A £700m plan to transform a Lancashire resort is unveiled on Thursday.
Kensington Developments will be handing its plans to Fylde Council for housing, business and a leisure complex on a 75 acre site at Lytham Quays.
The developers, who will be revealing their plans to the public, say thousands of jobs will be created.
The scheme involves the regeneration of a site between Preston Road at the Ribble estuary on the edge of the resort building homes for 5,000 people.
'Largest development'
Kensington Developments also want to build a cinema and an ice rink as well as a business and industrial park.
There would also be a new health centre, primary school, shops, and wildlife observatory.
The company estimates that 900 construction jobs would be created, and 2 ,600 permanent jobs once it is completed.
Every household in the area is receiving a 54 page brochure outlining the development, which is the largest ever to go before Fylde Council.

This development looks very impressive from the renders and models I saw on North West Tonight. The style of the architecture is very European and very innovative.
Lytham is part of the Blackpool metro area and is incredibly beautiful. Its the only place in modern Lancashire which has sold an apartment for £1m :)
