I saw this new Megaworld project in the papers today... haha here's the full page ad I scanned. it wasn't on the Megaworld site yet...

it looks like a slimmer, more attractive version of Greenbelt Parkplace. I'm not sure if it's two towers though or just one. maybe kinda like Rockwell's Manansala...

but yeah, this is for sure another one of the better looking Megaworld condos. not as glassy as the Bellagio triplets but definitely much much better than the Forbestown Heights neighbors. haha! it's gonna be in the same little Forbes Town Center too, btw...

It better be an attractive, properly painted version of Greenbelt Parkplace.... I guess this is an expansion to the current Forbes Town smalls?

Seems like a cross between Manansala and GB Parkplace.
It's actually beautiful with the massively landscaped surroundings and the massive podium. Plus, there are restaurants and stores in its podium. :)

well... thomasian says it's on the other side of Forbeswood Heights, but according to that map in the first photo, it's directly below where aaron thinks the location is....that it won't be facing the Golf Course :?

oh... okay. haha so they get a view of the golf course from Forbeswood Parklane till they fill up that reserved lot beside the Bellagios. haha that little Forbes Town cluster is coming along pretty fast now...

yeah, just like One McKinley which currently has a view of Manila Golf.
But that's until The Icon Residences gets built and partially block their golf course view.

yes...around 15 buildings...stamford is the first structure facing I think the villas...watch out for the announcement by Jan 30 tuesday...megaworld cocktail party...free food and wine...from 6pm -10 pm..everyone is invited..look for me michael...the cutest guy you will see...hehehehe...

Announcement will be made jan 30 ...hint...stamford 2...with 1 bedroom ad 2 bedrooms and one in global city...sold out na kasi lahat ng project nila from bellagio 1-2-3 and parklane 1-2..of course forbes town..sold out talaga...actually you can sell by increasing 500K now sa forbes town..

when is this project going to start construction?

today... as I was parking on the Parklane lot, I was surprised to see that there is a backhoe parked there and a red tape cordons half of the lot nearest to Forbeswood... there is also a pile of coco wood on the cordoned area...

and so, probably in the next few days.. they'll be fencing the area and start digging.... and that means less parking space near Net Square... wahhh!!!!

I was looking at the Megaworld website and I'm surprised to see that Forbeswood Parklane was listed under their completed project.... and so, isn't it that this construction site is for Parklane? or is it a different project?

Megaworld is now free to develop the rest of Forbestown with golf views now that STI is moving to University Park also in BGC.

STI to put up 8-story academic center

Information technology school STI is putting up an eight-storey modern Academic Center in the growing Bonifacio Global City in Taguig as part of its P1.5 billion expansion program.

STI was awarded a lease contract by the Bases Conversion Development Authority over a 2,632 square meter lot in Bonifacio Global City after edging out the other bidder Britesparks International School.

The Academic Center will house a modern school offering technical/vocational baccalaureate and post-graduate programs, a research center and development center and state-of-the-art gymnasium.

STI president and chief executive officer Monico Jacob said the building is slated for completion next year.

“The completion of the STI Academic Center in Bonifacio Global City is the best way for the whole STI community to celebrate its silver anniversary in 2008. It marks another milestone for STI as it continues to be a leading institution in human resource development in the country,” Jacob said.

The Academic Center lot is located at the entrance of the University Park/Institutional Area along 32nd Avenue, one of the main thoroughfares in Global City, and directly across the retail hubs of Market!Market!, Serendra and Bonifacio High Street.

The bidding, however, is subject of a Congressional inquiry.

Britesparks was declared “non-compliant” for failure to comply with some provisions of the Terms of Reference (TOR) for the bidding, especially on the minimum upfront cash requirement. For one, Britesparks’ proposal showed an upfront cash of only P3 million, short of P553,200 to meet the minimum requirement of P3,553,200.

On the other hand, STI proposed an upfront cash of P6.04 million, the BCDA said.

STI recently put up the DLS-STI Megaclinic in Megamall, invested in Delos Santos-STI Medical center and acquired properties in various areas nationwide for future expansion.

Throughout its more than 20 years of experience in ICT-centered education, STI has developed a comprehensive portfolio of bachelor courses, diploma, and certificate programs in the field of Information and Communications Technology, Healthcare, Business, Education, and Engineering.

I'll try taking a picture this week or maybe next week when the weather clears up.... I don't like raindrops on the windows when I take pictures..:D but anyways, Parklane has now began constructing its foundation... concrete bars are now erected in the ditches for its pillars and work is continuous....

^^ I guess one of them will be for the unit owners, while the other will be public parking for Forbestown Center customers. Remember, Forbestown is intended not just as a retail for the condo owners of Forbestown, but also for the whole of BGC and its visitors, so public parking is definitely essential.

my educated guess will be, basement parking will be for the tenants, and podium parking will be for the public who's visiting forbestown's commercial area.

No, just like in Eastwood Excelsior Towers, three basement parking levels and three above ground parking levels. So as the people who will actually park neither have to drive so deep or too high. I assume public parking will be the ones closest to the ground floor either up or down.

Doesn't look like it because the 2nd to 4th levels have lower ceiling height, rendering it as parking space. MetropolitanBoy seems right.

^^ Wow 22 units per floor sa Parklane - Yikes ang dami naman niyan! With how the lot prices in Fort Boni have escalated lately, I would think it's a sales strategy by developers since mas mura kasi to sell the smaller size units eh and it is easy enough naman to combine units to create a 2 bdrm unit if there is indeed more demand for those bigger size units in the said project. The major drawback in such a scheme/format is that there will be less privacy since there are more no# of units per floor at malamang unahan din yan sa elevator sa umaga. Just my two cents of course.

Your comment about Forbeswood Parklane is true. I would have had 2nd thoughts in buying there. Yun na nga lang sa Forbeswood Heights, eh 12 units per floor. Nadadamihan na rin ako. Tapos 2 elevators lang. There are always trade-offs, of course. The less dense, then I presume more expensive. I guess this does not apply to "BTO" projects.

i really like BTOs. 8 units per floor, 3 elevators. Cynch describes them as "very private and very exclusive." :okay:

i agree. mas madali kasing ibenta ang smaller units. and with the rate sa bgc now, mas madali for them to sell 36sqm studios. saka madali namang i-combine.

not with forbeswood height, i think. dahil eversince, mas mababa ang per sqm ng forbeswood height as compared to bel towers and parklane. parklane is a bit mababa naman ang per sqm than bel. hope this helps.

why is it they separated the construction of tower 1 and 2, since tower 1 and 2 are connected and share elevators? would that mean tower 1 will have to wait for tower 2 to be built to be fully functional? i wonder... ohh.. i have to ask that...

Yes. Its like Bellagio 1 and 2. They share the same road network thats why Bellagio 1 will be turned over on October 2008 and Bellagio 2 December 2008. Bizarre but true.

^^ oic.. i know.. but that's not what i mean.. kasi yung parklane magkadikit yung tower 1 and 2, unlike sa bellagio na magkahiwalay.. parklane tower 1 and 2 share elevators and the amenities as well.. its weird that they have not constructed it at the same time.. even at least up until the podium level.. i wonder..

well this is my idea. since each tower will have different budget and timeline, then it will be odd to see the rebars of tower 2 sticking out of the common podium and wait till the first tower gets topped off or till the preselling reaches certain stage or unit take up, and resume the construction of second tower and so on. baka kasi bumaba ang integrity nung structure if left out for certain period. gagastos pa sa nondestructive tests and all that. so to be sure, they start each tower from underground up one at a time rather than building the common podium first. my idea lang naman.

it could be. those squares at the podium level are actually billboards kunyari D&G etc, so it should be a mall para maglagay sila ng billboards sa rendering, i think hehe.

If that is a mall... maybe size of Podium in ortigas it might be ok...
Specially if the Forbeswood Parkway commercial area is up and running...

I wonder will they be able to put enough parking spaces...
One thing nice about that section of BGC is that it is quiet and away from traffic...
If they put up a mall - I wonder if that would make if busy like the Bonifacio High Street area...

The of the podium loks like a very awesome place to put a cafe or a restaurant...
would be a very relaxing view while eating...

well this is my idea. since each tower will have different budget and timeline, then it will be odd to see the rebars of tower 2 sticking out of the common podium and wait till the first tower gets topped off or till the preselling reaches certain stage or unit take up, and resume the construction of second tower and so on. baka kasi bumaba ang integrity nung structure if left out for certain period. gagastos pa sa nondestructive tests and all that. so to be sure, they start each tower from underground up one at a time rather than building the common podium first. my idea lang naman.

oic.. possibly.. available units there are only 1br and studios, many of them facing bgc. but both towers are more than 75% sold.

Hire a professional? Why don't we in SSC just put up a "Construction Update" website for all the projects sprouting around the metro? Pics will be contributed and posted by SSC forum members. And the best part? All these developers will have to pay members a fee for doing their jobs for them! (I'm not being sarcastic when I say that. Not! :nuts:)

but in parklane, i know for a fact that you can combine units to make a 2br unit, such as 2 studio units or a 1br and a studio unit. however, you would be paying for two units at once. forbeswood parklane is the last project in FTC wherein they allow buyers to combine units.

^^ i agree.. this project moved slower than the bellagio's but its rising fast now.. megaworld has so many projects right now.. imho, if they can focus their funds on 2-3 projects at a time, then they can turnover faster.. take note that Forbeswood heights was delayed for a year.. other than that, imho, mw is second to ali in terms of property development. (for urban residential living, i guess its g&w)

for the building heights, i guess only the insiders can ask this from the engineering/operations department. but if you are an investor, chances are, they will be more than willing to provide you the info. as for us here at SSC, we can only do estimates based on the details disclosed by the developer. for example the floor to ceiling height, then calculate the building height from that. :)

^^ we can give you that. but a buyer must request that from the technical dept first. its a lengthy process, if you would really like to get the complete specs.. but they will only provide specs that concerns your specific unit, they may not provide the specs for the whole building.. possibly wiring diagrams, etc.

Actually mukhang parang half pa nga lang ng tower 1 yung ginagawa, eh tower 1 is just half of the project, so that makes it only a quarter of it FWP. :nuts:

^^ the north wing is what we are currently seeing.. generally, parklane has 11 units per wing. 22 units per floor. 5 elevators, 4 pax, 1 service. 3 stairwells. you could say that the elevators are suffice.

ok, we knew it. you're driving while you took that "anorexic" side of the tower. :lol: the truth is, most residential towers are thin on one side and expansive on the other. in this way, the view of each tower is maximixed. most McKinley Hill residentials are exceptions where towers are squarish, offering very limited view to each unit.

forgive me but there's something i don't like about this project. it's the podium. it looks very much like Paseo Parkview. Parking levels are very conspicuous. you don't have this feel of grand welcome as you enter the tower. just my speculation based on the scale models i've seen. i hope im wrong.

1/3 pa lang yung nakikita natin na 25 floors. The other third is already in ground floor. The last third is still in the foundation phase.

I dont mind the podium. As long as its done well, its ok. Im sure sa finishing babawi.

Bellagio 1,2,3 and FWH all doesnt have any podiums. I wonder why they built podiums again for FW Parklane and 8th Forbes Road.

Megaworld continues to be optimistic about the property market with reservation sales projected to hit record level of P24 billion by year-end. The company has one of the most extensive landbank in Metro Manila and is the largest provider of mid-income housing in the country.

Its project includes the Newport City in Pasay, Manhattan Gardens in Quezon City, McKinley Hill in Taguig City, and Greenbelt Excelsior and Greenbelt Chancellor in Makati City.

“This is a good example of what a strong partnership with BDO can produce. Our leading position in providing mid-income housing fits well with BDO’s strategy of growing its residential mortgage portfolio. The BDO relationship has grown together with our business,” said Megaworld chairman Andrew Tan.

BDO, meanwhile, has a total loan portfolio of P291.8 billion.

Last month, Megaworld said it is building a dormitory-type residential building targeted at people working in call centers and outsourcing companies in McKinley Hill in Fort Bonifacio.

Jericho Go, Megaworld’s first vice president, said Woodridge will become open for occupancy as early as this year.

Woodridge is located at the heart of McKinley Hill, a sprawling area located at The Fort and being billed by Megaworld comparable to Eastwood City in Libis, Quezon City, now an outsourcing hub.

Megaworld is also developing the 15,000-hectare area into an outsourcing hub combining office and residential properties, including malls and schools.

“We are signing a lease with the company, not with their employees,” Go said in a recent industry briefing. Among those that have located operations in McKinley Hill are Accenture, Lawson, Ericsson and HP.

The rooms will measure 264-square meter each, fully furnished and can accommodate up to four people. Go projects rent will be P4,000 a month per occupant.

“Our studies show that people in the call center industry who live away from work spend an average of P3,000 a month on transportation, not to mention two to three hours of commute,” Go said.

"For an extra thousand pesos, they could take those hours back,” he said.

Go added that Megaworld will be providing Citylink shuttle buses that would link McKinley Hill with Eastwood City.

From the renderings, it looks like Forbeswood Parklane is floor to ceiling. This condo is beginning to look like Manansala in Rockwell. Forbestown is shaping up so well. Im excited to see at how the commercial strip is shaping up.

it really did have a bad artist render... but now that its being built, and with the result we saw in the bellagios, it seems like it will look better than the render.... megaworld's quality issues may be history after all...

Passed by Parklane last Sunday. Building 1 has now topped off and i guess on the finishing phase already. They are now installing the window glasses in the lower floors.It's looking great. Dec. 2009 for building 1 is attainable. It might even be earlier. Building 2 however might still take some more time. I just can't imagine how they will turn over building 1 units while work in building 2 is on-going as the two buildings are connected.

Ganda ng Forbeswood Parklane. Better yung view sa side sa may park. It is turning out better than the render.

I hope they do a good job in the park lagoon sa harap niya. That would really be a treat for Forbestown commercial area shoppers.

Thanks for all the recent pics. I've just purchased a unit on Tower 2 on the 33rd floor, Unit E. Anyone have any recent pictures of the building facing Global City? What building is in front of the Forbeswood Parklane on Rizal Drive? Any other feedback or comments would be appreciated. Cheers!

^^ It's not just the Rizal Drive side that faces a park (with a parking lot), the other side facing Forbes Town Road has a park (with a lagoon) sandwiched between Forbes Town Road and Forbeswood Parklane's retail arcade.

There's a catch though as the northern-end of the park is labeled "reserved for future development" so it may end up having a building on it which I'm guessing could be a lowrise BPO development like the 1880 and 1800 Eastwood Avenue buildings since there's no office component in Forbes Town yet.

If that would be the case. I don't think it would be a bad thing since the park and lagoon fronting Eastwood Mall ended up looking really pretty despite being sandwiched between four towers sitting on a podium mall and a low-rise BPO building.

Actually, one clarification, Tower 2 facing Rizal Drive corner unit next to McDonald's will those units have a window next facing the stairwell? So, the E units on the corner I am assuming will have two windows one facing Rizal Drive, the other facing McDonalds. Based on the floor plan I don't see a window facing McDonalds? However, based on one of the pics posted by "TC", there seems to be a window?

Could someone post a new photo of Forbeswood Parklane. Have both towers been topped out? I am US citizen married to Filipina and bought unit on 27th floor of tower 1. Is work on schedule? I bought unit as an investment but after seeing so many condos for sale I am a little worried. Turnover is in 6 months with 6 month grace period with tower 2 scheduled 6 months later. Thanks for the help.

Only tower 1 has topped off so far. Tower 2 is nearing its peak though. My agent told me that construction would most probably consume the 6 months grace period. In what tower is your unit? Tower 2 turn over will most probably be Dec. 2011 while tower 1 could be in the end of this year. I'll try take some pics when I pass by the building hopefully this weekend.

its a shame that the Fort is "almost" complete and an ICONIC building still eludes us due to financial considerations overriding aesthetic priorities...maybe the Mind Museum or the Grand Hyatt may win the accolade...then again theres still time with the Jusmag area..but so far nothing in the Fort nor the Upper McKinley area to write about

Before the urban decay Taft Avenue from the Post Office to Edsa was envisioned to be our Champs Elysees..it was wide and long enough.The houses were mansions.

Ayala Avenue failed with poor architecture.

5th Avenue in the Fort could have been and still can.. Everything built so far is ok and the greenery has not all disappeared and Hyundai is removable. DOES THE DEVELOPER HAVE THE DREAM?...this is probably Manilas last chance since Roxas Blvd will never happen since there are far too many private owners to have a cohesive plan.

i dont like what they have done so far in hotels...so i dont have elevated expectations. Edsa Shang , Traders and Mkati shang are really very very ordinary non-descript structures. St Francis looks nice though.

Like Dunamis, I too have quite high hopes for the Shangri-La at the Fort. Kuok/Shang's St.Francis project is turning out to be very nice and really beautiful and if that project is any indication of things to come from this developer, I for one am really excited and looking forward to their up-coming Hotel/Residential project in BGC. After seeing how St. Francis is turning out, my expectations are now quite high that Shangri-La at the Fort will likewise turn out to be just as nice/beautiful and something really special that we, Filipinos, can truly be proud of. :banana: :banana: :banana:

Forbeswood Parklane looks good like the Bellagios and 8 Forbestown. It is more classic though.

Its very similar to the Manansala in Rockwell although much thinner in appearance.
