Those homeowners are morons to oppose this! This project will end up boosting their property values in the long term if that area takes off.

Thats going to look a little out of place. There are a couple of 4 or 5 story buildings a few blocks to the south of there but aside from that, its all 1 or 2 story buildings for about a 10 to 20 block radius. I guess it wont look as out of place as the Palm Bay development at 69th street and the bay (a couple of 27-story towers from the 1970s surrounded by single family homes). And by the way, those bayside homes in that "gritty" area sell for well over $1 million. Landlocked ones (east of Biscayne at least) go for about $400,000 to $500,000.

that oasis project is 27 stories but i guess related is rounding off and saying 20 since its 3 floors shy of 30....

oh boy this isn't going to happen,they shorecrest,morningside, and north miami homeowners association has stopped atleast 25 developments so why does perez think he's going to get approval of this

The bank is at the corner of Biscayne Blvd and 81st, not Biscayne Bay. Is the area east of Biscayne that bad now days? I know when I was there the are just to the east of Biscayne was starting to get a little iffy, but over by the bay it was nice, whats going on there now?
Hatter may be right, especially if they think they have to close bayshore drive, that is a hell of a lot of traffic and where can they put it? They cant funnel that through a residential street that is made for two lanes af slow traffic. Hell next time you come that way look at the crash barrier and you will see why they need it, it gets hit all the time.
I like the idea of the project, the prices sound good, it looks nice and Im all for it if they keep Bayshore open. But then I am a former resident of Shorecrest and have no say.
Also I was looking at Google maps with the satelite pics and there is a lot of open land in that area even on the water, I was shocked. None are big enough for two towers though.

i thought there was an article somewhere that said that related group was making no more miami projects and like going 2 las vegas.. but looks like they cant leave us..

yea biscayne and 81 is pretty bad until you get to miami shores,
north bay village which is right over the causeway is really booming with projects such as 360,which i believe is 3 buildings at 15 stories each.

There was a developer about 2-3 years ago when the Gordon's wanted to sell that site.
This developer wanted to assemble the land (some owned by Mike Gordon, a couple by his sister or brother-in-law or something like that), and some of the others around it.
The challenge: The developer thought that he would have too much opposition from the neighbors.
The solution: The seafood restaurant had liberal entertainment zoning and a liquor license. The developer was going to open a strip club and operate it on the waterfront for a couple of years and as neighbors got disgusted enough to sell, he would buy up the land around the area. Knowing full well who the new buyers would be and knowing full well that after the towers went up the land value would increase tremendously, it seemed like a nice play!!!

Should Jorge Perez think outside the box like that!!! The city needs a Phillipe Stark designed strip club with Yoo in mind. Just a thought.

That's a relative bargain, and just about the only place left where you can get widebay views homes for less $2.5M.

A bargain maybe, but its still a lot of money and it cant be all that gritty if someone would pay a mill for it. I was looking at the Shorecrest neighborhood association and found that it was started by Donald J. Hinson, and his wife Mary. This is one of those small world moments folks. These people lived across the street from me. I was great friends with their kids and we did everything together. I worked for Donald who owned a delivery service (many of his customers were business' in the design district). They had a nice house with a double lot just off of Biscayne and 81st street (right behind the BANK). As things go, the Hinsons now live in Littleton Colorado. Just a little bit of history.

RX :bowtie: is back !!!, good to see things almost back to normal , here again :okay: , fantastic pics of the future 79th Street shoppong center, and for Jorge Perez's :righton: development, This site has already been cleared and looks like its going to get completed fast :cheer: .

I used to live really close to there in El Portal and what an eyesore that whole area was...great to see these plans for that site.

Check out the second illustration, though. Are those residents fleeing a fire or do they just have a sudden compulsion to walk into the water? :)

I think that she is scared stiff because the Starbucks Coffee prices are $5.60 a cup because the businesses have to subidize the Affordable Modular Housing component of the project! Run for the hills!!!!!! :runaway:

this is just a prototype of what could happen in that lot although i believe there are going to maximize it and build anywhere from 5-6 towers ranging from 20-30 stories each sorta like downtown dadeland area but with more density...

I hope they do build something good there and use the tax revenue to refurbish the 79th st corridor, it really needs it especially being a causeway route. The Touzet design is nice. However I have to say the new design for Oasis on the Bay is awful. The pathetic Mediteranean Revival version that is. I get that Coral Gables is trying to maintain an Old World feeling, but facing Harbor Island, which is an exploration of new tropical modern architecture, with that phony "Spanish" abomination. The buyers of SPACE 01, Indigo Lofts, Bay Treasure Condos, Sunset Bay, and the upcoming 8000 West Avenue, must all have a love for modernity, and there million dollar (literally) views will now be of Oasis of Bad Mediteranean knockoff. In 2006? I don''t get it. It would make me not buy in those buildings.

I think this is a strange project. I recall this site was going to have a 50 story building on it? I knew that would not fly, but where did this come from? What do they plan on doing with the existing buildings at this site, demolish I suppose. I just dont see this happening. I hope for something good for this area as most of you know I grew up around this area and it still holds meaning to me. And Nimby is right, this isnt the upper east side, its Little River to the west (now Little Haiti) and Shorecrest to the east.

I think this is a strange project. I recall this site was going to have a 50 story building on it? I knew that would not fly, but where did this come from?These renderings came from a fantasy project called "Reinvisioning Miami" organized by HOME Magazine. Touzet Studios, OPPENheim, Allan Schullman, Max Strang, and Oscar Glottman all submitted fantasy plans for the site. Where no client was involved and no budget was given.
The architects presented their findings at the Miami Art Museum moderated by Randall Robinson and introduced by Terrance Riley. After the presentations there was a lively Q&A session, cocktails and a meet and greet session. The boards were displayed in the Museum and Flamingo South Beach sponsered the event and provided some nice gift bags!!!
