NiceGuy June 30th, 2005, 05:54 PM Here is an update on the Sjølyststrand residential project! This project is very typical of what is being built in Oslo right now, and is also excaclty within the limits of the new anti-highrise legislation

An important element in the project is a lid that covers the highway. The lid from the West:

There used to be a tiny river going through the area, and they are trying to recreate it:

You can actually see the sea from the lid, and those in the top floor will have an excellent view:

Sjølyststranda is located right in front of a shopping street named Karenlyst Allee. This street didn't even exist 10 years ago:

Þróndeimr June 30th, 2005, 11:21 PM Sjølyststranda is a nice project. The apartment is quite expencive though. The topp floor apartments has a cost of 9-10 million NOK, and its stil only around 110sqm large. When the first and second phase is finish they will hopefully start with the construction of a 12 story tall office tower.
Btw, this thread would also fit as a reply in Oslo development thread! ;)
NiceGuy July 1st, 2005, 12:23 AM My personal opinion is that this project is not that expensive. The cheapest apartment was sold for 1.1 million NOK (2-room), and most of the apartments (3-room) have been sold for around 2.5 million NOK. There are more expensive ones too, but they have had problems selling them. This is why they have divided the top floors into smaller apartments in the most recent buildings.
The original plan included a 20-story office tower which they simply amputated down to 12 floors in the marketing material when they didn't get the necessary permissions to build it. I therefore think they will redesign it before it is built.
Swede July 1st, 2005, 11:10 AM What can I say? I like it. Both the thread/pics (thank you:)) and the project. Capping the highway like that is getting popular, don't know of any lid that wide in Sthlm yet. And it's getting popular for a reason - it's 'raises' the area around it.

I agree, lids like this over the highway is getting very popular. The first lid in Oslo was built many years ago over the same road (E18) at Lysaker. Notice that this lid have multiple office buildings on top of it:

The lid at Sjølyst was built in the middle of the night, and they never closed the highway for more than a few hours at a time. All the different components was prefabricated somewhere else. The map below shows the length of the lid.

Gatis July 1st, 2005, 01:09 PM Instead of focusing on "height" problem city planners should focus on "boxyness" problem. Project is not bad looking but it lacks any individuality.
NiceGuy July 1st, 2005, 05:18 PM I think this project has a lot of individuality, and it is at the same time very typical for what is being built right now. These buildings are built to make a profit, and it is therefore limits to how creative they can be.
The anti-highrise legislation is strongly influencing the architecture, just like the taxation based on the length of the facade made the classice buildings in Amsterdam long and narrow. Dense residential areas with buildings < 42 m will be very abundant in Oslo in a few years time if the rules are not changed.

As, Niceguy says, the new anti highrise law will create alot of boxes on 12 floors. As if 12 floors is low:weird: This law won't make either the anti-highrise crowd, nor the pro-highrise crowd happy. A typical Norwegian compromise.
wolkenkrabber July 4th, 2005, 09:03 AM nice thread and nice buildings i like the facade, eventough i prefer building that goes in a closes in the blok with an inner yard that area looks totaly habitable!
Swede July 4th, 2005, 03:51 PM So what is the limit? 42m or 12s? Stockholm has had a height limit in force in the Inner City for a looong time (with obvious exeptions) that has made it so old 19th C buildings have 5s and the 1960s building next to it has 7s while not being taller, so if it stays in force long enough it can have fun sideeffects...

Funny thing is, the only specific proposal for that in Sthlm I know of is also for the E18 :D No new buildings tho, but the E18 will go from 2+2 lanes road to 3+3 lanes motorway iirc.

They have as far as I know approved two 19-floor buildings in Bjørvika, but I am not sure that changes the general limit for the area. I liked the original idea of NO limits in Bjørvika much better anyway.
I went by Sjølyststranda yesterday, and nothing have changed since I took these photos. Maybe the construction workers are all on vacation or something.

But this anti highrise policy is very stupid, I can't see any reason why highrises and even skyscrapers wouldn't fit in Oslo.
