I know that they have proposed the 610m Sumida Tower TV broadcast tower, but it seems just now the tallest habitable building planned is the Nishi-Shinjuku 3-Chome Redevelopment Office Tower, at a reasonable 338m. But its only proposed. The tallest right now is a measly 242m. Strange, no?
I would have thought a mega city like tokyo would have at least one or 2 buildings over 400m in the pipeline.
Could anyone enlighten me here?

the only thing i can think of is that it's in one of the most active earthquake zones in the world, so maybe tall buildings aren't that safe, i know that's why san francisco doesn't have any really tall buildings
STR June 9th, 2005, 11:45 PM ^Taipei 101 is in an area as seismically active if not more active than Tokyo. I really think its the government that doesn't want them. As I recall, the city government limited really tall buildings to just Shinjuku in central Tokyo. More recently they allowed them in the Mori Hills area.
SF doesn't have any supertalls because a bunch of @$$holes don't want them and the wrote the law so it's impossible to build them. That's where the Tansamerica Pyramid got its characteristic shape from, the pyramid shape exploited a loophole in SF zoning laws.

Its 338m tall building may give up because the residents around it are opposing to its construction for the environmental issue. The heart of Tokyo, Chiyoda, Chuo and Minato Ward have the building height restriction because those are not far from Haneda airport.
The current construction technology has no problem for any earthquake, it was showed by Taiwan's building.

BTW: You live in Tokyo and i live near Frankfurt. I am such a big skyscraper fan that i even travel to Frankfurt for 3 skyscrapers under 100m but you are in the center of a skayscraper boom. I would die of happines if i had your situation here. I would make 10.000 pics every month. So heres my question: Why don`t you go to Roppongi Hills and take some nice pics from the construction site of the Mid Town Tower, please ?

I think the ecomony might have something to do with it aswell Tom, as an already devolped first world country I'd guess Japan doesnt have the same levels of growth as many of the other south east asian economies, hence theres not going to be a sudden massive increase in the demand for office space.

I forgot that Japan's economy is struggling at the moment, that would definately explain why there arent any super talls being built.
Japan's economy used to be strong in the era before the technology to build very tall buildings near or on falt-lines existed.

I think they don't built super tall towers in Tokyo because they don't need to prove anything to anyone.. We all know if they wanted them they would have built them already at any cost. It doesn't have to do anything with the seismic fault or the economy. That is what I think.
Yokohama, as we all may know has the tallest tower in Japan..
Landmark Tower, I had the privilege to go to the top of that building and it is just amazing....... 300 meters of pure beauty.

No. I dont think so.
Japan can make a supertall building both in term of technology level against the earthquake or in term of economic reason. But there is a limit of height due to Haneda airport. :)

supposedly this is the largest building ever built in a "major" earthquake zone.. it has a massively reinforced concrete core; and is built to handle "the big one."
The big one over here is expected to be in the 8.0 to 8.4 range and last from 2-7 minutes (if the San Andreas fault goes).
In fact I think that most of the high rises here will hold up a lot better than most people are going to think; and there is no reason why this cant be applied in Japan. If anything, asian buildings for the most parts are years ahead of what gets built here.

I completly agree with you!! but the land in that area is soooo expensive..maybe they have some project on track but we don t know yet!

It will be the tallest only if you don't count antennas in the total height. There are 2 buildings in Tokyo that are taller with antenna. It will be the 2nd tallest structure in Tokyo after Tokyo Tower.

Because the 238m tall Roppongi Hills (the big building on the left side) is located on a hill. And the height difference between the 2 buildings is only 10m ;)

As Tom_Green states, RH Mori Tower is on a hill so it brings the height of it skyline-wise up higher, even though above ground their height is only 10m/33ft difference.
What I find interesting is the the Mid Town Tower is so bulky that it looks nowhere near as tall as the 243m/799ft City Hall Tower (the Metropolitian Government Building), and there is only 5m/16ft difference to roof height between them. I guess because the latter consists of 2 slender twins above the (also slender) lower main tower component. All to do with perspective.

I think there's always a threshold when going higher isnt economically feasible. I am sure they have the technology to go much more higher but then earthquake proofing for such tall buildings comes at a cost.
Otherwise, I am sure Tokyo would go much higher.
