Look at the floor plan. The second bedroom has a double bed and an office.
Now look at the photo of the 2nd bedroom and tell me its not misleading.

Also 2nd bedroom has no wardrobes as per floor plan.
The second bedroom looks more like the maids room. Honestly don't mean to wind any owner up in TGR but the actual tiles and some of the fixtures and fittings look good in comparison to a lot of other developments. The main problem looks to be the way they have been implemented/used and a severe lack of judgement with spaces. I'd be very happy with the tiles you have in comparison to what's been used in some of the Select developments and branded luxury

Even select managed to deliver 2 proper bedrooms with wardrobes etc.

2 BDR - 1620 sq ft (AED 1.6- 1.7 million)

Pure Dubai August 5th, 2010, 11:25 PM The things is that we had a similar problem with our floor plan varying, in that the room was much smaller. However, the developers had also added an extra room somewhere else, and so we were more than happy with their 'idea' or 'mistake'. In addition we had an extra balcony that we weren't expecting.
I'm no expert but I guess there are winners and losers in every building. I mentioned in my earlier post that the bathrooms were definitely pretty poor. They do seem to have functional problems like you can see if the photos (thanks for those Paul).
The likelihood of THI doing much about such problems is probably quite remote. Personally I'm not a fan of bidets, and so I'll probably just whip mine out as they more often than not end up as dumps for magazines etc! :-)
True Blue August 6th, 2010, 12:48 AM I can't see where the 1600ft2 comes from looking at that layout. My Dorrabay 2 bed has much bigger rooms and is only 1382ft2. Possibly the TGR apartment has more balcony space. The main bedroom in Dorrabay is 8m x 3.4m increasing to 4m in the bay window. Bedroom 2 is 3m x 4.2m with built in wardrobes. Here are a couple of pics which lets you see the size of bed 2 for comparison. Note that the marble floor also does not come into the bedroom but I only paid less than 700/ft so not complaining:)

What's the problem?!! The problem here is miss representation by Trident. The actual drawing has shown enough width in the bedroom to put a double bed in.. With only 6 ft wide this is impossible.. 257 sq/ft might be sufficient area for second bedroom but like toliets and everything else in TGR it is diabolical design..

This is a ridiculous situation Paul I do feel sorry for you. You couldn't make it up !! How can you sign a contract then the developer some years later try and increase the purchase price, only in Dubai could this happen ?? It's a disgrace, any sense of business ethics just do not exist in the minds of some developers. :ohno:

Just wondering if anybody has any more information. Would really appreciate any photos as well.

Trident called to inform me that they have recieved the "Letter of Habitation" from the Government and that after this Eid weekend they will show all buyers this letter/certificate for handover.
They say handover should be in the 2nd/3rd week of September. End of Sept early Oct is more likely.
As an owner I have been in the development twice, more recently in July 2010
Update is as follows:
- The outside pool and bar area was almost finished, I didnt look at the squash courts. Decent view of the sea
- At that time the reception area was unfinished but work was ongoing and it certianly looked like it would be finished in 2 months.
- One lift was operational at the time, we did not see the Gym areas etc. Communal areas outside the lifts and apartment were finished and covered with plastic
- I snagged the apartment in April this year. The white goods in the kitchen are decent (Bosch if I remember correctly) and all installed. Aircon systems were installed and touchscreen and plasma were not, but the cables were there for them. There were problems such as hairline cracks in sinks, marks etc. I went back in July and nothing had been done as far as correcting the snagging list (Which was quite extensive). As far as I can see the contractors have stopped work, however from the outside the development does look finished, aside from cleaning. Whether the gyms, skylounge, indoor/outdoor pool, squash courts and other items will be fixed remains to be seen.
I know we are all bitter about a number of issues from:
- Just over 2 year delay
- Refusal to pay interest on our capital as they claimed "Forse Majeure"
- Trident trying to get us to pay upwards of 50,000AED on average for DEWA connection fees
- Other concerns with Plasma screens, sizes of bathrooms not to plan etc..
However, lets all stay calm and get together, strenght in numbers and all that. Trident need money, lets all meet up, discuss and agree a strategy, then contact Trident to make them a "Handover offer" which makes all parties happy and means all us owners can either live in or rent our apartments and start making our investment work for us!
We have a significant advantage here, we all have the remaining 30% on our apartments to pay and Trident need this cash. However no one will understandably pay till the snagging is done, but we are in a catch 22, so lets use it to our advantage.
Perhaps we could offer the final payment in return for them dropping the DEWA connection charges? And/Or perhaps in them agreeing for our "Association" to manage the property directly after handover. Either way, lets stop slagging each other off and get organised. This is the only way if we all want to get our apartments whilst also getting even in some way with a developer who has no idea about Investor Relations.

Lets form ONE association together and ALL meet in the next few weeks BEFORE handover to discuss concerns. Clear your calendars....we all know it will be worth it.

They told me that there will be an indoor pool but it will be operated by another company so we will be charged to use it!

They inform that they got Occupation Certificate from Municipality and building ready for posession.
But big question about Connection Fees - it's 55000+ Dh. They didn't send RERA aprooval for connection fees. Last time i spoke in RERA about it in june and Mr. Khaled told me that they will not aproove so big connection fee. He said that we shouldn't pay it, that it must be expense of developer.
Let's unite and find solutions.

If they are the regulatory authority, surely they can tell us straight away whether or not they have approved this charge. They must be able to inform us whether we have to pay it or not. If it is as irregular as everyone seems to suggest, and hasn't been approved then no one should pay.

I have to agree, for the money that was paid for this apartment it is poor. First thing i noticed was the washing machine was the same model fitted in my 795k 1 bed unit then I though, where have you ever seen a washing machine on display in a multi £million apartment? For the space that is available, there should be a seperate maids quarters with the washer and seperate dryer located there. We call them utility rooms in the UK. Kitchen should be at least 2 grades up with gadgets galore.
Sanitryware looks low grade with overbath shower, I bet it isn't even a soft close seat. Powdercoated steel handrail on the stairs, real imagination:ohno: Oh dear!

jeetha April 7th, 2011, 03:25 PM was in TGR a week ago - wanted to buy 06 unit (according to my info shall be the best one from 2BR units) - was badly surprised by the layout - extremely small BRs, very few build -in wardrobes, so very nice building but the apartment itself is not for living. Such a shame as the building itself is absolutely great and location - superb. Maybe there are better units there?
So you did'nt like this one.

Dubai Homeowners of an upscale 45-storey residential tower in Dubai Marina are planning legal action against the developer, alleging a series of violations, including unfulfilled promises, mis-sale, misappropriation of funds and non-payment of bills to multiple service providers.
From the first-ever indoor golf simulator, indoor pool and spa facilities to keyless security and smart home systems, developer Trident International Holdings (TIH) had promised ‘untamed luxury' to residents of the premium Trident Grand Residence which has 255 one-, two-, three- and four-bedroom apartments, besides penthouses. But homeowners allege many of these facilities have not seen the light of day.

If a court finds in their favour, they could offset the award aginst any money due to Trident. Basically they would be arresting their own payment and awarding it to themselves as compensation.
Are Trident still present in Dubai or have they shut up shop?
