I don't get this rendering image. I thought the base is equilibrium triangle shape. How come the top two observers boxes have circle shape? Could that be rendering image mistake or by design?:ohno:

Good question GreenMonk. To my understanding the base of the structure is an equilateral triangle in shape however as the elevation increases the outer frame of the tower changes becoming more cylindrical in nature until 320m elevation where the tower is a perfect circle. This appears to be a design consideration like you have suggested, although I have read somewhere that structurally this helps the tower withstand strong winds.

scorpiax September 7th, 2009, 11:15 AM There appear to be a number of redevelopment projects in Tokyo, has this been the case for a number of years or is the construction industry experiencing increased demand as of more recently? - which seems strange considering the current economic climate.

This project started with the demolition of the site, but when the construction should have started it was put on hold by Mori. On their website they say the A3 (lowrise) and A4 sectors will go on construction first and will be finished in 2012, it remains to be seen when they will actually start the construction.
It seems that the economic crisis has a bigger effect on Yokohama then on Tokyo when it comes to construction projects.

They might not stick out too much in the Skyline, but they will make it more dense (and there's always the Sky Tree for bit of extra height in the skyline). And with the economy going back on track right we might see more and more of these 200m high towers going up in the near future.

R@ptor November 7th, 2009, 05:39 PM Looks like Yokohama will have a really large skyline in a few years.
However, I can't help but wonder where all this demand in Japan comes from. I mean everyone can understand the boom in the Chinese cities, but Japan is a developed country with lots of A-grade office space, a stagnating economy and a rapidly decreasing population.
Momo1435 November 8th, 2009, 12:55 AM ^^ You describe Japan, Tokyo has been less affected by the declining population and stagnating economy.
The last few years Tokyo's demand for Office space has been pretty good with a steady decline in vacancy rates and increasing prices since a dip in 2003. The vacancy rates have been below 3% for a couple of years until the 1st Quarter of 2008, there was a clear demand for new office space. But even before the crisis the vacancy rates started to increase, up to 7,5% in July 2009. It has has been pretty stable since then, it's one of the signs that the worst of the crisis is already over for Japan.
Most of the projects that have started construction recently or about to start soon are developments that started before 2008. We will probably see a drop in new office developments in the next few years until the market really picks up and all the current projects are completed. Japan is still undergoing a change from a industrial economy to a service economy, this will keep a demand for new office space. Plus the regional developments, with the still growing economies of Korea and China will also have a positive effect on the Japanese economy with increasing trade relations, especially now the tensions between the countries slowly start to ease.

nouveau.ukiyo November 25th, 2009, 03:31 PM ^^That's good to hear. Too bad the design is kind of meh. Any idea on what the projects between these towers and the station are going to be like? I remember seeing some renders posted around the construction site.
Momo1435 November 25th, 2009, 09:47 PM It's indeed a standard Japanese Tower Block design, not really exiting.
The site between the towers and the station will be the 2nd stage of the project, and that's basically all the info there is about it on the web. I could only find one picture from 2007, it looks more promising but it might be outdated.

Momo1435 December 2nd, 2009, 08:52 PM Most Japanese projects start of with the name of the redeveloped block/area and only have a real name later on when the building is already U/C or even completed.
Otemachi 1-6 Plan (199,7m) & Marunouchi 1-4 Plan (150m) (info p.12 & 13)
http://i46.tinypic.com/2wgexd0.jpg
Otemachi 1-6 plan is now officially under construction since 11/30.
They released a more realistic picture of the design, the previous (on p.12) was a bit stretched.
http://i46.tinypic.com/ivv6gp.jpg
It will have 6 underground stories, unless it will have top down construction it will take some time to see this one actually rise. Espicially with the scheduled completion date is 2014, we got to have patience with this tower.
http://i50.tinypic.com/apfjhi.jpg
But when it's finished the Aman resorts group will open up the "AMAN TOKYO" luxury hotel on the top floors.

With these towers and the JP Tower the skyline around Tokyo Station will become even more dense than it's already is.

Absolutely nothing, even less.
It's completely silent around this project, it could be the silence before the storm but with the current economic climate it's more likely that the developers are waiting for better times, and that's even a positive way to look at it.

Kabuki mecca's days numbered
By REIJI YOSHIDA (Thursday, Oct. 23, 2008)
The Kabuki-za Theatre, a Tokyo landmark and the mecca of the traditional performance art, will soon vanish to be replaced by a new office-theater complex despite pleas from architects to preserve the building.
Curtains for landmark: The Kabuki-za Theatre in Tokyo's Ginza district, considered the mecca of kabuki, will be demolished after April 2010. YOSHIAKI MIURA PHOTO
Shochiku Co. announced this week it will end kabuki performances at the current building in Ginza in April 2010.
"Sayonara shows" will be held from next January to April 2010, after which kabuki will continue at the Enbujo theater in Shinbashi during the construction period, which has not yet been decided.
Other details of the reconstruction project will be announced in January, the company said.
Kabuki-za Theatre boasts a history of nearly 120 years, as the original wooden structure was built on the same site in 1889. Since then, the theater has been the center of the kabuki world.
The current structure was last rebuilt in 1950, based on the design of the previous building erected in 1924.
The theater has precious historic value because the 1924 design dates from a time when Japanese architects were trying to establish a new traditional-style architecture based on noncombustible building materials, according to the Architectural Institute of Japan.
The institute, which has 35,000 members, submitted a petition in 2005 calling for the theater's preservation.
"(The Japanese design) has succeeded in widely handing down the tradition and culture of kabuki . . . to citizens (of later generations) in the ever-modernizing urban scenery of Ginza," the institute said in the petition.
The government has also designated the building as a "Registered Tangible Cultural Property" of the nation, although such classification does not prohibit dismantling or remodeling.
Shochiku decided to rebuild the theater because the structure is aging, said Ippei Noma, who is in charge of the project.
Noma said no details of the new building have been decided yet, but he indicated the company will try to maintain the atmosphere of the current structure in the new theater.
"The atmosphere of the current design has been supported by many people. We'd like to give consideration to their opinion," he said.

Speaking of Kengo Kuma, and of 2010, I am immensely looking forward to the completion of his Asakusa Culture and Tourist Information Center this year. Taito Ward held a competition in 2008 and received over 300 proposals to design a tourist hotspot that would eventually complement the Tokyo Sky Tree, set for completion in 2011. In the end, Kengu Kuma beat out Inui Kumiko with his design of stacking 7 units on top of each other.
The structure is an example of “losing,” one of Kuma’s primary architectural principles which he articulates and disseminates in his 2004 book, Losing Architecture (負ける建築). In his book Kuma emphasizes the need for site-specific work that takes into consideration, and heads to, the surrounding environment. It’s the antithesis of a considerable number of structures, both in Tokyo and New York, that “wins” out over the surrounding environment because of a complete disregard for it.
The 7th floor will be a café, the 4th – 6th floors will be multipurpose gallery/activity spaces, the 3rd floor will be devoted to admin and the 1st and 2nd floor with be tourist information center/lounge.

Jim856796 September 17th, 2011, 02:12 AM I was wondering why and how do the skyscrapers of Tokyo and Japan have really large floor areas, especially compared to those in other countries like in Europe?

Real estate in Japan, especially central Tokyo, is astronomically expensive. In order to maximize available space, skyscrapers in Japan are usually giant rectangular boxes. Think about it: if you own a building in an expensive place like Japan you want to maximize profits i.e. offer the greatest amount of floor space possible. Box shaped buildings are the best solution.

Why is Tokyo land so expensive compared to new York?

Tokyo has more people in less space than New York
nouveau.ukiyo October 3rd, 2011, 11:23 AM Why is Tokyo land so expensive compared to new York?
Greater Tokyo density: 2,516/km2 (6,516/sq mi)
Metro NYC density: 720.1/km2 (1,865/sq mi)
At the height of the bubble crisis 20 years ago, it was said that the land the Imperial Palace sits on was worth more than the entire state of California.
schmapty October 9th, 2011, 04:59 PM I always heard it as being worth the country of Canada but maybe that was the same thing at the time.
schmapty October 9th, 2011, 05:06 PM That Asakusa tourist building looks very interesting. Although I am really fond of the faded glory/past it's prime vibe of the area, it is probably time for a little bit of development there.
I'm not hte biggest fan of the Kabuki-za building. The current building is great. Attending performances there was great.

Could another consideration be a bulkier building can better withstand earthquakes due to its shape?
