It's obvious to me that San Diego does not get the exposure and respect that it deserves.
I, myself, have even been quite ignorant to this great city. I've only seen certain skyline shots, and that's it. Now my understanding is quite corrected.
Thank you for sharing these wonderful pictures. :)
San Diego, now, will most definately be on my list of cities to visit. ;)
AND, I'll make sure to visit the "Gaslamp District", too. ;)

I know that the Port of San Diego is currently in the selection phase of building a new airport to replace Lindbergh Field. Do you know if the City of San Diego is looking to increase these limits once the new airport is built? Will Lindbergh Field be developed into new housing and commercial space?

The picture of the jacaranda tree was my favorite. I lived in Sydney for 3 years where there are plenty of these trees. Absolutely beautiful in the spring!!

The topic of relocating the airport has been going on for decades now and I'm not exactly sure what the use of Lindbergh Field would be if it were ever moved. I know the move won't be in my llifetime. I can only imagine that the height limit would be raised. I've heard there is currently a city plan that would allow highrises to be built up to 700 feet in the center city, but that it would need the approval from the FAA. Forumers on another website have suggested that there are rumors of developers trying to get permission to build towers taller than 500 feet, so we'll see.

I, too, love Jacaranda trees. You can't drive around SD without seeing the purple blooms everywhere.

^Well the Airport Authority isn't going to building a new airport anytime soon with all the major airbases still standing after the round of BRAC closures. Its sad, the community plan has the building height limit around 750 feet, but with the FAA changing its limits and airplane approch paths against the city there won't be a good 750 footer or even a moderate 600 footer for sometime.

Very nice shots. Concerning the airport: If Lindbergh is closed it will most definitely become a "Downtown NorthWest" with tons of residential and commercial towers. By the time it will be closed SD County will be completely built out with no more room for single family homes. We are talking 2015 to 2020 here so Oceanside, Carlsbad, and Chula Vista will have no more open land left to sprawl.

Those are the 3 places that still have some room to grow. I guess if Miramar is closed in a future round of base closures in say 2010 or 2015 that will open up more land for developement.

San Diego is going to be forced to seriously increase density and the land at Lindbergh will be the perfect spot to do it.

As for a developer fighting the FAA, I would not be surprised if a 600 to 750 footer went up south of Broadway. I think a logical case could be made for it being perfectly safe for a tower of that height in the southern end of downtown.

Exactly! But why hasn't any proposals come up for such a tower? Where are the backbones of these developers. I was thinking of maybe putting a good 600ft building south of the bay bridge, along with some other smaller building to even it out.

As for the land that the airport is one right now don't expect to see towers streching to the sky just yet. I read an article that said that the land is unstable since its infill. Theres even worried now that if there were an earthquake the runway might be damaged. All well, theres still lots of room in downtown.

And have any of you seen what going on in dt Oceanside??? There a good number of 7 and 8 story buildings are going up, plus the 12 story resort hotel that'll be up there in a couple of years. :)

^^^ Actually the resort hotel will probably not be 12 stories. I have heard more like 9 to 10 tops. Anyway, Oceanside has dragged there feet on this for so long I'm just bored with them. I'll believe it when I see the cranes.

As for the "infill" at Lindbergh not being able to sustain scrapers. How in the hell is Dubai building a tower well over 1,000 feet on a strip of infilled sand over the ocean? Have you seen the tower they are going to put on the trunk of the palm island?? Simply amazing. Developers and engineers will be able to figure out how to go vertical on the Lindbergh property. Plus we will be looking at 2015 to 2020 technology, so in the future there could be innovative building methods.

^^Well you should have been there a few months ago when they had the crane building lofts at the old pacific bell building, but I agree there are to many nimby's in Oceanside for there to be to much developmet.

And I don't know how there building skyscrapers in Dubai. The place is a desert. And under or around lindberg there is a fraction of a fault line. I would like there to be a nice crest in the sd bay area, but I don't see it happening. I bet you anything that if the land ever become avalible the people owning homes on the hillside will try and get a city code to stop the high rises.

Our best chance for us to expand our skyline is to go into the older negborhoods surrounding downtown. Barrio Logan and Golden Hill would be nice for a start :colgate:

I've seen other places where in order to build on infill, they pile drive like crazy as well as inject a form of concrete into the soil to make it more stable. I doubt they would put large towers if Lindbergh were closed. Perhaps a great park near the waterfront lined with 5 to 7 story condos overlooking downtown SD and the bay. Sydney has something similiar to this with an area called "The Domain" but then again it's built all on sandstone which is a bit more stable and less prone to slippage.

The area east and a bit north of downtown you are describing is made up of the neighborhoods of Hillcrest, North Park, and University Heights. Yeah I like that area a lot too. The only problem is it is very expensive. Only really poor quality apartments are within reach of the middle class. When were you here last?

Went to downtown and the Gas Lamp district just this last Sunday. Was very nice. Lots of building and renovations still going on. Went down last minute and late in the day so didn't get to explore much but was impressed with what I saw. Nice pubs, restaurants, etc. Parking sucked though.

Nah it won't be that bad but just imagine all the new residents and retail establishments that will be going in. Soon it will be like going to "The City" for the Bay Area but of course on a much smaller scale. There will be this island of dense developement with mid and high rises everywhere, well it will be interesting to see if more people start taking the coaster/trolley to go downtown.

For people coming in from the 15 corridor driving is really the only way to go. It is a good idea to get familiar with where the parking sturctures are downtown and then be ready to walk a while to your destination. It ain't like the burbs where you can park relatively close to the shop or building you want to go to.

I'm glad you enjoyed your day downtown :booze:

Im going tonight to see the Padres at Petco. I always love going down there, especially at night. I wonder what will it all look like in the east village when all those high rises are done. Im sure it'll look great.

I think eventually though there going to have to build some sort of commuter rail down the I-15. I mean it makes sense since the area is still booming with more suburbs and there are still more people coming to and fro, up and down the county.

Yes Petco will have the most unique feel of any ball park in the country because it will be encirlced and enclosed by modern highrises of high architectual quality. Just think about it, our ballpark is right in our downtown! 2 blocks from the gaslamp. No other ballpark even comes close to being in as sick of a neighborhood as Petco.

I think I paid like $7 for some 8 or 9 hours. Barely got my truck in the space though, took me serouisly 10 mins to get it in just right. Getting out was easier but a pain. And of course I said "Well we parked in the one named Century. Just remember that." Well apparently that is a company that operates several, took me a while to find mine.

We are talking about going again sometime in summer (won't forget the camera this time!) Might look in and see if Metrolink goes down there and just leave early in the morning and then late in the evening and walk most of the area. See if cheaper (took half a tank of gas there and back) and less of a hassle. Those 'big' city streets I love to walk but to come from the Inland Empire where everything is 4 lane roads and several acre parking lots and we all drive trucks to trying to manage down there is pain.

Once again though kudos to SD on really turning that Gas Lamp district around. In the local paper every weekend they had an article about and I was getting really excited about it.

What is that high rise being built near and/or on Mission hills? It looks to be about 12 maybe 11 stories but I can't make it out since I don't go into that area often.

So if anybody knows can you tell me, thanks!

That is funny I just drove by it today. It is on 4th or 5th Avenue in southern Hillcrest before you head into Bankers Hill. It looked to be topping out at around 11 to 13 floors. It is condos I'm sure. It has pretty decent architecture. We need more midrises like that all along the western edge of Balboa park and into Hillcrest.

I even think Clairemont could use a couple of midrises, I used to live in Bay Park and would drive through Clairemont and there are some large lots on corners that would be perfect for mini towers like Park Laurel.

That would be nice to see someday. Clairemont needs some good sized buildings. I know that in Kearny Mesa there building those two Qualcomm towers (one 10 the other 12 stories) and I was reading the metropalitian and they were saying something about another 12 story building being built in KM. Hopefully well start building more densely like we are now. :)

^^^ I don't think those towers are in Kearny Mesa they are in "Sorrento Mesa" or Western Mira Mesa what ever you call it. They are off the western end of Mira Mesa blvd towards the 805. Kearny Mesa is farther south off of the 52 and 163, streets like Balboa and Clairemont Mesa Blvd, that is KM.

Some people have been proposing mixing in more residential with the commercial space in certain areas of Kearny Mesa and I think it is a great idea.

No problem, I was just letting you know the difference between 2 of our largest suburban office employment centers. If it were up to me I'd like to see the majority of future commercial space built downtown. 12 million sq. feet of space is pretty pathetic for a metro of 3.2 million. Downtown Denver has 25 million square feet of office space and they are a smaller metro.:mad2:

Did you know that cetury city in LA has more office space then dt SD! I found that out recently and I wante to kill myself. The second downtown of LA has more office space then the main downtown of the seventh largest metro area in the United States! This is very frustrating, and embaressing in some retrospects...

That's an interesting distinction between LA and SD. Downtown SD has a fairly limited business presence but a burgeoning residential population. A shift is occurring in urban cores, and not just San Diego. Vancouver shows what happens to a vibrant urban core more oriented to living than working. The dozens of cranes in the Chicago sky are almost exclusively building residential condos. New York City's vintage skyscrapers are being retrofitted to condos at an accelerating rate. When the Empire State Building converts to condos, it will be the sign that cities have cycled into a new phase of significance.

There actually debating about this right now. They want to restrict or "re-zone" the land in downtown to allow for future commercial office development. In downtown right now you can change a property from commercial/office to residential, but you can't change it back. A lot of good office space has been taken by mid-rise residential, so something better be done soon. I wouldn't want downtown San Diego to become just a suburb of the small office parks that surround it.

I have to say Im not to concerned though since there still a long way from build out and there are 1,200 acres downtown. :colgate:

Hey SD forumers can you remember how many units Vantage Pointe is? Was it around 600 hundred n something, because I was looking at a online adgenda for a pre-design sub commitee on ccdc's website and theres a project proposal on 9th and B that will have a 34 stroy tower with some 774 residential units!
Theres also talk about a 12 story and a 5 story mid-rise on other properties, but the third one on the list really caught my eye. So what do you guys think?

According the the CCDC website, Vantage Point will have 689 units in 41 stories. I read in the SD Daily Transcript the other day that Centex homes is planning to build a 39 story tower somewhere in the East Village, so we'll have to keep an eye out for that one.

Wow, thank for the info sd_urban, then this project is going to be big then. Probably not going to be past the height limit, but around the size of Vantage Pointe + more. Im excited about this. Plus all the filler developments inbetween. Im hoping that they'll be another round of high-rise development releases soon, since things have been slow here in downtown. Just we have to sit and watch then.

personally, i think the height restriction has benefitted san diego. On one hand, you dont' have a tall superscraper that announces itself--but the restriction has caused the skyline to go vertical which means that downtown encompasses a pretty large area and that it's also mostly dense throughout the core. I think San diego looks the most asian for some reason of any large american city. I love the city though, can't wait to visit again!

Even though it is sad that Century City LA is larger than SD's downtown, it's understandable, for the simple reason we're so Damn close to LA! of course if you had the choice to choose between LA's more variety of commercial space AND it's the 2nd largest city in America, and San Diego, which has nowhere near the office space or population, businesses would choose LA. but still, there should be more of an effort to make Downtown and the San Diego region more office-attractive

Here are the pics of the city I live in (Hamilton, Ontario). Population about 1/2 million. It's probably one of the oldest city in Canada. And about 40 mins drive from Toronto (I am sure u guys know about Toronto :jk: )

I've walked around downtown plenty of times. My friend works for an art studio there. Downtonwn is cute urban, and has much better foot traffic and nightlife than downtown Los Angeles does. It might be smaller than Century City, but currently it is more hopping than downtown L.A.

Uh downtown is not "smaller then Century City" in area. It is "smaller" in terms of office space but to say that CC is larger then downtown San Diego is ludicrous. I don't even know why someone would compare the two. And downtown San Diego has an enormous jump on downtown LA in terms of vibrancy and overall quality. Downtown SD is the downtown of the west coast and will remain as such. Plus downtown LA will never have a water front and a world class urban park within walking distance.

Downtown Seattle is denser and taller, but surprisingly compact, compared to DTSD. Maybe it just seems that way to me because it's narrower, and perhaps longer.

Something to keep in mind - downtown SD has quite a bit of space to flesh out, most of the East Village in fact. There's a boatload of projects in the nether regions which most tourists likely have never seen... you'll know where they are when you venture east from the gaslamp and begin to see homeless people smoking crack in broad daylight :)

^^So true. There are alot of homeless just east of the trolley line. They use to be just outside of the Gaslamp, but now they are now being pushed further east towards the 5. As downtown gentrifies, they'll eventually be scattering into neighboring Golden Hill, which would suck.

Yeah why don't they just build a huge 500 footer and put a bunch of cots and restrooms in it and have all the homeless in the downtown area sleep in there at night!! A giant "shelter in the sky". Almost like a high rise prison. Or they should let them all cruise over to the 10th avenue marine terminal at night. That place is a ghost town anyways.

Damn, Vantage Pointe is huge, but it doesn't look too bad. I like how it has different heights to it. From the pics in the link, it looks good from all angles, as opposed to Allegro Tower, which has that blank concrete backside. Gosh, I hate that building.

Yeah, I was just walking the other night near the Petco Park on 10th and Island to get to the 7th, and I couldn't believe how many homeless slept there, it was quite a interesting walk, it was dark and I was alone, it was pretty freaky. They seriously should get that place liveler and less homeless filled. What's interesting is I walked by three or four different construction within those few blocks, pretty cool. Maybe someday I'd actually go to downtown for shopping and eating instead of suburban malls.

one area of the east village that has impressed me is the Park blvd corridor where the trolleys runs thru. Very clean and vibrant during the daytime though there are quite a few kooks around there. but hey, it's what downtown's supposed to be. . .

It is a concensus: Allegro Tower is a bad looking structure. I disliked the renders, but the actual thing is even worse.

I go downtown quite a bit and always notice many new developments. When I went down there yesterday, the first time in only 1-2 months, it seemed significantly denser than the previous time. I'm speaking mostly of 6th, 7th and 8th avenues and their cross streets, like Market and Island. I guess the fact that Alta, ICON, The Mark etc are now gaining height really had a big impact. Looking down Market street was incredible.

^^I was downtown today and noticed the same thing. I walked all the way from Seaport Village to east of the Ballpark, and couldn't believe how many people were on the streets. The Embarcadero was packed, there was a multicultural festival going on and also an open house for the Petco Park. Market Street is definitely bulking up, and we haven't even seen anything yet!! Damn, I love this city. :)

Dang it! I should have gone down their. I usually take the coaster down and hop on to a trolley. Seaport Village is always packed. I love being down there whenever I can, even though it can be difficult.

On another downtown related event, how about that baseball classic thats coming up in March? Sounds like a good chance for us to show off a bit. Not that we need to. haha.

Well sd_urban forgot to mention this when he posted...Library Circle is now 20 feet taller...yet another 500 foot tall building in San Diego! Watch out One Am. Plaza your about to loose your spot. Also, I think I read it right but I am not sure, but one of the towers in the Ballpark Village project is going to be over 500 feet (the building with the arrow looking thing on it)!

Hey all.

I'm a new guy to this forum. I spent most of my time in the LA forum, which unfortunately has regressed into an all-out flaming and trolling escapade. Plus, the racial overtones in that forum wreak alittle too much of "the 'cism" for my liking.

Anyways, I would always try to dig up the new projects that LA is into. And while there are some significant projects, i.e. LA Live and the Grand Avenue Project, it always felt like a losing battle. Sure it has scrapers, but I think its historic core is a shell of its former glory. Seeing the vacant theaters and learning of how many of the victorian style and turn of the century buildings were razed in the 70's in the name of "progress" leaves a bad taste in your mouth when you talk about development in DTLA. It just makes you think about what might have been had developers had more foresight.

Which brings me to San Diego. It's obvious someone had the right mind to preserve the buildings that give DTSD character. And the recent decade of downtown housing proliferation and community gentrification has added even more to its hospitibility and charm. All the projects going on, i.e. the Park-to-Bay Link, the North Embarcadero, Navy Pier, are all very exciting improvements.

Which is why I am proud to say that I am a future San Diegan. Currently a transplant from LA living in Phoenix for school, I will be moving to San Diego in July to begin working at Naval Medical Center San Diego. I hope to live somewhere in DTSD, and The Heritage on Cortez Hill has caught my eye. I was there this past weekend, and the view down 10th Ave was amazing. I just think it's so cool to see the ballpark, the bay, and all the new lofts going up...amazing.

Plus, you guys still have the Red Cars. Yet another LA victim.

San Diego definitely needs an individual forum of its own. The number of projects in LA pales in comparison. So expect to see more of me on this forum and keep those beautiful pics coming.

One last question. What's the status on the part of the Park-to-Bay Link project that involves a wide pedestrian walk over the I-5? I saw that the bridge over Harbor Blvd. is soon to be in construction, but I was wondering how people were gonna dodge the traffic on the freeway to get to the park?

Hey all.

I'm a new guy to this forum. I spent most of my time in the LA forum, which unfortunately has regressed into an all-out flaming and trolling escapade. Plus, the racial overtones in that forum wreak alittle too much of "the 'cism" for my liking.

Anyways, I would always try to dig up the new projects that LA is into. And while there are some significant projects, i.e. LA Live and the Grand Avenue Project, it always felt like a losing battle. Sure it has scrapers, but I think its historic core is a shell of its former glory. Seeing the vacant theaters and learning of how many of the victorian style and turn of the century buildings were razed in the 70's in the name of "progress" leaves a bad taste in your mouth when you talk about development in DTLA. It just makes you think about what might have been had developers had more foresight.

Which brings me to San Diego. It's obvious someone had the right mind to preserve the buildings that give DTSD character. And the recent decade of downtown housing proliferation and community gentrification has added even more to its hospitibility and charm. All the projects going on, i.e. the Park-to-Bay Link, the North Embarcadero, Navy Pier, are all very exciting improvements.

Which is why I am proud to say that I am a future San Diegan. Cool thread!

I am moving to SD in a couple weeks from Dallas and I was suprised to see that the tallest building in SD is just over half as tall as the tallest here. Good to know that is because of the airport.

San Diego is deffinitely one cool city though. I have spent lots of time in Seattle and Vancouver so I'll feel right at home. :)

I changed my mind about the airport. It is is a good thing for San Diego because it facilitates more dense vertical development(ala european cities) which is desperately needed in a city known for its beaches and one story real estate out in the outskirts.

Have you guys seen the new tourism commercial for the city? I was so excited when I saw at least a passing reference to the emerging "metro" atmopshere of the city, but of course, most of the commercial focused on beaches, beaches, "we're a resort city" and more beaches.

^^Saw that commercial too. It was done nice, but I wish they had focused on the urban area more then they had. I mean beaches are what we're known for, but we need to change that image somewhat to show the growth of downtown.

Even the shot of downtown was from the beach-top lounge at the W hotel....

Those are some awesome pics! SD looks a lot different than the lasttime I was there in 1993!
