Hotel specialist eyes Pattaya
Grande Asset plans B1.8bn resort complex

The listed hotel company Grande Asset Development Plc announced plans to develop a striking condominium-hotel resort project worth 1.8 billion baht in Pattaya, and ride the new wave of growing property values in the Chon Buri city.

Called The Sails, the centrepiece of the 28-rai project beside the Ambassador Jomtien Hotel will be a five-star hotel with 250 rooms and 129 condominium units. The seaside building is designed in the shape of a 39-storey sail.

Pongphan Sampawakoop, executive chairman of Grande Asset, said sales of the condo units would begin in early October, with average prices of 75,000 baht per square metre. Construction will start early next year with completion due in late 2007.

``We decided to develop the project because we saw a lot of opportunities in Pattaya, where new resort condominiums are scarce but demand is rising. We hope The Sails will become a Pattaya landmark after its completion,'' he said.

Pattaya, less than two hours from Bangkok via the motorway, has become more popular among tourists, local and foreign, since the tsunami hit six southern provinces last December. Occupancy in Pattaya hotels rose significantly, while other destinations saw their popularity fall.

``Yes, Pattaya got a windfall from the tsunami,'' Mr Pongphan said. ``The property market there will see more, new development soon and it is expected to start booming next year when the Suvarnabhumi Airport is opened.''

Grande Asset reasons that with better transport links, people, from both Bangkok and the Eastern Seaboard, will consider a second home in Pattaya. The resort town is well developed with modern facilities such as shopping malls, international schools, hospitals and entertainment.

Apart from The Sails, Grande Asset has three property projects under construction _ Trendy Condominium and Regent Residences in Bangkok and the Hua Hin Blue Lagoon Resort.

Sales of condo units at the Trendy have reached 65%, while 50% have been sold at Regent Residence, said Mr Pongphan.

He said the company had switched to developing projects in order to support its core hospitality business in the short term by generating income and profits.

``Revenue will jump when we book property sales and transfer unit ownerships to buyers. But our normal income stream is still from hotels,'' he said.

The company operates just one hotel at present, the 36-room Westin Grande Sukhumvit. Four more hotels with 922 rooms in all are under construction _ Crowne Plaza Sukhumvit, The Regent Bangkok, Four Points Hotel in Phuket and Sheraton Hua Hin Resort.

``We expect to be running more than 1,000 hotel rooms by the end of next year when three new hotels are opened,'' Mr Pongphan said.

The four-star Four Points Hotel at Jungceylon Phuket (206 rooms) and the five-star Sheraton Hua Hin Resort (244 rooms) are to be completed by the middle of next year, and the 4.5-star Crowne Plaza Sukhumvit is scheduled to open its 342 rooms at the end of next year. The five-star Regent Bangkok, with only 130 rooms is set to be completed by 2008.

Shares of Grande Asset closed yesterday on the Stock Exchange of Thailand at 2.00 baht, down six satang, in trade worth 1.57 million baht.

นายพงษ์พันธ์ สัมภวคุปต์ ประธานกรรมการบริษัท แกรนด์ แอสเสท ดีเวลลอปเม้นท์ จำกัด (มหาชน ) หรือ GRAND เปิดเผยว่า บริษัทได้ซื้อที่ดินประมาณ 28 ไร่ บริเวณหาดจอมเทียน ซึ่งอยู่ระหว่างโรงแรมแอมบาสซาเดอร์ กับ โอเชี่ยนมารีน่า เพื่อพัฒนาโครงการคอนโดมิเนียม และโรงแรมระดับ 5 ดาว ใช้งบในการลงทุนทั้งสิ้นประมาณ 1,800 ล้านบาท พัฒนาภายใต้ชื่อโครงการ The Sails Pattaya

สำหรับรูปแบบของอาคารทั้งคอนโดและโรงแรม จะเป็นอาคารติดกันคล้ายกับใบเรือขนาดใหญ่ 2 ใบ ซึ่งสาเหตุที่บริษัทออกแบบให้มีลักษณะเช่นนี้ ก็เพื่อเป็นจุดเด่นและสร้างความแตกต่างจากคอนโดมิเนียมและโรงแรมทั่วๆ ไปในย่านนี้ โดยห้องพักทั้งที่เป็นโรงแรมและห้องชุดคอนโดจะหันหน้าออกทะเล บริษัทคาดว่าจะเริ่มลงมือก่อสร้างได้ในช่วงปลายปีนี้ และจะแล้วเสร็จในอีก 2 ปีข้างหน้า

ทั้งนี้ ในส่วนที่เป็นโรงแรมนั้น ตั้งอยู่บนเนื้อที่ 20 ไร่ มีทั้งสิ้น 250 ห้อง ปัจจุบันอยู่ระหว่างการคัดเลือกเชนอินเตอร์เข้ามาบริหาร ระหว่างเครือสตาร์วู้ด และเครืออินเตอร์คอนติเนนตัล ซึ่งจะสรุปได้ไม่เกินเดือนสิงหาคมนี้ ส่วนคอนโดมิเนียมมี 160 ยูนิต คิดเป็นพื้นที่ขายทั้งสิ้น 13,500 ตร.ม.ราคาขายประมาณ 75,000-80,000 บาท/ตร.ม.ซึ่งมีขนาด 1-3 ห้องนอน ขนาดพื้นที่ใช้สอยตั้งแต่ 50 ตร.ม.ขึ้นไป โดยตั้งเป้าเจาะกลุ่มเป้าหมาย 3 กลุ่ม คือ

1.กลุ่มคนที่ต้องการที่อยู่อาศัยในห้องชุด เพื่อใช้เป็นบ้านหลังแรก และมีสถานที่ทำงานอยู่ในย่านอีสเทิร์นซีบอร์ด หรือย่านสุวรรณภูมิ ซึ่งก็มีทั้งกลุ่มคนไทยและชาวต่างชาติ 2.กลุ่มคนที่ต้องการบ้านพักตากอากาศ ติดทะเล และเดินทางสะดวกสบาย 3.กลุ่มนักลงทุน ซึ่งกลุ่มนี้มีเงินออม ต้องการซื้ออสังหาริมทรัพย์เพื่อการลงทุน ทั้งรูปแบบการปล่อยเช่าหรือขายต่อ

สำหรับลูกค้าที่ซื้อในเชิงการลงทุน บริษัทก็มีการบริการ โดยจะให้เชนโรงแรมเป็นผู้ดำเนินการให้ ซึ่งปัจจุบันกลุ่มที่ซื้อเพื่อลงทุนนี้มีเพิ่มมากขึ้น มีทั้งชาวไทยและชาวต่างชาติ ส่วนหนึ่งเป็นเพราะมองว่า ราคาอสังหาริมทรัพย์ในเมืองไทยยังอยู่ในระดับต่ำเมื่อเทียบกับราคาอสังหาฯในต่างประเทศ หรือในภูมิภาคเดียวกัน

"เมื่อ 10 ปีก่อนคนจะหลับตานึกถึงพัทยาที่มีเพียงพัทยากลาง แต่นับจากนี้ไปทั้งคอนโด บ้านพักตากอากาศ โรงแรมระดับ 5 ดาวจะเกิดขึ้นมาก มาแทนที่ระดับ 3 ดาว 4 ดาว สังเกตได้จากการประกาศหรือการซื้อขายที่ดินคึกคักมาก" นายพงษ์พันธ์ กล่าว

"ล่าสุดผมเพิ่งไปวางเงินซื้อที่ดินแปลงใหม่ที่พัทยา 28 ไร่เศษ ขับรถไปดู 2 เที่ยวก็ตกลงกับเจ้าของที่เลย ซึ่งไม่ใช่คนท้องถิ่นแต่เป็นคนกรุงเทพฯ เป็นที่ดินหน้ากว้างติดทะเล 70 เมตร ถือว่าโลเกชั่นดีมาก เหมาะกับการพัฒนาโครงการระดับพรีเมี่ยม" นายพงษ์พันธ์กล่าว และว่า

ที่ดินแปลงดังกล่าวตั้งอยู่ถนนสุขุมวิท หลักกิโลเมตรที่ 156 บริเวณหาดจอมเทียน-สัตหีบ ซึ่งอยู่ถัดจากโรงแรมแอมบาสเดอร์ ซิตี้ 2 แปลง และอยู่ติดกับโครงการโอเชี่ยนมารีน่าของตระกูล "อัสสกุล"

กลุ่มแกรนด์ แอสเสทฯ มีเป้าหมายจะพัฒนาเป็นคอนโดมิเนียมและโรงแรมระดับ 5 ดาวควบคู่กันไป มูลค่าลงทุนไม่ต่ำกว่า 1,800 ล้านบาท ใช้ชื่อโครงการว่า The Sails Pattaya ซึ่งมีความหมายตรงกับคอนเซ็ปต์คือ โครงการเป็นรูปทรงเรือใบขนาดยักษ์ ที่ตัวตึกหันหน้าออกสู่ทะเล สามารถรับลมและเห็นวิวได้ 180 องศา ต่างจากโครงการอื่นๆ โดยว่าจ้างให้บริษัทอินเตอร์ อาร์คิเท็คฯ เป็นผู้ออกแบบ

อนึ่ง บริษัทมีการลงทุนโครงการใหม่ที่เปิดตัวไปแล้ว อาทิ คอนโดฯ หัวหินแกรนด์ลากูน 108 ยูนิต พร้อมบ้านบนเกาะอีก 37 ยูนิต มูลค่าโครงการ 1,250 ล้านบาท โครงการเดอะ เทรนดี้ พื้นที่ใช้สอย 2.8 หมื่นตารางเมตร และโครงการคอนโดฯ เดอะ รีเจ้นท์ เรสซิเด้นท์ สูง 37 ชั้น ปากซอยสุขุมวิท 13

dont know what is the situation of Grande Asset also... the site is very good, went there last week end in Ocean Marina, a bit old-fashioned but very quiet.. do they plan a marina in The Sails also?

um, would be time for them to recognize some cash. Hua Hin Blue lagoon is selling very well, and cash soon be here. but it is a small project compared to Regent & Trendy. Others are Hotels and based on long term returns, so not much cash! The Sails is a mix, but still need a lot of investment.

that is only my own opinion, and i am looking forward to see it raising, and it will! i am sure they have lots of investor willing to inject money in those projects.

Grande Asset to build twin towers to mark a new era for resort city

In marketing The Sails, Grande Asset Development chairman and CEO Pongphan Sampawakoop said the firm had made a point of differentiating the project from other older sites in Pattaya.

“We designed the condominium banner to read: ‘Splendour of Modern Pattaya’, to distinguish The Sails as symbolising the new Pattaya,” said Pongphan, a veteran developer. “Old Pattaya stirs images of a messy, dirty, crowded and noisy place, full of traffic jams.” Indeed, no one enjoys driving from Sukhumvit Road into the town with its narrow roads and unruly pickup buses.

The Sails is located at kilometre 156.5 on Sukhumvit Highway, which allows its residents to avoid all the congestion and stress in the older part of Pattaya.

“Here the beaches are not spoilt, the air is cleaner, and there’s no overcrowding on the beach,” he said.

Constructed on a massive 25-rai estate, the 43-floor condominium tower will house 151 freehold units.

It also shares the site with a five-star hotel. Grande Asset is looking for a global chain to run it. Among the chains vying for the site are Le Meridien and The Regent.

Before joining Grande Asset, Pongphan himself was an established developer of several properties. Among them was the first resort condominium in Pattaya, called Siam Penthouse 3, in Nak Lua during the early 80s.

Since then, the beach resort has boomed, but not always with positive outcomes as poor city planning and runaway tourism destroyed much of the resort’s charm and natural beauty.

Today, certain areas in Central and South Pattaya can be highly stressful and unhealthy due to traffic jams, pollution and noisy nightlife.

But in the outer Jomtien stretch near Ocean Marina, where The Sails is situated, life is still relatively unaffected by the mad rush on the part of greedy operators to milk the beach town dry.

To justify being a Grade A condominium, Grande Asset realised it had to provide a quality location that would inspire confidence in buyers. It wants to ensure that the site will be free from all the undesirable elements that wrecked Pattaya.

Its twin towers is set to be Pattaya’s new landmark on Sukhumvit Highway.

The company will offer a 5-per-cent discount on the selling price of the first 30 units. That comes to about Bt75,000 a square metre.

“The price will include built-in furniture, kitchens, air-conditioners, everything except free-standing furniture.”

Two key elements that will set The Sails apart from many projects are its ceiling height of three metres and big terrace space, said Pongphan.

The Sails will also have its own beach frontage of 100 metres. The plot on which the condominium tower stands will be divided from the overall 25-rai estate.

Construction is expected to begin soon, and the mock-up show units at the site will be ready for viewing next month.

Both the condominium and 210-room hotel are expected to be completed towards the end of 2007. The Sails is valued at about Bt1.8 billion, while the hotel is valued at more than Bt2 billion.

Yeah, and think anyone interested should check out this developers other projects.

Go see progress at the Regent and the Trendy (aaagh!!) in Bangkok. How long is it since these projects were launched? Yet the Regent remains a flat plot and the Trendy looks like a derelict old building with nothing happening. Thought it was supposed to be ready by the end of this year! Some developers have put up projects quicker from scratch than they have refurbished an existing building. Have they not got any money?

It is lovely that Grande Asset produce beautiful computer renderings but if you're thinking of spending x million baht you might want a bit more of a track record than that. Personally, I've seen nothing to persuade me that they're not a bunch of jokers or chancers.

So sorry to be negative! :)

Fair points about Hua Hin and the Crowne Plaza, even if progress there isn't super-fast.

But the possible reasons you give for the Regent/Trendy, if true, would not help inspire confidence in the competence of this company. They shouldn't be having "bad suprises" at this stage in renovating a building that they have owned for a long time. As for sales, if Regent does have slow sales despite it having been launched well over a year with lots of advertising, then that should tell us something. For comparison, look at the progress with the Parks Chidlom and the professional way that project and its construction seems to be being handled.

I'm just trying to advise people that if they're thinking of investing in a luxury condo, they should take a really close look at the company building it, and their track record.

I think u mistaken some points here, The progress of sales on The Park Residence isnt any better than The Regent Residence (68% sold so far at The Park Residence and about the same at The Regent), and aswell as the construction work.

I'm sure the quality-profession of construction handling of Syntec, which responsible for the main architectural and structural work of the Regent Project isnt any less qualitied than Stecon.

Grande Asset Development Plc expects its revenue this year will nearly triple to 4.4 billion baht, driven by the completion of two condominium projects and the opening of two additional hotels.


Chief executive Pongphan Sampawakoop said the company would realise a lot of the revenue from the transfer of completed condominium units at Hua Hin Blue Lagoon and The Trendy in Sukhumvit Soi 13, Bangkok.


''This year, we will see higher revenues from property development than from hotel operations,'' he said.


Last year, the company recorded total revenue of 1.55 billion baht, up 75% from 2004. Revenue in 2006 is projected at around 4.4 billion baht, a 184% jump from the year before.


Mr Pongphan said the company would open two new hotels _ the Sheraton Resort Hua Hin (250 rooms) and Crowne Plaza Sukhumvit in Bangkok (345 rooms) _ in August and December, respectively. It now operates only the Westin Grande Sukhumvit Hotel in Bangkok.


''The full revenue stream from the two new hotels will be recognised once they have been open for at least one year,'' he said.


The company has also signed a contract with the international chain Le Meridien to manage a 250-room hotel now under construction in Pattaya. It will open in the first half of 2007 along with another new property, The Regent Bangkok.


''The hotel and tourism industry will improve further this year. Tourist arrivals are expected to rise 10% to 13.2 million this year,'' he said.


Pattaya would benefit directly from the opening of the Suvarnabhumi Airport while Phuket would gradually recover from the effects of the December 2004 tsunami.


Aside from hotels, Grande Asset is now developing two condominiums: The Sails in Pattaya and The Regent Residence in Bangkok. The Sails has twin towers built on the shape of schooner sails and selling prices of units are 80,000 baht per square metre. Unit prices at The Regent Residence start from 90,000 baht per sq m.


Shares of Grande Asset (GRAND) closed yesterday on the Stock Exchange of Thailand at 1.78 baht, up four satang, in trade worth 424,000 baht.

Raimon land has a plan to lauch another riverside Grade A condo which it will be located between The peninsula and Sathon bridge, expected to lauch on the 4th quarter of this year which I believe it will be grandeur as it is quite big project.

This is the end for the Sails ! Insiders of grand told us that Grand sold the project to one of the companies of Chang beer owner Charoen and received a deposit of 10% without clearing the contracts of the Sails . They will not build a condotel but only the Meridien Hotel.
Next door to the Sails between The Sails and Movenpick Spinnaker they will build hotel resort only 9 storey high . allready started
