St. Ann Court will be the newest office building at Harwood International Center. The 24-story glass and metal tower will be located at the corner of Harry Hines and Moody and will include the historic St. Ann School. Designed by architects Perkins and Will/CRA, the building has tapered sides and will contain several European style gardens. The design plan includes a restaurant in the historic St. Ann School building, a private museum and a “Rockefeller Center-style” garden over the parking garage.

So far, the Uptown building boom has focused on residential and retail.
But that may soon change. Developer Lincoln Property Co. is seeking tenants for the biggest office tower to be built in the area in more than a decade. Lincoln's building will have 400,000 square feet of space in 20 stories.

I like the Azure Condos with the trees on top, the pool, and the little waterfall on the corner. I also like how it is supposed to look at night, a lot of vibrant colors.

Congrats to Dallas for all of their projects.

I spent most of my life living in Dallas, including a long stint in the uptown area. There were so many green grass plots and parking lots among those wonderful 1980s skyscrapers. One of the great Dallas architects, Harwood K. Smith, once lamented about the open lots ruining the continuity of the downtown area.

Glad to see that people are developing a vision, especially on the North Side of Woodall Rodgers.

I like the Ritz-Carlton as well. Way different from the Toronto one. I feel the Toronto one will really blend in well and add to our skyline. Do you Dallas people feel the same about your Ritz?

Arts District to gain $100 million residential tower

Dallas' newest residential high-rise will be a standout in an exclusive neighborhood.

Located smack between the Nasher Sculpture Center and the Morton H. Meyerson Symphony Center, the 20-story Museum Tower has what developers hope is a one-of-a-kind address.

"We think we have an extraordinary site," said John Sughrue, whose Brook Partners is teaming up with investor Turtle Creek Holdings to build the $100 million tower. "It is in the true heart of the Arts District."

Indeed, it would be hard to find a more central location than the block between Pearl and Olive streets. The residential building will overlook the Nasher sculpture garden and tower over the nearby symphony hall and Dallas Museum of Art.

"Our aspiration was to design a residence that will offer a sophisticated urban lifestyle," Mr. Sughrue, who has developed other projects downtown, said Monday.

The sleek stone and glass building was designed by architect Rick del Monte with the Beck Group – who collaborated on the Nasher Sculpture Center and the new Hunt Consolidated tower a few blocks away on Woodall Rodgers Freeway. Booziotis & Co. Architects has been hired to work on the interior spaces.

Mr. Sughrue said the plan is to build a condo tower that "will complement our Arts District neighbors – more timeless than flamboyant."

The building is designed to contain between 100 and 125 condos, depending how large the buyers want. The units will range in size from around 900 square feet to 7,500 square feet and will be "priced competitively" with other luxury buildings in the market, the developers said. Most of those projects sell for between $450 and $600 per square foot, depending upon how elaborate the building is.

Along with the central building, the Museum Tower will include underground parking, a half-dozen low-rise townhouses directly across from the Nasher garden, a swimming pool and gardens for the residents. The north side of the building also faces one of the parks planned for across the freeway.

"We think this Woodall Rodgers Park will be a fabulous amenity to this building," said Robbie Briggs of Briggs Freeman Real Estate Brokerage, which is marketing the project. "We are appealing to people who are truly interested in good architecture and the Arts District."

Museum Tower is scheduled to start construction later this year and will take about 18 to 24 months to complete.

Because of its location, the building will be one of the most visible additions to the 20-block cultural district on the north side of downtown.

The Arts District is also seeing construction of the $275 million Dallas Center for Performing Arts and the $100 million One Arts Plaza building, which will house 7-Eleven's corporate offices, condos and retail space.

The timing for the Museum Tower couldn't be better, said Bill Lively, president of the Dallas Center for Performing Arts Foundation.

"This complement brings life into the district," Mr. Lively said. "In every case where these things work effectively, there is a residential component."

Planned in the 1980s, the Arts District was always designed for a variety of construction. But during the early years, the private-sector focus was on office space.

Eight years ago when Brook Partners bought the Museum Tower site, the plan was to do an office tower.

"When the Arts District was laid out, they sought a residential component," said Daniel Boeckman with Turtle Creek Holdings. "It's all coming together right now."

The bridge with the one tall arch and fancy latice work is under construction right now. The one with 3 arches begins early next year.

a reminder of the masterplan that obviously is not being followed exactly, but it gives you and idea of the concept(large urban village, with lots of retail, very close in scale to Victory, but more pedestrian friendly, and built around a subway station and trolley line.) The renderings above are on blocks 7A and 7B and are expected to break ground in the next couple of months(that means July in Dallasese). The last two construction pics are of block 7C(the last pic) and the block to the right of outlined "West Village" across Blackburn. The ZOM labelled building is the completed Mondrian.

Dallas's project looks pretty awesome. I agree as long as they really get serious comprehensively about being green.

I also like the "air rights" development, for lack of a better term, that you see on the Museum Tower Picture on Page 1 in the bottom left hand corner. You notice how the freeway has been "capped" over with a downtown park. Those are winners and more of those would be really good for large cities lacking greenspace or just to increase greenspace.

The Big Dig in Boston, the proposed freeway tunnel underneath Pasadena's Old Town, and a similar project in downton Charlotte with an interstate being capped, are really good opportunities to "reclaim" land with infill over freeways/interstates.

More of these are welcome.

Developers hope their new condo skyscraper will be a standout in Dallas' downtown Arts District.

To buy into the ultramodern high-rise, residents will need to come up with $1 million for the smallest unit.

"The 42-story condominium building is planned to overlook the new Woodall Rodgers park and will be constructed on Olive Street next to the Nasher Sculpture Center.

The $200 million cylindrical tower was designed by Los Angeles architect Johnson Fain. The exterior of the high-rise is composed of three kinds of glass panels that will overlap like the scales on a fish...."

"The Museum Tower developers plan to open a marketing center in the Arts District next month. They intend to break ground for the building early next year..."
