View Full Version : MEGA project by Massimiliano Fuksas for Vilnius???
Edd July 14th, 2005, 09:22 PM "ŪBIG" togeather with "Hanner" today officially proposed ~200 mio EUR project (the sum is aproximate and investors said that they'll invest as much money as there will be needed). The whole complex consists of: 21 000-29 000 places stadium with sliding roof, ~2000 places congress center, 3 and 5 star hotels, office building, etc. The architect is Massimiliano Fuksas. Personally I still can't believe it and I'm quite sure that it'll not be approved since they plan to demolish old sport hall (municipality some time ago said that they'll not allow to do so) and those high-rises will be too close to old town.
Anyway this seems for me somehow unreal although investors are very real and they officialy proposed this project in municipality of Vilnius today.
I hope for the best. :)
Maybe anyone can get more renderings?

There are no posibilities that it'll be realised - tallest tower is in a distance of ~50 meters from old town.

pablonis July 17th, 2005, 12:50 AM somehow i do believe, that this project with some modifications on those highrises will be realized, they already own the spots hall, zalgiris stadium and the land around, and that guy from "UBIG" (Vladimiras Romanovas) is to rich and to serious to make jokes like that
John July 17th, 2005, 01:33 AM I really hope you are right Pabloni, this project is without a doubt the most interesting urban idea in Vilnius ever. This would be a unique world-class center which could be built in London, Paris, NYC or Shanghai and make these cities proud of having something like this. If Vilnius gets this it would be something beyound the most optimistic dreams of mine. :D
Btw, according to the article the 5* hotel is planned to have 400 rooms what means it would be the biggest hotel in Vilnius (currently the biggest one is Reval Hotel Lietuva whic has 290 rooms). Oh well I can't wait more news about this project. :)

he is owner of "Ūkio" bank (estimated property ~0,5 billion euros and grows very fast, 58% last year), is also shareholder of biggest alumina factory in the world in Nikolajev(Ukraine), also some lithuanian comapany's, four football clubs (lithuanian champion FBK 'Kaunas', Edinbourgh 'Hearts' (paid around 30 million pounds for it) and also two clubs in Belarus and Moldova (dont know what clubs), .... all in all he is really rich, also i saw few days ago on the news journalist asked him about this project and he said that he is very serious about this and by his calculations this project should earn him (and his partners) as he said "už kiekvieną investuotą litą turėtume gauti po litą pelno", short translation: ~200 million euros

It was only said that the height of buildings will be lower than of Gediminas castle.
But this project as we see in renderings will not be aproved anyway. That's why I think so:
Heritage protectors didn't allow to build 8 floor building just next to the place where tallest building is planned in this project. So there is probably no posibilities that so high buildings will be approved.
I think that this project will be changed to a low-rise version maybe with few smaller high-rises further from old town. Anyway even if there will be low-rise buildings instead of these high-rises it'll still be a great project.

I doubt the location can be changed since the project is meant just for that. About controversy I agree, but there's a little hope some illogic laws will be changed and other projects would emerge either. About arena, they believe Zalgirio stadium will be the main and the only big stadium in the city.
Edd July 18th, 2005, 11:03 AM Investors own that ugly sport hall building and land around it that's why that place was chosen. And there is only one normal stadium in Vilnius which has only ~5000 places so Vilnius needs new stadium very much.

Fuksas said that such project in western Europe costs about 500 mio EUR, in Lithuania investitions for it could reach about 300 mio EUR. Most known Lithuanian architects ( Ambrasas, Palekas, Pempė ) gave quite negative opinions about this project - I think it's because that they feel that they are left outside of this huge project.
E.g. it was written something like that: "architect Pempe was shocked that such tall buildings were proposed next to Gediminas castle". Btw, architect Pempe is a looser himself - he is an author of "Delfinas" apartaments.
Anyway it just shows that the project is unreal to be realised as it is planned.

_keen_ July 19th, 2005, 12:01 PM It is simple impossible... It can't be done and never will. The project is simple too big. It is too much undertaking. They probably split project in peaces and maybe they will build a stadium and a conference hall in ~7 years. That alone would be huge achievement.

Yes, it's a longer term project. I think that it'll be something like this: at first it'll take some time to argue with heritage protectors, then it'll take some time to change all project to a low-rise version, then after some time it'll finally be approved. Then it'll take lots of time to build everything. In article it was written like this:
"Investors talk about terms very carefully. A. Zuokas (the mayor of Vilnius) said that congress center should be finished in 2009 year, maybe only some interior works will be left."

At least Zalgiris stadium could get sliding roof??? This story is a bit similar (but of much larger scale) than that of Skonto in Riga. Skonto in order to get the sliding roof will build two highrises too - to generate the profit. Heritage inspectors not heard yet.
Edd July 19th, 2005, 08:13 PM ^ I think I am more realist or maybe even optimist (without quotes ;)). Stadium of Zalgiris most likely will get sliding roof since the talks about that sliding roof are very old and there were never mentioned any versions of Zalgiris stadium without that roof.
BobDaBuilder July 20th, 2005, 03:07 AM Impressive. Do Lithuanian football clubs draw 20-30k gates ever? The national team would pull a decent gate when they play but that size stadia in Vilnius seems excessive.
However, if it is affordable, then bring it on. Looks fantastic.
Edd July 22nd, 2005, 12:27 AM Architects Association of Lithuania published their opinion about the project: tall buildings should not be allowed there and old Sport hall should not be demolished. Generally it means that they're strictly against this whole project. Btw, it was mentioned that the tallest proposed high-rise in project was 60 meters high - so those high-rises are quite short.
