Hey is this in Baridhara because it looks a lot like baridhara DOHS. And also the apartments by the water, are they in uttara or dhanmondi. Or are they somewhere else?

You are right...in BD no thought is given to providing adequate green spaces / recreation areas for apartments...which is unfortunate. But in that respect...is JGC really that different from most of Dhaka? That being said...it is impressive...in a brutalist kind of way. And probably quite likely, there will be many more complexes just like it in the near future.

We will have that some day...when the general level of affluence has increased somewhat and when there is more competition among developers. Right no one is offering anything better...and customers are not demanding it either. But I expect that will change...eventually...but probably not in the next couple of decades.

Well I certainly hope so. And I also think that it will be business not the consumers that lead to that kind of market. Hopefully having a saturated housing market for the middle class will force the companies to offer better products to stand out amongst the crowd and hence create a revolution. Also I think the government needs to mandate more by laws and strictly enforce them to make sure people are getting the proper living space because current conditions will only come back to haunt us in the future.

Welcome to the reality. Limited space and large population = high population density. Lots of biiiiig cities have projects like this. You can see them all over Brooklyn, Bronx, and Queens. Don't get me wrong - I like it when WE talk about quality of life - not just bare minimum necessities.

Ya I know they have it in other cities, but that doesn't make this kind of development anymore appealing. Like I said, I understand why they do it, I just wish there would be some better alternatives for the middle class, something Dhaka doesn't yet have.

^^ 10-20 years later we could see similar project with 30+ storied buildings instead of the 15 we currently see. 10-20 years ago 15 storied apt. complex was not common but slowly they are becoming more common. If the demand is there then there is no reason why we won't have projects like this. Just look at Hong Kong.

I need to build a 15-20 bed mansion in Sylhet with at least 5 of them being ensuit and another 6-8 bathrooms and around 2 kitchens .. 2 dinning rooms and around 4 living rooms in the mansion...... What should I budget in terms of TAKA .... a friend told me he build something similar to what I want for 1crore taka but that was about 10 years ago... how much would it cost me today?

With that size of project, I won't be surprised if it costs you around 2.5 crore TAKA or even more just to do the construction. 10 yrs ago cement and iron were much cheaper than today.

Hmm 2.5 crore thats quite a bit of money around £180,000 in current exchange rates.. suppose it aint bad considering a 1 bedroom flat on a long lease (forget freehold) is going for £300k where I live in London! lol... Prices here are rocket high.. its a lot cheaper to build (if u can get the land - YOU CANT! lol) when we bought our first house in London around 15 years ago it was only £90k for a 5 bedroom and the latest one we bought is a 2 bedroom and we had to pay £380k for it! so spending that sorta money for a huge mansion isnt bad really - that sort of luxury in the UK... even the cheap parts will cost at least a £2m pounds .. and in london cost at least £20m that is if you can find one for sale!

Building costs as far less in BD.. my in laws have a brick field.. so Ill buy the bricks for 1TAKA each the amount it roughly costs to make... My maternal uncle has Rod and Cemenet business so Ill buy at huge discounts.. so the materials wont cost me as much... and labour is cheap in Sylhet.. around 200taka for a day labrour..

Recently we concreted our road leading to our bari in our village.. our road is 900ft roughly 300m .. we got a estimate to see how much it will cost .. including all the rod .. cement.. bricks .. labour etc... we put guard walls and everything.. with pillars every 5m away and steel fence linking the pillars - the pillars also have lights on the top.. it looks beautiful at night... the estimate from 3 construction companys were in the region of 60lac-70lac!!! ... but my dad decided to project mange the whole thing with local but highly experienced labourours and bought the materials from relatives at cost price.. the total came to 35lac....

So I think a budget of 1.5crore will be sufficient to build our new bari... but lets see...

You have to compare apple to apple not orange to apple. Surely it's lot cheaper to build a nice home in BD(Sylhet) than in London. But then again BD and London aint same. Dhaka could be surprisingly expensive for a decent single family home with decent lot size.
If your long term plan is to live in Sylhet or Dhaka, it's wise to build a home now than wait because the price is only gonna go upward.

Yea .. prices only ever go UP!

Its a difficult world we live in... prices of things are going up faster than what we earn - I can only imagine the difficulty children of today will face when they are older... those who dont have a property to live in will find it very difficult and expensive to buy or even build a place to live... the future is going to be difficult!

I hear some of the flats.. 2 bed flats in good areas id dhaka are starting at 1cr.. is that true... :O.... I have a friend in India he said some areas are more expensive than London... I think preety soon Dhaka will be as expensive .. well at least some parts of it... some parts will become extremely exclusive... not that they arent already!

I find this thread very interesting.

But I was disappointed not to see any photos of a particular building in Road 104 Gulshan-2, on the corner of road 103. I am from the West, and I love really great architecture, and this building is not only great, but it is up there with the best architecture in the World.

Maybe someone can go along and photograph it.

I live in Road 96, so I have to pass the building everyday and it is the only building I envy not living in. And my building (and apartment) is really nice.

By the way some mathematics. A 6-story block in Gulshan-2 with 20 2,500 sq ft apartments can achieve rentals of 70 lakhs -1.2 crore per annum, fully let. So to buy, I would pay around about 7 crore as an investment ( I think , but I might be wrong, there are a lot of apartment blocks owned by people in jail or under suspicion right now, so the market is not very active)

I pay more for rental in Gulshan because I am a foreigner. But a flat in Central London at 900 sq ft, I would have to pay 40 lakhs rental and is valued at about the same - 7 crore!!!!!!!!!

I can't help with photos since I live abroad, but maybe one of the other guys can, or perhaps if someone else on the net is impressed with this building and takes a picture, it might show up on another site some time...and if that happens, chances are Tmac or other forumer will post it here. Nice to know, I never saw it after it was built. When I left Century Estate in 1990 they were laying the groundwork or something like that. There used to be a pond on the site. I don't know if they built on top or around where that was.

^^ The style elements may be mixed up but I think such "picturesque" qualities add charm to residential architecture. This could have said for most of the colonial era houses in the Old Town. We need more such variety to add a little warmth to an othewise somewhat sterile architectural environment.

^^^ In the 3rd and 4th floor of the 185 post is different in the sense that the left unit of the 3rd floor doesn't have the "railing" as its called locally and I think it's because of the owner of that unit didn't want it in his balcony. The Bauhaus modernist trend is still strong in Dhaka Residential architecture -- somehow it gels with our Bengali Middle-class sensibility of good taste -- you won't find any arguments here! These trends are strongly fueled by our subcontinental art-movements (Charles Correa in India and Mazharul Islam from Bangladesh are architects whose works are definitive of the genre).

I'm not going to provide a counterpoint to your argument Tan, to which I agree. However 'sterility' may be a requirement considering,

1. These need to withstand frequent changes in building 'trends' and shifting 'taste'.
2. These also need to be practical and economical wherein the natural cooling effects of concrete and RCC structures are necessary for our tropical climate.

After all -- these buildings will stand in their plots for a good sixty or more years.

I've never seen colors this 'bold' in a building -- even in Bangladesh. Must be new...and I doubt if an architect was even involved.

If you have a decent anti-virus software and use Firefox over IE, you'd be less prone to infection (of course, as long as you aren't addicted to ....). Perhaps you should trade-in your PC for a Mac? This was a typical middle class house in Banani many years ago. Small properties of 10 -12 kathas. Grassy lawns, lots of trees.

Austentatious -- no.

Cozy and inviting -- yes.

This one is in Gulshan and is 1 bigha+. You're right this is what houses looked like in the 80's in Gulshan and Banani. This property is one of the few of its type that is still standing.

So true.. I miss those days.Have wonderful memories.. Banani is no longer the same with all the apartment complexes. Infact our house is also been converted to an apartment now :ohno:

We used to play cricket in the front lawn in early 90s. I remember we had all kind of wierd rules, if the ball went to the garden but didn't hit a plant it was 2 runs, if the ball was hit straight across to the house opposite, it was six. "Six and out" if the dog got hold of the ball...:lol:

Now when I go back to Dhaka my younger cousins are busy with Xbox, internet and online forums (just like us here)!

That ought to be a real concern. Kids in Dhaka will begin to be afflicted by the same health problems that kids have here, obesity, early onset of diabetes, heart disease, and others. Parents need to be made aware of it.

For sure, some of the younger members here like Dhakaiya and Mirza can talk to it.. I haven't really seen children/teenagers getting involved in any physical activities. There is simply no space.. very few playgrounds left.

On a positive note, the middle aged crowd are getting more health conscious and fitness centers are expanding everywhere. All my friends (who are 26-27) are now going to gym. I didn't see this trend even 5-10 years back..

Gyms muscle in

The courtyard of a gym at Sonargaon Road buzzes round the clock.

Inside, Morshed Alam works on bodybuilding instruments and multi-gym equipment.

“A workout gives me the stamina to face the day and relieves tension as well. If I do not exercise, I feel lethargic," says Alam, 30, emerging from the gym to catch his breath.

He joined the gym about a month ago. Every day, he pulls down the shutter on his small tiles outlet and joins the band of health-conscious people from all professions.

The tiles seller is now one of the 500 members of the fitness centre -- Platinum Gym -- established nearly a year ago, to the benefit of fitness lovers of both sexes, irrespective of age.

Thanks to health and fitness consciousness among the urban population, a new avenue for business has sprouted. More fitness centres are opening up from the densely populated Old Dhaka to the upscale neighbourhoods of Baridhara and Gulshan.

Based mainly on membership fees, these gyms offer fitness seekers and beauty-conscious people a series of services from aerobics and fat reduction to bodybuilding, spinning, sauna and swimming.

The gyms also promise extra attention for members with conditions such as cardiovascular ailments or diabetes.

A mere decade ago, fitness and bodybuilding was only considered a hobby and there were only a handful of gyms around, mostly in Old Dhaka.

Parks and other open spaces served as the only source of physical activity for the health conscious people then.

As city landscape changed, with fewer playgrounds and clustered high-rises, residents slowly adopted the gym as an option.

“Any sort of sport is an exercise. But a decline in the number of playgrounds limited the scope and gave rise to gym culture,” says yoga expert Dr Abdul Wadud, managing director of Platinum Gym, which was established with a Tk 80 lakh investment.

Hollywood, Bollywood and fitness related programmes on satellite television have also influenced growth of the culture.

“Healthy living and looking attractive by being fit was mainly fuelled by the satellite media," says Shahidus Sadeque, marketing and communication manager of Dhaka Sheraton Hotel, which expanded its gym capacity last year to meet increased demand.

Five-star hotels like Dhaka Sheraton charges Tk 95,000 in annual membership fees for a person.

Yearly membership fees for other fitness centres range between Tk 2,000 and Tk 50,000, with Gold's Gym, an American franchise, charging the highest.

Gold's Gym, established in June 2004, boasts around 2,000 members.

Operators say they enjoy profits with a constant rise in the number of members, from businessmen and service holders, to students.

“Gyms have become the latest hub for socialisation. Here you may hear discussion on business deals, jobs and in some cases, weddings,” said Sadeque of Dhaka Sheraton Hotel.

Encouraged by the surge in members, beauty saloons are also keen to start-up gym facilities and there has been a considerable rise in the number of shops catering to the needs of this industry.

Sports item sellers meet the rising demand for gym products, like treadmills, bikes and multi-gym equipment.

“Demand for sports goods was once high, which has been outpaced by the demand for gym equipment,” says Masum Billah, salesman of Royal Sports at Maolana Vasani Hockey Stadium Market.

An increasing number of gyms have also created work for orthopaedic doctors and body builders, who are hired part time to stay on the gym floor to inform members about the correct way to exercise and avoid exercise related injuries.

“I maintain a tight schedule as I work as an instructor in three gyms and give time to members at my gym as well," says Sohel Rana, one of the three hundred body-builders in Bangladesh.

“I instruct people on different needs, like reducing belly fat, tightening muscles, losing weight and burning extra calories," he says.

“I joined a gym to remain fit and steer clear of age-related complications," says 40-year old housewife Fatima Laila, who previously walked around Dhanmondi Lake to be active. "I stopped walking there as I no longer had time in the morning and also for security reasons."

Fatima now bears a Tk 2,000 membership fee a month to Platinum Gym by cutting shopping expenses.

“I can go exercise after completing all my household chores in the day time, as the gym remains open till late at night."

Such flexible timing not only helps Fatima, but many others to be able to exercise after long hours at work.

More and more luxurious residential projects[with swimming pools,lawns,etc] are being developed by real estate companies in Dhaka these days.Such is the demand for luxury apartments in the posh areas of Dhaka,that I personally found it impossible to find a ready luxury apartment available for rent in Gulshan or Baridhara.No wonder developers are rushing to build dozens of such projects here.Below are pics of some of Bay Development's luxurious residential projects

Seems like all of us grow up doing the same stuff...I have been playing cricket with my cousins[with our own set of strange rules:lol:] at my grandma's place in Banani since the late 90s.We still do sometimes---luckily for us---the house remains as it had been for years and we can still play in the front lawn:)

Yeah, I think JFP is having kid's area. Also the schools can probably take a part by having one hour for physical activities everyday..

I believe the architect either got tired with right angles -- or the client is a nutcase. Most probably the latter. But the result is not half bad :)

Guys,I know the owner of this house personally.....He actually drives a BMW 7 series[2006],and the Nissan Sunny belongs to his wife.So I guess the BMW was out while the shot was taken

I think the house looks cool. Innovative and out of the box design. I personally wouldn't go for something like that but it adds more variety to the property scene so I applaud the architect/owner.

I'm guilty of something and it's not jealousy. I don't know how many of you have a similar visceral reaction, but every time I see the insides or outside of a very swanky dig in Bangladesh, I just can't help but feel a disdain for the owner. In the US or elsewhere, viewing mansions and palaces, I don't feel anything negative but admire the architecture or decor. Why is then when it comes to uber-luxurious residences in Bangladesh, the feeling is totally opposite? I guess hearing and observing the blatant corruption of our wealthy always makes me wonder if a particular structure was constructed with stolen or corrupt money.

Yesterday at a dawat I was listening to a friend who used to work at the former Grindlays bank(now Standard Chartered). He mentioned how 25 crores taka that was given by the ADB was misappropriated by so called businessmen affiliated with the party in power. This was in the 90's but now misappropriations amount in hundreds of crores and if some of that is used to buy/build beemers, benzes and palatial palaces, I think one can't help but just have the sort of reaction that I do.

I'm sure you're not the only who wonders the same thing anytime/every time opulence is on display in Bangladesh. You could count me in.

Perhaps because it was back in the 90s such misappropriation was possible of such types of fund. From what I hear, the likes of ADB/WB make it very very difficult to steal from their funds, these days.

Say, you seem to have a pretty decent group of very sociable folks around you, in MSP. Sounds like my sister's crowd. Dawats every weekend. :)

Sure that is capitalism. Capitalism and entrepreneurship entails risk taking for which a person/entity is rewarded justly. As long as they play the game within permissible rules (laws), I have nothing against it, even though it creates disparities.

The situation in Bangladesh though, is that most of today's rich appear to have gotten there through unfair and/or illegal means. That is the reason for disdain.

Yes, there are some genuine industries with bona fide owners as you mention. Hats off to them.
