BATAVIA PERKASA MIXED DEVELOPMENT, JAKARTA

Batavia Perkasa is a $100 million mixed development in Jakarta, consisting two residential towers of 247 residential cum service apartment units, a 37-storey office tower and a 3.5-storey retail podium. Total GFA for this development is approximately 137,000 sq m. CPG-tss has been appointed by PT Greenwood Sejahtera to provide architectural and M&E design services for this development.

The design adopts the idea of reaching for the sky while rooted and celebrating the traditions and heritage of a rich history and culture forms the kernel of the concept for this project. The metaphor of the rice paddies and traditional landscapes of Indonesia are the inspiration for the planning and design for this development. The lens shaped plans of the towers are rooted and derived from the natural profiles of the contours aspiring towards the sky; linking the past with the present and future.

I'm guessing this is gonna be on the vacant lot next to Menara Batavia. The developer's been talking about developing it into a mixed-use project of apartment, office and retail, this has to be it!!

if so, with this and development of Sudirman Park, in the next few years Jl. KH Mansyur (where Menara Batavia is located) will look different. Oh yeah... one more thing, plus Monorail.... Great.

btw, what I said is confirmed. Went to the site and checked...turns out the owner is Jababeka, who owns Menara Batavia. Can't wait to see these sexy towers rising and fill up Jl Mas Mansyur with scrapers!!

- 65% of the shares has been sold to a Singapore investor.
- Realisation of the project will depend on the Singapore investor...still uncertain when it will commence.

PT Jababeka Kaji Ulang Pembangunan Apartemen (05-10-2005)

PT Jababeka Tbk akan mengkaji ulang rencana pembangunan apartemen Jababeka akibat kenaikan suku bunga yang diperkirakan bisa memicu kenaikan harga jual perumahan hingga sebesar 30%.

Kebijakan kenaikan harga BBM, suku bunga, dan meningkatnya inflasi bakal berdampak terhadap sektor properti, termasuk Jababeka yang kini tak sekedar menjual kawasan industri, namun juga perumahan dan fasilitas pendukungnya. Perusahaan tersebut sudah menjelma menjadi Kota Jababeka.
Direktur Keuangan Jababeka T. Budianto Liman mengatakan perseroan kemungkinan bakal menaikkan harga jual perumahan di Cikarang hingga 30% setelah melonjaknya biaya pembangunan disebabkan kenaikan harga BBM, suku bunga dan inflasi.

Jababeka, tahun ini membangun ribuan perumahan di Cikarang yang diperuntukkan bagi karyawan di kawasan Jababeka. Emiten itu semula juga merencanakan membangun apartemen di Jababeka.

Namun, setelah melihat situasi perekonomian sekarang, jelas Budi, rencana pembangunan apartemen itu kemungkinan bakal dikaji ulang, mengingat biaya pembangunan itu akan membengkak. Semula, apartemen itu bakal dijual dengan harga di bawah Rp. 400 juta per unit.

Sedangkan rencana membangun proyek komersial senilai US$ 80 juta di kawasan K.H. Mas Mansyur, Jakarta Pusat, Presiden Direktur Jababeka Setyanto Djuandi Darmono mengatakan realisasinya tergantung dari mitra perusahaan dari Singapura.

Untuk proyek tersebut, perseroan telah menjual 65 % sahamnya ke perusahaan Singapura itu dan telah menerima uang muka sekitar Rp. 5 miliar.

I don't think so, Jababeka is an independent city and industrial zone on the east of Jakarta. While Batavia Mixed is a project on jl Kh Mansyur.

See the vacant land in front of Gedung Batavia? my guess is that's where the project is.

I count, from left to right, about 40 storeys, 38 storeys, 38 storeys (including podium). But the one on the left looks way taller so I'm guessing that's the office tower??? Even if it had 4m floors heights it'd only be about 160m, making the two resis about 120m maybe. Certainly no where near 300m.

PT Kawasan Industri Jababeka Tbk saat ini menyiapkan konsep pengembangan proyek properti multifungsi (mixed use) pada lahan seluas 2,2 hektare di Jalan KH Mas Mansyur Kav 126, Jakarta Pusat. Proyek senilai Rp 1 triliun tersebut rencananya mulai dibangun 2007.

Pembangunan proyek multifungsi yang masih dalam perencanaan tersebut akan dilakukan PT Greenwood Sejahtera, anak usaha Jababeka. Namun, dari informasi manajemen Jababeka, Greenwood rencananya membangun sebuah gedung perkantoran, apartemen, dan pusat perbelanjaan.

Corporate Secretary Jababeka Mulyadi Suganda membenarkan rencana perusahaan untuk membangun proyek multifungsi pada tahun depan. Namun, ia tidak bisa menjelaskan lebih jauh soal rencana pengembangan proyek tersebut.

“Lagi pula kami masih terus menggodok konsep pengembangan proyeknya seperti apa,” ujar Mulyadi Suganda kepada Investor Daily di Jakarta, Senin (31/7).

Mulyadi mengakui, pembangunan proyek multifungsi tersebut dikerjakan oleh Greenwood. Saat ini, lanjut dia, mayoritas saham Greenwood dimiliki Oriental Paradise Ltd, perusahaan asal Singapura.

“Oriental membeli 65% saham Greenwood dari Jababeka 65% saham Greenwood pada Juni 2005. Kami (Jababeka, red) masih punya 35% lagi,” ujar dia.

Secara terpisah, Direktur Eksekutif Indonesia Property Watch Ali Tranghanda berpendapat, keputusan Jababeka mengembangkan proyek tersebut tahun depan sangat strategis. Bila ‘nekat’ mengembangkan proyek tersebut tahun ini, menurut Ali, Jababeka diperkirakan rugi.

“Saat ini pasar properti sudah melambat. Kondisi properti yang tidak booming, akan menyebabkan Jababeka akan merugi jika mengembangkan tahun ini,” ujar Ali.

Menurut dia, Jababeka idealnya membangun proyek multifungsi pada akhir triwulan I 2007, dengan syarat tingkat suku bunga mulai turun. “Jika dilihat dari lokasi, kawasan untuk pengembangan proyek milik Jababeka itu punya prospek bagus, apalagi untuk perkantoran,” ujar dia.

Nilai land bank

Berdasarkan laporan publikasi per 30 Juni 2006, Jababeka memiliki tanah untuk pengembangan (land bank) senilai Rp 829,8 miliar. Nilai land bank ini naik dibandingkan 30 Juni 2005 sebesar Rp 768,95 miliar.

Sejumlah proyek saat ini dibangun Jababeka, di antaranya Kawasan Industri Jababeka di Cikarang, seluas 1.580 hektare dan Kawasan Industri Cilegon seluas 800 hektare dengan kapitalisasi mencapai Rp 1 triliun.

Selain itu, Jababeka mengembangkan Perumahan Graha Buana Cikarang seluas 1.500 hektare senilai Rp 700 miliar, kawasan industri Indocargo Mas (200 hektare) bernilai Rp 120 miliar, dan Padang Golf Cikarang (40 hektare) dengan nilai Rp 250 miliar.

Berdasarkan laporan publikasi, per 30 Juni 2006, perseroan memiliki aset Rp 1,97 triliun. Perseroan juga membukukan pendapatan usaha senilai Rp 198,72 miliar, dengan capaian laba bersih Rp 24,8 miliar. (her)

D. Uraian mengenai Rencana Pembelian Gedung

Sebagai bagian dari pembayaran, Pembeli akan membayar kepada Perseroan senilai Rp.140.900.200.000 ( seratus empat puluh miliar sembilan ratus juta Rupiah ) dalam bentuk gedung seluas lebih kurang 12 yang akan dibangun pembeli.

Sebagai bagian dari pembayaran dalam bentuk pembelian gedung tersebut , harga yang disepakati sekitar Rp. 10 juta per m2 yang mana dianggap adalah sebagai harga pokok ruang perkantoran yang akan dipasarkan mulai tahun 2009 dengan harga sekitar Dolar AS 1.700 sampai dengan Dollar AS 2.000 per m2.

This big development in Jalan K.H. Mas Mansyur will have 3 towers plus 3 levels of basement. The office tower 1, 39-story with total floor area of 120,000 sq.m will be built in the first phase, while the second phase consists of another office building (24-story, 54,000 sq.m) and a hotel (30-story, 51,000 sq.m), district of Jakarta.

Iya emang tower yang itu, di websitenya yang ada gambar denah dan potongan-nya cuma tower tsb. Untuk tower yang lain-lainnya kayanya menunggu setelah tower ini selesai. (sotoy)

Setelah dihitung jumlah lantainya, ternyata gak 50 fl. juga, tapi sekitar 41 lantai fungsional (yang bisa dipake) dan sisanya bagian kepalanya sekitar 4 lantai atau 5 lantai (termasuk rooftop). Jadi totalnya mencapai 46 lantai.

KG Global Dev mengakuisisi 7,2 Ha lahan yang ada di Mas Mansyur itu. 3,5 Ha di antaranya dibeli dari PT Jababeka Tbk, sisanya dari penduduk setempat. ^^ Kalau gak salah dulu saya pernah baca tapi lupa baca di mana, rencana Hotel Hilton mau bangun di daerah pluit, kalau gak salah daerah Pantrai Indah Kapuk deh tepatnya n rencananya sebagai hotel bintang 6. Trus ada satu hotel lagi di daerah yang sama tapi lupa nama hotelnya.. CMIIW :cheers:

Itu bagian dari proyeknya Agung Sedayu, Mediterania Pantai Indah Kapuk...
Rencananya ada bintang 4 (lupa operatornya...), bintang 5 (Hilton), sama bintang 6 (St.Regis)...
Itu berita dah sejak 2 tahun yang lalu, tapi belakangan di programnya Agung Sedayu di Metro TV, udah gak disebut lagi...^^

Penasaran berapa tinggi tower yang paling tinggi, akhirnya sy buat 3d modelnya berdasarkan foto di atas pake software Google SketchUp. Pake feature Photo Match. Hasilnya belum tentu akurat. Tapi kita bisa liat kira-kira berapa tingginya. Saya pake reference Batavia Tower yang tingginya 150 m.
