Bandar Raya: Rising foreign interest in projects

Investors' interest has been fuelled by the government's decision to relax all rules governing investments in real estate in Malaysia, says the developer's chief executive officer

PROPERTY developer Bandar Raya Developments Bhd (BRDB) has seen a notable increase in the number of foreigners investing in The Troika and One Menerung (http://www.skyscrapercity.com/showthread.php?t=331054), its two luxury condominium projects in Kuala Lumpur.

Chief executive officer Datuk Jaganath Sabapathy said the growth has been fuelled by the government's decision to relax all rules governing investments in real estate in Malaysia.

"We have had buyers from Japan, South Korea, the UK and US, Singapore, Hong Kong, Indonesia and the Middle East investing in our properties. They have bought 50 per cent of the units sold at The Troika, and 20 per cent at One Menerung," he told Business Times.

The Troika has an average RM1,000 psf price tag.

Units at One Menerung are priced between RM700 psf and RM750 psf each. With sizes ranging from 3,200 sq ft to 5,200 sq ft for a standard unit and from 7,000 sq ft to 10,000 sq ft for a penthouse, it means the cheapest of the project's 229 condominium costs around RM2.1 million.

"As far as overall investments are concerned, properties in Kuala Lumpur still provide exceptional values," Jaganath said.

BANDAR Raya Developments Bhd (BRDB) has won two awards for The Troika, the country's first globally branded residential development, from the CNBC Asia Pacific Property Awards.

The 5 Star Best High Rise Residential and 5 Star Best Architectural 2008 awards are The Troika's second accomplishment for the year, as the development was also awarded Cityscape Best Developer Award for the future residential category in April.

The year has seen The Troika appreciating substantially in value.

The Troika
A general meaning of the Russian word troika (Cyrillic alphabet: тройка) is threesome, a collection of three. It may also mean:
- A three-horse drawn sled or carriage
- Troika (dance), a folk dance
- Troika's KL Condominium, 3 Towers which is another Norman Foster's masterpiece! :)
