Al July 11th, 2005, 01:57 PM This is what we'll probably be getting on the site of the old RAA building. The people working on Domain's next project. 18 Stories, 68m tall, retail (RAA), commercial and residential usage, 5 star greenhouse rating, and lots of glass! :) If OK'd should be completed by early 2008.

Pretty sure it'll go through as there's been a lot of consultation on it, so I'm really looking forward to seeing it go up.

But year too often good designs are left to smaller buildings and for some reason the ugly ones get built taller
AtD July 11th, 2005, 04:59 PM I personally like this one more than the older proposal. I don't know if it's just because this one has a better render out or because I like the glass. I wish it was taller though, but we can't have everything.

Adelarch July 12th, 2005, 12:35 AM so we're getting one tower after all - looks great. Even though its not that tall and has a large footprint, the bulk of the building is successfully broken up to a large extent by the articulation of the facade

Will December 23rd, 2005, 06:23 AM I was reading an article in the Sunday mail about the developers behind this project and there was a mention that this building will start construction midway through next year.
This is excellent news, and I'm confident that next year the CBD will have more cranes and construction! An excellent demonstration to interstate guests that Adelaide is capable of change.

CONSTRUCTION will begin in December on a $70 million apartment and office development in Hindmarsh Square.
The Conservatory, on the former RAA site, will feature retail space at ground level followed by four floors of ventilated car parking and five of commercial accommodation. Atop will be nine floors of residential space - 53 apartments and two multi-million dollar penthouses.
Touted by developers as the first multi-purpose building of its kind in Australia, the 19-storey project aims to achieve up to a 95 per cent reduction in common energy consumption.
Energy saving initiatives include free on-site electricity generated by solar panels on the north facade and a natural gas-fired turbine, water provided by two 12 kL rainwater tanks and a cut in electricity costs from motion sensor lighting.
Premier Mike Rann has applauded the green technology approach of the developers, Babcock and Brown and Hines Group.

Ground floor retail, followed by office floors finishing with resi on the top floors. Awesome potential for 100m plus towers in the future. Not to mention its green energy rating. I take my hat off to the designers of this great project. Well done!!

beamer85 July 14th, 2006, 12:59 AM Went to the launch last night...It was very elaborate and definately marketed towards the high rollers. Prices start from ..... $500,0000 for 1 bedroom apartment to $2.5 Mill + for penthouse. Judging from the crowd last night these will get sold in no time even at these prices everyone was in love with it. The display villige is now open to and is definately worth having a look at. These apartments are huge in comparision to others on the market.

It is a fair bit considering how much these apartments are going for. They would just have to sell enough apartments to cover costs before they start construction so I guess it depends what that percentage is. I am sure with Adelaide being so conservative as we are, the developers would expect a lot of sales from people wanting to look at the actual apartment that they are purchasing.

Serious? With the shortfall in student accomodation in Adelaide and the shortfall in rental accomodation I would say that there are always people willing to buy into Adelaide's apartment market. There is also no oversupply of apartments that's for sure!

i think we really need to differentiate between low cost student accomodation and A-class apartments. I wouldnt be investing my money in the latter for the next few years as prices may or stagnate or fall.
I have known several examples of the value of Glenelg apartments dropping in value already as well as projects cancelled due to low demand.
While the city is slightly different, i would say the bulk of the demand there would be for student style accomodation - of which this is not.
And you said it yourself, these apartments are just too expensive.

The car park section could look bad, or really good depending on the glass used etc. The title needs to be changed with its height etc too. It is not far of 70 metres in height is it? It will make a nice impact from the north, east and southern views of the CBD.

It's a pretty impressive building, the deep blue glass is makes this building very attractive and adds a some height to the Hindmarsh Square area:)
the only negative this has is that its design could have been made a bit more interesting instead of just a big glass box
