it's not bad...but dang Another mall...? how many malls do they need...LOL...
i really think they should build BIG mall for the airport..and remodeled the airport too

yeap they are coz last time they offered ma mom a unit in the mall.. but i dont see any construction yet evrytime i pass the airport,, fyi the mall is separated with the airport

This area, Mutiara Taman Palem, has grown so much in terms of population that their land price experienced an exponential increase.
If you bought in end 2005 or early 2006, a 21/2-storey shophouse would set you IDR425million (about USD42k -using 2005 USD-IDR exchange rate). Now the same shophouses are price-listed at IDR1.25billion (about USD147k-using 2011 USD-IDR exchange rate). While some might argue it's a price-listed, let's dissect further. The last 5 recorded transactions (2nd hand shophouses) averaged IDR1.165billion, still an excellent rate of return!

The land would cost you IDR2.5million/sq m back in 2005, now it's being transacted at IDR6.5million/sq m. While in the new area (by the side of it, Golf Lake Residence, Cengkareng), developer, Agung Sedayu, charges just under IDR10million/ sq m (without building area!).

This area still has huge potential with at least 5 middle-class (average annual income of IDR120million or USD13k) real estates just across the road (Taman Palem Lestari, Citra 2, Citra 2 ext, Citra 3, Citra 5, Citra 6, Surya 2, Surya 3, Surya 5, Daan Mogot Baru, Duta Garden with total population close to 100000 if not more).

I choose Taman Semanan or Daan Mogot Baru rather than Taman Palem. The 450mio (2005) vs 1.2bio (2011) is what happened in both area (not a price list). Both also had the same access to JORR (in fact a better access in-out JORR than palem area)

Also, dont forget that Taman Semanan (still) have a push factor for its CBD project (West One City) and Daan Mogot Baru with its SkyTerrace Apartment and (soon) Office Park. I'm not sure what is Palem's recent development planning or if its still have any land bank. Just my 2cents.
