speed is brilliant... but i must say, the quality of the window fittings does not look very good from these shots... i'll keep my fingers cossed until we get some more of those fittings in place...;)

I counted 25 floors, which means top up is right around the corner. Hopefully by end of November.

Unless something terrible happens, I would bet they will finish before time (i.e before Dec 08). :banana:

Hi Hasnain,

I feel that view may be challenged by hight of 2nd floor more than the angle. If you are in Dubai, you can either drive by site and check the floor or balcony hight/angle relative to the marina or go to emaar sales office and check the model for the park island project. If you are not in dubai, your only choice is to check-out the numerous bonnaie pictures on the net.

hasnain,

i would be careful about the first two floors. the villas also can block your view. the best thing to do is to go to Emaar's sales office and check the miniature model they have their for Park Island. that should give you an idea of what you are getting

Sanibel I would say that getting any seaview will be a bonus. I'm certainly working on that basis as I've bought in Sanibel, and it was not marketed as being an apartment with a seaview!

Above the 11th floor then you should get a view over the Le Meridian hotel but this will be at an angle. Note that the TGR is being plot on a plot nearby which will be a lot taller than PI and will therefore block some of the view.

Still cant beat the location of PI due to the closeness to the beachclub and now the JBR walk with its 2km of shops.

wow finally I found a good forum for Park Island! Imre you are the man!

This is starting to look promising!

Are there any news from Emaar on the delivery date? I contacted them not so long ago and said they had no notice about change of dates ( which I signed for July 08!). Either the guy had not a clue or it is a lot of crap...

Hi Klausen. like most other developers no news from Emaar about any delay - always at the 11th hour.

Anyway I've a place in Sanibel and its for Aug 2008 completion. Most people think Dec 2008 is probably more realistic. still pretty good by Dubai standards if Dec holds true.

still they have a track record in finishing these things (Marina Promenade)

With Marina Promenade being delayed by 3 months (at least), I wouldnt be surprised if Park Island gets delayed beyond 2008. I think March 2009 is definitely on the cards. :ohno:

you will get a marina view from the balcony. a good view of the tall block is highly probable. sea view will probably be obstructed due to Trident Grand Residence building behind it but you may get a glimpse. if you a lucky, then you will also possibly catch dubai promenade.

overall.... good rating in terms of views :)

Hi there, please allow me to introduce myself.

Wicked site. Talk about finding the real nuts and bolts about a development! cracking stuff.

I saw an 02 unit (Marina view?) for sale in Fairfield and only went on the web to see if I could get something more about the development and the interiors and came across this site. Fantastic!

Just waiting for the agent to get back to me about precisley which floor the apartment is on but the positive vibes here are a real bonus.

If I do end up purchasing then you can bet I'll become a regular - like some expectant father.

Emaar agents don't seem to like to voluntere this information (or much else for that matter) but when i asked specifically about the finishing materials, the agent indicated that they have some samples it at their sales office. I went there to see. The Fairfield will have the blond/beige type cabinets in the kitchen and the beige tiles, mozaic style. The bonnaire will have the dark brown. The bathrooms color coordinations and finishing seem very nice from pictures in their sales office.

Let us know if you get more info on interiors.

It's up for 2.4 million approximately - south west facing i.e on the left as you look at the front of the building. Not sure if this is gross or net.

I await confirmation as to exactly which floor but it is thought to be the 10th.

Have you got one yourself?

Wow IMRE!!

What a cracking day for taking photos.

Was there myself this morning "checking out" the construction. Seems like they're very close to the 28th floors.

Also, and I believe already mentioned, the window frames have already gone in and the balcony cladding on some lower floors - the block nearest JBR.

Love the green glass. Will offset nicely against the cream stone.

hi all,

I'm new to all this and wondering if you guys can give me some advice.
I have a friend who is thinking of selling his apartment in Bonaire, it is all paid up with the exception of the final 10% installment and the documented completion date he has is for June 2008. I believe it is apartment 706, which i assume is suite six on the seventh floor. Reading the thread that seems to be the suite with the full marina view.

What would a fair selling/buying price be for this at the moment? And at completion?

Any estimate would be much appreciated. Thanks in advance.

It looks like Park Island is coming along fine, has any work started to the right of PI yet. I can see from Imre's photos that something is starting on the left of PI. Any chance of a shot from JBR behind PI looking in the new bridge direction.

Looking at Gulf News current price of a one bed on PI ranges from about 1.35-1.45M AED. What would you expect the prices to be on completion?

^^ No one can predict the future, but looking the way things are going (with the construction costs going up and all the delays) plus there is a lot to happen in Marina (mall, tram, water taxi, metro) and PI is a quality Emaar development........The price could go up significantly upon completion. In any case it is wise to hold the unit atleast untill completion (unless if the investor has some other ideas that are more profitable).

I went to the site yesterday. i noticed that they have started putting in the glasswork on the lower floors. For example, Sanibel floors 3-5 have complete glasses installed (the back units). I also saw that the lights were on inside the units which means that the electrical wiring is done.

Nevertheless, I dont see completion before the next 12 months.

I also went to view it yesterday as was suprised the windows have already gone up. Think the outside of the towers will be complete in the next 6 months at least. Can't wait until this place gets closer to completion, looks like you can't get any one beds for less than 1.4m in here at the moment (not including the plots that are under 800sq ft).

I think you should be able to get about 2200-2400 per FT. When it's Ready.

Have you seen the recent pictures of PI? There is NO CHANCE of handover in August 2008. In fact, there is NO CHANCE of handover even in December 2008! I dont see handover before June 2009.

Have to agree, no way I can see PI being finished by Aug 2008. In fact been assuming a Dec 2008/Mar 2009 completion. Lets face it most if not all developments have been delayed in DM. Still gives me a bit of breathing space to sort out the final completion payment! Still would be nice if Emaar would tell us.

Well Guys the truth is that i have not given up on August/08 date yet. I say this with one possibility in mind. If we use the progress so far on the structural as a benchmarc to guage the remaining period it may be misleading and shoots our hopes to 2009, however since structural work requires idle time for cement curing (even of there are four teams on each building working in parallel) much more time will be required, comparred to finishing work. With this in mind i feel that 70% of the remaining work is finishing which does not have this constrain. Also there is a possiblity that they may be mobilizing finishing workers from one or two completed project.

Looks good, Wonder when they will have all the windows in on the four towers ? Does anyone know when they officially start work on the inside of the apartments, how long are we off that stage - 3 months I am guessing end of June 08 time ? I was under the impression the facade would be White not cream - still looks good either way! Plus TGR is moving upwards fast!

I wish we could. I don't think they allow any changes at this stage, the 1st owner had the choice of what Scheme kitchen and bathroom they wanted either light or dark scheme but that is about it. I have called them to find out more and they it was a firm NO! Oh well I am sure it will be top notch and well put together by the look of the show home in Emaar building (top floor).

If you don't trust Emaar, you can't trust any escrow account, local bank or authority out there....
Besides, look at their trck record. Unlike some others, they have proved to be one of the best, if not the best developers arround.

Thats not the point. The law should apply equally to everyone. If the govt doesnt follow its own laws, then how can it expect others to follow them?

Besides, Emaar is NOT the govt. The govt. merely owns a certain percentage of Emaar shares and the rest are owned by private people.

Does anyone know if the purchase agreement payment schedule which contains the date the last payment must be paid, legally bindes the buyer to pay the last payment on time as per payment schedule regardless of the date in completing the construction/handover. I have not seen in the purchase agreement a term that states that the last payment shall be paid only when the construction is completed.

your advice on this will be appreciated

We bought an Emaar property which was delivered late and the last payment was made only when the property was complete and ready for handover ie after inspection and all the snags were sorted. I assume Park Island being an Emarr development would be the same. You could check with Customer Care in any case.

ARe we not supposed to discuss properties we have for sale on here? I am a genuine owner and I think Park Island is a great project, we just want to sell for personal reasons. I thought since people reading this section are obviously interested in Park Island, it would be ok to make the post as someone might wish to buy another unit or have a friend who wants to buy one.

I can understand that you don't want the forum bombarded with posts from real estate agents, but this is different. In any case, I've seen people mentioning they want to sell and others looking to buy in other secitions.

By the speed of Progress and the summer months I very much doubt this will be done within 6-8 months, although my contract states and completion of December 08 (which would be great!), realistically I am thinking April 08 at the earliest. Marina Promenade was at a more advanced stage to this 1 year ago (all complete from outside) but they have only been released last month, so that is a pretty good indication. Albeit PI is smaller and there are only 4, sure they rashon the workers out accordinly.

Lets keep our fingers crossed fot the sooner the better!

I understand you. 1 year from the date the building is done from outside.
But they have been working the insdie the units from last 2 month. i was in dubai last month and the work was going on inside the units as well.

although my contract states and completion of july 2008.
i have called the Emaar office and been told everything is still on time for July 2008. it's a joke from them i think.
they told me you will get a letter from us 1 month before if it's not gonna be ready for july.

but i think park island shold be ready by end of Dec and handover by Feb, 2009.

Yes you are probably right handover Feb would be great! Such a joke that they have not updated your contract, i think they are so complacement, they know everyone who owns one is going to make a lot of money and they sort of have us my the neck!

I live in Dubai and check up on the progress most weeks (sorry no digital camera), nothing much is going on inside, was there on the weekend and the windows (reflective ones) that are now on as shown in the pics make a big difference to the aesthetics. The great thing though is The Walk (in JBR) is progressing with amazing pace now, we have the noodle bar and another chinese across literally across the road from us, they have 3 starbucks open, one 5 mins walk, got lots of banks and opened up, not to mention the amount of restaurants opened or nearly opened. So the impact of this on our value will be tremendous when our apartments are complete as that is when The walk will be in full swing. Will be way better than Marina Walk!

Which apt do u own ? I have a one bed on the 30th floor Fairfield, which I bought back in Novemeber this year.

Bonaire and the fairfild are 30 floors.
For the rent on the 1 Bedroom will 120k-160k - I think.
selling price at handover 1 bedroom about 1,800,000 - 2,200,000 - think.

Yes I would agree withj starcom on the prices, Just base it on Marina Promenade really, the one beds at the moment are renting for 150k on average, so min we would get is that. I am going to live in mine, so can't wait. There is a big disparity in prices when I go through gnads4u and expatriates, some trying there luck now and selling for 1.7-1.8 which is ridiculous considering that is the price of completed Marina Promenade one bed ? I got an offer for 1.55 mill of Hamptons a few weeks back, but there is no way I am selling this baby you would be mad to until it is complete, if you don't need the money desperately that is. My apartment was one of the delayed released ones so only offered by Emaar in June 2007, just paid 80% of the value this month in installments!

Based on the opinion of others and JBR walk and the marina mall think prices will continue to rise in Marina for next couple of years at least! I have started to use the restaurants and starbucks in JBR and people seem to love coming to the beach that side of town too, which is even better for PI owners as we don't even need to drive!

I have a one bedroom in bonaire, think it is an 06 suite, believe that is one of the smaller apartments with a full marina view. If you're right about the prices I might rent it for the first few years before cashing in.

Don't really know much about dubai, bought this on a whim following a recommendation. Is it easy to organise rental over there?

Lucky Whim then! renting is easy the agency takes care of it all for you, so you do not need to do much, and as for Demand for places like this, usually rent it our within a couple of weeks max - so probably a wise decision.

Wish I had a bought in Dubai in the really early days could have a massive villa for the price i paid for a one bed - but that was back in 2002/03!!!

Flat was recommended by a friend who moved out to dubai from the UK, he has done very well having invested in property there since about 2004.

Another option was to sell the flat and reinvest in further developing property but he claims it is very difficult to get good returns now. So on the look out, but if nothing comes up will probably rent the flat.

How would you rate the 06 suite? Does the fact that it is smaller have a large influence on price or will the full marina view compensate for this?

Well I think it is only marginally smaller, prices do tend to be worked out on a sq ft basis for most people and especially investors, but of course the view and floor you are on both have an incremental value too. My is a type 4 and got it as it will have some really good Sea views on the 30th floor and bought it for that reason mainly its only 909 sq ft including the balcony so marginally bigger.

Yeah it is very hard to get the returns these days, Iwould suggest Abu Dhabi if you want some realy capital gains, but the market is so fast paced, it was hard enough for me to get my own apartment without getting guzumpt! Think it would be silly to pull out of the PI, just at least wait until it is built, would be hard to beat the growth this place will experience in the next year - once complete then you have another issue. The rental market has changed a bit, and swinging to the tenants favour, so rental increases and trying to get a tenant out within 3 yrs is also proving to be difficult and off putting!

I have an apt in Blakely facing the Grand Trident and the Royal Oceanic.

There is a good size gap between Grand Trident and the Royal Oceanic buildings, is there anything going to be built between these two buildings? if not, apts in Blakely facing towards the sea may have a sea view.

Hi M2,

I bought the same unit in Sanibel but in a lower floor than yours. As per the floor plan from EMAAAR the size of this unit is 1052 sq ft including the balcony. I went a couple of weeks ago to this unit and i think that the size is much less than what EMAAR is saying.

Did you notice this?

The view is amazing at the moment... some of it will be destroyed with TGR and the buildings around it, but still it will be great see view. There is a partial marina view as well.



Dont get too attached to the view - as you say TGR is going up straight in front and on the spit of land behind the Meridien is the Dubai Promenade development with about 6 towers on it.

But I do agree that PI looks to be one of the better developments in the Marina - thats why I bought there. ;)

I've a question about energy efficiency of this tower, do they use one or two layers of glass in the windows? I saw that the facade of this tower is well insulated, so I was wondering if the glass is also energy efficient. :)

Has somebody tried to go into the apartments in Park Island? Have you checked the size of it? As mentioned by me before, i went into a 04 unit in Sanibel and the size looks to me very much less than what EMAAR mentions on the floor plan (1052 sq ft). Are there different floor plans?

By the way, what is the easiest way to attach pictures in here. I would like to attach the ones i took in Sanibel but i can't

Two possibilities for your doubts ;

First - The total inside SQF for Sanibel-04 is 976 sqf. The Balcony is 76 sqf.
Second - With all the building debris and unfinished walls and floors, the space may seem smaller that actual. I have experienced the same doubt after visiting the site of an appratment i owned arround the same stage as sanibel-04 now

My contract says July 2008 - Looking at it I would say May 2009 is looking about right for completion.

Spoke to Emaar handover. They said that the estimated handover date at the moment is March 09. But I agree with AppleMac that it will more likely be May/June 09.

If I recall correct, the maintenance fee was doubled for the Promenade when it was finished.

For Marina Promenade maintenance fee is Dhs 24.79 per sq ft. I expect it will be more for Park Island as handover will be next year.

You could also argue that the market slowly realizes that Emaar's project are not going to be handovered as initially projected and as such investors are looking at other developments to put their money in.

Yet, I still believe that Emaar is the best among the worst. :)

I'm more concerned about the delay to Park Island - very little work happening at the moment, if it was a smaller developer than Emaar I'd be concerned that they were having cash-flow problems.

Just received word from the Emaar Property Handover Department. The Park Island Sanibel building is not scheduled for handover until 31 March 2009, a delay from the originally scheduled date of August 2008. I did not inquire for the other buildings but assume similar timeline. :ohno:

I asked Emaar about my apartment in Bonaire a couple of days ago and they replied:

Please be informed that there is a delay and the new handover date is 31st March 2009. We have sent out the detailed letters to you on 03rd June 08

So as it was obvious they are finally admiting the delays...

Guys I am considering purchasing a ground floor unit at Bonaire tower with a large terrace. I recently looked at a large, ground floor unit at Marina Promenade but it had a large wall around the terrace.

My question is if this ground floor unit will have the same problem. I have been told there is some EMAAR requirement about this and all ground floor units will have some sort of high wall blocking any view. Does anyone know if this is true or can share any info on this? Thanks.

That is ridiculous. All Emaar is doing is ripping people off. Their cost with a sinking fund is no more than Dhs 10/sqft. I'm sure if the owners decide to manage their own maintenance Emaar will suddenly state that the master developers maintenance charges are Dhs 18 /sqft :bash:

JBR is Dhs 9.5 + District cooling. Emaar needs to be smacked over the head.

I've been looking for a 2 b/r apart (Suite 01) in Park Island for some time but the prices are very high for mid-floor unit or higher.

I'm therefore thinking about buying something near the ground but saw adds in the newspaper that there exists houses in park island? I've tried to look at EMAARS website but couldn't find any info on these houses.

How high will these houses be and how much of the view will be obstructed by this (best guess)?

The 'houses' are the Park Island villas, each min. 4 to 4,5 Mio. AED.

The prices at the Mall are ridiculous high, I would not like to live in a crowdy place like this even if I could spend that sort of money.

Besides that the prices for PI have increased a lot, always keep in mind that completion will be rather mid 2009 than anything else that Emaar is stating now.

The Dubai Marina Mall Hotel units are all serviced apartments - they are always priced considerably higher as their returns are much higher and come with all the additional 5 star benefits of staying in a hotel.

As for the 'houses' at the PI, I think they are similar to the duplex apartments at the Sahab Tower and there were very few of them thus not too many on the market. The Marina Quays should also have some. Views will be gorgeous!!!

By the way, I also got notification that my Fairfield unit is going to be delivered on March 2009.

Emaar has sent me a letter regarding my Sanibel property that it will be available now Mar 2009 instead of Aug 2008. Completion payment (last) will be required then.

You are definitely right on your assestment..list prices have gone up about 200K-300k AED just in the past 3 weeks alone. BUt like everyone else here, I'm definitely not complaining. Obviously the prices will eventually correct itself but I don't think that will happen anytime soon. From what people are telling me, Park Island prices at this point 1 year prior to handover are much much higher compared to Promenade at the same point (can anyone confirm this with actual figures?).

As long as speculation keep raising the prices up..fine by me. It's definitely not as insane as Burj Downtown but I'm quite happy with it :)

Yes so it was not just me then that noticed this! Yes Marina Quays too - So I remember looking at the time of buying my one PI apartment (Nov 07) , thinking about the MP ones too, and they were only marginally more expensive then PI for a one bed, I paid 1.28 they were around 1.4. Yet that was around 6 months before thier completion. However, Park Island is already virtually at Promenade prices and still a def 12 months left ??? Perhaps with the Promenade being built with superior quality visible, it has attracted more buyers wanting something brand new to the other remaining Emaar developments while they can ??

Yes I am very happy of course as an owner - but at the same time a bit dumbfounded - and just scared how fickle this market is. I can't wait to move in though!!!!

So You know as I was mentioning prices have been on the up, I thought I would test if I could sell my one bed in Fairfield, put it on the market with bhomes 6 days ago and now I got a buyer at 2 mill net (850 sq ft) - too hard to resist so thinking I am gonna sell and reinvest. You can find some one beds in promenade which are already built at that price - seems crazy!

I was really looking forward to moving in as well!! Just can't wait another year!

Just sold mine in one day for 2 mill net .I have to pull out at this stage and re invest.Fairfield 05 appartment .Also sorry to see it go . But it does save the last 30% payment which will bring in higher returns on a new investment .At this stage im not sure where to re invest although emaar have done me proud ,or should i say Dubai . I just cannot see future increase in this progect at the same rate.I think this buble just burst.

It's good to see that there is a healthy demand for PI property, and selling so quickly. My own feeling is that this development still has a way to go, particularly when it is complete and the facilities are available, the only downside will be the building work to the left and right sides of PI.

Great so it was not just me then who saw the opportunity to reinvest. Looks like we both got the same deal, what was your apartment size worktopcreations ? So where to invest ? I am thinking Badrah or perhaps a one bed in marina Quays, although slightly smaller there seem to be some deals around the 1.6 mark which seem good value at this stage ?? Any other ideas. Only problem is have a month for deal to complete as its not a cash buyer! I am sure the prices are going to keep rising in PI - and I will kick myself , but getting my hands on the capital to play with was to tempting!

Is the market meant to slow down in the summer, i remember last year it did and during ramamdan! - i am hoping so.

gb805680 you asked size of apartment we are selling .It is an 05 Fairfield . Same for us its not a cash buyer . This gives us the same problem ,where to re-invest.Sorting out a Bank account has proved to be complicated but we think it has now been resolved as we live out of the UAE. Dosser asked about the 10% outstanding .We have 30% outstanding which makes it a better investment for a client although I would not have thought it wouldn't put off a potential buyer in PI . They are getting good value for money . We want to invest into a two bed with only 10-20% deposit and stage payments like PI .The growth on a two bed will be greater than the one bed in PI . Hopefully bounce on before completion again . Any help on where to look would be greatly appreciated.

If you guys are looking for good quality developments and sort-of timely delivery, you may try Silverene resale or Infinity (where 3 floors kept by Cayan, I am told, will be released in the near future). Both have great locations and a lot of upside left.

La Hoya Bay in RAK is another nice development with super potential, although apts with great views seem gone. Yet, if you try, you should be able to get good units. Try to get ones with front sea or good sea/pool views with Balcony but without terrace as paying for terrace is not worth it, IMO, commensurately speaking.

Let's hope it's summer work-hours shifts and not relocating PI workers to another delayed emaar project that has a higher media exposure (Burj Dubai.?).

Yeah i think that's the case. I recall passing by around 8PM and noticed lot of lights on inside the towers.

Sort of - Sanibel and Blakely are pretty much structurally finished, they are just putting the cladding on the decorative part at the top. Bonaire and Fairfield are slightly behind with the top part not yet finished.

All 4 have about 75% of the cladding and windows in.

Progress has been a bit slow - now the temperatures are high all construction shuts down from about 12-3pm but outside of those hours there is work going on.

Priority recently has been on the front forecourt and parking garage with the ramps and garage roofs going in so visible progress has been slight.

I would guess that next May will be OK for handover.

I doubt it very much. From past experience, I can say that it be AT LEAST Sept 2009 before handover. I hope I am wrong as my unit is also stuck in the delay. :ohno:

Yes, you are right. For sure they will not complete before September/October 2009. Keep in mind that during July/August/September progress will be very very slow (summer + Ramadan). And since it is a huge project the interior as well as the common areas will take its time... Emaar however will tell you something else as usual.

I am thinking of buying back into PI once I complete my sale, look for a good deal on a two bed I think, as getting my mortgage in principle done. Let me know if anyone comes across some good deal 2 beds fro their contacts. Still lov this development!! Need to wait until the 8th of Aug though before I can proceed as that when my sale dat is meant to be!
