PT Pluit Propertindo mengucurkan dana Rp 800 miliar untuk mengembangkan proyek properti Emporium Pluit Mall di Jalan Pluit Selatan Raya, Jakarta Utara. Emporium Pluit Mall merupakan perpaduan antara shopping mall dan hotel delapan lantai.

Pluit Propertindo adalah anak perusahaan yang dibentuk oleh Agung Podomoro Group (APG) dan PT Jakarta Propertindo, badan usaha milik daerah DKI Jakarta. Proyek Emporium Pluit Mall rencananya berdiri pada lahan seluas tiga hektare di Kawasan Niaga Terpadu (Central Business District/CBD) Pluit.

General Manager Pluit Propertindo Setiawan Susilo mengungkapkan, Emporium Pluit Mall rencananya membangun 300 gerai shopping mall. Pengembang rencananya menyewakan seluruh ruangan kepada konsumen.

“Khusus shopping mall, kami tidak bisa memberikan keterangan berapa harga sewa per m²-nya, semua bergantung pada tenant yang akan menyewa gerai. Untuk Emporium Pluit Mall, kami benar-benar menerapkan sistem mal 100%,” kata Setiawan kepada Investor Daily di Jakarta, Senin (19/6).

Sedangkan untuk pengembangan hotel, Setiawan mengatakan, Pluit Propertindo akan membangun 300 kamar. Untuk mengelola hotel tersebut, saat ini pengembang menjajaki kerjasama dengan operator hotel terkemuka.

“Proyek ini telah dimulai Minggu (18/6). Rencananya, keseluruhan proyek Emporium Pluit Mall akan rampung pertengahan 2008,” ujar dia.

Konsep yang ditawarkan Emporium Pluit Mall hampir mirip dengan konsep Ciputra Mal (Citra Land) yang terletak di Jalan S Parman, Grogol, Jakarta Barat. Pengembang mengadopsi model Ciputra Mall di mana hotel berada persis di atas bangunan mal.

“Kami berharap, tingkat okupansi untuk mal akan bisa terisi penuh sebelum bangunan tersebut beroperasi secara keseluruhan pada 2008,” ujar dia.

Pilihan Tepat

Secara terpisah, Direktur Eksekutif Indonesia Property Watch (IPW) Ali Tranghanda menilai, langkah APG dan Jakarta Propertindo mengembangkan proyek pusat belanja di kawasan Pluit adalah pilihan tepat. Saat ini di kawasan tersebut hanya ada satu mal yang eksis, yaitu Mega Mall Pluit yang dimiliki Grup Lippo.

“Pemilihan lokasi oleh Pluit Propertindo cukup bagus. Emporium Pluit Mall yang berdekatan dengan CBD Pulit nantinya mempunyai pangsa pasar tersendiri,” ujar Ali.

Ali menjelaskan, saat ini tingkat hunian Mega Mall Pluit sudah cukup padat, sementara pihak pengelola mal tersebut tidak bisa menyediakan area perbelanjaan lagi bagi para tenant yang lain. Bahkan, menurut Ali, saat ini terjadi antrean panjang bagi konsumen yang ingin menyewa gerai di Mega Mall Pluit. “Hadirnya Emporium Pluit Mall, sedikit banyak akan menyedot pasar yang ada di Mega Mall Pluit,” ujarnya.

Sebelum menggarap Emporium Pluit Mall, APG dan Jakarta Propertindo dengan bendera PT Griya Emas Sejati, mengembangkan CBD Pluit. Proyek yang digarap sejak dua tahun lalu itu rencananya akan mengintegrasikan sejumlah proyek. Dengan lahan tidak kurang dari 14 hektare, CBD Pluit terdiri atas proyek apartemen, rumah toko, garden house, town house, boutique office, office building dan fasilitas pendukung lainnya. (c82)

^^ Soalnya ukuran bangunan baru nya lumayan besar .... Aku pernah lewat Jalan di depannya .... Proyeknya memang sangatttt besar . Kalau dipoto dari Jalan emang ketahuan banget :) ...

dan merubah daerah pluit area tsb dari ruko2x tak beraturan menjadi bangunan gedung besar2x...yg beraturan...+menambah lapangan pekerjaan n kemacetan jg...

Ooooo, itu bukan APG. Tapi Jakarta Propertindo. Mereka itu dulunya pengurus pluit pada tahun 1980an. Untuk EPM, mereka partner sama APG. Kalo PV, mereka sebenarnya partneran (JakPropertindo&PacificStarPropertiesLtd) dulu, sebelum di takeover sama Lippo Group.

Actually, Plaza Senayan XXI and Pondok Indah XXI is also quite good. The small but stylist is Djakarta XXI is also quite good.

i've never been to PIM XXI before because it's way too far from my place.

plaza senayan XXI is good as well, but it is a bit more expensive, comparing to puri XXI that has exactly the same quality. also, studio 6-8 plaza senayan are slightly smaller than the small studios that puri XXI has. i would prefer senayan city XXI rather than plaza senayan XXI.

djakarta XXI is used to be good, but since the big studio 1 were turned into ballroom XXI, that cinema only has 2 studios with not-too-big capacity each. for this, i think gajah mada 21 is slightly better, with a cheaper price and more capacity in each studio.

anggrek XXI is the worst. yes i agree. but ironically, i watch movies at that place a lot, because almost all my friends live near taman anggrek.

desain atrium dan tata letak lika-liku bangunannya mengingatkan gua pada 3 mall; taman anggrek, senayan city, dan pacific place. paling mirip senayan city sih, hanya dalam skala yang lebih kecil.

i couldn't take more photos, as taking photos aren't allowed inside the cinema. so i was hiding from the guard when i took those photos, standing in the various crowded corners.

just got back from emporium again. this time, the condition was totally different from yesterday. some shops have opened, and it wasn't really that dead there.

food court and gramedia are already in-operation. however, the guards didn't allow me to take pictures inside gramedia.

the arsitek team of emporium has finish idea,they copy cat interior of lobby, lift, escalator, also design of color n food court style its same with senayan city...
by the way how much ticket movie at XXI imporium...??

same as pluit junction; 15,000 IDR monday-friday and 25,000 IDR saturday-sunday.

emporium pluit XXI will also have 2 premiere studios, which are still under construction now.

btw, opposite the studios area, there are windows with a view of pluit junction building. very nice.

yang gua inget sih mie tarik lekker, ta yang express atau apa gitu. itu salah satu toko pajangan di lantai bagian furniture. gua lupa nama tokonya apa.

btw, tadi pulang kerja kesana lagi makan dan nonton. trus foto 3 statues yang ada di pintu masuk lagi. kali ini slightly better, walo masih dengan posisi yang sama.

ah menurut gua seibu sama sogo gak beda jauh. gua liat-liat sebagian besar merek yang ada di seibu ada di sogo juga. harganya juga berkisar segituan. sebelum ada harvey nichols di GI pada ngira seibu tuh kelas atas. cuma sekarang mah 11-12 aja sama sogo.

the interior design is not as impressive as a thought it would be. matahari pluit village has a slightly more attractive interior, but SOGO is a lot more spacious and comfortable than matahari.

and unfortunately, SOGO Emporium doesn't have food hall supermarket with it.

ralat; setelah gua liat, ternyata logo SOGO kalo daytime ijo, tapi kalo night time lampunya nyala jadi merah. yang di empo sama PS gua liatnya sih gitu.

btw Emporium Pluit target pasarnya buat apa ya?soalnya ada department store middle high internasional (SOGO) dan ada juga hypermart(Carreffour).Jarang2 mal yang pakai konsep begini..berarti bisa diartikan sebagai A minus mall ya?

paris van java bandung juga menggabungkan carrefour dan SOGO.

kira-kira emporium ini setara mal kelapa gading deh kelasnya.

then better i shopping at matahari pluit Village + if all branch inside Sogo its not different too with Matahari pluit Village....otherwise both place at pluit area too...
