وقع سعادة الشيخ حمد بن سحيم آل ثاني وزير الدولة رئيس مجلس ادارة شركة البرج البلاتيني اتفاقية تمويل وانشاء برج البدع بتكلفة تبلغ 500 مليون ريال عن الشركة مع بنك الدوحة الذي وقع عنه سعادة الشيخ عبدالرحمن بن محمد بن جبر آل ثاني العضو المنتدب والبنك العربي الذي وقع عنه السيد سعيد أبو غربية المدير الاقليمي للبنك العربي بحضور اعضاء مجلس الادارة السيد جاسم بن محمد الجيدة والسيد عادل علي بن علي المسلماني والسيد نبيل علي بن علي المسلماني.
وقد فازت بأعمال انشاءات المشروع شركة كونسور تيوم هيجز اندهيل ما وراء البحار ليمتد حيث ستقوم بتنفيذ بناء المشروع المتميز المسمي برج البدع الذي يعتبر أحد أهم الصروح المعمارية المتميزة التي تخطط الشركة لانشائها علي كورنيش الدوحة مواكبة للطفرة المعمارية التي تشهدها مدينة الدوحة في الوقت الراهن.
وقد قام باعداد المشروع بدءا من الفكرة المعمارية وحتي مرحلة الرسومات التنفيذية وطرح العطاء مرورا بمراحل تطوير التصميم والتصميمات التفصيلية مكتب جي أتش دي - جلوبال وذلك من خلال تفهم المصمم لتصور المالك للمشروع والاحتياجات المطلوب تواجدها بالمبني لتحقيق أقصي كفاءة طبقا لأعلي المواصفات القياسية العالمية.
وكان نتاجا لتلك التفاهمات تحفة معمارية سميت برج البدع والتي يعكس فيها تكوين المبني التطور والنمو المتصاعد بقوة وسرعة في دولة قطر متجسدا في ديناميكية التشكيل المعماري للمبني.
Al Bidda Tower to adorn Corniche in ’07
The Corniche will have a magnificent high-rise building by October 2007 as its promoters, Platinum Tower Company yesterday awarded its construction contract to a consortium led by Higgs and Hill Overseas Limited.
Al Bidda Tower, the 43-storeyed landmark skyscraper will come up near the Ministry of Education building on the Corniche.
Platinum Tower Company is a joint venture formed by HE Sheikh Hamad bin Suhaim al-Thani, Jasem Mohamed Ibrahim al-Jaidah, Adel Ali bin Ali al-Meslemani and Nabeel Ali bin Ali al-Meslemani.
Al Bidda Tower, some 215m in height, provides for a net rentable area of approximately 41,500sq m. In addition to general commercial space, provision has also been made for a variety of other potential facilities including business centres, showrooms, restaurants, art galleries outdoor cafés and a health club.
Another feature is a seven-storeyed parking facility that can accommodate around 1,000 cars at a time. The car park will have direct underground access to the tower, “the design of which discreetly reflects and complements the unique diagonal elements of the tower”.
Among Al Bidda Tower’s “exciting” design features is the elevation treatment derived from the concept of a tornado.
“The façade is formed from the utilisation of an unconventional diagonal curtain wall accommodating progressively varying floor plates culminating at the top with an illuminated chamfered roof facing the Corniche,” a release said.
“The unique spiralling structure will become one of the outstanding landmarks on the Doha skyline reflecting the modernisation, spirit and growth of Doha and Qatar as a whole,” it said.
The design process from initial concept to final development was performed by GHD Engineering, Management and Environment in close consultation with Platinum Tower Company to meet its exacting requirements and to ensure the development would achieve the highest standards of aesthetics, quality and excellence.
Platinum Tower Company said the project would be financed with Doha Bank being the mandated lead arranger and security agent. Arab Bank is the other lead arranger.
“The financing arrangements among them are being put in place. The significant growth in economy is leading to big ticket sales, which are increasingly being financed by the banks jointly,” the release said.
HE Sheikh Hamad, Jasem Mohamed Ibrahim al-Jaidah, Adel Ali bin Ali al-Meslemani, Nabeel Ali bin Ali al-Meslemani, Doha Bank managing director Sheikh Abdulrahman bin Jabor al-Thani and acting general manager R Seetharaman were among people present at the ceremony held at the Four Seasons Hotel.
كما عكست الواجهات الزجاجية الخارجية قمة التكنولوجيا باستخدام أحدث ما وصل اليه العلم من أنواع الزجاج المعماري الذي يحقق الشفافية ويعكس مياه الخليج المتلألئة تحت السماء الصافية.
ويبلغ الارتفاع الاجمالي للبرج 215 مترا فوق سطح البحر ليبدو كعلامة مميزة للقاصي والداني ويحتوي بين جنباته علي مسطحات للاستخدامات المكتبية تقدر بحوالي 41500 متر مربع موزعة بين ادوار المبني البالغ عددها 43 دورا بالاضافة الي المسطحات الموجودة بالدورين الارضي والميزانين والتي يمكن استخدامها لاغراض متعددة كمركز رجال اعمال وصالات عرض ومطاعم وكافيتريات وقاعات اجتماعات وخلافه.
ويوجد ضمن المخطط العام للمشروع مبني مواقف متعدد الطوابق بارتفاع 7 أدوار وذلك لتوفير اماكن الانتظار الكافية لشاغلي ومستخدمي البرج ويرتبط بمبني البرج من خلال نفق تحت الارض. وقد عولجت الواجهات الخارجية لمبني المواقف بما ينسجم مع مبني البرج من مفردات معمارية.
وسيقوم كل من بنك الدوحة والبنك العربي بتوفير التمويل اللازم للمشروع لمواكبة التدفقات النقدية خلال المراحل المختلفة لانشاء المشروع بما يضمن انهاءه ضمن البرنامج الزمني المحدد.
ويبلغ اجمالي الاستمارات الخاصة بالمشروع حوالي 0.500 مليون ريال قطري.
وقال سعادة الشيخ عبدالرحمن بن محمد بن جبر آل ثاني العضو المنتدب لبنك الدوحة ل الراية الاقتصادية ان بنك الدوحة الممول الرئيسي لمشروع برج البدع بالاضافة الي البنك العربي وربما تدخل بنوك اخري مشيرا الي ان قيمة القرض من بنك الدوحة 240 مليون ريال قطري وأن البنك يقوم بالدور الرئيسي لعملية تمويل البرج.
وأضاف ان المشروع يعتبر أحد المشاريع الواعدة وبنك الدوحة يقوم دائما بالتنمية الاقتصادية في البلاد.
وأشار سعادة الشيخ عبدالرحمن بن محمد بن جبر الي ان البنك سيقوم يوم غد الاربعاء بتمويل احد المشاريع لسعادة الشيخ فيصل بن قاسم آل ثاني، كما مول البنك مشاريع سابقة كبيرة وكثيرة وهذا دور اساسي للبنك خصوصا في ظل الطفرة الاقتصادية التي تشهدها الدولة تحت قيادة حضرة صاحب السمو الشيخ حمد بن خليفة آل ثاني أمير البلاد المفدي وهذا واجب علينا كبنك أن نقوم بتمويل القطاعات العمرانية المختلفة او التجارية او الصناعية.
وردا علي سؤال الراية الاقتصادية أوضح الشيخ عبدالرحمن بن محمد بن جبر أن تسديد القرض تحكمه اتفاقيات تحدد مدة السداد والفوائد المترتبة علي تسديد القرض والضمانات وخلافه وكل مثل هذه التدابير تؤخذ في أي تمويل تجاري.
وقال السيد نبيل علي بن علي المسلماني عضو مجلس ادارة شركة البرج البلاتيني ان فكرة برج البدع نبعت من خلال النهضة العمرانية الضخمة التي تعيشها بلدنا الحبيب قطر ولهذا اردنا انشاء أول برج مميز ليكون أحد المعالم في الدوحة موضحا ان تسمية برج البدع يرجع الي منطقة البدع القديمة وهي احدي المناطق بالدوحة التي تقع بجوار كورنيش الدوحة مطلة علي البحر قائلا: انه لم يفكر احد قبلنا بتسمية برج البدع.
وأشار المسلماني الي ان هذا اول مشروع للشركة وخلال الشهور القادمة ستكون هناك مشاريع اخري للشركة.
وقال المسلماني ان اجمالي الاستثمارات في المشروع حوالي خمسمائة مليون ريال قطري مشيرا الي ان التمويل سيكون دفعة واحدة وعملية تنفيذ المشروع سوف تستغرق 28 شهرا وتسويق البرج سيبدأ بعد اسبوعين من بداية العمل.
وقال السيد ستيارامان مدير عام بنك الدوحة بالوكالة اننا فخورون ان نكون الممول الرئيسي لتمويل برج البدع حيث تصميم البرج فريد من نوعه كما اننا سعداء بالمشاركة مع الممولين الاخرين ونحن كبنك الدوحة قمنا بتمويل عدة مشاريع ضخمة في ظل النهضة الاقتصادية والعمرانية في البلاد وكذلك لدينا قناعة بان تمويل مثل هذه المشاريع سيعود بالفائدة والنفع علي جميع قطاعات الدولة.
وتحدث السيد سعيد ابو غربية المدير الاقليمي للبنك العربي بالدوحة قائلا ان البنك العربي سعيد بدخوله بتمويل مشروع برج البدع الفريد من نوعه في قطر مشيرا الي ان البنك كان قد مول عدة مشاريع في قطر وفي منطقة الخليج.
وقال المهندس شريف سليم مدير عام جي اتش دي بمنطقة الشرق الاوسط ان برج البدع يحتوي علي موقف يسع 1000 سيارة في البدروم القبو بالاضافة الي مبني خلفي يتكون من 7 طوابق مواقف خاصة للسيارات مشيرا الي ان العقد مع المقاول تضمن عدة جزاءات كما قدم المقاول لنا برنامجا تفصيليا وتم مناقشته بالتفصيل للتأكد من أنه يستطيع تنفيذ المشروع خلال 28 شهرا، والبرج يقع في موقع متميز ويطل علي الكورنيش.[/RIGHT]

Bunnik, Netherlands, 2 June 2005 – Interbeton bv - the operating company of Royal BAM Group nv, active outside Western Europe - has been awarded a joint-venture contract for the Al Bidda Tower, a 43-storey office in Doha, the capital city of the State of Qatar.
The 200-metre high Al Bidda Tower for client The Platinum Tower Company, Doha has a contract amounting to approximately € 60 million, of which Interbeton’s share is half. The contract period is 28 months. The Al Bidda Tower will be built by Higgs & Hill Overseas Ltd, a local subsidiary of Interbeton, in joint-venture with Qatari Arabian Construction Company (QACC). Currently, both companies are also working together on the construction of the 237-metre high residential / office tower Park Place in Dubai.

Among the features incorporated into the tower are elevation treatment derived from the concept of a tornado. The façade is formed from the utilization of an unconventional diagonal curtain wall accommodating progressively varying floor plates resulting in an elegantly waist-type spiraling façade that culminates at the top with an illuminated chamfered roof facing the Corniche.
The tower, which will stand some 215metres tall allows for an aggregated net rentable area of around 41,500 square meters. In addition to other commercial space, provision has also been made for a variety of other facilities including business centers, showrooms, restaurants, art galleries, outdoor café and health club, among others. The development also includes an unobtrusive seven-storey car park having direct underground access to the tower, the design of which discreetly reflects and complements the unique diagonal elements of the tower.
The Doha Bank was the mandated lead arranger and security agent for this deal. The Arab Bank was the second lead arranger. The financing arrangements between them were already in place.

تعتبر منطقة الابراج على كورنيش الدوحة واجهة حضارية ومعلما حضاريا بارزا للدوحة‚ حيث تشير خطط الدولة المستقبلية إلى وصول عدد الابراج الموجودة في هذه المنطقة إلى حوالي 300 برج خلال السنوات الخمس القادمة مما يعني أننا بصدد شكل جديد لمدينة الدوحة‚ عدد من المهتمين يرون في هذه الابراج وفي برج «البدع» تحديدا اضافة جديدة للنهضة التنموية التي تشهدها قطر بقيادة حضرة صاحب السمو الشيخ حمد بن خليفة آل ثاني أمير البلاد المفدى وسمو ولي عهده الأمين وتعتبر هذه الخطوة ضرورية كونها أول ما تقع عليه أعين زوار الدوحة من الطائرة‚ حيث ان كثرة الاضواء التي تظهر من الطائرة تدل على الطفرة العمرانية التي تشهدها الدولة‚ ورأى المهتمون في برج البدع فكرة جديدة من حيث التصميم والتكلفة التي بلغت 500 مليون ريال كونه يمثل تحفة معمارية وثورة جديدة في عالم الخامات المألوفة لبناء الابراج‚ مشيرين إلى ضرورة بناء ابراج سكنية على الكورنيش ليكتمل الشكل الحضاري الذي تنشده الدولة في خططها المستقبلية‚
بداية يرى احمد محمد حسن المالكي ان المستقبل القريب للعمران في قطر يبشر بانشاءات جميلة قد تصل لمرحلة لا يتصورها عقل لأن قطر ستتغير مناطقها وشوارعها بطريقة مذهلة وهذا يظهر جليا في الطفرة العمرانية التي تشهدها البلاد والبداية واضحة امام اعيننا من خلال تشييد الجسور والانفاق مشيرا الى ان منطقة الابراج الواقعة على الكورنيش هي معلم بارز للدوحة متوقعا ان تصل الابراج الى منطقة الهلال خلال السنوات القادمة ولن تقتصر على الكورنيش ولكن بشكل تدريجي‚

ويوضح السيد علي آل اسحاق الخبير العقاري ان منطقة الابراج تعتبر واجهة رائعة للدولة حيث انها اول ما يراه القادم للدوحة بالطائرة مشيرا الى ان هذه المنطقة كانت في السابق بيوتا قديمة ولكن بعد استملاك الدولة لهذه المنطقة تستطيع ان تجملها كما تشاء من خلال بناء العديد من الابراج مضيفا ان الدولة يجب ان تعطي الملاك القدامى اراضي بالشفعة وبأسعار معقولة حتى يستطيعوا تشييد ابراج مع تعهدهم باقامتها خلال فترة زمنية محددة حتى تنهض هذه المنطقة حسب ما خطط لها حيث تتمتع الدولة بنهضة عمرانية ملحوظة خاصة فيما يتعلق بالابراج‚
ويضيف آل اسحاق ان الدولة يجب ان تعطي اراضي للملاك القطريين خارج العاصمة أو خارج حدود التنظيم بأسعار معقولة وتشترط عليهم اقامة ابراج عليها لذوي الدخل المحدود حتى تنتهي مشكلة ارتفاع الايجارات حيث لا توجد اراض بوسط المدينة بأسعار مناسبة لأن اسعارها مرتفعة جدا ولا يستطيع أي مالك بعد شرائها أن يشيد عليها ابراجا لذوي الدخل المحدود لذلك يجب ان تساهم الدولة باعطاء هذه الاراضي لحل أزمة الايجارات مؤكدا على ضرورة مساهمة الدولة عن طريق اقامة ابراج سكنية لهذه الفئة مضيفا ان استملاك الدولة لمعظم الاراضي أدى الى عدم وجودها للمواطن الراغب في تشييد عقار لنفسه لأنه لا يستطيع الشراء بهذه الاسعار مشيرا الى ان المشاريع التي تقيمها الدولة أدت الى وجود الكثير من الشركات الخارجية والتي تكون لها فترات عمل في قطر وتتطلب هذه الشركات مقرات ومساكن راقية لموظفيها مما يؤكد على أهمية بناء ابراج سكنية على الكورنيش‚
يقول السيد صالح احمد الطفي ان عملية بناء وتشييد الابراج وإظهار كل فنون العمارة والتشطيب والرخام والزجاج تستهدف شريحة واسعة من الناس وتأتي في إطار خطة التطوير الشاملة لمنطقة الدفنة والكورنيش مشيرا الى تسارع وتيرة العمل في جميع الابراج التي مازالت قيد البناء وإلى جمالية التصاميم الأولية لكل برج واستشهد الطفي ببرج البدع الضخم والذي يعكس ثقافة معمارية متطورة ويواكب النهضة الحديثة في دولة قطر ويضيف شكلا مميزا الى منطقة الابراج التي تشهد تطورا ونماء غير مسبوق في ظل طفرة عمرانية كبيرة لم تشهدها البلاد من قبل‚
وأضاف: يعتبر برج البدع واحدا من المشاريع المجدية للقطاع العمراني في الدولة ويلبي الاحتياجات الضخمة التي تتطلبها المنطقة في ظل الانفتاح والتطوير الذي تعيشه الدولة في الفترة الاخيرة وان هذا التطور الذي تشهده الدولة تحت الرعاية الكريمة لحضرة صاحب السمو الشيخ حمد بن خليفة آل ثاني امير البلاد المفدى وسمو ولي عهده الامين اوجد الحاجة لمواكبة هذا التطور ودعم الخطوات العملاقة التي يخطو بها الاقتصاد نحو المستقبل الامر الذي حدا بالقائمين على هذا البرج بالسعي لجعله مثالا للأصالة والعراقة والشوط الكبير الذي قطعته الدولة‚
كما أشاد السيد علي حنزاب بالامكانات والمواصفات التي تبناها برج البدع من مواد جديدة في التصميم ليكون واحدا من اهم الصروح المعمارية وليضم العديد من المرافق التي من شأنها إضفاء المتعة على الزوار ولكي يستمتع الزبائن برفاهية تليق بمستوى متقدم مشيرا الى الخدمة التي يوفرها البرج اضافة الى العدد الكبير للأبراج التي شيدت والتي ما تزال قيد الانشاء من سد الحاجة الشديدة التي يعيشها القطاع العقاري في ظل الانفتاح العمراني غير المسبوق والازمة السكنية التي تعيشها الدوحة وبالتالي سيعالج البرج جزءا كبيرا من هذه المشكلة التي يعاني منها المقيمون والشركات بالدولة وسيرتقي بدولة قطر في جميع المجالات سواء في مجال البنية التحتية او الصورة الجمالية

Dont worry i believe that's a very nice design, sure it doesnt fit in the current skyline but future surrounding towers like Doha High Rise Building, Qatar Tower, Dubai Tower, etc, will be as tall.
I love the 'tornado-shaped' idea...i just cant think of any towers alike!

Nice tower...But this is not what Qatar needs...Qatar needs some midrises first...To fillout the skyline a bit before building skyscrapers and supertalls...These will only look funny, and oddly spaced...If they broke this into two halves, made it twin towers, it would've probably been more suitable..

Nice tower, will hardly ever be put into use. But good area, the same strip of street will house about three other 50+ towers which are under construction.
I agree with patriot we need midrises first, bus the land is so expansive and development is so fast and with enough capital floating ppl figure why stop at 20 when i can have 40. So they build these nice towers.

While I agree with you that it by the picture it doesnt fit the sky line, there are many 200 meters + buildings that rising in the next 2-3 years including the Palm Towers (2 x), city center hotels (5 X), fardan towers (almost 200 m.) new cylinder tower (?forgot the name), Burj Dubai (450 m), and propably others which I forgot to name... In the near future this area will look pretty congested. I think they should now focus on improving infrastructre in West Bay... but then again that is a new thread...

what is it with twisting towers now? First the torso in sweden, then the twisting tower planned for chicago then 4 twisting towers in bilbao and now twisting towers all over, why do they have to twist so much?

to tell you more about Platinum Tower slow progress...... it wasn't cause of the workers....HIGGS & HILL are Huge (main contractor) and it wasn't for Holly month of Ramadan....:)
The design done before was wrong the original design couldn't keep the wait of the building it would had fell on its original design if it was constructed, so that's why the progress was tooo slow..... it was going through a re-design stage... i think they are ready now .....and work is starting to take shape.....
But i think you guys and ladies cant see the whole picture in regards to the size of the building...( tooo tall )
well as said... Doha high rise will be next to it... which is huge in size not as tall but huge.... and behind it u have the Qippco office tower and between the Doha high rise and the platinum tower u have something coming up which isn't clear to me as of yet but the plot of land is quite big...... One more plus ..is that behind all of these ull have the Navigation Tower as well which is 50 plus story building and next to it will be the GATE... wow wont finish but i guess u guys should understand what i am saying... i think that area is going to look wicked..... just give it some time...... and you ll all remember what i am saying when u see it by ur own eyes....

plus Palm Twin Towers (53F)...the best ones are all very close indeed!

You have to clarify which building you are talking about, if you are talking about the Four Seasons hotel then you are wrong. It does not have to go a long way, however if you are talking about the Qtel building i.e. the tallest, then yes you are right.

Originally it was an all steel structure (all the columns/edge beam/floorplates etc) but due to the price of steel it was changed to a concrete scheme by the client. So the job has had a chequered history of being all steel, then concrete, then a check and a few minor changes from Arup. Its good to see it being built. I will keep track of this thread and look forward to the photos!

Hi There! Actually, I was surprised concrete was chosen ahead of steel, since there is a distinct shortage of concrete in the local marketsince some time. Also, steel structures are faster to build that concrete ones.

Concrete columns made the project much more complicated yes. Concrete will shrink over time, and also it axially shortens when under high compressions(more than the core). This is very hard to calculate accurately given all the variables such as concrete strength, temperature, mix design, time of loading etc etc.This means all the angled columns want to shorten, and hence all the floorplates want to deflect and twist. As it is the whole building wants to essentially "corkscrew" itself into the ground. The only thing resisting this huge torsion load is the circular core, which at its base is really stressed out to its max under a design load. There is a very large amount of reinforcement in the base of the core. (well I hope they are putting it all in!)
The answer is yes it was easier to analyse if it was made of steel. Cost was prohibitive though. Soon you will see them starting to install the steel tubular diagrid members in between the concrete edge beams.
So yes the rotating floor design did cause a huge amount of headaches for the structural design!

The glass loooks great!!! Much better than I expected. This tower will look beautiful when it is finished. I think it is halfway finished.

I found this short video about the facade of the Bidda tower. Someone explain to me why doesnt it change in color? If its like this, I believe it will look super!!! Nice tech!
