Yes I like the scheme plan location and sponsors.Scheme is a multi billion Rs project a huge plus for Golden triangle of real estate properties growth area(I call this area Golden triangle even though its not a true triangle .Area = Defence road on north canal on west and froze road .All area up to Sundar industrial estate)

My expectation was 30 lacs per kanal.For many months I was looking for that price to buy it.But now I plan to hold buy in it until official launch.May be company is just testing market and marketing with only few selected dealers with 46 lacs price tag as test.Looking if people will rush in to buy at 46.I will prefer to see what is official price when project is launched at big scale.I think market will heat up only after August 30.Then company may be able to sell at 46 .Before that it will be hard to sell it at 46.But i could be wrong.I have been very wrong lately in many predictions.This just add one more to those bad predications.I thought price will be 30 lacs.But 46 makes me think why not buy Sector C that is selling at 26 lacs per Kanal today and is currently under fastest development faster then any other scheme in Pakistan.Please don't rush to judgment too fast.May be there are more thing I don't know yet.May be 46 lacs is justified.So lets wait for official launch very soon.

Anyway it's a nice project and the reason why they build these communties outside of Lahore? Simple it's cheaper! They know Lahore is growing and won't stop growing; as the city extends North and South eventually Bahria Town and all these other "towns" will be ingulfed and correct me if I'm wrong won't the value of your plot increase?

well bahria lake city will be located in north east lahore, its not called lake view city, that was the name given by emaar, it will be called 'Bahria Lake City' and will be launched later next year.

Billion-dollar housing project in Lahore soon

LAHORE: A billion-dollar housing project, one of the largest in the country, is expected to take-off in a fortnight’s time at Raiwind Road Lahore with country’s half a dozen renowned industrial groups featuring as key investors.

The project, planned over thousands of kanals of land, has been dubbed a major breakthrough in Pakistan’s housing sector because experts from Western Europe will flank the developers of this mega venture.

Sources told The News Tuesday that a few high-profile political personalities from Punjab are also involved in the housing scheme, and have facilitated in removing red tape barriers.

With commencement of the Lahore Ring Road and steep hike in real-estate price during last few years, the investors are already gleeful that they have pocketed a good chunk of their initial investments without a brick being laid on the site.

The investors would not only churn money by selling exquisitely built European style villas, speculative trading on this site cannot be ruled.

Sources divulged that key players of Federation of Pakistan Chambers of Commerce and Industry (FPCCI) and All Pakistan Textile Mills Association (APTMA) hold stakes to the tune of billions of rupees in the upcoming project on Raiwind Road.

Pakistan’s largest business families, already occupy Raiwind Road, which has made it difficult for an ordinary multi-millionaire to exploit the profitability of the area after former Premier Nawaz Sharif had decided to construct a palace and some medical complexes. The Monnoos, led by Shahzada Alam Monnoo, was one of the first families to have set sails for the Raiwind Road along with the Sharifs. The Qazalbash family, the Alam Group, the Tata family, Guard Group, Ejaz Group, Rafi Group, Habib Rafique & Company, the Koochi Khan-led Haier Electronics and the Javed Iqbal-controlled Mayfair Group are some of the largest investors at this road.

Lahore: Lake City Holdings recently held a pre-launch briefing session. The event was organized to announce the largest even golf resort housing project developed in Lahore. Lake City has announced the booking for the first phase of Bella Vista.

How many lake cities are going on there? first time the name was used by a Duabi firm to develop a lake city near Ravi River. Then, Bahria Town also announced a Lake City. And, now, a totally diferent organisation is going on with the same name. Its baffling. Isnt there any proper rules for using title rights? And what about other lake cities in Lahore?

the other is lake view city, by bahria in north east lahore, but that will take a long time to be made.

The location of behria lake city is along BRB Canal from GT Road upto ravi syphon. One block shall be across Ravi River in Kala Khtai. The main villages in this lake city areas shall be LakhoDher, & Awan Dhai Wala.There is Huge network of canal distributaries in the area. It is much closer to old city. Shlimar Garden will not be more than 2 km from this lake city.
While city annouced by EMMAR is across Ravi. It shall start from Kala Khatai and end at Kala Shah Kaku interchange excluding the area of Shahdra. It will also include the area old Rana Town and main railway line.

Lake City Lahore Trip

Yesterday I managed to visit Lack City Holdings project on Raiwind Road Lahore. The purpose of this trip was to see the actual situation and give a brief report to brothers/sisters visiting this page.

I was hearing about this project about six months ago when one of my friend started his job related to accounts with Lake City Holding. He could not understand why these big businessmen have joined their hands to start this project which is so far from Lahore. For me it was not a strange decision as Lahore Master Plan shows Raiwind within Lahore. The developer's group did its home work properly. They bought all the required land and went for LDA approval before launching their product. This is certainly a good and transparent start. Although it is now a binding for every developer to provide each and every detail of its project before launching any housing project but LCH is the first one to act upon the new rules and regulations. Its yet not clear whether they have bought required land for their next phase about which they are claiming but it is obvious that they have either not applied for next phase or LDA did not approve it yet. They avoid discussing about their future project. I have been officially informed that they have only two Bela(s) in their project. You can easily guess what will, totally, be the size of Lake City Holdings.

Lake City Holding has launched its Bela Vista Housing project with aggressive campaign on print media as well as on multimedia. Their documentary played on cable networks and digital channels is impressive. Although they prepared it on same lines and actions which is of Bahria Town but it is much better than Bahria Town's documentary as far as quality of recording, script and sound recording is concerned. This lovely documentary makes a mind of every investor so one has some vision of the project when starts ones long journey on a rough Raiwind Road. Same was the situation of mine although I am not involved in any kind of investment in real estate business.

May be you people will not believe but it is a reality that I would have passed the project if a big board was not put on the main road. Until yet this great project could not construct a single room for their marketing office. Only less than half Kilometer road has been constructed which is even not enough for car parking of the visitors. They are still using a tent as an office for promoting and introducing their project. Yes! We were warmly welcomed and cold drink was offered. The young and professionally trained staff was there to provide required information. I introduced myself to one of the young man Mr. Wasi and requested him to listen me first before starting his presentation. I told him which was already available on their website or what were being presented in their documentary. After that he was requested to provide any information other than that but he very nicely said that he does not have any further information.
As there was no chance to visit the area (because there was not any WALKING PATH yet made) so we came back to our place.

On the project site one semi constructed small building, semi constructed main gate, less than half kilometer road and an office under tent was there which we could see.
Every thing else is on papers, in documentaries and in the minds of planners. The staff on site was not able to offer any broachers but a two page photo copied paper having information which is already available on website.

Now what can be suggested in present situation is:
1. The project seems to be a safe but a long term investment.
2. Intersted friends are suggested to take advantage of their Introductory Launch Offer but to avail this you will need to pay in lump sump.
3. One can start living there as soon as construction is started as Raiwind Road is already a busy road. I think at least 5 years are needed to have some one's dream house.
4. Although I have no doubts that Raiwind Road will ultimately have great look and quality development but for the time being it is NOT a proper road with good traffic controlling. There are too many PIND (villages) on Raiwind Road which does not give a nice look.
5. Almost all of Lake City Holdings directors are Seth (typical Pakistani businessmen) who are generally not good in spending money where it is NOT directly related to their profit so it does not seem possible that they will contribute in making Raiwind Road.
6. The rates of Lake City Holdings are too high especially when market is so cold.
7. As they have no track record so we have nothing to guess what and how will be delivered after (about) three years. In this situation the risk factor goes high.

So how much do you anticipate it will cost to build a 4 bedroom house on 1 kanal plot in lake city. I believe we can start building homes from 2008 onwards.

Is the pricing on this project reasonable ? Would you Lahori's say that 30-40 lakh is too much for 1 kanal plot ?

Once complete wont this be a project never seen like in pakistan before ? So i guess this is a good long term investment and nice place to live in the long run ?

What will the pollution be like considering Lahore is very bad with pollution ?

Since the Ring Road design has been changed and it is no where near the site of Lake City therefore this might not be such a good buy - at least in near future. Let prices fall - or let the project materialize first.

well it doesnt matter about the ring road, the area south west lahore is booming and it will be internation standards soon, gov will be forced to make new roads like the ring road connecting it to rest of lahore.

now that was tremadously quick, no project ever has sold so quick in pakistan, it sold like the palm island in dubai.

Plots are still available in this project. Only half sold yet I'm told by agents in the UK. To be honest it only has 2500 plots I'm amazed with the marketing they have done that it hasnt sold out yet.

Spoken to all the agents this morning in UK and also Dubai they say plots are available and price they quoting still is 30 lakh for 1 kanal and this deal has been extended.

It hasnt sold out. Spoke to one of Lake City representatives who has been in UK he said same thing there is a allocation for people in pakistan and seperate for UK.

Also sorry to say I dont think the ballot box system is going to be fair, I still believe the political people in pak will get the best plots! Its the way things work in pakistan.

I hate to be negative but there is alot of misleading info about this project going on. Lake City Holdings have been launching this in Dubai over the last week its been heavily marketed there also. Some sources in Dubai have told me this project so far has been a flop!

Yeah that is the official news by Lake City Holdings and no other source changes it, I dont care whether it has separate plots for foreigners or not, I have seen the Sold Out advert in the papers which said that bookings have now closed and I believe that, If someone had hired FBI or MI6 to find out whether its sold out or not they can believe what they say.

Plots available still as I purchased one last night for 30 lakhs. They have stopped the payment option of 40 lakh only taking booking for people whom prepared to pay in one go.

One of my close friends is dealing with this project and its still only half sold. This sold out business is a marketing stunt thats all!!!

I remember Creek City in Karachi sold out very quickly too and within a matter of weeks people were trading and reselling its property in the classifieds for a profit when construction hadnt even started yet.

I act as a property consultant for Dubai and I know about this project being heavily marketed in Dubai and UK. I know some very close friends associated with this project and who dealing with it they have said sales have been slower than expected especially considering amount of advertising done.

However i agree this is a good time to buy in pakistan as prices are low. I know some big Dubai developers that want to invest in Islamabad and Lahore.

Sold out or not eventually it will people that's not even a issue worth debating. *Sigh*

First Phase is only 50 % sold. I have been told by an insider. In my opinion this is still a great success considering the current market slump. If the society would have been launched in boom days then it would be 100% sold. You can still get plot in the society at booking price.

Islamabad is a city for the rich basically thanks to land prices. So that explains the population problem in Islamabad. Lake City wont have such a problem because they are not exactly for the rich as much as they are for the middle class.

land prices in islamabad juss shot up in the last 5 yrs.....takin it bak in early 90's the population wuz only 0.2 million of the 'urban' part!!

1.5 mil is nothing, bahria town sector c will have population of over 2 million itself in next 5 years, imagine what whole bahria town will have.

According to an advert. on TV Lake City holdings have started the bookings for Bella Vista Phase-II and Golf Villas-II. (All of the plots in Phase-I have been alloted to the buyers).

i think this might be a model of lake city? it was shown during an international exhibition on construction.

Are there any updates on this project? I remember that there was a flurry of activity around launch time, with roadshows in London and dubai, but havent heard of anything recently. Even the website seems to be a bit out of date...would appreciate if any of you guys know whats happening here

there will most probably be sidewalks, the pictures above are of the model villas.
and the pictures are of eden lifestyle villas, that have got some land inside lake city and are making an housing estate there, but those are not of the actual lake city what you see ads of, thats on the other side.
i visted this place in july and the development there is very good, it should be completed next year, there is also a new bahria town under construction right oppersite it, no info on that or any markting by bahria but construction was happening at full speed.

thses Eden villas are like every second house in DhA . they shud not have been inside lake city. its like chrysler hooking up with mercedes and ruining the benz image. lake city i thought was gonna built italian style villas etc. ok on other side but this eden crap sucks.....

yes, i agree. these are very good looking houses. I am a fan of Eden. There is room for improvement though. sideways and good recreational facilites for example.

will i have been to this place and i have seen sidewalks and excellent recreational facilites, dnt know were this picture was taking, probably model house.

they allready have a big park with good facilties for children and an open air theather there,

maybe they have sidewalk on one side of the road... :dunno:

Reminds me of the similar residential areas in the various Californian valleys. This is something for the mega rich, us commoners can't afford to live in Lake City.

A lot of work has been finished (70% to 80%) for some time now and my guess is around 200 to 300 families are already living there wonder what are they talking about

All the fraud companies were the ones promising metros and stuff like that. Another thing hindering projects is the current political crises that we are facing, due to which investors are leaving the country.

LAHORE: The Lake City Holdings (Pvt) Ltd, the premium land developers and Habib Rafiq (Pvt) Ltd, the leading infrastructural and development company, signed an agreement on 16th September 2008 to develop phase III of Bella Vista of Lake City situated 13 km Raiwind Road.

This Phase of development comprises of 3,000 plots of one kanal each (500yds). The infrastructure of this project is envisaged to be completed in one year. The Lake City Holdings (Pvt) Ltd and Habib Rafiq (Pvt) Ltd have been having business relationship for last two years wherein 1500 plots of Bella Vista phase I and II have been developed to highest standards set by Lake City within the time frame of two years for which handing over for phase I are being commenced from Dec 2008.

Zahid Rafiq Director Habib Rafiq (Pvt) while commenting on the new contract of phase II showed highest esteem for Lake City Holdings (Pvt.) Ltd and termed the experience of working of both management teams as exemplary and highly commendable.

The CEO of The Lake City Holdings (Pvt) Ltd, Gohar Ejaz, showed his total satisfaction of the works which were done by Habib Rafiq (Pvt) in its previous contract which has merited this decision to award this contract to Habib Rafiq (Pvt) Ltd and also lauded the role of project management of Meinhardt in the completion of Phase I and II works on time.
