Construction will begin this year on a giant new shopping center in Gdańsk.
Galeria Bałtyk will be 45,000 sqm in size and replace the old buildings of the Maćkowy dairy on al. Grunwaldzka and ul. Kościuszki. The project will cost around EUR 120 (zł.504) million and the center should open its doors in autumn 2007. At the moment, the developer, ECE, is in negotiations with the local authorities over modernizing the nearby infrastructure, and road layout which the city wants ECE to partly finance.

Well, about Center South, the project I showed you is just supposed to be a source of inspiration for city planners, who are going to develop the real project during this year. Actually our President wants those skyscrapers planned to be higher, than in presented project. Furthermore, there is no height restriction in that region, so they can build them waaay up and in unlimited quantities.
these are the other projects, which came 2nd and 3rd in the competition:

I know it will take more time, but soon it will be very good. And other places too, but the buildings are nice.

No. People need a place to live, and they can't keep up with demand for new housing in Poland, or so it has been explained to me by Polish forumers

Many commieblocks are being renovated like in eastern part of Berlin. But we have so many of them... One of communists goals was destroing Polish cultural inheritance and everything which was related to tradition. So they were covering vast areas with commieblocks and chimneys to destroy cities' historical landscapes and so on.

doctor_ September 24th, 2005, 12:46 AM That, and the country is still too poor to modernize its aging housing sector.
Yes I think it's still too poor.
AdamT September 24th, 2005, 03:50 AM A time ago I've read that Warsaw has prognoses that the city will have a population of about 6 million people within circa 10 years or so, perhaps optimistic, but I think many Polish people and especially young people in Poland wants to move to Warsaw. The demand for new residential housing is high and it is not built enough in the capital, prices risk to go up with those factors. I believe that the first place to see any destruction of old commie blocks is Warsaw, after that other big cities can/will follow. Increasing capital is coming in to the country and will make it possible, but obviously not over night. It took almost 50 years to get rid of the ruling communism in Poland and the rest of the so called Soviet sphere of influence, so it will also take a good amount to ger rid of all the signs of the past ruling communism in Poland, Czech Rep, Slovakia, Hungary etc. I think patiens is much needed. It is great to see all the new projects though. They really show that much is being done to modernize. It will go faster to built new and nice housing than it took to get rid of communism. In 50 years with so far increasing investments will create countries in these regions that are impossible to think that they once were ruled by nasty communism. 50 years is a very long time, especially when you compare it to a persons expected life span. I hope I will be around in 50 years to see the status of Poland and its neighbour :D

Wow, what made you so angry this morning? Anyway, as I said everything cannot change over night. But it is changing step by step. And step by step things are changing in Latvia as well right. The list of new fresh investemnts in Warsaw can be made extremly long. Maybe you haven't seen much of the new things going on. Solaris ;) Good choice :D
But you know Ita Simpsone, the entire population of Latvia is ~2,3 million people! Population in Warsaw only is 1,676,600 (urban agglomeration 2,400,000)! There are way more busses to replace in the Warsaw transportation system than Riga. The busses already replaced in Warsaw are more than all teh busses in Riga if not.
Besides the investment is on a much bigger scale than in Riga for instance. Investments are being made for underground, trams and busses. How is the underground system in Riga by the way? ;)
And lets not forget about the SKM Trains (Express trains) investment in Warsaw

i have been in Warszawa yesterday, and what i saw in the morning were not clean-fresh-nice Solaris buses, but ugly dirty yellow-orange buses from communism time. :) Sorry, but it`s true :)
Colours have nothing to do with the modernity. In fact yellow (gold - colour of Warsaw flag) is the new colour of our public transport for about 15 years and I love this colour. In the communist era buses and trams were white and red. We have yellow new MAN and Solaris buses, yellow older Neoplan buses and really old bud repainted Jelcz buses.
But I must agree quality of buses and trams in Warsaw isn't on the satisfying level. :)
Petr September 24th, 2005, 09:48 AM Is Liebeskind a Pole? :runaway: For me he`s 100% zyd(no offence) :) Or is his father a German?
Thinking about nationality in ethnical categories is a new idea even in Europe. Yes Libeskind is a Pole, because his parents were citizens of our Rzeczpospolita, country with multiethnical and mulicultural background. :) You Balts seem to have some obsession with ethnical issues. ;)

Aha, I see ;) So the problem is that you don't have one you mean ;)
j/k. So perhaps you understand why all the busses cannot be exchanged in Warsaw at once. If Warsaw only had busses they would all be new a long time ago. There hase to be a balance in new investment, everything has to be modernized, but it is not possible at once. Step by step as I said before. :)

Heh, I don't lie. You're right, between people ethnical/religious rasism is popular nowadays. It's like that mainly because of the communist propaganda and lack of the elites who were exterminated during WW2, emigrated or so. But when you asked polish members on this forum, big number of them would share my point of view. Idea of Rzeczpospolita is becoming stronger and stronger year by year after communism has collapsed. Our engagement in Ukraine matters isn't an accident. ;) In Warsaw and Lodz for example also jewish heritage is becoming appreciated.
Phrase "slavic soul" isn't popular between people I know.

"The Financial Times
Optimism high as Poland regains investment lustre
Poland is regaining its reputation as the most attractive location for foreign investors in central Europe, after being trumped for several years by more aggressive rivals such as Slovakia.
In the last month Poland beat the Czech Republic to win a €430m ($528m, Ł290m) flat screen factory from LG Philips LCD, the Korean-Dutch joint venture. Symbolically the factory will be located in Kobierzyce, in south-west Poland, which had been expecting a car plant from South Korea's Kia before losing out toSlovakia last year."

AdamT September 24th, 2005, 11:23 AM ^^ I like it becuase there are already square buildings in Warsaw, a tower with a twist is needed for the skyline, and also that it is a residential and not an office building is important to keep that district alive with people during the night time and not only during office hours. And the height is very good for this type of tower imo. Massive projects for a massive city ;)

delfin_pl September 24th, 2005, 11:59 AM I will be honest :)
After watching the projests carefully, i can only say- they are to massive, and that`s why i don`t like them. About the project of Liebeskind- i would rather prefer to see a skyscraper which foundation is a square, 100 floors high and with black glass covered, than somewhat so ugly like a projest of Panie Liebeskind.
are you jealous? :) Liebeskind tower is one of the best here, cheers

I think she is a girl. ;) I agree that some projects are too massive, e.g. those towers in Poznan - they could look much better if they were slimmer and taller. The Libeskind tower looks fabulous to me though.

The New Marine Salon
12 October 2005
A new district is emerging in Gdańsk’s Śródmieście in the very heart of the Tri-City area.
Młode Miasto (Young City) has a chance of becoming the biggest urban planning project in the Gdańsk-Sopot-Gdynia Tri-City, home to some 1 million inhabitants. It will also mark one of the largest areas of city downtown revitalization in Poland.
Its unique character is linked with its proximity to the waterfront and the chance to shape a new area of Gdańsk’s central district of Śródmieście from the scratch, to feature a multifunction, metropolitan character. It will occupy the neglected, no longer-fit-for-production shipyard areas, which determines the project identity. It is expressed in the industrial architecture of the remaining buildings, the memory of the place—names of streets originating from old shipyard professions, and the numerous relics that are the district’s characteristic features, lending it a maritime ambiance. At the same time, Young City will be a natural extension of the city’s waterfront—the old port on the Motława River.
Young City may create a modern multifunction city district combining work with shopping and leisure opportunities, and a significant part of the area will be occupied by new residential buildings. These functions will be played by both newly designed structures and the adapted former shipyard halls, which will make the incorporation of a special architectural framework possible. Retaining the place’s old character will involve preserving the activity of many companies dealing with the construction and repair of yachts and other small vessels in the area.
Young City’s transportation axis will be formed by a modern avenue that now is known by the working name Nowa Wałowa. It will ensure fast and safe access to the whole district and traffic-free exit from the city toward Warsaw and the A1 freeway. At the same time, Young City will be connected with the rest of Gdańsk by a network of public spaces, including boulevards on the water, shopping streets and the symbolic monumental Droga do Wolności (Road to Freedom). Droga do Wolności, together with Solidarity Square, will form the crux of the Young City, commemorating historic events connected with the emergence of the democratic Solidarity movement that was born here in 1980.
The new district’s buildings will be realized on the basis of 11 smaller neighborhoods, each of which will adopt a different city program. At the same time, the entire area is included in important local urban development plans and the first surveying procedures have reinforced its regulations.
Now the City of Gdańsk has started work on the European Solidarity Center and is analyzing the first elements of the public infrastructure. At the same time, developers are preparing concepts for several commercial and residential structures.

TERMINAL VELOCITY
12 October 2005
The demand for container transport in Poland is growing about 9 percent faster than the worldwide average. At the same time, Gdańsk gives year-round ice-free access to the 300 million residents of Central and Eastern Europe.
This creates almost ideal conditions for the Deepwater Container Terminal Gdansk (DCT Gdansk)-a British company building a deep-sea container terminal in the port of Gdańsk.
Currently Poland has only two smaller container terminals serving its population of 37 million. To compare, the UK, with about 59 million, has 11 large terminals.
Phase one of the DCT Gdansk project will have a capacity of about 500,000 TEU per year [TEU is a measure of a ship's or port's capacity where 1 TEU (Twenty-foot Equivalent Unit) = 1 standard twenty-foot container], while the whole terminal will be able to handle over 1,000,000 TEU per year.
In comparison, the prospering container terminal in the port of Gdynia has a capacity of 350,000 TEU per year with a planned increase to 500,000 TEU a year.
"Along with the A1 freeway (Gdańsk-Warsaw-Vienna) planned nearby and the connection to the well-developed Polish rail network, the port of Gdańsk, which can handle the biggest ships sailing the Baltic, is a great location for the new terminal. It could become a big European hub," says Terry A. Rogers, managing director for Poland at Day & Johnson-a company that has managed the project from the very start.
"A significant number of the containers handled by the overloaded ports of Rotterdam and Hamburg is transferred further by land to Central and Eastern Europe. As a project that will take this cargo off land and carry it more ecologically by sea, the building of the container terminal is favored by the European Union and that is yet another reasons why many companies would like to be associated with the project," continues Rogers. "It is probably the most exciting project that I've been involved with, not just because of its size, but because of the influence it will have on the entire region."
Day & Johnson is now handling the project together with a company with great experience in marine infrastructure-Royal Haskoning. The management process involved negotiating a lease agreement with the Port Authority, covering 30+30 years with an option for an additional 30, as well as the establishment of a tender for the contractor, which was won by Hochtief-Polska. Now the specialists from Day & Johnson will supervise the construction and payment schedule for the contractor.
Day & Johnson is returning to the North Port of Gdańsk 10 years after their first project in Poland-the LPG terminal for Gaspol. Over these years, the company has completed a number of projects not only on the coast but all over Poland. Now there are three offices in operation: Gdańsk, Cracow (set up to handle projects for Tesco), and the fastest growing one in Warsaw. Day & Johnson is a British company, though the Polish operation has a slightly different share structure. Currently, there are only three Brits working for the company, the rest of the employees are Polish specialists.
"DCT Gdansk is a consortium of shareholders and managers with practice in various areas, many of them with a great deal of experience in terminal building and operation as well as dealing with shipping lines. However, every project needs financial specialists and lawyers who know the local conditions," says Rogers.
Dredging is already underway and construction of the wharf should start shortly.
To start operation, about 200 meters of quay are needed. The first phase of the project should be finished by 2007. Completion of the first phase will be linked with the creation of 370 jobs. Thanks to easy access to materials and product shipping, many companies are interested in setting up manufacturing facilities in the vicinity. Hotels, restaurants and companies serving the terminal are also expected to appear near the terminal.

Warsaw on the up & up
12 October 2005
Warsaw is one of the biggest and most dynamic markets in Central and Eastern Europe. Modern office space accounts for 18.5 percent of the total in the seven main CEE markets-Bratislava, Bucharest, Budapest, Moscow, Prague, Sofia and Warsaw. That makes Warsaw the second-biggest office market after Moscow.
Approximately 650,000 sq m of office space in the CEE region was completed in the first six months of 2005, a decline of 7 percent year-on-year. In Warsaw supply for the first six months amounted to 50,600 sq m and was lower compared to the first half of 2004. CB Richard Ellis estimates that approximately 100,000 sq m of new stock will enter the Warsaw office market by the end of this year.
Reduced supply contributed to a decrease in vacancy rates in every major CEE market this year. At the end of the second quarter of 2005 the vacancy rate was at the average level of 9.1 percent for all CEE markets. Declining vacancy rates over the last year have been especially noticeable in Warsaw, Bratislava, Bucharest and Budapest. The vacancy rate for Warsaw as a whole decreased to 10.25 percent as of the end of second quarter 2005. This decrease resulted from a fall in vacancy both in the City Center to the level of 13.97 percent and in Non-Central locations to the level of 7.61 percent.
Demand for office space in CEE has remained strong in 2005, despite slowing markets in Western Europe. The Warsaw office occupational market accounted for 19.5 percent-i.e. 175,214 sq m of the total 900,000 sq m leased in the CEE region. CB Richard Ellis attributes the continued growth in the CEE occupation market to robust economic growth, rapid expansion of the service sector in most CEE markets and last year's accession by eight CEE countries to the European Union, which has prompted an increase in outsourcing and offshoring to CEE. Undoubtedly, the EU accession positively influenced the growth in demand for high-quality office space. Poland, for example, with its low wage base, a well-educated and skilled labor force has been already targeted by major corporate companies and will benefit more from Business Process Offshoring in future.
Strong investment demand has been a common trend for the last few quarters and has had a direct impact on yields. Prime yields in Central and Eastern Europe are constantly under downward pressure due to a shortage of available product and ever-increasing demand. CB Richard Ellis expects that prime yields will continue to fall in 2005, with office yields in Warsaw and its peer group Prague and Budapest quickly approaching 7 percent by the end of this year. However, some of the prestigious office buildings with high quality tenants are already achieving yield below 7 percent.

Changes Around the Corner
12 October 2005
Luxembourg-based ORCO company may start a new trend in Warsaw-based on purchasing existing buildings only to demolish them and build new ones in their place. Until now, investors and developers active in the Polish capital have primarily built their facilities on vacant lots. In promoting its investment opportunities, Warsaw has offered a large number of vacant lots, even in the central districts of the city. But the number of such lots is shrinking, especially in the center.
ORCO bought the City Center, constructed in 1991, for zl.41.5 million and plans to replace it with a 192-meter residential high-rise with 340 high-standard apartments. This will be the tallest residential building in Warsaw. The company has commissioned the design from international architect Daniel Libeskind, his first design for a Polish city. ORCO's decision was determined by the location. The project will be built in a central point of the city, next to the Złote Tarasy retail-culture-entertainment center-which the investor, ING Real Estate, plans to open next year-and the Rondo 1 office building soon to be completed by Hochtief Project Development.
Not far from the ORCO project, another high-rise is planned: an apartment building designed by leading Polish architect Stefan Kuryłowicz, with Polish-American Shalom Foundation acting as developer. Both buildings will be erected in the vicinity of Defilad Square, with its still-undeveloped areas around the Palace of Culture and Science. City authorities have intended to develop this square for years, but with little success. Now the initiative by private investors may finally mobilize public decision makers and work will actually get under way on Defilad Square. The planned project involves big-city architecture with service, office, cultural and tourist functions. The facilities would be built for money provided by private investors and from local government funds.
There is every indication that the contemporary Art Museum will be the first project to be created; an architectural competition for the preparation of a design for the project will be announced soon. In mid-September, a few days before the start of the Chopin International Piano Competition, a cornerstone for the Chopin Center was laid. In another project, an architectural competition for the Museum of the History of Polish Jews has been announced; construction will begin soon. The museum will be built on the basis of a design provided by a Finnish studio, Lahdelma & Mahlamäki. An architectural competition for the Kopernik Science Center is in progress. The center will be beautifully located on the Vistula River near the modern building of the University Library with a roof garden. Also awaiting completion are tenders for the reconstruction of Saski Palace and modernization of the Legia sports club complex on Łazienkowska Street.
Work to upgrade Krakowskie Przedmieście will begin any moment now; a "revitalization design" has already been approved. The project is part of a larger undertaking involving the revitalization of the Royal Route-from Zamkowy Square all the way to Wilanów. A program for the revitalization of the Śródmieście district is in the last stage of preparation. Preparations are also under way to build Północny Bridge, and then city authorities want to build three more bridges. Thanks to the prospect of co-financing from European Union funds, the planned construction of the second and third Metro lines is increasingly realistic.
Construction is ending on the Hilton hotel, another high-class hotel in Warsaw. Construction is in progress on office buildings (with Ghelamco and AIG as developers) and on apartment buildings (including Vittera and Bouygues) in the center as well as many residential developments just outside the center. This does not mean that the supply of vacant lots in Warsaw is ending. Port Praski, Port Żerański, Inflandzka Street, Wilanów, Ursynów and other parts of the city are still waiting for investors.

Golden Age for the Palace
12 October 2005
The Palace of Culture and Science (PKiN), the tallest building in Warsaw, performs manifold functions: it is a business center with office space, hosting fairs and conferences, a culture center with theaters, movie theaters, museums and exhibition halls and finally, the main attraction for Polish and foreign tourists as a monument of socialist realism and offering the highest observation deck in Warsaw.
Do buildings currently under construction and planned near the palace pose a threat to the attractiveness of the capital city's most famous building? We asked Lech Isakiewicz, president of the board of PKiN, about it.
I have no such fears, since everything that is supposed to be erected in the neighborhood will complement the palace's functions. The future functions of buildings on Defilad Square include culture, entertainment, trade and business tourism. We hope the palace will be the most important point among all structures to be erected here, coordinating the city's conference and exhibition center. Warsaw is the only city in this part of Europe that does not have a proper center of this kind. Our city enjoys a growing interest, but it still lacks a large convention venue and consequently, events that could be held in Warsaw go to other European cities instead. Our Kongresowa Hall can hold up to 3,800 people, but Warsaw is capable of organizing conferences for 5,000 and even 10,000 participants. Development plans on the side of Emilii Plater Street feature the construction of two buildings designed for conferences and exhibitions, with a surface area of up to 20,000 square meters. Coupled with the exhibition space of the PKiN, the total is around 30,000 sq m of exhibition space. Underneath the main area of the square, other large underground areas could be built. In other words, there is a chance to build a huge, multifunction center in the very heart of the city, surrounded-within walking distance-by numerous, high-class hotels, close to the train station and central Metro station and with good access (15-20 minutes) to the airport. This is an incredible chance for Warsaw and, naturally, the PKiN.
The nearby investments will increase the appeal of our office space as well as the cultural establishments, restaurants and colleges renting our space. Today, we are separated from the city bustle by the vast and empty space of the square, which is difficult to cross and crammed with parked cars. A dense built-up area, with new stores, cultural institutions, entertainment, restaurants and clubs, will, in turn, bring the city life closer to the PKiN and its interiors. It will open new prospects for the PKiN.
igorlan November 24th, 2005, 11:28 PM No doubt that we are the leaders in this part of Europe. It looks like it's getting better and better.
