Toadboy March 28th, 2006, 10:44 AM Quiggins has the dynamic and lure to move on but at the same time the corpy are missing a trick if they mess them about.
How realistic would it be for individual Quiggins business to set up in individual units, say round Jamaica Street, Sefton street or between Costco and Stanley Dock? They could be just the economic driver that the fringe areas need.

buggedboy April 12th, 2006, 08:55 PM good luck tomorrow. whilst your's in the Lord street centre, look at the recently added Hanover St building opposite BBC/Herberts). It's replacing teh Hanover St car park and looks pretty bulky and mixed use. It's actually going to be taller than herberts i think, so we could be looking at quite a tidy mixed use addition to the area.
Also, if someone can find out about the new-builds that are about to go up on the same side as BBC, next door to the converted warehouses (I think where the portakabins currently are), I'd be grovellingly grateful.

the problem with that is that the space is empty because it ended up failing commercially... basically not enough people went up there to sustain the business, would be the same for Q... I went into the Gostins centre today where all those pushed out of the Palace have moved... the pace was completely empty.
There is nothing wrong with the plans Quiggins has for the old GHL.
this is actually one of the main reasons I am against notions of crafting and 'placemnt' of things downtown, whether it be zoning, tall buildings or stunting neighbourhood development... things need to be where they need to be.
I used to think that if only Exchange Flags and the Adelphi (to give just two examples) had, rather than demolish their old and stunningly beautiful buildings, they just moved to another site things would have been OK, but if either had doen so it would probably have really adversely affected their business... things have to be where thngs have to be! same with many of the maritime related business moved out to Kirkby jesy before the war... nearly every one of them went out of business... things need to...!
I must have been following you round today Kev... I took oads of the same sites! I got some nice ones from the Civic Trusts office over the buildings to the Pierhead... also some nice ones of the top of the rear starwell of 16 cook st.

Mmm, After a couple of " not sure", "well you know more than me" answers I was gentle with our Hillary. :) I thought I should save the other 57 questions I had lined up for another day. She was not up to speed with some of her answers, and was just churning out the standard PR plurb, but she was a good host and I look forward to a similar meeting in 12 months time.
I also enjoyed our few beers, a cracking day thanks to Doug, sure we can repeat our walk-about a few more times this summer. Anyone for a river cruise ,when it gets a bit warmer ??
Nice to meet Kev and all the guys ,the pics posted by both Doug and Kev did capture the new and unseen angles that you can only get by being on site. Close up is sure looks a complex jigsaw, just cann`t wait for 2008 ,to sit on grass with a cold beer. :cheers:
DJ Billy April 15th, 2006, 12:25 PM I was down there yesterday (unfortunately I couldn't come up a day earlier) and it seems to have progressed so much since Christmas.
Argos and Dodo's are already closed and it seems that the Friends' Meeting House will be closing early next month. Maybe we'll be seeing some more demolition pretty soon?
Also, I went past site 19 (not the site next to Gostins, but the next one over) and there was a very small concrete structure going up. I'm not too sure what this is?

Hope I didn`t come across to hard on Hilary, she was very pleasant and enthusastic anybody not familar with the scheme she was also very informative.. Maybe I was expecting a more in depth briefing, but it sure was a great afternoon. We all look forward to meeting her again in 2007.

Sorry westi, but that crane is there to build the tunnels and the underground car park. The apartment block has still to be submitted to the planners for approval, so that block is still some way off.

Question mark on future of George Henry Lee building Aug 11 2006

THE future of Liverpool's historic George Henry Lee building will not be decided until at least next year.
John Lewis will move out of the landmark Church Street site to a new location in the £920m Paradise Project in 2008.
A topping-out ceremony for the new John Lewis store was held this week.
Developer Grosvenor said it was planning detailed discussions with the city council during 2007 about the future use of the 153-year-old George Henry Lee building.
Whether that future will involve alternative retail and culture store Quiggins is uncertain.
Some traders are working from Grand Central in Renshaw Street after Quiggins'sSchool Lane base was compulsorily purchased for the Paradise scheme.
But Quiggins co-owner Peter Tierney today said the firm had not signed any deal to lease Central Hall and the traders were acting independently.
Meanwhile, Grosvenor has so far declined to confirm whether Quiggins will be its preferred new occupant of the Church Street site.
A spokesman said: "We're required by legal agreements to bring forward plans for the buildings which make up George Henry Lee.

Mr Tierney said: "Changes are currently taking place within the Quiggins company and, once they've been sorted out, we'll be looking to the future.
"The George Henry Lee building is still one option. The cultural industries will have no access to Liverpool city centre unless Quiggins stays."
Store goes back to 1853
GEORGE Henry Lee was founded in 1853 by Henry Boswell Lee, and started life as a bonnet warehouse at 12 Basnett Street on the corner of Leigh Street.
The shop gradually developed into a department store.
In 1874 control passed to Thomas Oakshott, who, in 1887, became the first tradesman to become Lord Mayor of Liverpool.
In 1910 the company had more than 1,200 employees and the Basnett Street frontage was rebuilt with elegant Edwardian marble pillars.
Shortly after World War I, the Oakshott family sold the shop to an American, H Gordon Selfridge, who in turn sold the business to the John Lewis Partnership in 1940.

Pietari August 13th, 2006, 07:14 PM The nice slope is for the `skate boarders` - I won`t jinx the brick wall.
The `plastic` wall is a security screen to stop people spying on the `Merseyside Police HQ` next door.....perhaps they can project `Crime Watch` on to it or the `BBC Big Screen.`
Other than that I`m just picking faults as I think a little more imagination could have been used as this is an important link between the PSDA, Albert Dock and Kings Dock but I suppose overall it`s still early days and modifications could yet be made with the speed with which things are changing.

RETAIL property developer Grosvenor has reiterated it is in Liverpool for the “long haul”.
The company has spoken out in a bid to quash persis-tent rumours in property market circles about a possible sale of its £1bn develop-ment site in the city centre.
The rumours emerged following recent sales of some plots in Grosvenor’s Liverpool One scheme – notably to Hilton and Novotel.
But Grosvenor’s project director Rod Holmes said there was no agenda for further sell-offs on completion of the shopping centre project.
He said that, when building work was finished, the city council would grant a 250-year lease to the Grosvenor Liverpool Fund for the core retail area.
Mr Holmes said: "We said we were in this for the long haul and that position hasn't changed. It was also under-stood that there were going to be two or three freehold sites where we could dispose of the freehold interest.
"Two of them are the Hilton and Novotel hotels while we are likely to develop a third area in a joint partnership arrangement at the former NCP car parks and multi-storey in Hanover Street.
“It may be that some of our partner investors may wish to sell their stakes at some stage in the future.”
It has already been revealed that rising construction costs would hit Grosvenor for between £60m £90m, a cost it has taken on the chin.
Mr Holmes added: "There has been a drain on resources because of the city's require-ment that the core area be operational by early 2008. But this means some projects on the periphery of the core area may take a little longer.
"The main retail area will be open before the summer and the rest after that."
The flagship stores John Lewis and Debenham's are currently being fitted out.
Grosvenor Estates spent £140m on land assembly for Liverpool One – thought to £40m more than originally estimated.
The company says it was a victim of its own success – its commitment to such an ambitious project boosted confidence in the city and sent property values soaring.
Mr Holmes added: "Don't forget we had to acquire 174 sites or property leases which was always going to be a difficult task."
The Grosvenor Liverpool Fund will receive rents while the city council will receive ground rent payments.
On completion the site will be run by the Liverpool One management company headed by Joanne Jennings.
