hi guys....

now washing machine ah??? i am very very tempted to buy the samsung 10kg front loading silver nano washing machine.... but with the price of rm4200 i am having second thoughts.... unless i want to keep it the living room!!! otherwise should buy the normal/cheaper/non-flashy washing mashine that will do, right?

hehehe.... the samsung one sure is big and fancy though.......

Ha..ha...if I tell you that I bought a Cellini sofa, will you change the topic as well ?? :lol:

Walla..I tell you one..that Samsung Silver Nano is damn damn expensive..n with that price you still cannot get a dryer as well. The machine is nice no doubt. But...

dont want to pay too much interest

btw, let say the Havannah block with CF is ready by Oct 2006. but because of handing over time slot, i end up getting my key in dec 06 or jan 07.

when can i start paying my full installment? Oct06 or Jan07

I believe it is way ahead of schedule.

Because after that, these are all past tense (at least for sometime before your kids grow older). We will have to confine our lifestyle to shopping mall (with nursery room!), clean restaurant, home early....

That is quite true, I thought about it as well.... we will probably have less excitement & less things to share but will definitely visit this site on a daily basis, who knows, there could be nice gossips.. heheeeheh....

How do u think of their workmanship and what material u use for the cabinet and wardrobe?
I actually went to Hosana branch in Danau Kota, only 1 female staff to do all the works, kinda unsure about them. Could u please tell me more about it. Many thanks.

The current asking price is currently 40% from the original price. But the again, different unit, n where it face command a different price ;)

If you intend to buy for rental purposes, then I advise you not to buy any unit that face directly to Jalan Jetalek, especially the Lanai one. No doubt it will be cheap, but in term of looking for tenant you will have a hard time.

You are almost right. I donno about others ...someone called me that day n asked if I want to sell mine for 300k.

I have not move in yet. But so far there are couple of minor complaint which I think is normal for a newly completed properties.

Which unit you have in mind at the moment?

she keep asking me when is my unit ready, i say not so soon.. just checking the price & shop first. Then the tone change, i ask if the price is negotiable, they say is bout there... we cant cut much, all fixed

at the moment i still prefer TCF in DU... they can do more stuff other than kitchen & room. thinking of buildin tv cabinet and the shoe rack

hehehe... with kids around, it is kinda hard especially in the beginning when my wife is still breast feeding the child...imagine doing it during mamak ??
Now, it is easier, we can go out late night but still not very often though..

Staying there is nice now as it is very quiet, but maybe because it is still pretty empty. On the weekend, the pool side area is quite active. I guess many new owners are excited about getting into the pool for a nice dip.... especially in weather like this!

We have so far no problem with the maintanence. You can imagine the amount of rubbish, boxes & packed plastic bags that we have to throw everyday after moving in. They come & clear it at the rubbish bin area (B1 & B2) in the middle of the night! So far so clean.

The only thing we are worried now is we already have a few visitors .... Mr. Cicak, Mr. Semut, Mr. Big Semut.... I have personally killed a few already! We should be expecting Mr. Lipas very soon...

Yup...beside...while waiting for it to be complete, the payment for progressive interest will be lesser n than, Savannah is a bigger unit that come with build in cabinet. You can easily ask for a higher rental price ;)

Sub sale is quite expensive. You have to pay for your own lawyer...then pay Bintang Buana, then pay Tan n Tan lawyer, then government fee as well for Receipt n Reassignment document.

The RnR document itself can easily reach 5k.

Then again, it is up to you. This is just an advise. Maybe you have your own reason. I think the asking price for rental stand at 1.5k rite?

Yeap, my purpose for the purchase is to rent it out. My reason for the sub-purchase is that I will be able to buy a completed unit and as such I would be able to rent it out immediately and derive my rental income. However if I buy units that are still being constructed, I would need to service my loan but would not be able to get the rental. What I hope is that after paying for the downpayment, my rental would be able to cover my monthly loan repayment.

But I am grateful for your info. I didn't realise that there are so many costs involved. Perhaps I would need to rethink my strategy.

So guys, I think that you all are happy living in Seri Maya. But would any of you be aware of some other property under 300K in good locations that I would be able to rent out easily.

Ehhh, I am ok with the style.. actually my wife is the one who did all those choosing . we did the kitchen cabinet and wardrobe using ABS..melamine.. I think I correct.. cost us rm4600 for 9 feet full height wardrobe and the base units of 14 feet of kitchen cabinets. I guess is a good bargain. The handle we brought it from ikea cos we like IKEA hahaha.

You are solely going for investment right...to rent out the place.

Think it like this...how much is your monthly installment vs how much you going to get monthly in term of rental.

Cause now, both Havanna n Savanna, thought under construction, if you apply the loan under OUB or UOB, not sure which one, you dont have to pay a single cent till the date the developer give you the key.

Sub sale is fine. But make sure you have potential tenant already. They are spoiled with which unit they can rent n the price is extremely competitive. Choose the best unit n you might command a higher rental price.

You can ask another forumer here, Zed, who rent out his unit n having kinda like a hard time in searching for tenant...luckily he managed to.

Both got it pro n cons.

Thank you so much. Didn't realise so much costs involved for sub-purchase. Anyway, i have to weigh properly the pro and cons of sub-purchase versus buying the units presently under construction.

What do you guys here think?

WELCOME charlie, i suggest u get the Savannah unit. u buy now, wait another 2years it will be brand new complete with cabinets. easier to sublet
ontop of that if you get UOB loan u dont have to pay a single cent till handover. And you can use your rental to pay installment after that.

But if you buy a Jelatek now, u be paying bout 280 - 300k. And another 10 - 20k for documentation. And you wont get the house straight away, it will take another 2 - 4 months before you actually get the unit title. You have to settle lawyer, land office, bank etc.

might as well wait and get brand new.

went to the showroom today, they move the furnitures around and change the dinning table, tv cabinet and wall colors

interesting concept for those that like the "wood/aboroginal" style.

but it didnt blend in with the kitchen (still the same)

anyway the cabinets is not actually free. Buyers can buy units empty and take the rebate. is bout 15k for standard units.

im not sure bout eaarly bird buyers, as the sales lady (Asmah) mention that Savannah was officially launched only 2 weeks ago. So maybe all early birds were also offered the cabinets/rebates during the MidValley soft launch.

saw my exact unit in savannah price 20% more :) :)

Read in the newspaper yesterday. it stated that then maintenance fee for Savanna including the sinking fund will be RM0.25 psf. So, basically for 1325 sf unit they have to pay RM331.25 :(

for Havanna pulak the cheapest RM267k
286k - 267k = RM19k

That is still less then 10% (RM26.7k) increase in price compared to Havanna.
and ready 1 year plus almost 2 years after havanna, i think that will be a very good price considering 2 years of interest and inflation rates.....

to me i suppose the Savanah is a very good buy, if u want to choose a specific unit, picky with the views. Otherwise you can still buy the havanna.... there some units left i guess...

if u look around the area even futher along the jalan jelatek the new condos up there is even more expensive!.... outrageous!

Hi guys. I found this site by accident and i have been browsing through this forum for the past 2 weeks since thread 1 till now. The seri maya is the most active thread in this forum. That's astonishing.

I'm really interested to purchase the Savanah unit but with tight budget constrain and i need a good financial planning before i put in the 10% down payment. I like the location very much as my gf works in Menara Great Eastern while she's currently live in Ampang Campuran with her parents, although i'm lives in pj and works in kl sentral.

I have been to the showroom unit for the past two weeks and the first time i went with my gf and both of us love it very much. The concept, the layout location for us is perfect. I especially like the lanai coz it's spacious. Last Sunday, i went again with my gf and i bring along my mum as this is my first investment in property and i need her opinion as well.

What i had gathered the information from Ms Molly is should i want a better view which is the Genting view, the minimum price is 304k, that is the lowest floor and the available units for 1325sf for Genting view starts for 12 floor and above with a whopping price of around 312k. I can opt for the Setapak view for 286k which is the first floor.. C'mon, u pay 286k to get 1st floor? furthermore, the view will be facing the low cost apmt.. no way.

The unit comes together with the air-cond but i personally doesn't like it coz it's old fashioned and window thing.. quite noisy. The wardrobe and the kitched set can be given a rebate for 13k, which will be deducted from the 10% deposit downpayment. I think i won't need the wardrobe coz i'll be living with my gf only and the wardrobe in the master bedroom is quite big and since it will be fixed on the wall, my gf can't put a makeup table as it will be quite pack. But, i like the kitchen cabinet. Ms Molly said the cabinet they provided is from Elba and not from the showroom unit.

Regarding the maintainance fees + sinking fund, bout 0.20 per sq which will comes around 280 per month. I think it's quite expensive base on the facilities available. That also doesn't guaranteed it won't increase the price after 1 or 2 years as it won't be stated in the S&P agreement. The cukai tanah by MPAJ is about 600++ twice a year. I heard that MPAJ service is bad?

The Havana unit is still available but most of view is not nice and still comes with a 5% dicount starting from 270k. But it will be ready by end of 2006 or early 2007 which is not our perferable moved in time coz of tight budget. We hope to get married in 2007 and sholud we really purchase the Savanah, that would be perfect to move in by mid 2008 as it is interest free from UOB Bank and it gives me more time to save up the money. Say if we take up the UOB package and with a 30 yrs loan, every month we have to pay around 2300 including the maintainance fees which is still ok if we dun have children. But once u have children, makan pun tak cukup. That's y it's really tough for me.

U guys are really great in interior design.. all these stuffs u guys recommending is not cheap and if i perpare 20k for renovation which includes from the mattress, sofe, tv, kitchen set etc to the minimum set, do u guys think it will be enough?? i think 50k should be good.haha

So, i'm in a dillema right now. I really like the seri maya very very much, but with tight budget around 250k-300k for now. I read from an article in a paper yesterday that IJM willl launch a new condo in Wangsa Maju by end of the year, wonder will it be good??
And there will be a coming property fair in midvalley on Sept.. Maybe will go to survey. But i would really prefer the Jelatek location, although wangsa maju is still acceptable.

Finally, what do u guys think about the property market in Bolehland? with the current booming situation, do u think the bubble will burst? And the 10 year economic crisis? 1986, 1997/98 and 2008/2009? How will the property market goes beyond it? The reason i come out this question is with the recent economic situation: rising crude oil, fear of terrorist attack, tsunami, rising inflation in Asian market etc.. so it might possible if the market runs into the bear.

I know this is a very long introduction, but this is what i observed from your threads and feedbacks. I hope i can be a Seri Maya owner very soon...Thanks

I think this is the reason why you want to buy the unit here. Location wise. Your gf works in GEM n you works in KL Sentral. You can always take the lrt all the way to your office. Safe money. Beside petrol is getting more expensive every single day :D

Some of my friend did that n only make the decision after that. No doubt your friend will be able to bring you around, but different block got different access, so, it is hard to go there..unless with an estate agent. :D

Totally understand. Just be careful as house is one single important decision one will make as it involve a long term repayment n some handsome amount of money, either to make the downpayment or for the rennovation :D

The housing loan scheme that they have now really will ease up the burden to pay for progressive interest. You can start it from now. Down payment aside, after that only you have to pay for repayment..though I have to say the amount of installment that you mention to me is too high :(

it was just conincidence that few of us on the forum had an eye for Seri Maya end of last year. Some of them already bought the units, then i came in and ask if anyone here has opinion, from then we have come close to 3000 messages and many crazy topics on interior, home loans, renovation etc

Kawayura, my advice is you really got to talk to your fiancee and parents. plan your finance in advance. u got to look ahead for the next 5 years. No point buying if you are going to suffer paying the loan

The management fee is 20cents non guaranteed, the housing loan interest rate is also not guaranteed. so u must have some extra reserve. You can plan ahead with some "Expected salary increment" but best if you have savings

i think for now Furniture & Renovation is not a concern yet, as you got another 2 - 3 years to save up. & most shop allow Installment on credit card

What u need to think of is the Homeloan + management fee + utility bill. it can come up to monthly rm2000 - 2500

if you are not in a rush now, then no point looking at Lanai or Jelatek. As u will need to start servicing the homeloan straight away.

Havannah will be cheaper if you can plan your budget well and start servicing by 2007.

But you can also go for Savannah, as is 3 years ahead & u get 0% insterest from UOB. but the unit price will be much higher.

Tks . I bought level 11, I think facing the swimming pool ( not exactly directly facing it ) . Bought it simply for the reason can't afford a freehold landed property in KL , and condo is the best alternative . 2ndly the location and property is by Tan & Tan ,had bad experince with unknown developers.

Anyway ,may or may not stay in Seri Maya , could be for rental income for several years and dispose and go for a landed property.

Today have to send to Toyota for price valuation on spraying!!! Farking bad luck and last Saturday kena saman for speeding in MRR2..!! This chinese ghost festival really bad luck for me..i think have to go for prayers this weekend...

yeah been there.... after i spend 6 hours polishing and waxing my 2 weeks old car to a mirror shine.... i went to watch a movie in megamall, parked my car nice in a proper parking lot at B1. after the movie, someone tried to scratch my car, he did not manage to scratch it but due to him pressing so hard on my car it is now slightly dented!!! crap....
the hard polimer resin did saved my car from the scratch but now even worst... its dented.

i think the guy/gal is so envious of my black shiny new Honda City.

sigh.. thanks...most of my friends has a black clolour, so i decided to take silver..no doubt that black is chun..but very difficult to maintain..easy to get dirt..and when if kena swirl marks, it will look very obvious

yeah the extra parking is so freaking expensive.... still, i bought one too. because i do think its hard to only have 1 parking space and have to revert to parking on the side of the jalan jelatek. its unsafe, ppl can bump, scratch, hit, bang the car easily....

Actually they are ample of parking lot for the whole Seri Maya. They even might rent the additional parking lot on monthly basis for any owner that happen to have more than 1 car.

There is no additional SnP, but inside you SnP agreement there should be an attachment under Schedule 4, if im not mistaken, a picture of your parking lot number highlighted with some flouresent color ;)

I bought the additional car park long after I signed the S & P , so i guess it has to be a supplement agreement to take account of this additonal new car park . They have not inform me todate after 6 months paying the deposit /..well i just wait for their call and is better for my money to sit in my bank rather in theirs.

my car also black. but sorry guys, im not from the "foreign" car group.
me loyal supporter of Proton as long Tun Mahathir still there. :)
for some reason, i decided that spending extra 20 -30k for a honda or toyota not worth it.

rather save it for my Plasma, Surround Sound, Leather sofa etc (but no Grohe :bash: )

maybe go straight for a 100k+ european car few years time. cross my finger the company give good bonus next few years :)

actually its not me... but my parents... they are so against me buying a condo. they say it would be ok if i buy the really low floors... 1-3.

No wonder...dont worry to much ler...I think kids are scared of height :D

i tot the lower ones are cheap! the 1 and 2nd floor are super duper expensive!
so bought 3rd floor can reserve some money for the extra parking space. plus i think its still covered by the slope from the army camps' apartments.

NOPE! the 2nd floor has the same size as mine not duplex.
the 1st or ground floor is a little bigger than mine because they have a ground entrace and a yard i think..... both are not duplex.

yeah... there are some duplex spread through from ground floor right to the top most floor.
2nd floor until 5th floor has same size bigger than orther floor because of the bigger lanai.
i better make use of this lanai else it is just gonna be a waste of space! hehehee....

This is our 5th thread on this forum, u can browse thru the past message we posted to learn more about Seri Maya if you have the time.

But just in brief, Seri Maya is a project by Tan&Tan (subsidiary of IGB Corp). There are 4 phases in Seri Maya ( Jelatek 1&2, Lanai1-8, Havannah, Savannah)
Jelatek and Lanai were the earlier phases and has since been completed. Many units have already move in. We have some owners on this forum.

Havannah was launch in 2004, schedule to be completed by Oct 2006. So far construction has reach 22 floor. Havannah is 32 story with bout 400+ units, 14units per floor. Size from 1325sqf.

Savannah is the exactly the same as Havannah in terms of layout. But completion in 2008.

There are still some units on Havannah, but the view may not be the best. you can go check it out. i think the price is around 250 - 280k

Savannah was just launched last month, still have lots of units with good view. but the price is higher, bout 290 onwards.

There are some discounts and rebates packages. You can check it out at the showroom. I dont reconmend you to call or email the sales office. Best is to visit the showroom and talk to the salesperson there. they are very friendly. you can speak to Molly, Celina, Asmah.


Your question on if is a good property to invest, depends on what you looking for & how much you willing to invest. You got to ask some of the following question before deciding if is a good investment.

1) Are you buying to Stay, Rent or Sell?
2) How much are you willing to pay (unit price, maintainance fee etc)
3) What are your priorities (location, design, price, size etc)
4) Who are you going to stay with
5) transportation requirement etc

it would be good to know more owners before we move in, then atleast we have some common understanding and more friendly. really hope we dont meet some nasty neighbour who thinks he owns the whole floor.

I got a leather sofa too... havent regretted it at all, think long term, especially with kids around, it is easier to maintain. Besides, it is more cooling too..

Yeah, I will & we will miss the quietness at night soon. I hope this week will be the last that people come over to install & fix stuffs. For the past 2 weeks since we move in, there has been floods of people coming in & out to do things & right up til now, it is not completed yet. Imagine there is still no curtain, dining table, some chairs etc...
Only last week we got the water filter fixed & curtain rod installed. OK, I guess starting Sept, all will be in place & we can finally sit down & relax a little bit.....

Only got to watch my first DVD at home & enjoy the environment a bit yesterday night... wonderful!! ....hehehe...since we have no neighbours yet, we can afford to full blast the sound system!!

i was told that it should be placed at the ledge near the lanai but on sat, I saw a compressor placed above the sliding door for a unit in the tower block nearer to the showroom.

Another thing, it did say that its furnished with air-conditioners, wardrobes and kitchen cabinets right?

So if its for renting out, what are the minimal renovation or add-on touch ups that needed to be done?

Has anyone gotten their units rented out and what is the average rental price?

How much is the maintenance fee psf? Are there any hidden or additional fees involved?

Which bank loan did you guys go for? And what's good about it?
