CULWULLA February 5th, 2003, 11:19 PM Just got some plans from the architects that are planning to build a new highrise apartment tower at Broadbeach.
It will start construction this year and will occupy the cnr of Gold Coast Hwy,margaret Ave & Surf parade (not far from Aria) at BB.
it is massive!!
the 30 storey tower rises 95m high and is unique "eliptical shape or "eye' floor plan (similar to Grosvenor place) . It measures 61m wide x 36m deep. It faces east/ west, the widest elevation faces the beach and west. It has an unusual sky garden at level 25 which is 14m deep and 6 levels high!! it also has vertical sun louvres which run up the north/south facades.
Ill post elevations & plans tonight when i get to my scanner!

yeah but theres a site limitation for floor space! Its just north of Bel Air towers which makes it right at the southern most end of the surfers skyline.

Bullseye February 6th, 2003, 01:48 PM Is this going up on that vacant bit of land opposite Pac Fair? If so, that's good news. Sounds like a cool tower, I'd be interested in seeing an isometric rendering of it, too difficult to tell what it'll look like with just the elevations.

yeah its a bit hard to see from flat elevations. but its an eye shape so it will be a curved scraper!
Im getting colour renders/plans sent soon of axis! cant wait for that one!

I think Alexadria Ave is the cut off point .All south of there is low rise use (1-2 level houses) all the way to Mermaids and nobbys.

The Mermaid and Nobby beach fronts are mostly graced by 2 and 3 storey buildings. That's the Gold Coast's millionaire row.
I love cruising past and looking in awe at all the relatively new multi-million dollar mansions.
Broadbeach will be an interesting sight when it fills out with Skyscrapers.
It is an already impressive sight driving North on the highway seeing this massive skyline rise up from the surrounding low rise.

The marketers are confident that they will sell/pre-committ 100 (only 15 sold ATM, as they just started to market it 2 weeks ago) so that they can begin the anticipated construction in April 2004.
If so, the anticpated completion will be December 2005.

MrTall December 23rd, 2003, 05:06 AM Really hope this one goes ahead, although 15 sales in the first 2 weeks doesn't sound too good. I would've expected a greater initial "rush" of sales and it's going to be mighty hard to sell 244 apartments in Broadbeach now.

No excuses for not going ahead though...they've been farting around with this for ages now. Other towers that have come on the scene after this one are already going UC status (Wave, Avalon etc) so I have to say that the developer went to sleep on this one. (Granted, they had to pre-sell a lot of apartments)

duke January 7th, 2005, 01:59 AM Prime Site in the Courier mail today reports that the Crystal Tower development site has been sold and that the original design has been scrapped. The purchaser is the Canberra based Amalgamated Property Group who are currently building Aurora in Brisbane. No details on what they plan except that it will be in a different form and will be a landmark project given the high profile nature of the site.
Their other projects include Verve at Broadbeach and the redevelopment of Suncorp plaza in Brisbane.

CY Wong's recent decision to sell his Crystal Tower high-rise site marks the end of an ultimately very profitable, decade-long run to develop a Broadbeach property.
For those not in the know, Mr Wong has sold a 6919sqm amalgamated site on the corner of Margaret Avenue and Gold Coast Highway to the Canberra-based developer Amalgamated properties.
Mr Wong has held most of the property for more than 10 years.
MrTall May 20th, 2005, 05:17 AM I think this one has been re-born as "Sierra Grand". Check out prd's website for details. I hope the new developer was able to keep the pre-commitments from Crystal as they had most of it sold, I think. Anyway, there's still hope for this one!

Are you guys sure the above site is the actual building site? I think it is being built somewhere else. The site I saw on the esplande had Sierra Grande boarding and looked to be at about core box ground level, but then I saw drove past, can't be sure.

I saw the exact same thing! I'm pretty sure that the one closest to the beach is "Verve" and then a little way back is "Ultra," then oppisite pacific fair is "Sierra Grand."
I think that the signange was just advertising for the Sierra Grand site aroung the corner! So many projects in that little spot it's hard to keep track.

Where did you get it from (was it the website?) ... it seems very different to the other renders to me but I guess that because it's the first time I have seen it from that angle.
I just hope they double glaze the windows. The noise would have to be annoying given the vast amount of traffic the intersection it is on carries.

PLANS for a high-profile Broadbeach development have changed Sierra Grand will be an apartment block rather than a resort, as developers recognise the suburb as an appealing place to live as well as holiday.
Amalgamated Property Group hopes its 30-storey building will 'tail' on to the success in property sales of the suburb.
Despite Surfers Paradise boasting some of the city's most high-profile developments, Broadbeach continued to outstrip it in terms of value, said property analyst Bill Morris.
"That location probably doesn't help a hotel a lot, either," said Mr Morris, author of the Midwood Investment Report.
"You have Conrad Jupiters (Casino) across the road catering for the Gold Coast Convention and Exhibition Centre market, and Sofitel now," he said.
"There is a big increase in apartment sales in Broadbeach. You now have Wave, Air, Broadbeach on the Park and Aria, and Thakral have started building Ultra.
"I'd say the Amalgamated Property Group are looking at the recent run of property sales in Broadbeach for their decision.
"In Surfers Paradise, you're getting $4000 to $5000 per square metre. Recently in Broadbeach, property has been selling for $7000 to $8000 (per square metre)."
Broadbeach councillor Eddy Sarroff said his division had come of age as a place to live.
"There's more demand for residential dwellings in Broadbeach," saidCr Sarroff.
"This (development) has taken some time. The developers have come forward with a quality development."
The Sierra Grand site was once home to a Falun Gong building, and was promoted as a potential mini-Chinatown for the Gold Coast.

MrTall February 13th, 2006, 02:27 AM I wouldn't hold my breath for this one. Looks like the paper is trying to drum up support for the development, but $40m in sales (or 20%) is woeful if you ask me. 239 apartment is a fair bit to try to sell right now.

If construction was to begin, I don't think it will be before Verve tops out. Would Amalgamated Property Group want to have two worksites very close together when they can run them consecutively? Then again, they might just shift some people down from the Aurora site now it's almost finished (I know, wishful thinking) :)

MrTall May 27th, 2006, 07:11 AM I don't think they're selling too well, and after Verve sold out really quickly for Amalgamated, they thought they'd have the same kind of success with this one but it's proving to be a problem for them. IMO they really need to start again from scratch and to a two-tower scheme which they can stage. I'm not sure if fat, plumpy, 250-unit resi towers are the way forward at the moment.

DeejayT June 8th, 2006, 07:56 AM Site offices have been erected and the sales office has been moved to the corner of the site. There has been plenty of excavations work on the site over the past few days. It's great to see this and Marina start construction, it's been ages since a new project began on the G.C!

But I gotta say this has to be one of the most boring designs I've seen in a while. Maybe it's form will give it a bit of distinction but damn, it could have done with some colour!

they also slipped in a floor due to lowering floor to floor heights from 3m down to 2.9m each. so now 31 floors with 2 basements= 33 total.

A nice group of white towers! What is this obsession with white towers on the coast? Mariner views have been painted from blue to white, and now Carlton in front of Q1 has gone from its 2 tone colour to white! If this keeps up we are going to become a sea of white buildings.

Locke June 9th, 2006, 09:54 AM Really, I wish they were all white DeejayT (well apart from the glass ones), line of thinking behind that being that white goes with the blue of the ocean, think of those picturesque greek villages by the sea that are all white, it's that strong contrast with the water that makes it look crisp and clean. Pastels on the other hand make buildings look dated I think. Pastels look good in old romantic villages like Portofino when the buildings are themselves old.
Of course, I'd prefer more glass over either of those things.

The office has moved and reopened yesterday. It all seems to be going well for them - While I was there yesterday a New Zealand couple had just secured a 2 bed apartment. There was probably 3 different groups in there while I visited - it seemed to be extreemely buisy. Well priced, Broabeach position and you can see the ocean. I am thinking about getting an apartment in there...It would be a great position for investment.

Better dining/caffe strip [similar now to Tedder Ave]. Possibly higher rental return/demand/quality of tenant with Convention centre and Casino opposite. Some would say less tourists in Broadbeach or just a better quality of tourist in Broadbeach. Obviously there is also the beach & mall. To me the biggest thing Surfers/Southport lacks is an upmarket dining/caffe/retail strip[the mall etc are pretty low quality] - Soul, CoC, ANA & all the new highrises will help.

I have never seen a 310 with a side mounted cab, fixed cwts in that configeration or with the big platforms down each side of the deck. The 1000E was the only favco that had the straight deck underneath, wasn't till later that Favelle completely went for fixed cwts. A M300D/310D would have a backward sloping underside to allow for the travelling cwts. Even though many of them have been converted to M310DF, no-one would change the under side of the deck that much due to costs.
Plus Seca don't have a M310D. But they do have at least 1 or 2 1000E's.
Plus 12.5t vs 16t line pull. I agree chart is similar in the radius range but up close their is some difference, especially on panels or crane erection using Favco's.

it also depends on markets. you couldnt sell a a unit in perth a few years ago and now since they have adopted inner city highrise living, the investors cant get enough.
The highrise resi market in Gc has been going since the 60's. up and down construction waves. atm, the next boom is about to start.

Welcome to the Sierra Grand construction updates
We are delighted to provide you with a update on the construction progress here at Sierra Grand, Broadbeach.
It was originally anticipated that completion would be mid to late 2008, however as construction steams ahead at a rapid rate, we may be set for settlement closer to the middle of 2008. We will continue to keep you updated and will certainly make you aware of any changes to the construction program.
For those of you who have not yet visited our new display suite, please come in and say ‘hello’ next time you are in the area and have a coffee. We are now located below the tennis court on the Gold Coast Highway. This space will eventually be occupied by a commercial tenant, possibly a restaurant/cafe or the like.
Following is a detailed summary from the Sierra Grand Project Manager outlining the current status of construction works.
As at the end first week of July 2007 we are beginning to emerge on the Broadbeach skyline. The top of the jumpform system is equal with the roof level of Broadbeach On the Park to the North, and the Penthouse level of Bel Air to the south.
The structure is now being completed consistently on a four day cycle, meaning that every four days a new level of structure is completed. The floors are currently constructed to Level fifteen and the lift shaft and structural shear walls that are the main means of support for the building, are completed to level eighteen.
Beneath the six levels of screens which provide safe conditions for approximately 150 men working on the structure, the windows, balustrade and first coat of paint is emerging at level eleven.
Services and finishing trades including plasterboard walls & ceilings, tiling, plumbing, air conditioning and electrical works are following closely behind from levels three through to ten.
Below the residential tower, the podium areas and carpark are structurally complete, and over the next couple of months work will commence on the pools, restaurant shopfronts, tennis court area and basement carpark.
The Amalgamated Constructions team are confident that completion dates will be further improved by achieving three day structure cycles, which are rarely seen on a floor area of this size. This will be something to look for in the coming month.
Further focus in the coming month will be on the quality of joinery, tiling and stonework finishes. All finishes from overseas have arrived into the country, and have been inspected for quality and workmanship.
The site has received many compliments from industry groups, with respect to being clean, safe and well presented, which is a credit to both Amalgamated Constructions and the whole workforce associated with Sierra Grand, and as such, is reflecting in the form and quality of the building.

Macca-GC April 11th, 2008, 02:56 PM It is a bloody wide building, and from the southern approach towards Broadbeach(GC hwy), it does dominate the skyline. The only problem I see about it is how the plantroom sticks out so much. You couldn't tell in the render:(
