here...if it's Ileana Ros-Lehtinen or Diaz-Balart...forget it. Their agenda is more about Havana than Metrorail).
We all know Metrorail doesn't have the ridership it COULD have because of poor planning. We also (presumably) think it would be fixable by becoming a REAL urban transit system that connected disparate parts of a huge urban area quickly and effectively.
But realistically? Ain't gonna happen.
I seriousy doubt the Fed money will come for heavy-rail extensions to FIU and West Dade...let alone anything else.
As much as I hate to wave a white flag, I have to be honest. If Miami doesn't reconfigure their transit goals into light rail options (trolleys) they run the VERY real risk of getting no future Federal transit money except for additional buses.
I'm not saying that's right (it isn't)...but it is reality.

I wish something (ANYTHING) was done between about 1984 and 2002. When we are seeing how long these things take to build just think how many years we let go by before we got started on upgrading the transit system. Everyone just sat around for 20 years watching traffic get worse before they decided to start a process that takes about 20 years to complete. Wouldn't it have been nice if they started the process 20 years ago so it would have been done now?

The D.C. Metro is planning two major heavy-rail expansions, including a line to Dulles Airport (likely to be funded) and a proposed "ring" line encircling the suburban areas outside the District (less likely).
Chicago is planning another N/S heavy-rail line (dubbed the "Pink Line" believe it or not!)
NYC plans to add another crosstown subway line (running out to Brooklyn from Manhattan, I believe)
Here in Philly, SEPTA proposes a large subway expansion into NE Philadelphia and New Jerset Transit wants to more than double the length of it's heavy-rail line from central Philly into the Jersey suburbs.
Los Angeles wants to expand it's Red Line subway as well.
Those are six heavy-rail projects I can think of immediately. Likely, there are others. Remember, too, that none of the older systems are ever really "finished." Every system from BART to MARTA to the "T" in Boston has plans to expand as their suburban areas expand.
I didn't forget about the half-cent tax at all. It is being used for maintenance of the system, expanded hours, and additional buses. It is not, however, an adequate source of funding for Metrorail expansion. No city in the country---including Miami---has the resources to expand these VERY expensive systems without a massive Federal contribution. That's just the way it is.
I'm not negative towards Metrorail at all. As I stated before, I'd LOVE to see the system expand in the ways we (and they) envision. But I'm also being realistic here. The Federal government has shown an increasing reluctance to fund these heavy-rail extensions in recent years and Miami is in competition with countless other cities for those precious dollars.
I simply think they need a "Plan B" that looks at light-rail options in the event (I would say the likelihood) that the Feds give them a thumbs-down on any extensions after the spur to Dolphins Stadium and the link to the Intermodal Center, that's all.

Now, the Pink Line runs from 54/Cermak to the Loop; while (except during the rush hours), the blue line runs from Halsted to O'Hare with no split. It uses absolutely no new tracks. It is the only line to use a connecter rail between the Blue Line and the Loop (with no stations), but that has always been there to get trains to the train yard.

Thanks for that update. I had recently read something about the Pink Line and thought it was something being proposed rather than a fait accompli.
"Pink Line" sounds so unlike Chicago...but it's cool they went with it, imo.
What a great city that is. In so many ways, Chicago is writing the blueprint for how to build a truly great 21st Century American metropolis.

Oh, no question the MIC spur and the North extension will get built but that's because of Federal money paying for the bulk of it. Miami isn't capable of doing those things on its own (and would never try)---nor is any other community. The cost is astronomical.
That was my only point...that the OTHER proposed extensions (Orange Line, etc.) are merely hypotheticals right now that cannot and will not be built without the Feds making a contribution that runs into the billions. And, unfortunately, the Feds usually DO say no to most heavy-rail extensions around the country. I doubt there's a single big city transit system that hasn't had to cut back or cancel projects because of the Federal attitude, and Miami has no priority there (unfortunately).
But totally agreed that I would NOT give up on Metrorail. No, they SHOULD fight tooth and nail for the kind of funding needed to dramatically expand the system (which is the only way it will EVER be effective)...but I also think it behooves them to have a "Plan B" ready to go if it doesn't happen, which is a very strong possibility unfortunately.

Not sure on that, brickell...it's possible since the spur is very short in length (under three miles).
The other stuff, though, is completely hostage to Federal decisions because of the cost involved. I'll keep my fingers crossed.
And agreed about this being the wrong thread. At least we weren't listing the 32 most dangerous communities in South Florida.... :)
